Welcome to Diamond Park! We're delighted to welcome you as a resident of our community.
This apartment complex is fine. Why you should avoid this place like the plague is the management. They make it as unpleasant to live here as humanly possible with constantly updating the rules, making it more difficult to just live here, and inconveniencing you to absolute death. Recently they removed the guest pass system, where before if you had someone over without a guest pass they would tow your car (LOVELY), now they expect you ask your guest to park in the absolute corner of the complex. This corner, mind you, is a good walk from 70% of the buildings in complex so god forbid they brought anything heavy and if they park anywhere other than the guest corner they’re getting towed. Last but certainly not least expect your rent to go up as much as possible every year. That’s 9% baby! Every year. So make sure you put that into your calculations if this looks like an economical place to live. All I can say is this is no diamond, this place is just rough, rough, rough.

Diamond Park Apartments fall significantly short of expected standards for residential living. My experience with the management team, particularly regarding noise complaints, has been notably unsatisfactory. Despite repeated attempts to seek resolution, my concerns have been met with prolonged delays, often extending for months, with responses indicating that the issue is "still processing." Furthermore, the approach to late rent payments is highly punitive and lacks transparency; there is no prior notification for being late on rent, seemingly as a strategy to levy excessive late fees. Specifically, a mere 8-hour delay results in a $75 fee. Based on these experiences, I cannot recommend Diamond Park Apartments as a viable option for prospective residents.

You don't even have to drive through the front gate at Diamond Park Apartments to get a pretty good idea about how well this property is maintained by GHP management. You'll know you're home as soon as you hear the piercing screeching of the front gate slowly open like nails on a chalkboard, only to violently slam shut behind you. But the comforts of home don't end here-You'll get to listen to this sequence of screeching and slamming over and over, hundreds of times each and every day, and oh yeah, all night too, for months on end. The on-site property manager, Jennifer, will make sure that she could not care less about your sleepless nights or how you've watched your 4-year-old child cover his ears throughout the day for months at a time. Simply explain to Jennifer that a maintenance issue that repeatedly occurs, over and over, is not actually being "fixed," and she'll clarify things for you right away, after all, she "signs the checks" around here. If you have any question about just how much your 'quiet enjoyment of premises' matters to Jennifer, simply watch and listen right from the convenience of your patio, as she belligerently and publicly defames you to maintenance staff by telling them just how much "all of [your] bitching" truly matters to her. And if for some strange reason you don't feel heard or respected by on-site staff- just call corporate GHP Management headquarters, they'll be sure to immediately place you on hold, transfer you back to on-site staff members, and never, ever return your calls- shout out to Tim, the regional manager, who is always working hard on the other line or in an important meeting. Did I mention the DTP booster that your child will need after being stabbed by those pesky yet completely harmless rusty nails underneath the filthy carpet that wasn't replaced prior to your moving in? Even after GHP's carpeting vendor 'completely repairs' the dangerous problem, and verbally assures you that your child is safe to walk around barefoot again, those rusty little suckers just keep popping back up out of nowhere! Ask to have your carpet replaced and you'll enjoy the peaceful sound of crickets chirping for the rest of your stay- it's just like paradise.
You move into an area where you want your belongings and yourself to be safe I moved here at the diamond Park Apartments after signing the lease and walking into my new apartment I find roaches No one wants to move into a place where there is a bug problem I cannot move in for over a month after being there for two months someone tries to break into my car and brakes the handle that cost me $200 there are no cameras I sure do think they need some I had to rent a car and just because the tow company that they hired to drive through the parking lot all hours of the morning 12 AM they told my rental car that was a Nother $300 to get it out of impound $500 I had to spend less than a week shame writing a review doesn’t make me feel better still feel violated still out of $500 thinking that you are moving to a more high price area you think you would have these problems as a owner I have a company or property where you are collecting money from people you think they would try to solve these problems or even have the courtesy to take money off of my rent for the hardship but people do not care if it doesn’t affect him the only one who gets screwed Is the person going to the problem
It was great when I first moved in. Mostly quiet. New management took over got the trashy tenants out. But the rent increases are ridiculous making it not affordable at all anymore. He rent is comparable to living in a better neighborhood. Which we do NOT The leasing office has the highest turn around I have ever seen. The property floods when it rains. The parking is so horrible. The gates are always broken. I have not had any issues getting things fixed. But will be out when the lease is up due to overpricing.
Although this apartment complex appears to be clean and dependable, the property management has much room for growth and the grounds have developed many issues. It is a great place to nod your ex to.
This apartment complex has been here for awhile now and things only get updated if they break. It comes with a washer and dryer, but not big at all. You end up having to do laundry every day in order to keep up. The entrance gate breaks all the time so anybody can come in. People end up parking here and hopping the wall to their actual living area, which isn't here. So you can guess that there is no assigned parking nor an option to get a garage, because there isn't any. The area is okay, but for the amount that you pay, you can do better.
this was a good place in the beginning to live but the rent keep increasing and they keep coming up with changes and and after 5 years walling on this carpet that was not new they wont even replacement
For my first apartments I ever moved into, it has been the best experience I have ever had. Anytime I have a problem with anything they will come and fix it right away. From replacing lightbulbs to fixiing anything broken. Friendly neighbors, quiet neighborhood and pet friendly. Thank you apartments.com you made my life easier.
