Property Ratings at Diamond Ridge
THIS COMPLEX HAS CHANGED DRASTICALLY. THERE IS HPD SECURITY, CAMERAS, AND ALWAYS SOMEONE PATROLLING THE COMPLEX 24/7. JOHN,THE MANAGER IS I MUST SAY THE MOST OPEN HEARTED, CARING COMPLEX MANAGER I HAVE EVER DEALT WITH. HE BASICALLY HAS AN OPEN DOOR POLICY. NO ISSUE HE WONT ADDRESS. HIS PRIORITY IS TO KEEP HIS RESIDENTS SAFE FIRST AND SECOND KEEP THE COMPLEX UPKEEP AS MUCH AS POSSIBLE. OVERALL THE SECURITY INCREASE FOR THIS COMPLEX AND AREA HAS MADE A TREMENDOUS DIFFERENCE. I HAVE BEEN STAYING HERE SINCE 2014, PRIOR TO THAT I WAS A TENANT 3-4 YEARS BEFORE THAT AND THE MANAGEMENT THEN HAD JUST CHANGED OVER TO JOHN. I DECIDED TO COME BACK TO PLACE WHERE I FELT SAFE WHEN I FELL ON HARD TIMES, AND MR.JOHN WELCOMED ME. PERFECT FIRST STARTER PLACE OR FOR THOSE NEEDING TO START OVER. CLOSE TO 290, PARK FOR KIDS, SHOPPING CENTERS AND ALL. MAINTENANCE TEAM IS GREAT! THEY ARE TRUSTWORTHY MOST IMPORTANTLY. I DID HAVE AN ISSUE WITH SEEING BATS AROUND MY UNIT, BUT AS STATED BEFORE MR.JOHN MADE SURE TO NIP THAT IN THE BUD AND I NO LONGER SEE ANY. THIS PLACE IS FAIRLY PRICED AND SAFE! WHAT MORE DO YOU NEED!
I've Lived here 3yrs.now,Anytime anything was broken they fixed it Immediately, And Called to make sure someone came to fix it as promised! Things have changed tremendously since the New Manager John has taken over the property! Anytime I have Needed to talk to him directly he has always welcomed me immediately into his office and spoke with me and willingly addresed any problems or issues!...There are Real Houston Police Department Officers Securing The Complex...This A Good place to call home "Tracy Calderon"
OFFICE STAFF IS RUDE, HALF OF THE APARTMENTS ARE PAINTED AND HALF ARENT. THE GATE WORKS SOMETIMES AND SOMETIMES IT DOESNT. WHICH STILL ISNT SAFE BECAUSE THE WALK THRU GATE WORKS WITHOUT A CODE SO ANYONE CAN GO IN AND OUT. THE BACK OF THE COMPLEX IS VACANT WITH BOARDS ALL OVER THE PLACE, LOOKS TERRIBLE. THERE IS NO PLAYGROUND OR PLAY AREA FOR THE NEIGHBORHOOD KIDS SO THEY PLAY IN TH FIELD BY TENANTS WINDOWS AND OR IN THE MIDDLE OF THE STREET. EVERYONE IN THE OFFICE HAS A ATTITUDE PROBLEM, THE MOST UNPROFESSIONAL LEASING GROUP I HAVE EVER DEALT WITH. THEY WILL CUSS, YELL, AND IFI YOU CALL HANG UP IN YOUR FACE. MAILBOXES ARE HALWAY DECENT, BUT NOT AS DECENT AND SECURE AS I THINK THEY SHOULD BE. THE POOL IS NASTY 95% OF THE YEAR. THE APTS SIT IN FRONT OF A CORNER STORE THAT IS INFESTED WITH DRUG DEALERS AND BUMS 24/7. THERE ARE BATS, WHEN NIGHT HITS THE BATS COME OUT. THERE ARE NORMAL COLORED WOOD PIECES PLACED ON CERTAIN BUILDINGS, TACKY! THERE ARE SO MANY CATS WALKING AROUND YOU WOULD THINK ITS A SHELTER ALONG WITH A FEW STRAY DOGS. THEIR LOCATED IN THE HOOD AND TRY TO HAVE LUXURY APARTMENT RULES. THEY WILL TOW YOU WITHOUT A STICKER AND THEY ONLY HAVE A FEW VISITORS SPOTS FOR YOUR FRIENDS/FAMILY TO ENJOY WHILE VISITING WITH YOU. THERE ARE CAMERAS BUT THEY DONT SECURE THE WHOLE COMPLEX JUST ONLY TO CERTAIN POINT. SO IF ANYTHING HAPPENS TO YOU OR YOUR PROPERTY BETTER HOPE THE CAMERA IS IN AN AREA TO CATCH IT. THERE IS A GATE KEEPER THAT APPEARS TO BE A EX DRUGGIE. THE COMPLEX SHARES ITS ENTRANCE WITH A CORNER STORE THAT IS ALWAYS BUSY WITH DEALERS AND BUMS HANGING OUT AT THE FRONT OF IT. I WAS TOLD WHEN I MOVED IN THAT THIS PLACE WOULD BE RENOVATED, THEY APPEAR TO BE WORKING SLOWLY VERY SLOWLY FROM THE FRONT TO THE BACK OF THE COMPLEX. IVE BEEN HERE FOR 2 YEARS. RECENTLY ONE OF THE BUILDINGS WERE ON FIRE IN THE BACK OF THE COMPLEX.YOU GET WHAT YOU PAY FOR, BUT I WOULDNT LET MY DOG PAY TO STAY AT THIS PLACE.DONT MOVE HERE, ITS CHEAP BUT CHEAP WILL GET YOU WHAT YOU PAY FOR.
