roaches glore here it’s horrible been in these apartments for 3 years and I did a couple of a service request in the beginning when I moved into one of the new apartments and not one has been done since I’ve been there a year later when it’s time to renew still not completed
Day 4. Still NO HOT WATER. I was told Friday it is being worked on. No changes. Office doesn’t answer the phone. EDIT Day 5. Office isn’t answering the phone. Office has been aware of the issue since Friday, it is now Wednesday and still no maintenance or communication. EDIT Day 6. Finally spoke with someone in office yesterday after serval attempts. Spoke with Erica. She stated she would talk to maintenance manager. Still no update. Still not fixed. I’ve called several times today as well, no answer. This is unacceptable.
I've been here for a few years. When you first tour, they will show you units from the White Stone apartment buildings. However, they will offer you worse units from the Brown Brick apartment buildings that are older and can be seen across the big parking lot (please write down the building numbers BEFORE touring and speaking with the leasing office so that you don't get taken advantage of). Thankfully I had people with me when moving in that advocated for me to get another unit and I ended up in the white stone apartment buildings. The living conditions here are just okay. Often have pest issues (even if you're clean, your neighbors may not be). We have new management (Tarantino) and they came in all of a sudden. They're adding a bunch of new policies that all mean you will pay up if you don't read the fine print on several things. Also the leasing office is closed on the weekends. The mail boxes (for the white stone apartment buildings) are not ADA accessible for wheelchairs as you have to walk down some stairs to access it. You can't go from the back either, there are only a few brick squares that aren't wide enough at all to fit a wheelchair and there's still a step after that.
I've lived here for a while with my wife. We had put in a work order two months ago and never heard back. Meanwhile, new management just started and when I brought them my complaint they were out the next day and fixed it! Everyone seems very friendly so far, so glad there's a new team.

Don’t move here. Unless you want to pay every single month to have your car window repaired. Theres so many roaches its unlivable. Our cars have got broken into and even stolen, as well as our neighbors car. We hear drive by shootings in the parking lot every other night.Security is rarely ever around. Completely unsafe and unlivable.

The rent for the location is reasonable and they pay for high speed internet. I did have a maintenance issue that I considered dangerous. It had to do with the oven door. I had to put in 3 requests abut it was finally done. The management does take care of outside maintenance. The noise level is not good but it is apartment living. I just don't enjoy my upstairs neighbor and the constantly barking dog that lives across the hall. My only real concern is security. There are gunshots in the area. Not in the complex itself but in the area. The main thing that bothers me is in the middle of the night people constantly walk by my bedroom window in the middle of the night. I think that they are taking a short cut to the parking lot but it scares me and I wish I could call security and feel secure. Or they could post signs that say no through way.I just wish that their was security that would make me feel safe.

In the past Maintainance took quite a while to respond to your tickets. To date there is a great response time and they jump on emergency issues in a professional and expeditious manner.

I have spoken to management, maintenance and other staff about the pest issue and nothing has been done. The pest issue has to be treated outside the building first then the inside of the apartment but Pest control came by yesterday and had no knowledge of the pest problem I am dealing with. Also, management did not inform me that they were going to fumigate my apartment and that I was going to need to be out for 4 hours. Frustrated and very disappointed because now I have to wait another week to have pest control come out and then hope they get this right.
We have lived her for 3 years now and maintenance request just keep getting worst and worst. Grounds people broke our glass sliding door, and it's been a year already and it's still not fixed/replaced. We've had to put a maintenance request in three times for one simple thing. We we're planning on staying this long but when covid hit we're pretty much stuck here.

Moved here for graduate school and had to get a place not too far from campus, but enough to feel like I'm away from campus and student dominated dorms. Plenty of quiet during the day. I've lived here for about a year and a half. Great location with great value. Lots of great international restaurants within a mile or two. I'd suggest to get the restored apartments that are a bit pricier that are near the leasing office. The majority of the complaints from this complex are those from the cheaper bedrooms. Didn't really experience any of those complaints on my side of the complex. Maintenance is top notch from all the apartments I've lived in. Parking could be an issue if you come in late night, when I mean that, I mean that you might have to walk a bit more if you can't park near your room, nothing too bad. Felt safe. Moved out because I bought a home but I really enjoyed my stay here. Have a little dispute with move out, like with any other move out, it'll be ironed out soon. Nonetheless, I highly recommend it!

I moved into Diamond Ridge back in Nov 2020. The staff are kind and professional. When I had a maintenance request, it was fulfilled swiftly. We have a residence portal that makes bill and rent paying a breeze, as well as keep informed about what is happening with the complex. There are also many doggy bag stations throughout the complex. I would recommend our Complex as a great place to live.

Like sassy home girl neighbors, barking dogs all night? Maintenance that breaks more than it fixes? How about the worst Apartment Managers and management company? Then this is the place for you! These are overpriced apartments I have ever seen. They totally mismanaged the COVID situations.They demand access to your home for "inspections" (are you kidding me,a basic violation of privacy, while you might think that this is goverment housing from your hood neighbors, it's not.) Don't move here you'll regret it. The manager is the worst. If you must live here try to get something out of the sun or by the time you get home from work the Texas sun will have turned your "home" into a combination of sauna and confectionery oven. This place is horrible and I thank God I no longer have to live there. I wish you could say that you get what you pay for, that is not true you pay a lot for nothing. Say hi to the homeless people who frequent it and the cockroaches.

I just moved into this apartment. It’s been a week now. So far, I have not had any issues with noise, pest or related problems. The surroundings are quiet (I cannot hear much of outside or my neighbors from my apt). Also, the apt staff helped with my move-in process. The application process was quite fast. The move-in was smooth. They called me later to see how I was doing! That was kind.

I went in a couple of days ago with my room mate to get some apartment information and Melissa who is the leasing agent there was so helpful and nice, she answered all of my questions and showed me around. Diamond Ridge has been home to us for almost 5 years, A new Mangement company has taken over. Changes have been made, with the new rental prices we may just have to move as the price is now $200 more then what it was previously due to updates they are making. It's nice, but really it was nice before too. So.......too bad for that. The Maintenance men Rick and Andre are the best, they always do a good job. They are always polite and go the extra mile to ensure everything they fix is fixed correctly. Jessica the assistant manager of the office has always been very respectful and polite. She is always very considerate and caring. They new office staff seem to be just as awesome.

Had a water leak in the kitchen so i put a maintnance request and after 2 days only they ordered a brand new flucet and replaced the broken one. This is not the first time that they fix things in a very short time so thank you all for that and my special thanks to Andre for fixing my sink. Good Job

Don’t let the pictures fool you they only show their good side. The management team sucks, their online bill system is awful so if you can’t make it in the regular hours to drop off a money order you’ll be paying there ungodly high late fees. Cannot wait for my lease to be up so I can get the heck out of this place. Also my a/c went out and it took them over a month to fix after telling them numerous times.

Maintenance responded reallly quickly. My ac went out although I have to wait til next week they gave me two portable units. Maintenance man is so friendly and explains to you the process to fix your issue.

People are quick to tell you when things are bad and don't bother to say when things are going well. Let me take a moment to do that. The maintenance man who works here is really good. He is very polite and friendly. What is more important is that he is good at his job. I have lived here for 2 years and my requests for maintenance have always been handled in a prompt and professional manner. I really appreciate it, he does his job in a professional manner and does it well. The second thing that is a good thing here is the management. I have worked with the same person from the time I moved in to today. Anyone knows that leadership starts at the top. If things are not good at the top of leadership, then it really does not matter. Fortunately, the case here is someone is doing a good job. I recently had what I consider a very serious set of concerns concerning my living situation. Erby (the Manager) had solved it without a big deal and to my satisfaction within a week. Again, it was professional and fair. Again, people are quick to point out bad things that happen. The maintenance and management at this complex are two good things here. People should be as quick to recognize when people do well.

I got a letter yesterday from the property management office that said that I needed to pay my March rent by money order. They just automatically withdrew the rent from my bank account today. With the money order and the automatic withdrawal, my account was really overdrawn. I just spent my lunch break trying to figure everything out with my bank. I couldn’t even have lunch because I didn’t have any money. This place is beyond frustrating! I do not recommend it!

These apartments are not up to standard when you move in. There was missing screws in my door knobs and the kitchen sink had a piece missing on the bottom which was never fixed. The people in the office have twice claimed I didn't pay them and in had to bring all my receipts. If there were a zero star option i would've selected it.
