In a little more then 2 weeks my a/c has been not working. 1ST took 3 days to repair. Still waiting even though filled an emergency repair online and with the office on both.

The office staff is super nice and great customer service. The property itself is clean. The only reason I didnt rent was because I myself is looking for more modern look. But over all great staff and property

All the bad reviews are true. Don’t let the generic responses fool you. It’s truly awful. Loud noises, barking dogs, cars that are stored here like a junk yard Management refuses to help on any issue you have.
I love this place. I've been here over five years. There are no problems. Pretty easy to decide.
If you want to get sick from mold, toilets over flowing weekly, and staff not given the funds to do the repairs properly, then this is the place for you. Then should I talk about all the feral cat’s attacking small children and pets. Management said they couldn’t do anything about it.
I moved in at the beginning of the year. Property is quiet and the staff have been super friendly, we had to call maintenance for the stove and they showed up within 24 hours and the guy fixed my issue and haven't had any issues since with it. There is a problem with mold in the bathroom but a good scrub with bleach is keeping it in check until the office opens again to submit a request. Other than that I love the apartment, haven't had any issues with bugs, and its roomy enough for my toddler to run around, can't complain there. All in all, I think its a fine place to live and there are a ton of kids running around playing its nice

My first night in this apartment I woke up sick and threw up the entire time I was there I was getting sick on a regular basis. As soon as I moved out I started feeling great being sick cause me to miss a lot of work. There was a moldy ceiling in the bathroom where was sagging when I put in a work order for that goes ignored maintenance technician said oh I don't think that's mold and when asked what they would do if it were they said wash it with bleach. But there's clearly water damage from the unit above. Also they would say an exterminator was going to come and never came. I ended up breaking my lease.

If you get in cheap then this is a great place... BUT only for a year.. Do yourself a favor and get out quick! In my 3yrs (far too long) the water was shut off to some part, if not all of the community between 30-40 times!!! So, if you still want to move in then PLEASE make sure you have gallons of water sitting in the closet because one of those times the water was shut off for almost 36hrs. Bugs can be an issue and if they come and do a main spray then you can’t enter your apartment for almost 3-4hrs (which they only did ONCE in my 3yrs there). Maintenance has seriously gone downhill, things used to be fixed in a timely manner BUT the AC was dripping water for a month BEFORE (this includes 4 phone calls to the office) someone finally came out and I have a young child! They decided to renovate one of the main pools (with hot tub) during summer when you actually want to use it (smart decision right?) Quite a lot of residents don’t pick up after their dogs even though they provide doggie bags. The gates off of 33rd are broken for months at a time which makes the “gated” part laughable. So, if after all of that you still want to move in then I will say the apartments are a decent size, I never experienced any issues with my car being broken into, and I did feel safe.

Everything is fine until you need a repair. My A/C has been leaking in my hallway for 24 days now. They've looked at it several times and called a vendor who said it needs a new coil. So far no one has come to replace that coil so I have to listen to that incessant drip all day and all night and empty the bucket a few times a day. On one of my calls to the office I was put on hold for 28 minutes. The pool closest to my apartment is closed because they've been resurfacing it--for months now. It's a gated property but there is a wide opening at the rear of the property that anyone can walk through, and they do so at all hours of the day and night. This is an older property so there are lots of water shut-offs due to plumbing problems. You'd be wise to avoid this property and the others that Capilano owns. I can't wait for my lease to be up!!

After living there for 4 1/2 years I can give many examples of why not to choose this property. Today I am sharing my frustration with the office staff (which is normal). I moved out May 31, 2019, turning my keys in the same day. I have been waiting for a refund of the 2 pet deposits I paid. There was not any damage to my apartment so I expect a full refund. I have left 6 phone messages, emailed, emailed and face book messaged Capilano Properties. I have not had a single response. I expected to receive a refund within 2 weeks of moving out. It has now been 8 weeks. They have rented the apartment to another tenant. So they are receiving income from this unit. But they still have not processed my refund. From day one (move in) I have had some kind of problem.going on with office staff. And worse than them.....maintanence. Bottom line - maintenance is a joke! I would never recommend this property to anyone. Not even an enemy!!

The gates are always open, place is dirty, nothing gets fixed properly, no communication between the workers.
This place isn’t good for children or college students. I wind up paying more for the place than it’s actually worth. Really bad parking and horrible maintenance.
i will advice no one to move in to this apartment. everything is horrible. their water bill is so high. they shut sown the water anytime they want. at times i have to use water bottle to take bath. on body should move in to diamontee on bell apartment.
they have terrible parking and I mean terrible and they extremely bad plumbing on there complex lived there a year and they have had 50 water shut off in 6 month they no about the problem and they will not accommodate any tenants my water bill each month was 85.00 plus rent there over priced for apts as well as Arizona in general and if your on the boiler system with your unit your screwed I lived in apt 2194 I would either have to flush the toilet to get hot water in shower or run the kitchen water to get some what Luke warm water in shower. So be very cautious they don’t tell this I had to call the city of Phoenix and complain to which did nothing.
If I could give this apartment complex 0 stars I would. when I moved in, my patio door didn't lock, the screen was bent and off the track, my dishwasher didn't have a top rack, my washer was leaking, and my front door had to be slammed to latch. I figured they were just in a hurry to get me in there so I put some work orders in. 10 work orders later, and 10 months later, my dishwasher and the lock on the sliding door were finally fixed. I ended up fixing the washer, the door, and the screen because I was tired of waiting. They would come in, look at it, and say they needed to special order some things and never hear from them again. One month I paid my rent online and they said it was fine. 7 days later they said it was declined and now I owed late fees on top of my rent. I had plenty of money in my account and my bank said they had approved the payment but diamonte never sent the amount through. when I confronted the manager about this she said it was my responsibility to make sure rent got paid and they do not, under any circumstances waive late fees, even if it is a mistake on their part. I only pay with money orders now and have them sign their full names on my receipts. The hot tub has never worked. The gate leading out to the street right by my apartment has never worked. They will say they put notices on your door when they dont do it and charge you for it. They will do everything in their power to get your money. When I tried to reach the general area manager about my complaints and how rude their staff is all the time I kept getting a secretary letting me know she would have him call me and never hear from anyone. As of now, I have a BBB complaint against them and record every conversation I have with them as they are liars. There are so many other things they have pulled but I think I have covered the main things. I will be moving from here in less than a month and I couldn't be more excited.

The ventilation in these apartments are so terrible, I walked into my apartment tonight and it smelled as if paint cans had exploded in my apartment. So dangerous, my son inhaled that for hours till I got home from work. I had to turn off the heater and open all the doors and windows to air it out for over 3 hours. Not to mention, every repaired item happens to break again usually in less than a week. Too cheap to replace carpets, my floor was riddled with stains and my former neighbor said they refused to replace carpet (for over 5 years). Seem to have recurring black mold in the bathrooms. Clean and less than a week it begins to appear again. We will be vacating as soon as our lease is up (next month). I will be reposting this on every site possible.
Let me begin with the most important things first, Crime. The place is infested with drug addicts, drug dealers, hookers, and all of the sort. My last month living there, my wife and I watched as hookers came in and out of our next door neighbor's apartment (what a freaking embarrassment). The community’s sole security guard, of course, is only out at night and if he will harass anyone, it won't be the drug dealers or hookers..it’ll be you. As my wife and I always used to point out, they seemed to honor the common drug addict over the honest, hard working tenant. If you want a clear picture of what the community looks like, just sail on over to the 7-11 across the street where some of the shadiest looking characters hang out every hour of the day. So, I signed up for mobile alerts concerning crime 2 years into my lease and I never stopped getting mobile messages about home burglaries, larceny, grand theft, etc. A tow-truck also comes through every day around 5:30 looking to cherry pick ya, so watch out. The police are stopping by constantly for a friendly neighborhood raid. But like I said, if you're honest and hard-working, you'll be treated like a drug dealer by management and vis versa..they have to treat everyone fairly, don't ya know. There was also a murder across the street, somebody committed suicide right next door to us, I heard rumors about someone chasing someone around the building with an automatic assault rifle while I was working out at their subpar, stuffy gym, etc..it’s a jungle. My neighbor constantly warned me about people breaking into people’s vehicles at night, looking for wallets, money etc..I commonly found my vehicle strangely unlocked in the morning and indeed someone had rummaged through it. Oh, and here’s one more sweet piece of the pie. The water can literally be shut off at any time and practically happened once a moth, every month, for ‘routine maintenance’ for the entire duration of my stay at this hellhole. I can’t count the times I came home and there would be another notice of water being shut off due to a ‘water line’ being broken.
This place is very quiet complex, parking is always bad due to not having many guest parking places. People are friendly as well as inviting. The apartments are a great size and have a 3 set mirror on the wall near the kitchen, washer and dryers included. I have lived here 2 months and all issues I have had have been resolved within 24hours unless it's on a Friday it gets fixed on Monday.. Staff is very friendly as well. Great for children as there are many pools, a club house and as of my knowledge there are 2 play areas with sand and slides within the complex.. I would recommend these apartments!
I do not like living here and do not recommend this place. Since the application process, there were some issues. I was very unhappy about how I was treated. I have 15 years of good rental history, and I felt like theybwere just trying to squeeze out any extra money they could. On move-in day, there were a few issues: bugs everywhere, so we had to call out an exterminator, and broken things in apartment that we called maintenance to come and take care of. It is 2 months later and we are still on the waiting list of orders to be completed. The only upside is that the monthly rent fees are low. Just remember that you get what you pay for.
It is a beautiful community with great management but the square footage for a one bedroom is very small for the price they have listed, primarily the bedroom.
