Property Ratings at Discovery at Craig Ranch
They continued advertising a special, and when inquiring several times which units, they would not provide them. It seems the special is advertised to lure you in, but have no intention on actually following through. Different responses I received: Only a certain unit, which unit? Well, only available in 2 weeks, Okay, which unit? No response. Considering all of the negative reviews on pricing, roaches, mold, filthy apartments, thin walls, unfriendly and hostile staff and unsanitary residents, I think I dodged a bullet.

Easily one of the best if not THE best apartment gym I’ve had the experience to workout in. The flow was great, the equipment and weight options are surprisingly robust. Felt like I was in a commercial gym, no question. Great cardio options as well, which it’s important to me in my off days. They also had a trainer in there named Josh Thomas, very encouraging and kind- wealth of knowledge. Recommend 5 stars for sure!!!

Not sure on where to start but I will not be renewing my least here. I was told one thing moving in and got the opposite. The people I talk to in the leasing office when I first looked at the apartments and moved in have change 3 times since I been here and remind you I have not been here yet with that many changes in management is crazy. I know things happen but that is crazy. When I didn't hear anything back when applied for the apartment that was a sign that I should just kept looking but I kept calling asking questions but was not get an answer. Then I was told that they was under new management. That was my sign the to run but I didn't. I understand what happens when you are under new management changes come but communication should have not stop. They are horrible with communication. They return your calls or answer the phone. One day I was not getting anyone on the phone in the least office regarding my mailbox key so I went into the least office and they was just sitting their at their desk not do anything. The appearance of the apartment is so filthy and nasty. I could go on and on about this apartment but i also blame myself I should have kept looking when I was getting the run around from them but I didn't. I also should have listen to the people who left comments regarding the apartments but I didn't listen....NOT THIS TIME I WILL NOT RENEW MY LEASE!!!

0 stars. **Review for Discovery at Craig Ranch** ?????? I'm rarely the one to pen down an angry review, but my experience at Discovery at Craig Ranch has left me with no other choice. Just two weeks into my stay, and the list of grievances only seems to grow. 1. **Maintenance Issues**: Right after moving in, I responsibly listed several maintenance problems in the inventory turnover list. I anticipated a timely resolution, but two weeks on and the silence from the management has been deafening. How can an establishment, which prides itself on luxury, be so lackadaisical with basic problem-solving? 2. **Pest Control**: As if the above wasn’t enough, I’ve had to battle an unsolicited invasion of pests. This isn’t just an inconvenience—it’s a health hazard! Despite reaching out for immediate pest control assistance, my appeals seem to go unnoticed. 3. **Mailbox Keys**: And here's a real kicker— they haven't even provided me with my mailbox keys! In this age of online shopping and crucial mail deliveries, not having access to one’s mailbox is inexcusable. I'm left wondering if my mails are piling up or worse, being mishandled by someone else. 4. **"Smart Home" Features**: To top it all, I was lured in with the promise of an advanced "smart home" feature which I paid extra for. Unfortunately, they turned out to be nothing more than a fancy name for dysfunctional gadgets. The promise and the reality are worlds apart. I ventured into Discovery at Craig Ranch hoping for a seamless living experience, but all I've received in return is negligence and indifference. If you're considering making this place your home, I'd advise caution. The glossy brochures and lofty promises might draw you in, but the ground reality is bitterly disappointing. Worst apartment experience, bar none.

The general manager is very vindictive. If she feels that you put in too many maintenance requests or have questions about policies that are enacted then she will put you on the failure to renew list and you will receive a failure to renew letter. Even if you have no violations and never late on rent (I was always about 2 months ahead). The office is always closed, and they do not answer the phone when you call with any kind of issues that arise. When you try and call the corporate office, they never answer their phone either. You leave a message and instead of someone from corporate calling you back they pass it off to the general manager. The amenities were closed (2 years ago) way before covid started. When asked about the amenities they use the same old tired excuse of covid, even though Texas is now fully open and most of us are vaccinated. The cyber café is newly renovated but there is no log in information provided and no mouse to work on the computers, therefore, there is no way to print anything. Again, the cybercafé has been closed over 2 years. The dog park has been without a gate for over 3 years and being held closed with a bungie cord. Residents maintain the dog park by picking up the poop and emptying the pet waste stations, but we pay $15 dollars a month for the grounds keeper to sit on his phone all day. The picnic tables in the common area have been broken for over a year and the pool is currently close indefinitely. Honestly it is closed more often than open in this Texas heat.

Just moved in. I choose this property solely based on the two women in the office. They are amazing. The apartment is amazing as well. The property is undergoing upgrades, which is a plus.

Unfortunately our experience in this apartment was not what we expected it to be. First, throughout our lease the walls were very thin and we heard lots of noises from other apartments, including through late hours of the night. My wife and I were frequently kept up at night. Second, after check out we fully expected normal cleaning fees to be applied and did not expect to receive our deposit back due to normal apartment procedures. However two months after moving out, we received a letter from a debt collector without any notification from the apartment complex. After much difficulty trying to get in touch with the apartment complex they finally provided us a list of charges from the room. In those charges included inaccurate damage fees including pet fees, even though at no point throughout our lease did we have a pet. Finally we were charged excessively for carpet cleaning fees even though the lease contract stated that the resident was only to be charged for damages beyond normal wear and tear. The paperwork provided to us from the complex did not provide any evidence of damage. We genuinely thought the carpets were left in very good condition. After weeks of calling and trying to get this worked out, they ultimately ignored our request. We would not recommend living here due to the way we were treated during check out. We were inaccurately overcharged.

We just finished 2 amazing years with Rowlett Creek. The only reason why we moved was because we finally got a house. I can’t say enough about the staff in the office and the maintenance. Everyone was so kind and anytime we came into the office we were taken care of. LOVED the pet park our dog was very happy to meet and play with all the other pups. We never had any noise problems like other places and honestly it was well maintained by the staff. One thing that stands out was all the social events for residents. I will miss those more than anything! If you are looking for a beautiful apartment with friendly staff and pet friendly I highly suggest Discovery. We will miss everyone!! May have to come for some of the social events or the yes better pizza! Woohoo!!

I wish I could give them no start or negative point. THIS APARTMENT IS NOTHING BUT SCAM. They are so bad in charging and very cheap quality of materials to build this apartment. I am vacuuming every other day but still you see a lot of insects or ants or spiders every where. I had some bad bites that needed urgent care just because of spiders. I never lived in my apartment for last couple of the months and just paid the rent. I had to stay with my friend because I was afraid to be bitten again. Also after I told them cancel my garage they said I have to keep it until end of the contract however in the signing date I specifically asked them if I want to cancel my garage I dont want to pay any penalty and they confirm that. The neighbors are so noisy. I called police 4 times during the 6 months just because I couldnt sleep at 3 am. People were moving out at 3 am or having fight in front of my window at 2 am etc. The only thing that I can say is just STAY AWAY FROM THIS SCAM APARTMENT. STAY AWAY!!!!
Love the tall ceilings and the bathroom is simply perfect with the double sink! I have been here for almost a year and looking forward to another. The pool - you have to see the pool - its beautiful. The girls in the office are so nice and maintenance is the most professional I have ever encountered. I would definitely recommend.
This is easily the worst place I have ever lived. I am counting down the days until I can shag out of this place!!! The staff is RUDE and they are NOT willing to help anyone with any problem(s) they have. The breezeways are always filthy, covered in stains and trash. When I moved into my apartment it was no where NEAR clean. Carpet was nasty, my toilet was broken and filled with mold, there was a giant hole punched through my bedroom door and then just casually covered up with paint! There was drug paraphernalia left under the sink in my bathroom as well. The staff leads you to believe they have this awesome biking trail, don't buy it! The trail is so overgrown you can't even get into it and is 1/4 of a mile long.
WORST MOVE-IN EXPERIENCE EVER in 19 years! The place was never cleaned before move-in and there is grease everywhere! Should never have moved here; not happy! We had this complex on our short list and we thought the layout was more conducive picking this place. BOY WERE WE SURPRISED WHEN WE MOVED IN! 1. We were promised a garage right across from our apartment. Never were notified that it wasn't available the day we moved in. It was taken. Really? 2. Prior tenants must have destroyed the place because there is grease everywhere and they had to replace the oven and microwave after we moved in because it smelled so bad. Don't understand why they didn't catch this? 3. The people above us are not only very rude, they walk VERY heavy and make so much noise banging and slamming things - keeping us up well past 12 midnight- 1am every single night!!! We live on the first floor. Bad idea! Did we pick the wrong place to live? I believe so.
Be careful they lie! They will tell you the prices are high because the other apartments in the neighborhood allocate their water that's not true! They Boast about being the only complex LEED certified that means absolutely nothing. There's no longer a bus to Independence High. The walls are definitely paper thin. There's a fee for everything. They don't follow the rules so the business center is overrun by under aged kids as soon as school is out the computers are always broken. They charge a mandatory cleaning fee to try to keep your security deposit two months after you've moved out. The trash people come before 8 the time your trash must be out so they don't get your trash then the apartment mgmt charges you a fee of $25. If the maintenance staff feels something that the tenants use was purposely broken they take there time fixing it. Search far and long before choosing this place.
These apartments look great but beware the walls are paper thing. I can hear every footstep the people above me take and I can hear the pipes in the walls dripping constantly. Also my shower only stays warm for 5 mins if I'm lucky and they cant seem to fix it? They have a great pool and gym area though.
I have lived here 4 long......months! If I could break the lease I would in a minute!!! Big rats, bugs! Trash smell in the halls from people putting trash bags in the halls at night, I pay $20 a month for valet trash service that's a joke! 1 man picks up trash for the entire complex!!!! Paper thin walls. Grounds are not kept up, dog poo every where. The apt. Very CHEAP construction! Very over priced, everyone that's moving out says rents going up $150! Really! Don't do it, you'll be sorry!
I currently live here and I must echo all of the negative reviews are pretty dead on correct. In terms of exterior cleanliness in the hall/breezeways gross. They have mandatory valet trash pick up here and a lot of residents leave their bags on the floor and of course this contributes to staining of the concrete; that are impossible to remove once they have dried. Also sometimes the trash does not get picked up timely- so it definitely attracts large rodents. My son has encountered 2 large rats coming up the stairs in the breezeway to go to our apartment on more than one occasion. The health center is what appealed to me when I first moved in because it looked really nice- but I shortly found at that its much too small so there is always someone in there and not enough machines or space to effectively work out. Also the equipment is not as wonderful as I thought. Office staff for the most part are okay- it's just a pain when you have to go in and get packages because they are always busy so you have to wait to flag someone down or get their attention. The interior of the apartments are gorgeous at first sight very modern paint colors utilized and updated kitchens/baths; not extremely posh but nice. However, one of the cheapest apartments I have ever lived in when it comes to construction- You run the water in the bathroom; I swear you hear it in the walls in the kitchen or vice versa. Something is seriously wrong with the plumbing lay out. Tons of ants and spiders in the apartment at all times no matter how many times I pull out my Dyson to clean the carpets and trust me I am OCD...to the point I just give up sometimes because there are always spiders. yuck! Maintenance takes for ever to fix major things....You better learn to live with the situation. Can barely get a parking space the place is jam packed at all times with people coming and going...Even if you don't know your neighbors you will literally run in to them all the time in the hallways. No privacy; the walls are paper thin; when I am on the phone or having to yell at my children I know the person in the next apartment is hearing me; but I don't care I've learned to live with it. I completely heard a terrible domestic altercation in the apartment under me...I could have sworn the guy was going to kill the lady; but sadly they were hugged up the very next day. Long story short as soon as my lease ends...I will be moving out.
about the only thing I can say good is some of the staff is courteous. Other staff make you feel like a burden. Trying to get to your mail is AWFUL....what spaces are provided in front of the mailbox are parked in by renters or the office golf carts---making just trying to get your mail a pain. Maintenance issues take WEEKS to be done...the walls are paper thin. The pool area is nice...but overall, many better options out there ---flooring is already starting to peel up and complex is barely close to 2 years old.
Let me first start off by saying the office staff here is AWESOME! They make the entire process so smooth and literally do everything possible to make sure you get the best deal when you move in! My roommates and myself personally worked with Heidi in the office and she was Amazing! She kept us up to date on the entire process and had us moved in the next day! The apartments literally feel like a resort! The pool is amazing and the fitness center is open 24hrs if you have a gym membership you might as well cancel it because this Fitness center has everything and more! Even a virtual personal trainer! The community is quiet and if you have a dog I am not kidding when I say they will love these apartments just as much as you will! Unlike some apartments where you walk your dog around the community. This complex has a gated dog part where you can let your pups run around and play without having to worry about the running off and its equivalent to them having their own backyard to run around and waste energy. The apartments inside themselves are GORGEOUS you will literally want your papers to sign just by looking at the floor plans and getting a walk through. They have plenty of space washer and dryers included and the kitchens and bathrooms are flawless. All of our neighbors have been so sweet and inviting that we've met so far. So if you're looking for that relaxing amazing home feel with not a care in the world. THIS is your place to be.
I have lived her for a year and I am moving out to be closer to my job. That is the only reason I am moving. The amenities are great here - the pool area is like a resort, the gym has a wide variety of equipment including free weights. The office staff have always been friendly and maintenance has always been completed in a timely manner. In terms of the apartment, the fixtures are first class and construction is pretty good. The main negative is noise - you can hear everything due to poor insulation and if you have noisy neighbors (like the ones next to me who love to tell the whole building they're cooking) the problem is worse. The other main problem I have are the windows - they are very drafty and they are metal framed so condensation forms which then drips onto the surrounding drywall and wooden window sill (not good for maintenance). Overall, I would continue living here if my commute into Dallas wasn't so long.
I've had an apartment at Discovery for 6 months now. The apartments are nice, the amenities are excellent, the office staff is wonderful. My only complaint would be the level of noise that filters from other apartments. Aside from that...Discovery is an excellent residence.
I moved to Texas from out of state and chose the first apartment that allowed dogs to be able to move quickly for my job. I wish I would have done my research because this apartment is overpriced and not worth it to live in. The first week I moved in, I came back home to an investation of ants. Then, there are possums and racoons consantly near the entrance of my apartment because they allow residents to leave their trash out for "valet pick-up", which I would rather save the $20/month and take my own trash to the dumpster, but this is a requirement in your lease. I also have encountered two rats while living here. The walls are paper thin and you can hear EVERY noise. If I could afford to break my lease, I would. Explore other options before signing here. The only perk is that the office staff is very courteous and helpful.
Walls are paper thin, construction is very very poor. I chose a first floor apartment because we wanted to have direct access to a garage unit for storage. Unfortunately, the walls and ceilings separating apartments are not properly insulated, so you can hear every sound your neighbors make. Seriously, every footstep, every door slam, every conversation reverberates throughout my apartment. At first, I thought my neighbors above me were just being heavy-footed. I paid them a visit and asked them nicely to keep it down, and they reassured me they were just walking around normally. The bottom line: If you like your privacy and do not like to hear your neighbors' every move, then do not rent here or you will regret it as I do (and many other people I've met.) My lease is ending in just over 2 months and if I could afford to, I would break my lease and move somewhere, anywhere else in a heartbeat. Instead, I've had to invest in noise-canceling headphones, ear plugs, and sound-conditioners to make life bearable. Best of luck!

Don't be fooled by these apartments. We moved in here last summer and we've given it a year to get better, yet they never have. The apartment staff is very nice at first, but they are not understanding at all. This is a very money hungry apartment and they will take every last dollar from you. We got an offer to resign our lease and they wanted to charge us an extra $300 a month! The apartments themselves are very nice inside, but the walls are way too thin and you can hear every single thing your neighbors are doing and or saying. When we first moved in, there were ants and spiders all over our apartment. The walls have a matte finish to them and it makes it very difficult to clean them, if you end up getting dirty, because if you scrub them, it just wipes off the cheap paint and ends up ruining them. The gym has really stiff/cheap equipment, but it does look nice. I would not recommend this apartment to anyone at any cost; you have much better options out there.
