As a previous tenant at this apt I have ended my lease because I was hardly there and paying a mortgage in rent. I moved to the area because of the location and it being close to things. I wish I would have searched around more but the body of water in the middle of the complex won me over. As tenants mentioned in previous reviews the DO CHARGE YOU FOR EVERY LITTLE THING. I was made aware of that once my lease was signed. During my lease I had a severe flooding right before Christmas due to their faulty equipment and had to have fans blowing continuously throughout the house and even had to provide continuous access while out of the country. It was such a big inconvenience nobody ever even asked me about compensation and they never even finished repairing the floor baseboards under the cabinets but I sure had to pay rent every month. Now I’m receiving a $650 bill after I’ve moved out because I didn’t schedule a move out inspection, and they are keeping my deposit. I would def say look around the area there are def better options than this place for sure. Parking is also trash as someone mentioned in the previous comments. The only thing that saved me was I had a handicap decal

There has been a smoke alarm going off in one of the apts on my floor for a week. The gates are always broken. Elevator is always broken grills are always broken. Used to be really nice. They just gave up
Please read before signing: Zero stars I was a resident for 18 months and recently moved out. The apartment was nice but I toured when the building was new. After moving in, I found that common areas were littered with dog poop, shared amenities like grills didn’t work, community gates were broken (and typically left wide open), amenities for dogs were frequently out of order (no water for dogs in the Texas heat?), and more. Things aren’t always perfect, but what I can’t stress enough was that things either never got fixed, or took months to repair. These were some of the reasons I chose to move out. After moving out, I was slapped with a very high move out bill most of which is a total scam and Gabriela, the assistant to the property manager, has been unreasonable to work with, doesn’t answer my questions, and hasn’t provided proof or explanation for most of the charges. My $200 refundable pet deposit (not the $250 pet fee I also paid) is also missing. Gabriella can’t seem to find it, whoops! Moral of the story, don’t live here. Find a place where the landlord treats you like a human rather than dollars on a spreadsheet.
Get ready for move out charges. I just moved out last month, and they charged me over $200 for "touch up paint". Still have not received evidence of what "needed" to be painted. I paid for a move out service that left the place cleaner than when I moved in! I've never been charged for this when leaving an apartment. Also, my car got broken into and they did nothing about it. I had to move because I did not feel safe.

In regard to the painting charges, our management team sent you the photos of the damages, several needing patch work which results in the entire wall needing to be painted to match. In regard to your vehicle, incidents like this are handled solely by local authorities. We are happy to work with said authorities to provide any helpful information to help any investigations along.
Good: Great location, friendly neighbors and staff (maintenance was always willing to help). Bad: Safety, gate does not work most of the time besides you will have to pay extra to park on designated covered parking my cousin’s car got broken into and they also stole her 4 tires! Ugly: Dog’s pee in the elevator, pet’s poop in public areas. BEWARE of move out last statement charges, cleaning fees outrageous, paint charges, additional utilities bills and repairs. Make sure you take pictures, videos and be prepared to pay $1,000 plus after moving out. Management not responsive to emails or calls!

Left after 4 months, worth paying an early termination fee. My experience in quick summary: • Moving out – Prepare for an outrageous bill. I lived there for a little over 4 months and I was charged a $621.83 move-out fee. I’ve called and emailed the property manager multiple times but they never answer. Here are the ridiculous charges: - Cleaning fee ($234) – swept the floor, took out the trash, and didn’t leave any stains. Don’t understand how they came up with that number. I reached out but never got a reply. - Touch up paint ($175) - I didn’t even hang any photos, maybe some scuffs during the move. I would think repainting is standard procedure after tenants move out. - Replace water filter ($75) – Filter should be replaced every 6 months. My move-in date is 7/10/21, move out on 11/15/21, that’s just over 4 months. You do the math and tell me what am I missing here? - Light bulbs ($10) – I lived there for 4 months and 2 light bulbs are already out shortly before I left, tell you something about the quality they provide. - Fridge Shelf($75) - Don’t rearrange your fridge shelf, they will charge to put it back in place. I returned the keys 3 days before and I asked the office to do a walkthrough with me, the lady rolled her eyes and said we don’t do that. I knew it was fishy but didn’t expect it to be that bad. • Cockroaches – If you must live here, avoid units near a trash chute. Trash chutes are infested with cockroaches, ants, and other bugs. They will come into your apartment! Pest control spray will keep most of them out but big ones will sneak in occasionally. • Sneaky fees – unit doesn’t come with a reserved parking spot unless you pay for it, but can only reserve one space per unit, regardless # of bedrooms. It’s a hassle if your unit has more than 1 car because you will never find parking in the evening. We have 2 bedrooms unit but they only give you 1 key fob, had to pay for additional key fobs. Don’t forget to add valet trash and pest control to your budget. One of the few luxury apartments that don’t include an in-unit washer/dryer. • Excessive friendly reminder – they send out trash room guidelines, valet trash guidelines, and community etiquette reminders like every 5 days. Overall, minus the bugs problem, I didn’t have much problem staying there in those 4 months. My move-out experience was not pleasant, I wish they were more transparency and I hope the same won’t happen to you if you decided to stay here.

They are the worst..No response to customer..No response to tour request as well..called like 5-6 times in the past month..Only answer they have is we are busy..What is the point of having a leasing office if no one responds

I have lived here for about 4 years now and when I first moved it was great and I had no complaints. However recently the customer service has declined dramatically that I would not recommend renting here. With the recent Winter Storm many residents had some form of water damage. My particular unit had a flood that affected the entire apartment. I left the apartment on Tuesday 2/16 when my water was turned off, Friday 2/19 when I returned to check on the apartment there was still water standing in my apartment in my closet and living room, the carpet in my bedroom was also still soaking wet. I was told that the water would be mopped up and the rug in my living room would also be taken out of the apartment. When I came back to check on the apartment on Monday 2/22 the apartment was still in the same condition so I spent the evening mopping up water in the closet and living room and trying to drag a HEAVY rug that was soaked in water to the balcony. Meanwhile my bedroom carpet was still soaked. I came back to the apartment on Wednesday 2/24 to see the apartment in the same condition when I spoke to management I was promised that someone would stop by to speak to me about the damage - that never happened. Finally by Friday 2/26 there had been fans placed throughout the apartment to dry up the moisture within the apartment - 10 days after the water was initially discovered and reported. Management continues to be non-responsive during the entire process. I have sent emails asking for status updates/timeline for when the work would be complete and have heard nothing. I have to physically go to my apartment and check for updates. After recently checking my apartment it looked like everything was complete and I could move back in after a month of waiting, I sent an email to management on 2/23/21 to confirm. 2/26/21 still haven't heard from Management but I decided to move back only to discover that there is mold underneath the kitchen sink, the lock for my apartment has been broken, and paint all over the kitchen cabinets. I understand that this was an extreme event and it takes time to complete repairs, however that does not excuse the lack of communication coming from Management. During this time there has not been any discussion of any sort of concessions while residents have been without an apartment for over a month with no timeline in sight. For the price they are charging and with the lack of customer service, there are better options in the area.

I have lived at Discovery for 3 years now. I’ve observed several problems. They’ve escalated and I feel the need to warn people: don’t live here. It’s Texas. It gets hot. When the AC goes out, it’s a big deal. The apartment uses an HVAC system, resulting in the whole building losing air conditioning for days on end. Often. Calling the office does nothing (see below), so you call the emergency maintenance number. Nothing happens. You call back, they apologize, and then still nothing. It's been 3 days. You’re sweating. I’ve repeated this same ritual every couple of months. They don't email or call. If you show up in person to the office, at the same time as an employee (not likely), they’ll tell you “it isn’t our fault”and give you the phone number of a manager who doesn’t answer or return calls. As I type this, my apartment has been without AC for 5 days. What’s the plan, Discovery? This one may be a plus for some people: the complex is as close as can be to the site for the Castle Hills 4th of July Fireworks Spectacular. Pros: fireworks from the balcony. Cons: eyebrows burned off from the proximity of the fireworks. Frames knocked off the wall during the blitz. Dogs with PTSD from the deafening onslaught. A sobering reminder of the fragility of life from the patriotic assault. God bless America. There was a long time where the fire alarms would consistently go off in the middle of the night. It's impossible to ignore. They would sometimes stay on for long periods of time, turn off, only to restart once you let your guard down. Sometimes they would emit one beep, reminding you that the apartment is the one who is in charge. Other times, you’d hear the blaring tone softly, thinking you were hearing things, only to realize that another building is the unlucky one that night. Maybe you can rest easy, maybe you’ll never learn to trust again. The pitch of the alarm is a B flat in case you wanted to mentally prepare. You’d think they were a 7th grade boy with the way they communicate. If you call the front office during normal operating hours, prepare to leave a voicemail, as you will not be answered. Lower your expectation for a call back, it won't happen. If this was a one-off I wouldn’t mention it. If you show up to the front office in person, prepare to wait. I’ve showed up in the middle of the day in the middle of the week and waited for an hour until a person showed up. And if you don’t want Covid, I wouldn’t go inside (they don’t wear masks).

Discovery @ The Realm has been a great home to me for a few years now. Everything from the on-site bar to the resort style pool has been great! I highly recommend this property if you are looking for a community that goes above and beyond to make their residents feel right at home.

We LOVE living here! We have lived here for almost a year. The price competes or is way better than everyone around us for how nice it is. The property is always clean and looks great. All the amenities have been really nice and well kept. PLUS they are expanding! There are lots of fun events here for all kinds of interests. They are very pet friendly, which is really hard to find. All of our friends are jealous when they see how nice our apartment is plus the amenities for a great price. The staff is awesome to work with, especially the manager. Our favorite feature is sitting on the dock over the pond. No other apartment complex is like this one!

Moving from uptown Dallas to here was the best choice I've ever made. Very friendly and helpful staff. The apartments are beautiful and spacious. Very luxurious pool, gym, property, and restaurant.
