Property Ratings at Discovery Square
Save yourself the time and move to an apartment that actually cares about their tenants. The lack of communication here is unreal-they don’t do proper inspections, the regional manager couldn’t care less because he never responds. Jacki took care of her customers and since she left, this place has gone downhill. This property used to be Lincoln at Discovery Square- owned by another company and it was so much better- they didn’t charge us for parking whereas Grady charges 50 bucks. The stealing here has been a nightmare in addition to drug addicts getting into the apartments. It’s a shame because the area is beautiful; however this is no where like it used to be.
Packages are almost all left on the floor of the package room, making it available for anyone to take whatever package. I have had items stolen and the management does not care that its own residents are stealing stuff from other residents. They don't have cameras in the package room, so when someone does steal your package the apartment cant and wont do anything about it. The apartment has lots of rules that they strictly enforce, but when it comes to people stealing, they don't care.
If you work from home do not live here. They love to do random fire drills where the fire alarms go off for thirty minutes to an hour and it is loud sirens the entire time. Do not live here for the price.
Prefect if your just about work and go home, chill; but be mindful the walls are very thin... I hear my neighbors snore, talking & stuff...noise it gets annoying and the extra smells of residents Apts. home cooking its extra essentric. reminder emails are always sent out because people always break property policies and regulations that's get annoying as well, but you do get what you pay for. overall it's nice place to live in.

Management Staff The management at DSQ do their best to resolve any and all concerns of residents of the building. I always found my interactions with the staff to be amiable and pleasant. During the COVID-19 crisis, they did their best to mitigate the spread of the disease while still opening community facilities when they could. Opening the pool during the summer was a huge plus. Even though it required leaving every 2 hours so they could sanitize, I was ecstatic to have access to a pool while many of my friends in other communities had amenities which never opened. The staff at DSQ were the best perk of living here. Community Amenities DSQ has many nice amenities. Even during the pandemic, management did their best to keep them open (after the initial lockdown when they were closed) for us to use. Cleaning staff make sure everything is nearly spotless seemingly every day. The grills, pools, community spaces, fire pits, gym, yoga room, and the atrium near the foyer are all great places to unwind. I only wish the pandemic was not around during our stay so we had a chance to enjoy them a little bit more. Noise Problems Noise management was the absolute worst part of living at Discovery Square. My roommate and I lived in a 3rd floor apartment, which meant we were sandwiched between neighbors above and below us. On one side of the apartment on our same level, we had a set of neighbors as well. At the beginning of the year, we spent a significant amount of time just trying to figure out how to distract ourselves from the noise we could hear above us. We could hear snoring, any conversations people were having, and if there was someone playing an instrument at any level of the building along our column of units, we could hear them through the air ducts for the bathroom vents and the clothes dryer. Crying babies in other apartments would wake us up in the middle of the night (usually around 2 AM) every single night. Noise problems here are pervasive and inescapable, and these carried the most weight in the rating for this review. This was made much worse by the COVID-19 Pandemic. However, even without the Coronavirus, any new resident should consider that there are — without a doubt — significant problems with the noise management in this apartment complex. Insulation is either missing or entirely ineffective and the walls were thrown together as cheaply as possible. If you are at all sensitive to noise, this apartment complex will NOT work for you.

Hi there we value your comments and want your experience to be everything you hoped it would be. Could you send us a note at info@gradymgt.com so we can assist? We look forward to speaking with you.
Everything looks good from the outside. Due to high humidity level in the unit, we had to break the lease and pay the penalties as it was that much horrible. How they have this high review is beyond me... do not consider place at all. horrible management people. RUN AWAY!

It's disappointing to us to hear about your experience. Our mission is for every resident to have an exceptional experience and we wish we had the opportunity to address your concerns. Although we're sad to see you go, we wish you the best in your future endeavors.
Not really sure why the rating is so high. There are nice features including a secure garage and package concierge. The exterior is clean and welll-maintained. Some of the maintenance staff is great too. Hallways can be rather dirty (from neighbors dragging leaky garbage in the hallways” and neighbors can be noisy. Stay on the top floors to avoid noise, yet, kids skateboard on the roof, so there’s that.

It's good to know there are several areas of your experience that are satisfactory, but we'd like to address any concerns so you can be completely satisfied. Please reach out to us at info@gradymgt.com so we can speak directly and work to resolve any concerns. We look forward to hearing from you.
Apartment and location are fine. Process for package delivery is a nightmare. Recommend getting a PO Box for package deliveries, unless you don't mind receiving only "someone" of your packages. Management will tell you it's the drivers fault. Zero ownership of process or desire to improve only response is " not our issue."
Property Manager at Discovery Square, Responded To This Review
Thank you for leaving us this review. We are glad you are enjoying our complex at Discovery Square. I am sorry, however, about this package matter you have been facing. If you could contact us at info@gradymgt.com when you get the chance, that would be great. Thank you and I look forward to hearing from you.
The only reason I would not recommend this place is the security issues. The gates in the parking garage are often not working and/or broken so anyone can drive in. Even though you need a parking sticker to park in the garage, there have been incidents of theft, which is a concern. With this kind of security, I wonder if we our getting our value's worth when we pay for parking every month. ALSO - there have been times where the door to the moving dock was open so it was WIDE open and anyone could walk in the building. If anyone can get in, I don't understand the purpose of our key cards. There aren't really any cameras in the garage either because when the "airbag theft" incident occurred where all the airbags in the Hondas were stolen, there were NO cameras or evidence of who broke in. Security definitely can be improved in this apartment complex, but other aspects are relatively positive. PLEASE fix these security concerns so we can feel more safe living here. Thank you.
Because I feel safe it’s not like the other apartments where anyone can access anytime
The washing machines can never seem to completely get rid of the mold and mildew smell even after cleaning. The next day odors grow worse even when doors are left open. Bad for breathing.
It's newish and mostly works great. Garage is totally insecure and experience will greatly depend on neighbors.
Location to work was nice. I think it would be great to include in the welcome package a list of places that deliver and possibly even services that work in the area, like the Shopt app, that will deliver groceries and products to your door for very small fee. The price was a little high and the guest parking was abysmal. This made it difficult to have small groups of people over for board game nights.
The apartment is great except for the fact that it has a very unfriendly parking situation for visitors.
I will always miss Discovery Square! It was a home to me and everybody was nice, maintenance was perfect ! If I move back to Virginia it is my number 1 choice!
Taylor was amazing and very informative. The building is beautiful and the amenities are so pretty.
yes
Very noisy neighbors and thin walls - the neighbors in the apartment above me bounce balls on their floor at 2 AM and wake me up, stomp around their apartment very early in the morning, vacuum their apartment between 11 PM and midnight, and listen to loud music that carries through the ceiling of my apartment. The neighbors next door to me argue with each other very loudly and yell at each other, with their conversations carrying through the walls, making it sometimes uncomfortable to have dinner guests over to my apartment because the neighbors are so loud and it is uncomfortable for my guests to hear the commotion. Otherwise the community is positive and I have enjoyed my time as a resident and plan to remain a resident.
We toured another property that seemed less than excited about our visit, so although this property is a little bit more expensive (per month) with less space, we decided to go with this one because of the kindness we received, amenities, move in specials and the newness of the building.
The apartments are great. The amenities are all co located nearb the leading office. The living space is small yet nice.
I would recommend this apartment community because of the style and design of the apartments; the rapid response from the maintenance team; the courteousness of the staff members; the ease of access and all the amenities the apartment community has to offer. What I dislike about this place is the scent on the second floor alone. It is horrible and smells bad. I wished the carpet in that area towards the elevator coming from the garage in the hallway is either cleaned of changed.

While it is close to our workplace and the property is lovely, and while we can afford the rent and pet fee - the additional fees you charge on a monthly basis (i.e. monthly parking at $35/mo - would cost my wife and I $70/mo just to park our car in your garage) coupled with the reviews we read of break ins - made us decide to move on.
Msintenance fixed a door in my apartment. On their way out i asked them to turn up my water heater and they gladly did and replaced my hvac air filter. They went above and beyond. Thank you!
This is a great community. The maintenance team is more than quick. I didn?t expect a response until Monday and they were out on Saturday, that actually took me back because I had not yet cleaned up my apartment.
Two or three things that bother me: Noise from the courtyard, No service elevator which means that my elevator gets lockee out during a move, and there is a loud humming noise at night when I am in bed, apparently from the neighbors heating unit.
It is very hard for our guests to find parking, also the entrance to our building from the garage at the 1st floor is always block with motorcycles and when it rains we always get wet because the entrance is not cover.
This maintenance visit was great and fixed issues I had turned in on my Check-in sheet a week earlier. However, the dirty exterior windows and dog hair/pawprints in the bathroom upon arrival were a turn-off. I was desperate for a place to stay or I would have refused. (I annotated that on the check-in form.)
The hallway smells like the trash room. Perhaps the ventilation needs some fine tuning? Someone downstairs plays their stereo and TV too loud and during quite hours.
When you first walk in to the lobby you get impressed. Once you walk in to the apartments you realize how cheap everything looks. The floors are cheap laminate. The windows are very cheap. The appliances are all your basic appliances. We have had issues with washer, dryer, refrigerator, bathroom fan. The range is electric and takes ten minutes for it to heat up and a long time to cool down. There is no exhaust fan in the kitchen. The cabinets or lack of it made me cry. The island is a joke. Not enough overhead lighting. The bathroom mirror are so cheap that no matter how much you clean it, it is always smudgy. The bathroom counter tops are cheap plastic material. The toilets are a joke. You have to flush a couple times and you better be careful with bathroom tissue, because it could easily clog the toilet. Our apartment is so hot, the air conditioning started working in April. They charge you $500 for a basic amenities. The pool is a kiddy pool. There is no hot spa. There are three grills in the common area that takes forever to warm up and are always left with food residue. There is no club house. The hallways are often dirty. We saw a cockroach the other day on the first floor. The construction of the place must be the cheapest for the price. It feels like a cardboard. You hear all kind of noises. A lot of times when we are watching TV at night the floor below us shakes so much we feel like there is a earth quake. The airport is very close by and you can hear the planes all hours of the night. There is so much construction in the area there is always noise and dust. Our allergies are the worst with all the dust and God only knows what else from the construction. Staff could be hit or miss.
I'm not sure if there was a glitch with the notification system, but I wasn't notified ahead of time that the service personnel will be stopping by that day.
Staff is courteous and efficient; building is new; close to major roadways.. Building is fairly quiet with exception of children yelling in hallways and courtyard this morning.
The heating/AC in nearby apartments (or maybe on the roof) produce a noticeable humming noise. It comes and goes. Other than that, I'm happy with my new apartment.
The rent is too high. The apartment and the amenities are great.
Don't allow extremely large truck to par by the entrances of the garage makes it difficult to maneuver
Planes are loud overhead. Neighbors below have to deal with sound if neighbors walking above.
The construction going on is very inconvenient and causes everything to be dusty. I can't enjoy my patio set on my balcony due to the dust. Also I have found multiple cigarette buds on my balcony. I think it would be nice if people used ashtrays.
When I moved in on April 1, 2017 to apt.549 the elevator I reserved was not working. I almost had a nervous breakdown! We had to use a little side elevator quite a ways away. They had to bring one item up at a time. It took five hours and they were charging $125 an hour.
Nice amenities and is convient to other areas.
Positive: Apartments are very good, modern and clean/new. The facilities are great. Negative: Costs are high. We called Dominion on Thursday and we were to move to the Discovery apartment on Saturday. The Friday that weekend was Good Friday, so we did not get electricity till Monday evening. The apartment administration should have had temporary facility available to solve this issue - which they did not have available.
The community is nice, the apartments are isolated, the staff are friendly and the common areas are clean (and always smell clean which is great).
I would not recommend because there is too much construction noise from outside..
There are many good features here. I do notice some things which cause me some distress. Our apt is closely located opposite the door bet the hallway and garage that is very actively used by most people on the floor. Altho my bedroom is in the farthest area from the door, I can hear the door traffic loud and clear to include the sound of the locks. We also think this is a very noisy apt because of the other traffic as well by also being next to the trash chute, the loading dock, and the elevator shaft. Upstairs, it sounds like someone is running so all these things cause us some distress.
Lincoln at Discovery Square apartments provides the type of quality and style in an apartment home I searched for when I moved into the area 3 years ago. I did not find it them but I am very pleased with our home now!
The lack of overhead lights/fans is something I did not notice before in the units we looked at. This is a big disadvantage to me. It's very dark in our apartment most of the day. I would now prefer a real island you can sit and eat at and a double sink in both the kitchen and in the master bathroom. You have to have a car at this location. I like the public areas and the staff are friendly.
Everything about the community is great.
I love everything about the apartment complex, including the personnel. The only issue I have is with the online request submission.
The location is very central for all needs in daily life. It is a luxury complex with all amenities. Feels healthy living here.
