The neighborhood is home to the Arizona Biltmore Hotel, a resort with incredible golfing and innovative culinary restaurants, surrounded by the city’s most upscale homes.
Biltmore is at the heart of the Financial District – so you bet there will be modern office spaces, high-rise apartments, and luxury boutiques everywhere you turn. This open-air shopping plaza features brands like Ralph Lauren, Stuart Weitzman, and Jonathan Adler among numerous white-glove service restaurants.
Adjacent to the mall is the Camby Hotel’s award-winning restaurant Artizen – which is run by Chef Dushryant Singh, a “Best Upcoming Chef” nominee by Arizona Culinary Hall of Fame.

Property Ratings at District at Biltmore Apartments
Love the location, great layout, nice amenities and unit features. Seems like a safe and clean community with friendly neighbors. Management and office staff are professional and friendly. Lots of animal lovers here which is great to see. Fairly quiet for apartment living and competitive price for all that it offers. I recommend living here.

Being a smaller community has the benefit of creating a more personal environment and gives us the luxury of getting to know the staff and neighbors
Good size apartments at reasonable rent. Competent staff. May be a questionable choice if you're not a pet lover.
DAB is an exceptional community, head and shoulders above the rest.
I would recommend Biltmore at District for a million reasonsâ?¦ from the management/maintenance team to the beautiful units + grounds! Love living here SO much!!!
Everyone has been very responsive and on top of things here. Everything is always clean and maintained.
I lived at the district for four years and truly loved calling it my home. The building is centrally located and right in the heart of the Biltmore neighborhood. The apartments themselves are very clean, high quality, and spacious. The amenities are well kept and, in general, the staff throughout my time there were always helpful, caring, and made the community feel like a safe place to call home.
Very communicative and efficient. Appreciated that they come up with several solutions based on our needs.
convenient location, excellent staff and nice apartment.
I would not recommend this apartment to someone who is not a dog lover.
I would recommend this apartment because of the office staff and their promptness in addressing issues. I never had an issue or complaint with this complex except for the garage gates. They were often malfunctioning.
First floor parking is often full, guests require key to exit the roof parking - somewhat inconvenient
The office staff was exceptional.
Rent is higher than most would like to pay.
yes
I'm hesitant to recommend based on problems described above. I've reported unnecessary noise from the apartment above me at least 6 times with no noticeable improvement.
Service is great but I don't understand why light bulbs are not kept in stock
Modern, contemporary apartment with upscale finishing touches. Grounds are clean and well kept. Residents are friendly.
I would and have recommended this complex to friends! The level of safety, proximity to stores, and ambiance of the of apartments is incredible.
Property is nice, although rent is too high and continues to get higher.
Maintenance of general Facilites as noted previously. Major rent increases annually.
I love the office stuff! Sonia was great!! She made me feel welcomed and was very professional. I'm considering moving into the appartment at the later date, hope $500 promotion will still be in effect in november.
Our experience here has been very positive. We just renewed our lease for our third year!
Close to shopping, dining and gym. Can walk around the area and feel safe.
I am using this apartment for business and have not rented in over 20 years. When I moved it, I wish someone had said, "just to let you know, your rent is due on the 1st of the Month, NOT 30 DAYS AFTER MOVING IN. I did not expect a 5 day notice to vacate. Staff told me I could pay online or provide a money order/bank check. That same day I let staff know I was having trouble logging in and was told tech support would be contacted. No one from the office at the building or tech support got in touch with me. When I followed up two days later on Friday late in the afternoon, I was told I couldn't pay online because my rent was late. Being new to Phoenix, it was difficult to find a bank that would help me with a bank check. This was so easily avoided. The building isn't so large that a personal touch would be burdensome to staff. I felt so very uncomfortable and unwelcome in my new home. Sara Sheeler 970-946-7225 4600 N 24th St., #260 Phoenix AZ 85016
Again--mostly yes but not until I know for sure someone cares about the above situation and that it won't happen again.
Adam and Carlos and the other dude ( I can't recall his name, young gentlemen) are very respectful, courteous, personal and remind me of the initial staff which is why I chose to live here. Each is knowledgable and goes the extra mile with manners and fixing items. Each is very timely and respectful of my home and space. Each of them also ensures that they carry these mannerisms around the facilities and cares for the place like it is there own. Very exemplary men.
Generally happy with the community. As a whole I would recommend.
Extremely thin walls and floors make for a lot of noise transfer from the neighbors and from construction
Since I work an inordinate, and oftentimes from home, I need an environment that is quiet. The walls are extremely thin, and that is probably my biggest issue with the apartment. The appliances are fine, but not top quality, so that's a small pain point, too.
Worst experience of my entire life. Between the construction starting at 6:00am until pm weekends and all. Coffee machine never works. Can’t hold an elevator for move ins/outs. If I had more room to write I would.

Hello, thank you for leaving your feedback. We are sorry to hear you are unsatisfied. Please feel free to stop by the leasing office or give us a call if you wish to discuss these issues further.
Move in specials could be better, but I am also moving a few weeks outside of the special and I feel that in the event I were to lock down an apartment in the time frame the special is going I should qualify as I am committing to being a resident there.
Love the location and common areas. It's quiet and high quality.
General maintenance of the building is slow. Over 6 months to repair non-functioning light fixture in Stair Case C; non-functioning light fixture on parking level 2 for at least 3 months;
The leasing professional was able to give me so much information by answering all of my questions, looking up things that she was not 100% clear on, and sharing her personal rental experience!
I would recommend the apartment because of its good location, being a new bldg., likeable tenants, courteous and helpful staff.
We looked a lot, we liked what we saw at The District and it is close to the new job as well as shopping, dining and entertainment.
The People, amenities, apt layout and common areas make me happy!
Overall this place is comfortable and quiet. My main complaints are the trash pickup is loud and several times a week early in the morning (4-6 am) and the parking garage. People speed through the garage without a care. I wouldn't be surprised if accidents haven't already occurred.
The apartment community is very nice and new. The common areas are great. The apartment units are nicely appointed, but a little small and I found the balconies small and not very private.
There are some awful pet owners who don't curb their dogs. But the team here always cleans it up quickly. They pay great attention to the grounds as far as litter and dog poop. The common areas on first floor are immaculate. The community is also very quiet, which speaks to the kind of people renting here. But I'm grateful for that.
Would because it is generally a really nice building, in a good location, and has lots of great amenities Would not because parking is a hassle and community neighbors are noisy, even at night (and even though the pool area is supposed to be closed at 10PM).
The apartment community is centrally located, has amazing amenities, and is very welcoming! The rent reflects the quality of the community.
Would recommend based off of cost and value. Would not recommend due to neighborhood and lack of green space for dogs.
Great location, amenities, style and layout. Unfortunately, there are a lot of fees and the rent is steep without the utilities included for only two bedrooms.
Great community, loved the finishes throughout the apartment, awesome amenities and shared spaces, and great location
The staff in main office are friendly, kind and helpful. The building is clean and beautiful. The neighbors are kind and considerate. I love it here.
Carlos and Adam are very professional and very knowledgeable and I feel comfortable allow them to come in to my apartment when I am at work. I have declawed cat and I am not concerned that she will get out of the apartment and I have never let any other apartment maintenance enter my apartment without me present. Please assist me in recognizing both Carlos and Adam for an outstanding job they do daily.

Hallways have somewhat of a cold feel to them. Not a huge fan of vinyl flooring, I think rents are on par with quality of the building but seems like a downgrade from Citrine.
