Originally named Howell's Crossing after a cotton merchant named Evan Howell, Duluth was renamed in 1871 after a flowery speech given in Congress by Rep. J. Proctor Knott condemning the expansion of the railroad to Duluth, Minnesota as wasteful. The over-the-top, tongue-in-cheek description of the northern city inspired residents of the Georgia town to rename their community Duluth. Today, Downtown Duluth is a busy, attractive suburb of Atlanta, offering a variety of shops, restaurants, and entertainment.
Downtown Duluth has a town green, located along Main Street on the southwest side of City Hall. Historic Downtown Duluth features a variety of businesses, theaters, gift stores, art galleries, and cafes. Some favorite downtown destinations include the Maple Street Biscuit Company, the Good Word Brewing & Public House, and the Red Clay Music Foundry.

My son and daughter-in-law moved here 3 years ago and we fell in love with it then! We loved to visit and my husband and I always said as soon as we could we would move here! Didn't think it would happen but here we are and we love the whole community vibe!! And we already knew soamy people when we got here! Thanks to the District for welcoming us!!
I have been living here for about 9 months and it has been great. The staff has been very helpful with general concerns and maintenance. I have not had any issues with noise or amenities. I would definitely recommend this apartment to my friends.

Love living here, but it's not what it used to be. The updates and changes are nice, but afraid that means rent is going to skyrocket. All of the email communications from the leasing office can be a bit excessive and confusing - lots of communications but they are not always clear or concise. Work on the email marketing/communications piece. Maybe send out 1 monthly newsletter email with important information versus 10 separate emails and give more notice on when things need to be done by a resident. No major complaints and an overall happy resident!
The elevator has been broken on and off recently which has been difficult for people with physical disabilities and ailments. Besides that Ive enjoy almost every other aspect of my time here.
The District at Duluth won us over with their friendly staff and location. The resident events and amenities have been great as well. I especially appreciate how dog friendly it is!
I absolutely love living here. I have made great friends here and it feels like home to me. The thing I hate the most is that I can no longer afford the rising cost of rent here! We pay for a security gate that stays broken more than it works.

Love the apartments! Everything looks amazing and apartments are very spacious and comfortable. People working the desk are incredibly helpful. Maintenance is usually pretty quick. Only problem is there is no camera at the mail room so packages can easily get taken
We've lived at the District since 2018. The property is great, it's convenient to everything, and the staff are friendly and professional. We don't foresee moving any time soon.

I love living at the District at Duluth. Our buildings are well maintained. We are close to Main Street with easy walking to restaurants, shops and shows.
Trash pickup is lacking and sometimes there's no coffee but other than that very pleased. Great people, great support and a nice atmosphere.

This is our second year with District at Duluth. The move in was a breeze. At the end of the lease we wanted a larger home. They had one and we transfer. The leasing office was great. This all took place with the old management. After RAM has taken over, we are thankful for the property improvement they had invested. We love at District at Duluth is our home.
No problem! Here’s a more concise version under 1000 characters: I’ve lived here on and off for five years. While it’s too soon to fully evaluate the new management, they seem to be doing well. My concerns are that recent cosmetic additions may lead to higher rent, and that structural issues, as well as unresolved problems from previous management, might be neglected. In terms of neighbors, I’ve had noise issues with both past and current ones, though that’s typical in apartments. The bigger issue is dog owners who neglect their pets, allowing them to relieve themselves in hallways and elevators without cleaning up. We’ve also had package thefts. Installing cameras and enforcing consequences could help deter these issues. As for the location, I love it. It’s near great restaurants and exciting events. However, the building is poorly insulated, and apartments facing the main road are unbearably noisy due to the lack of soundproofing.
I remember seeing this place be built and thinking "I would love to live there" so much, that I was one of the original tours before it was open. It took me 8 years to get here, but I made it and have loved it! I re newed my lease and looking forward to upgrading to a 1BR after this lease.
District has a great location, great on site staff and maintenance. They are just like every apartment complex though. They will have their issues. No major complaints this far but some things could be handled differently.
I love being a resident here at The District and I recommend this place to others often.

I've lived everywhere in Georgia and this is the best apartment complex I've ever had the pleasure of renting at. When I wanted to move back to this area, this was my first choice! They don't cut corners when it comes to their construction and maintenance and have been incredibly helpful throughout my stay here. I recommend this place to anyone I can!

It looks nice at first but things have gone down hill, especially since the new management company took over and my move out experience was horrible. I was made uneasy by the questionable construction. The building settled so much that our unit and some hallways have cracks in the drywall large enough for me to stick my finger in and the windows wouldn't open or shut properly (this is a big deal because of the train). I was especially worried about this after seeing the Miami condo collapse on the news. We frequently were tripping electrical breakers with standard items plugged in. Unless you live in the building with the parking deck, parking is a headache. The walls are incredibly thin, you will hear your neighbor's conversations, not to mention the train. The adjacent railway is heavily used day and night. It's noticeably worse than other apartments I lived in, especially other recent builds. I was tired of being woken up and tired of worrying that I would be disturbing others just by living a normal life. Expect staff to need to enter your home for inspections every one to two months. I'm not comfortable with strangers in my home without me present so this was a big inconvenience to me because they could never estimate a time, only a day. After moving out, I was charged more than double the early termination fee that we agreed to beforehand, even though we had been great residents since 2019. We even had our apartment professionally cleaned and I patched and sanded the walls where we hung things. 6 days after they sent my move out statement, the leasing office contacted me because the nearly 6k bill was due and it must be paid with certified funds. If they are going to send bills like that out, they should include detailed rationale and give more than a two week (yes, TWO) week notice, especially if certified funds are required. This is not right because they threaten to send it to collections 30 days after move out, *not* 30 days after they send you the bill. I wanted to object, but I was worried about the impact that would have on my credit. I wish I could go back in time and never move there, and I'm disappointed in myself that it took us so long to get out. In my experience they charge premium prices but in no way provide a premium experience. I have no doubt you can find better options for the money. Watch out because I believe reviews are scrubbed as evidenced by the huge difference in rating depending on where you look.

Looks can be very deceiving and District At Duluth takes the cake for it. The walls and floors of these apartments are paper thin. You can hear your neighbors footsteps, full conversation, arguments, and intimate acts from doors away. The only “privacy” you have is not being seen, but trust me, your neighbors can hear you from the time you wake up to the time you go to sleep and that’s pretty scary in a sense. Especially if you have sketchy or problematic neighbors. Cops are out here constantly. There is clearly some sort of crime issue here that cannot be maintained. My time being here, I’ve seen them on at LEAST several occasions. If you are a minority, wrong place wrong time you may get questioned just for living in the building, I’ve witnessed this with my own eyes. The “access control” feature is the absolute worst. Some days is like flipping a coin to be able to get inside of the building to jaccess the unit you pay rent to. You will definitely find yourself waiting outside until someone just so happens to come outside to let you inside. This goes for the elevators and gates as well, constantly broken. Thermostat in my unit has gone out at least 5x. Imagine it being winter time and it’s freezing cold outside with no way to warm yourself until maintenance comes the next day. The valet trash company will pick and choose when they want to pick up your trash. You’re paying $31 a month for service they provide when THEY WANT. You will also receive a $75 violation if anything doesn’t “look” right for them. Definitely some thieves in the buildings because I had to report multiple packages stolen to carriers. Don’t recommend ordering anything around holidays. The train alone can drive you insane. I’m convinced the conductors main goal every night is to come by at the slowest rate of speed and keep the horn blowing nonstop to wake you up just because they are up. Do NOT be fooled of the “courteous” act provided by the leasing staff, they will be the most “helpful” to get you in, but once you’re in you’re on your own and they will do absolutely nothing to help you. The price or “looks” of these apartments do not equate to the quality you will be living in. Brand new apartments literally right next door and will probably more worth it.

I’ve been a resident at the District for almost 3 years now. I’ve seen people come and go, but I really enjoy being here. I love the way the maintenance is always on top of things, the front desk is always helpful, and the location is perfect for everything.

My experience during the leasing process through move-in was pretty seamless. Anthony helped me through the process and was always super responsive and knowledgeable with all of my questions! The apartment itself was in great condition when I moved in and the calming grey accents are my favorite. I’m so excited to be here and to explore the community and neighborhood. Also excited to take part in the community events the staff puts on! I’ve been here about a week, and there have already been 2-3 different events for tenants. Looking forward to it!

Maybe I will start with a few good point and then my general complaint.. The good: pool, walking distance to downtown, great community The bad: poor construction, you will hear your neighbors at all hours of the day - paper thin wall, management just doesn’t care, smell of pot in hallway…: I lived there for a year and my last 4 months were horrible, my neighbors were making all kind of noise at night.. made several complaint to the management and I was totally ignored, the Duluth police department couldn’t do anything… at one point I had to sleep with my headphone at night and ear plug for 4 months….. Stay away from this place, numerous people had the same issue……
I would recommend the District as a place to live to family and friends. The pool has a great community feel about it friendly people not to noise, and the convenience of walking to Downtown is a huge plus.
