Known for being home to Rice University, University Place is one of Houston’s best neighborhoods to live in. Along with housing several art spaces like The Museum of Fine Arts-Houston, University Place has excellent schools, restaurants, coffee shops, bars, and stores. This pedestrian-friendly locale neighbors the Texas Medical Center (a hub for multiple medical facilities and schools) and Hermann Park, a sprawling park that’s home to Miller Outdoor Theatre, the Houston Zoo, and more. University Place is also convenient to the University of Houston and Texas Southern University. If you’re looking for some great food or a lively bar, University Place is just two miles south of Montrose, one of the city’s trendiest enclaves for dining, nightlife, and culture. Attracting even more residents, University Place is only five miles away from Downtown Houston.

Property Ratings at District at Greenbriar
I have lived here for just over a year, and the complex has only gone downhill from a security standpoint. Yesterday, over 50 cars had their windows smashed and belongings stolen, both of my cars included. This is at least the fourth time a major crime spree has occurred in the garage in my one year here. Each time, management fails to inform residents of the incident in a timely manner. They make big claims of improvements yet nothing concrete has been done to help the situation. Just 1 day after 50 cars were broken into, I found the security officer asleep in their car. Management continues to tell residents to take precautions, however only their security measures could have prevented this incident. Management has done nothing to make this situation right for it’s residents. I would advise anyone that values their personal safety and the safety of their belongings to stay away from this complex.

One of the main reasons I moved to the district is the availability of charging station for my electric car - the district has a total of 8 charging stations. Unlimited free charging is a big deal for me ! Unfortunately, they are almost completely unusable since the management is not enforcing any parking rules at the property - regular gas cars are parked in front of these spots all the time.
Property Manager at District at Greenbriar, Responded To This Review
We appreciate you providing your feedback. We are aware of this issue and we are working towards a solution for all residents to have parking accommodations, including those who drive electric vehicles. Please get in touch with us at districtatgreenbriar@simpsonhousing.com or (832) 783-9287, if you'd like to discuss further.
- Fetch package system is a nightmare. The switchover to the fetch system was a complete disaster, and probably should have been a warning for the incompetence that was coming. - Several key-fob controlled exterior doors have been broken for long periods of time without maintenance - 'Secured garage' has been wide open for ~month at a time, with gates regularly breaking. Tires and catalytic converters have been stolen from cars several times. - Maintenance won't respond to issues. When they do, they'll refuse to fix it a lot of the time. Other times, they just pretend to respond and close the issue. - Bad location. Not much they can do about this, but just another knock against it.

Parking is great. Layout of the community is great. Parcel delivery is horrible, but I don't have time to move right now.
The professionalism of the staff and the cleanliness of the community.
need to improve the safety on the parking area, my car was broking in and I lost over 2k and 2 week later same problem , need several cameras on each floor and on the gate to capture license plates and face on person driving
Maintenance team is the best of the best and truly know their stuff. Always friendly and completes my work order in a timely manner. I work from home and they respect that when I put it into my work orders as I might be in meetings.
The community was always clean and the apt unit was spacious. Great location and easy access to the freeway.
Great all around place to live.
Great dog park, front desk staff, and maintenance
Everything is great except the cleanliness in common areas, like the corridor.
Perfect community and leasing staff
I have lived in many “Luxury Communities” that have really turned into absolute nightmares after I have moved in. So when I was suggested District at Greenbriar thanks to a friend I was a little bit skeptical. My original tour was amazing and the Leasing Agent Alejandro really seemed to listen to what I was looking for and listened to the concerns I had from my previous bad experiences in other communities. You can see he is definitely a top agent in his field and within this company. District has a smaller boutique feel that I absolutely love, staff knows quite a number of the residents by name too. The community is also extremely quiet as I am very noise sensitive, and is always spectacularly clean thanks to the amazing ground and housekeeping staff. Modern amenities, a beautiful Zen Garden, and spectacular pool to laze your cares away. Location is also a big plus for me as I love the shops and restaurants in Rice Village, and am close to Montrose if I want to hit a couple of my local watering holes. I am a true Inner Looper so these things are important to me. I absolutely cannot tell you all how happy and pleased I am with the decision I made to make District at Greenbriar my home. I just finished my 6 month lease and just decided to renew again and make my home here a little longer. If you are looking for a true Luxury Community please stop by and see the friendly leasing staff at District at Greenbriar, you will not be disappointed!! I am typically not a review person but had to let everyone know what a gem this place is.
Leasing professional is very nice and friendly.
it's really a nice apartment
Best rental experience I've ever had.
The office staff was so helpful and kind. The apartment was safe and always well secured. The dog park was an amazing plus. The pool was beautiful. It was very close to the Texas Medical Center where many of my friends work.
yes
Nice fixtures for the units/amenities for the property; convenient location next to 59.
The Greenbriar experience was the best I ever had renting an apartment. It could not have been better.
It’s a very nice apartment complex in a good location.
It's a pleasant and quiet place to live with great accessibility to everything.
Loved this apartment complex. The staff was amazing & i have no comparison.
Overall highly satisfied with everything Greenbriar and its teams offer and provide
I won't recommend it for the price of the units I like to recommend it for the location and nice settings
I would recommend this community because of the nice floor plans, nice attitude of the leasin professionals and awesome shared community areas. It also looks very safe which is a very important feature for me as a single mom living with my 2years old.
But outside of the maintenance request, in a word my neighbors noise, loud talking or on speaker phones in hallways, slamming their doors like someone who is staying in a hotel for one night, think no longer cut out for Apt. style living
I have recommended it! (Just not had any takers) I've had way better experiences with the staff than at other complexes and any maintenance has been done promptly
The staff is very friendly and helpful. The location is great. Alejandro made the lease signing and move in process very easy and smooth!
I would recommend it despite the negatives cited above because the location and amenities were great!
The proximity to everything. Almost new apartment. Everything looks clean and nity and tidy.
I felt lost in the Hallway very long the apartment space was a little small for my needs. To big of a community looking for a smaller
Clean, safe community, quiet given the surroundings. If you are driving, then presumably the traffic outside is not such a problem.
Thin floors - noise from above Price seems a little high
I really enjoy living at D@G. However, I have been disappointed with the lack of recycling. It would be easy to put a recycling bin in the mail room, for example, and to provide recycling bins for each apartment that would be picked up with the garbage.
Everyone was beyond friendly and welcoming. The environment was very clean, professional, and calm. All around a great experience.
The only thing I don't like about the apartment is the lack of a patio or a balcony.
It’s quite for the most part and the location can’t be better.
The parking deck needs more speed bumps and speed limit signs posted. It’s very dangerous driving there. There is going to be an accident soon, due to the dangerous drivers.
This community is extremely safe and secure, the complex is easy to navigate and all of the staff is helpful and willing to do whatever to make the living experience great.
My move to Houston was rushed due to starting a new job and the staff got me approved and moved in quickly and efficiently
Convenience, location and maintenance as reasons I would recommend the property.
Based on maintenance interaction only, I would recommend because everything was completed as requested with no hassle.
Parking lot is horrible, too tight trying to turn and very little extra parking places. Bad design.
The office staff and maintenance staff are both wonderful to work with.
The staff are PHENOMINAL - a vast improvement from our previous apartment experiences. The ammentities are well-maintained, and service is quite timely. The large windows on the bottom floor are also fantastic.
the people you have working at our complex is the main reason we chose this pace. Very professional and genuine.
No complaints whatsoever! Location, amentities, quality, staff, price.. everything in unbeatable
The community is lovely, the staff were welcoming and friendly to tenants, and the dog park showed a true commitment to pet friendliness.
All the office staff is very helpful. The apartment is quiet and very dog friendly. I believe it?s safe and in a good area. The maintenance staff is wonderful and is very quick!
