Lived in my apartment for about two years with my husband and here are my thoughts. Our apartment is poorly painted. It’s gray, but around any door frame, the bathtub, mirrors, between cracks, etc, they didn’t bother painting and you can see the old yellow paint through. It’s not like a bad paint job - they just did not paint these areas. The worst part is the bathtub, doors and trim are painted white (yes, the actual tub) and there are other people’s hair in the paint. The countertops in the kitchen and bathroom are spray painted with a speckle paint and there is overspray on the windows and walls. We like the floors and fixtures, but I try not to think too much about the overspray and all the hair in the paint. The homeless population keeps rising around here, despite the local government putting out signs discouraging street charity. The community is technically gated, but the gates are usually broken/pulled out of place. When I signed my lease I was given a code to open the gate that stopped working. When I addressed this with management, they told me it never opened the gate and always called a cell phone. Clearly this is untrue and I never pushed or resolved the issue. Security wise, we had a police officer come around once warning us about car break-ins. I’ve heard gunshots from the neighboring complex twice. One day I walked a block to the grocery store and was approached 5 times. Additionally, the pool and grill area is pretty run down - the chairs are all frayed and falling apart and there are often times people who don’t live here using the pool. Since management doesn’t enforce the gates/towing really, this will continue being an issue. The maintenance guys are pretty helpful and will assist with issues within 24 hrs, usually faster. I have quite a bit of hood damage on my car from acorns, but my neighbors have never dinged my car and I can comfortably enjoy time on my patio without being disturbed. The indirect sunlight in my unit is great, the trees on the property are nice and I can hear birds chirping in the summer. The gym is also pretty decent. I do have issues with packages from time to time. This place fit our location we needed for the time being. Had we known about the painting issues and safety concerns, we would have compromised on location and moved elsewhere.
This place is pathetic. We drove over 18hrs from our hometown just to move in and have to spend several hours cleaning because our apartment was filthy. The garbage disposal was broken, the balcony doors didn’t lock, the bathroom sink had a leak, the medicine cabinet doesn’t stay shut, air filters not changed, fire alarms beeping. I could go on and on. Maintenance has been to my place 8 times and I’ve only lived here for 3 weeks. The gate hardly ever works. They claim you can only sit your trash out during certain times for the valet. Lies!! Trash is everywhere ALLLLL day everyday. Valet is also inconsistent and skips days when they feel like it. Oh and those fancy looking “upgraded” cabinets in the kitchen are just cheap home depot paper that’s already peeling off. I’ve sent numerous emails, called nearly every single person in the leasing office. Spoke with the assistant manager and manager just to get no resolution. A simple “I’m so sorry”. They say they’ll call back and never do so. DO NOT MOVE HERE!! I’m already looking forward to moving out next year.

Management is rude. Maintenance is very bad. Parking is horrible. Bugs will have their fun. It's like college students are moving in and out making the apartments worse because once they move all maintenance does is paint over previous mess.

I love how these apartments are close to a lot of things! They are very nice and very well kept! Quiet neighbors are a good advantage, also awesome management, they are there when you need them. I love living here, sadly I have to leave due to moving out of state, but I highly recommend this place! Another great benefit is GreaT schools!

District is located next to the High Five, so there is easy access to anywhere you need to go. I also love that I can shoot down Greenville and get to all my needs. The property is really nice too, and it is great to have a garage for your car.

Management is extremely rude and dismissive. If you can avoid having packages delivered to the office, having a car to park in the lot, or any questions that require you to contact office, then this place is great.
I have been at the District for nearly 3x years and have interacted with with several changes in management and staff. I have to say that the current staff at the district is definitely the highest quality I have seen in my past 3x years. They are very courteous and caring. For any reviews beyond the past year, especially those focused on the staff, it is my opinion that they are not as relevant as recent reviews. Believe me, I had bad experiences with prior staff but there's no reason to rant about it now when currently, they are great. However, I cannot in good faith recommend this complex based on management staffing alone. Overall there is a nice lobby (recently renovated), nice pool, nice apartments, but simply the neighborhood is not good and can be unsafe. A couple years ago, a colleague of mine who also lived at the District was beat up at night for simply being Indian - he was an international employee on visit and was very passive, could not speak English very well. In my own experiences, I have had several packages over the years stolen from my doorstep. Just yesterday, a thief left a package at my door step, torn apart through each layer of packaging, and just stole the bare item inside, leaving some of the worthless accessories behind. Additionally, it seems like a few times a year, the District sends out a mass email of a report of a car being broken into. People smash the windows and steal items inside. Every year around the holidays you hear about reports of apartments being broken into or items being stolen. The District's entry gate is constantly being broken - usually about 1x every month or two. During this time, the gate is simply open all day long, which defeats the entire purpose of a secure gate entry. I can't blame the District's staffing, but I have to say that this is not an area I would recommend to live in. Find a more secure apartment complex nearby or be willing to commute a bit longer to where you need to go. Unless extra measures are taken for a new and secure gate, or unless cameras are installed in several locations as a deterrent, then this is simply not an area worth going to. I am happy I was able to save up and purchase a house. I can't wait to move and install a security system, so I can (hopefully) be less worried about all of these kinds of issues. -Alex
I've lived in 4 apartments in the DFW area in the last 5 years and this one has to be the worst. Don't be fooled with the "luxurious" living standards they advertise on their homepage. The bedrooms don't come with lights or ceiling fans (management says: "Buy a lamp"), the thermostat should be electrical as stated online instead of mechanical (management says "you're apartment doesn't have gas, it's electric"), we had a pipe burst behind the wall behind our washing machine only visible when it had finally reached and flooded the floor below, when I received my bill of $190 I was given a credit of $100 when I've never paid more than $60 (management says "They should have been notified sooner"). Let's get real as long as nothing wrong happens more than likely you're going to love your apartment/house you're living in, that's why you choose to live there in the first place. The biggest fear you have is that when things do go wrong you can at least feel somewhat satisfied that there's someone there to help. Communication and common sense is no where to be found here within management, you have to physically go in and speak to a manager (they don't work weekends) and more times than not there's no one even in the front office (if they are always out showing prospective renters the grounds take that as a rent no one is renting (I sure should have)).
Eventhough I did see a lot of complaints (which I still don't understand why), I belive this apartment is worth of a lot of praises. I have my apartment facing the main road and by the exit gate. I love city life and this definitely gives me that feel. I was thinking I might have to move out when the time comes to renew my lease. However, the day I began living in it, I found myself admitting that I won't be able to find another better place than this! And a few days back, I ended up renewing my lease! Everything is reasonable- rent, utilities (by use), swimming pool is great but all I want to brag about is my apartment alone because of its location!
Ever since the last property manager left in February, things went from bad to worse. The former property manager lived onsite which was a huge advantage. The spa has been out of order since last winter, with no repair in sight. The community garden is being promoted by office staff as a "free garden" for ANY resident to take what they want instead of the assigned plots that we have to sign up for and plant at our own expense. They close now on Sundays and if there is a vehicle in your parking spot, the only one that can have it removed by towing is the property manager. They constantly badger you about paying online and have removed the rent box in the office. The new manager is very unfriendly and has fired all the employees that were there when she started. She has cancelled all events and does not plan on having any in the future. We are moving at the end of our lease. It's too bad, it started out as a nice place to live back in March 2013, but now it is horrible. The main grounds are dirty and maintenance requests are ignored on a continual basis. Everything is online, why have a leasing staff at all if they won't help you in person?
I moved in The District at Greenville Oct. 2013. The stay started off very good. Hardly any complaints. As time passed I witnessed the inconsistency in the office staff. It became very difficult to speak to someone about any concerns. I was told I had to make an appointment to speak with the office staff. One thing in particular that I didn't understand is how they except rent. There was a email that went out that stated it was almost mandatory to pay rent online. If you brought a money order it would have to be the exact amount of your rent. Not a cent more or less. These things came to be very frustrating. On another note, my apartment was fine. I do think the walls are waaaaaay too thin. You can hear any little thing from the neighbors. But, the space is very spacious. The finishes in the apartment are decent. My apartment also came with a washer n dryer which was a plus. They are price well for the location and easy access to the freeway. The propert grounds could be kept a little better. For months at a time, the jacuzzi has been unaccessabl as well as the courtyard my balcony over looks. It's occupies by a dozen cats. They screen and weep all day and night. I called the office about this as well and they just laughed and brushed it off. If you can manager to look over these things I would say the property is ok maybe.
Moved here back in July 2014 into a Plan B1 floor plan. This floor plan is a two bedroom 1093 sq ft apartment. The price on this particular floor plan is between $1100 to $1200, which isn't bad at all. Before moving here I looked at one bedroom (sq ft around 600) apartments and were about the same or more than this one. Pros: price, washer/dryer included, location, beautiful kitchen, and spacious bedrooms Cons: soundproof (can hear neighbors walking & talking), people not picking up after their pets, fitness center and Leasing Agents don't respond back in a timely manner.
