Believe every negative review you read on here. I cannot begin to describe the disappointment I feel with this apartment complex. I have had issues since the first day of move in. From the discolored tub, the washing machine, water leaking from the ceiling when it rains, bugs in my apartment, a cracked window, dust in the vents, dirty dishwasher at move in, AC not working at times during the summer, the list goes on & on. I have been here for 5 months, & a fraction of these issues have been addressed. Also, don’t expect anything to get replaced when broken. They’ll just paint over everything. My washer was broken 2 months into my move. Maintenance would come & “fix” it for it to not work. They eventually replaced it with a run down, used & dirty washer that I had to clean for a long time before I felt comfortable using. The window in my bedroom is cracked & rusty. They promised to fix it 5 months ago. Nothing has happened. Anytime I call to ask, they just say they don’t see a work order for it but will put in a new one, & in the moment I do get a message that there’s a work order, but only for it to not be addressed again 9/10. I got so exhausted of hearing that, I just stopped asking. The one trash compactor barely works. I can imagine there are thousands of residents here, but there’s only one trash compactor. It of course get overfilled & there is literally garbage all over a couple days out the week. It’s not a pleasing sight. As much as I want to not leave this negative review, they deserve it. Its heartbreaking living somewhere you’re paying hard earned money & don’t feel happy. Staff has never been rude, or anything, but as far as the flaws in the apartments, it is unacceptable.

I've had a leaking roof for 3 months now and all they've done is say they'll "look into it." Every patch they've tried doesn't work and only causes more water to leak in when it rains. they refuse to hire contractors to take down water damaged dry wall to look up to find the leak or roofers to fix the roof. would give 0 stars if I could

They were amazing when we were signing the lease and setting up. Even warned us the tenants should not run the trash compactor. The place is falling apart. I had hair all over my bathroom drawer, the bathrooms drip and will not shut off all the way, the stove only had 2 working burners, and no handicap parking. It would take forever to get someone to fix anything. The pool didn't open until mid July. People would leave their trash at the compactor, the management would go through their trash and charge people for not throwing in the bin when there wasn't room for it. You can't use the laundry/ fitness area half the time for one reason or another. Management gets very snarky when you do call with a need or question. The apartments and townhouses are not clean when you move in and our toiled constantly overflowed. Parking isn't the best either. There are no assigned spots but some people are allowed to force cars to be moved since its "their" spot. Fans seem like the will fall out of the ceiling when ran and there is no on/off switch for the porch lights, of which half of them don't even work. DO NOT MOVE IN HERE! Most of the workers/management are lazy and just want your money.
If I could rank this with zero stars, I would. I am currently in the process of documenting everything wrong with this apartment. We have been here for a week. We’ve found numerous roaches and one of the traps caught a mouse. THE MODEL IS APPEALING BUT WHEN YOU GET YOUR APARTMENT, BEWARE!!!!! Paint clippings, dead flys in the window seals, first day the A/C was not working. Doors missing when we moved in. Carpet is sticky/tacky. Musty smell. DO NOT MOVE HERE!! I will be speaking to the management AS SOON AS POSSIBLE

DO NOT RENT FROM HERE! First, the model home will look NOTHING like the actual apartment other than maybe the layout. We were given an apartment that had trash under the cabinets, handles broken off closets & the carpet coming up. When asked about the stuff under the cabinets, we were told it was professionally cleaned only for one of the leasing office people to admit that she was the one that cleaned the apartments. Not very well obviously. You will definitely have roaches & mice and it’ll take about 2 months at least for anyone to get back to you about it. Or really get back to you at all on any maintenance issue. Will advertise a gym and pool, but neither were open for most part of the year. The pool never opened at all. Don’t know what we were paying for. Everything is VERY CHEAP in the apartment. They advertise it was fully renovates but the drawers barely open, the walls and the counters are cracking. The cabinets were straight painted over and we found hair & a bobby pin painted over in the master bathroom!! They don’t communicate about anything but best believe on the 2nd of the month, you’ll have a paper on your door threatening eviction if you don’t pay your rent. 100% not worth the hassle of dealing with the apartment & the leasing office. We regret signing another year. I would rather move 5 times in a month than rent from this place!!
Unprofessional staff. Horrible conditions. Wish we never signed the lease to move here. Anything that gets “fixed” by Maintence is half done. We still have things that haven’t been fixed or addressed after talking to them multiple times. Don’t do it. Save yourself the trouble.
Unless you have the funds to go for a new build you will find that there is few properties comparable on value, and the neighborhood is friendly and safe. Great for fog owners

Our adult daughter lives here and has had nothing but problems. Exterior security doors have been broken for months, plumbing issues, and mice. Counting down the days until her lease expires.
I have had nothing but problems since moving here. To name a few: my washer/dryer has flooded my apartment 3 times and there was a brown liquid leaving into my tub. Also- they can’t seen to fix the keypad/lock system on the doors to my building. Currently, the doors are being held open by traffic cones. This has lead to my apartment getting its 2ND MOUSE and my heat is running more. I promise if you move here, you will regret it
I have lived here for going on two years and I wish I had never renewed my lease. My first lease term I had relatively few issues, aside from maintenance coming in several times without notice and also ruining a hand towel of mine, and then trying to hide it. Since I renewed my lease it has been absolute misery, starting with a mice infestation that maintenance never responded to and I had to call the office multiple times before they actually sent pest control. As well, I have had several appliances stop functioning and have been severally disappointed by the response, or lack there of, by maintenance and office management. Extremely slow to respond and maintenance has continuously come into my apartment, said they've fixed the issue, but absolutely nothing is changed. Aside from these issues, the entire first year I lived here my apartment had an awful stench leftover from the tenant that lived there before me and cigarette smoke smell coming through the walls (I don't smoke). The common hallways of the building also always smell absolutely disgusting. You'd think they'd want to keep someone that pays rent every month on time happy but apparently not. Office management is extremely incompetent and unhelpful. They've also recently "upgraded" their phone system to one that makes it nearly impossible for a resident to talk to an actual human. I cannot wait until I no longer have to live here.
I have been here for going on two years as I just signed a renewal. I renewed because the staff are kind and show they care about my home and needs, maintenance is prompt, and the space I have for my Great Dane to get out and walk. Having a large dog was a hindrance to finding a new home and they have welcomed him with open arms, offering treats each visit into the office. Thank you to the Staff.
Been living here for a year. AC stopped working and the maintenance guy comes over and argues the AC is working when the temperature was 80 in the apartment and never goes down. Never mind speaking to the manager--she is the rudest property manager I have ever come across. Doesn't listen to your problem and starts shifting the blame to the customer. She knows their maintenance sucks and her job is to cover it up and not do a bit to resolve the actual issue at hand. Don't ever move here.
The apartment complex has potential but it’s miserable to live here. The renovations are taking forever, they never respect the times they quote. The hallway I live in STILL looks like Frankenstein patched it back together and there are mice in the hallways. The yard is full of fleas and the office doesn’t care. My apartment always reeks of smoke because my neighbor smokes in his apartment and it bleeds into my space. Same with all the weed smokers. Thin walls. There’s one compactor and no one here likes to use it so they booby trap the entrance with their garbage instead. It’s not worth the price to live here. This complex had promise and the photos are pretty, but I can’t wait until I leave.

I appreciate your honesty and feedback regarding the renovation process. Our goal is to provide current residents with the same beautiful renovations that our new residents have the opportunity to enjoy. Unfortunately the main drawback to occupied renovations is the timing and mess that goes along with it. We are very sorry for any inconvenience and trouble that it has caused you. The good news is that 98% of the work is complete and most of the remaining work will be exterior. We appreciate your patience as we strive to provide you with a comfortable place to call home. We have heard your concerns regarding pests. We continue to work with the landscapers and OPC to remedy any pest issues that are reported. We are a very pet friendly community so we do encourage all pet owners to take personal measures to help protect their furry family members in addition to when we treat the landscape. We share the common struggle regarding the trash compactor. We provide the knowledge required to use the compactor and the rules to keep the community clean but we can't force them throw it into the compactor. Unfortunately all it takes is one person leaving a bag outside the compactor to start a chain reaction. Be encouraged that we do charge the tenants that leave trash outside the compactor $50 per bag/box which generally persuades them to follow the rules and our staff works diligently to keep the property free of trash and debris. Please let us know if there are other things that we can do to make your stay more pleasant. We are open 7 days a week to assist you.
Rent is due on the first of the month. We went in to ask the amount on the first because we had not received an invoice. They were aware that they had not been sent out and were working on them on the day rent was due! Some utilities are included in rent so it is not the same every month and you need the invoice to know how much you owe. We payed our rent on the second and received a late rent notice that afternoon (as did MANY other people). We then received our invoice on the third. How can they say you're late paying a bill you haven't received? Unfortunately this is only a minor issue that we have encountered while living here.
The leasing reps have been very easy to get along with and they understand the customer service aspect of their position. The location works out very well for us with plenty of shopping and food establishments in close proximity. That is all that I can say that's positive about the District at Hurstbourne. The managers are condescending, don't listen to what you're trying to communicate, interrupt you, and focus more on shifting blame than actually solving problems. They either do not understand what customer service is or don't care enough to bother. I can't speak to the motives, only the words and actions. The utilities are outrageous. We've paid up to $500 / month for water, gas and electric in an apartment! Maintenance requests typically take more than one visit to actually have solved, several have never been properly fixed. Often a temporary patch job is used over actually fixing the issue. Probably the most frustrating thing about the whole situation is that if you try to contact the management company that owns the property, calls are never returned. It appears that they are satisfied with lackluster performance and infuriating as many residents as possible. Do yourself a favor and look somewhere else!
This week a resident threatened my child and the group of kids he was playing with and told them he would shoot them. the staff told one of the other parents that the REAL issue is that if our kids hadn't been playing so loudly they wouldn't have been threatened with murder by a career criminal. at this place, it's ALWAYS the tenant's fault. even if ur a minor tenant who's threatened with a firearm. He made several of the younger kids cry while scaring them terribly and THEN threatened to shoot them. I'm only angry with myself for walking into this office wit an expectation that I would get anything other than the usual--attitude, deflection, gaslighting, and indifferent incompetence. bear in mind their whole tactic now is to protect this criminal by discrediting our accusations and reversing it on us. she actually suggested we all talk and come to an understanding. HA! what else do I need to UNDERSTAND about one of their criminal residents threatening my child and a dozen others with murder? My son is scared. For himself. For his friends. For me. I don't know how to allay his fears when I have failed to find anyone other than the responding officers and the prosecutor, who wants to actually address the issue in a manner compatible with the level of threat and violence to which this rises. So I'm here every night with my children less than 100 feet from his front door, wondering if even in the short amount of time that remains for me here will my children be safe? Will I? They just shrug it off like well what am i supposed to do? Should I evict him just because you "say" he threatened to shoot your child? Well I'll have to see what if anything we can do. To reinforce the perceived complete lack of people skills, empathy and common sense, they follow up to say they can't act until and unless he's charged. That's fair. But at no point does any part of this man's behavior acknowledged to be at the very least completely inappropriate. See because HE says he didn't say that he just YELLED AT THEM TILL TWO OF THE LITTLE ONES STARTED CRYING, and you know the kids really shouldn't have been making all that noise and playing with the door and then NO ONE WOULD'VE HAD TO THREATEN TO SHOOT THEM!?!? That's not just unprofessional it's cold, rude, and inane. Then to suggest we need to come to an understanding with him. Huh. You right. They said it was just ONE RESIDENT'S OUTBURST?
I've been here for almost a year now and I absolutely love being here! My daughter has made so many friends and the schools in this area are amazing! The office has always responded quickly to any maintenance issues I have and the maintenance staff have always been courtesy and polite. I am so excited about the renovations and updates that they are doing and look forward to many more years here!
Don't get fooled by this place. The worst part of this experience is the thing that you can't change....the management. Hidden fees, shoddy service, and no customer service will make you regret this choice. There is a reason that they are cheaper than other complexes in the area......bugs, old buildings and appliances, and horrible staff make this a crappy place to call home.
I moved here because the staff was helpful, grounds were nice and the apartment community felt like home. There is a lot of space to walk my dog and my neighbors and friendly. After reading other reviews, I haven't experienced anything but kindness from the staff and hospitality from maintenance. I'm happy to be here.
Mice everywhere, I even caught one on a glue trap & took it into them & told them I brought them a pet. Most disgusting place I ever lived in. I think we had maintenance come out at least once a week. There was also theft & vandalism to cars. I live in a much better apartment complex & I pay the same price. Oh also the updates were super shitty one of our kitchen drawers was seriously a plastic storage container painted brown with a handle on it. The upstairs & downstairs toilets started leaking from the bottom & they half assed fixing it so it just kept leaking. My neighbor next store had so many mice that the office moved them to a different unit. Whatever you do DONT move in to this apartment complex you will regret it!!!
This property is by far, the worst apartment experience I have ever been subjected to in my entire life. I have lived in multiple complexes on Hurstbourne Ave., as it is close to my job and close to retail shops that I frequent. BUT.....this complex is all about nice pictures on the internet, and hiding the fact that its old, run down, and not well maintained at all. From the instant we gained access to our apartment (which we were forced to take sight un-seen) it was apparent that the turn over of the unit was shoddy or non-existant....dead and live bugs, a STRONG smell of mothballs, a broken dishwasher with cobwebs, a layer of dust on all countertops, and washer and dryer hookups that were not functional. After multiple requests, and being told that my issue was not a priority, I had to wait for 1 week to have ANYONE come to my unit to address ANY of my complaints. When they did finally show up, property management did little to resolve our issues and now, 2 weeks into our stay, many issues still have not been addressed to our satisfaction. I could go on and on about proper service and attention to detial, but its the base fact that the property is not managed well and most of the tenants (after talking with others that I live around) have come to accept this as the standard reply anytime they have to bring anything to management's attention. If you don't mind sub par service, your safety being put at risk, and meth being available at most corners of the complex, this is the place for you!!! Save your fustration and anger for another part of your life, and don't move here......you will be happier...trust me!
Let me start by saying that I try to find the good in things, and I understand that everything isn’t perfect. However, I feel obligated to write this review... The online pictures look nice, despite some of the letdowns in person. The finishes are not as they seem, and these properties have obviously been flipped very cheaply. However, it is “good enough” to not write off. Then, the leasing office will be charming and show you a model unit, a pretty pool/fitness room, and will offer some rent “specials”… For the price and location, it is understandable why people don’t walk away. BUT, once you move in, the real fun begins! The leasing staff’s up-beat spirit turns into people who are non-existent, extremely rude/condescending (despite an obvious lack of knowledge), and will fight you with nonsense at any mention of something educated or factual. The band-aids of the “new construction” quickly fall off, and the “maintenance” staff only cares to reapply temporary fixes, only to claim it’s the “best they can do.” Let’s get into the facts… the first day I moved in, I noticed my AC was not functioning correctly. Days later, it failed entirely and I notified maintenance. A handyman arrived and “had no idea” what was wrong; so, he installed a window unit. With my thermostat still reading 80 degrees, the handyman returned in a few days and installed a second window unit, still with “no idea” what was wrong. No HVAC service was called and no one could tell me in the office when it would be fixed... Fast forward many emails, formal letters to the leasing office and corporate office, daily pictures of thermostat readings in excess of 78 degrees, personal trips to the leasing office only to be asked to leave… I have been ignored, told to speak to their lawyers, and that they have no duty to do more than they already have. Oh, and the other issues that remain unaddressed after the first three weeks: no electric to the dryer socket, no electric in three other sockets, a bathtub that does not hold water (I have a three-year-old daughter), moldy bathroom vents, uneven floors, rotting deck boards, obvious DRUG DEALS occurring in the daylight, and so on. This is only my experiences from the first month of living here. You have been warned.
I was considering living at the District at Hurstbourne but I had not made up my mind yet, so an employee told me to write a check for the application and admin fee that would not be cashed until I completed and returned an application. Two days later I had NOT returned the application, and an employee called me on March 17, 2017 inquiring about my application; I informed her that I had decided not to live there and also asked if I should come pick up my checks or would they shred them. She told me she didn't know and that she would call me back. I never received a call back and they cashed my check. I don't understand how the district at hurstbourne can cash a check for application fees if I never completed or returned an application? DO NOT CONSIDER LIVING THERE!!!
Love that they allow big dogs, have a resort style pool, cheap utilities, and pretty good location. Apartment is pretty and updated too.
Love my large townhouse. Great fenced in backyard. Bedrooms are HUGE!!!
