This place is horrible, I moved here over a year ago, and got stuck. I have videos and pictures for the building and the place. When it rains, you can’t walk in the backyard, as the place floods, so you’ll have to use the front door. My apartment was flooded in the first month after moving in. The building is not cleaned or touched for a year, so the trash made those huge spots and lines on the floor and stairs, it’s absolutely disgusting. The trash ok the main street piles up next to the trash can, so you drive by it everyday. People are fixing their cars in parking lots! :) Packages are stolen everyday, so you have to pick it up from an Amazon box or have their delivery service deliver it to you (Fitch). I have videos of a neighbour picking ip packages from my other neighbour’s front doors, this place is really miserable. I also have videos of people just walking by apartments to steal packages, but then realise the ring cam is there and just leave. The place is nothing short of the projects, with people drinking by the entrance of the building and actually leaving trash behind, so you’ll sometimes walk to your car by beer cans and the fast food bags. when you sign the lease, you’re locked for a year, if you try to leave prior to it, you’ll pay a penalty. You might sign a lease for a nice wooden floor apartment, but might end up with another apartment. Calling the property management is not a good idea, it took me a year to have them turn on the AC in the gym! :) This is my experience, not sure about other people!
Management is terrible and the property is really feeling the consequences of it. If there is an issue of any type, don't expect the office to do anything about it. That is, if you can even get in contact with them. It is impossible to contact them in anything other than in person. Broken glass everywhere, noisy inconsiderate neighbors, and poor management.

The apartments are terrible at getting back to their tenants whenever their tenants are placing work orders for things that are broken in their units. I have multiple pending work orders some of them which have been for months. Currently my most recent one is I’m not able to use the light in my kitchen as it decided to stop working they have yet to come out after an entire week of waiting. But the thing I’ve been waiting the longest for is them to fix the mud pit that is the backyard I pay extra for. They run the sprinklers three times a week and it takes my backyard two days to dry out. I have two senior dogs which I got the backyard so they would not have to worry about other dogs or getting into any other scuffles with any other animals and they are unable to use it because of the amount of mud that is in the backyard. When we first moved in they told us that they were going to be working on getting us sod placed in our backyard. which is six months later we have not heard anything I have placed at least five phone calls and two visits to the office in the last two months about this and have not gotten any resolution. I have left other reviews about this problem. Someone has reached out by the name of Cassandra L community manager. This individual does not work there and that has been confirmed by the office staff the current community manager is too busy to come to the phone.
We live here now. Have had issues getting maintenance to replace our dishwasher covered in mold. Now can’t get them to fix our air/heat. It has been over a week!!! We are highly considering not renewing our lease. They’ve upped the rent prices. Not worth it, with the useless office/maintenance staff. You’re better off looking somewhere else.

Please don't waste your time or money, plenty of other places nearby you should entertain. The staff here is a joke with a turnover rate faster than a greyhound, the Maintenace is incapable beyond pool cleaning and dog-pickup duty, and the office and poor communication and people skills. The apartments are decent, just be prepared to never have a parking spot (get a camera both cars have been broken into), never get any assistance from the office (beyond their semi-professional emails) and hire your own repairmen (and fight for reimbursement). Besides ALL of that, decent place.

I really wanted to love this place. Unfortunately, after months of being here, I know that is not the case. Months previous we had signed a lease stating which apartment we were to move into, a WEEK before our scheduled move-in date they canceled the current lease and moved us to another, that was not what we wanted. We had specifically chosen these apartments because there was a fireplace, the new building they put us in does not have a fireplace and we were not told that. We didn’t find out until we moved in and by then it was too late. Since being here I have put in 3 work order requests. Right, when we moved into the apartment, we had absolutely no hot water, so after driving down here we were unable to take a hot shower. That luckily was fixed the next day. The other two requests still haven’t been addressed. It has been over a month at this point and two weeks ago I even went and talked to the main office and all they said was that it takes time. One of the problems is that our shower curtain is coming off the wall. It was not installed well, and the screws are falling out of the wall. When I went to the office to tell them of this, I was told that there's a line and they’ll get to me soon. Since then, it has gotten much worse. The shower curtain will fall out of the wall one of these days. . Even an email stating when they thought they’d get around to it would be helpful. The next request is also really frustrating. Upon moving in we were really happy to have a patio. Turns out the patio is almost unusable. Every time it rains there are inches of water that builds up on our patio along with all the mud and trash that is everywhere. Another major issue is cleaning. Each hallway is riddled with dirt and leaves that would only take a quick sweep to clean out. There has been a disgusting amount of junk in the hallways that never gets addressed.The garbage pick-up service isn’t free. It is frustrating when they don’t even take it on the days, they're supposed to. We have put our garbage out for 2 days and no one took it. We ended up having to take it to the dumpster ourselves. Again, this wouldn’t be an issue, but you are forced to pay extra for garbage valet. Another awful thing is the bugs. They’re everywhere and the extermination here is nonexistent. We keep the apartment clean and all food away, but there’s still so many roaches. It really feels like the maintenance team does nothing for its current residence.

Do not live here worst management and people ever, our whole roof collapsed on top of us And flooded plus a prior leak that happened a couple days before that flooded the whole kitchen, first leak happened on February 10th and roof collapsed on feb 15th no one came out till feb 24th so start even trying to “fix” it I am 5 months pregnant and the roof fell on top of me and my fiancé we lost everything we own, they only offered us to stay in that damaged apartment or be transferred to another damaged unit, in total 56 units got damaged and they are doing nothing about it

Nastiest place ever Roaches are literally crawling everywhere and the pest control they have coming out keeps reporting there is no roach activity meaning they aren't going to help meaning the roaches in my apartment isn't enough to be considered a problem when there are roaches in every room crawling on my 1 year olds crib blankets all over the walls

I wish there was a NO STAR option!! This place is awful. Do not move there. They just dinged my credit for 2 years ago, trying to charge me 2 months rent and fees for Jan and Feb and I moved out (with 60 day written notice on Nov 1st, and I wasn't even in a lease....month to month). I paid all Nov and Dec and moved out Dec 26th, with 60 days notice!! Now they are coming after me for Jan and Feb rent? Absolutely awful!! And do you really think they would have let me stay through Feb had I not paid Jan? Right. They are ripping people off. Don't do it!! You'll regret it for years to come!!

I gave $400 (100 app fee, 150 admin fee, 250 deposit) to find out that I needed to pay another 50% of the first months rent as a deposit. This was late on a Friday and was told that I can take my time to determine if I can afford the extra $600 deposit and if not they would refund the admin fee and the deposit and just keep the $100 application fee. By Wednesday I knew I was not able to afford the added amount on the deposit and I requested my previous deposit and admin fee's back. I was told that I went beyond a 48 hour limit and would not be able to get any refund at all. I stand by the fact that I was never told about a 48 hour limit and this left a very bad distaste in my mouth.

This company seem to care more about the money, than the concern of their tenants. They spend much of their time.trying to impress than to repair problems in the property. Given the company the benefit of the doubt, new owners took over this property a month ago. This company can get better if they listen more to their tenants and make the repairs not patch up work.

The appartment complex is a huge, beautiful place, with a wide variety of people and cultures. There are two pools(and hot tubs), a playground, and plenty of space with grass, trees and other plants, multiple bbq pits for public use, and so much more. On top of that, the rent is extremely reasonable for how beautiful the appartment complex is. Overall, i would highly recomend the place

There are new owners since I moved in, but overall the management is much better. If I ever need anything, I call and they try to work with me on whatever it is I need. The apartments are located in a great place near I-35 and Toll 45, just a minute or two away from several restaurants and grocery stores. They are right in the middle of Pflugerville and Round Rock, so both are very convenient.

This new company seems to only care about getting the money & upgrading the office. The Apartments don't seem to be important to them. There is a mold smell coming from under the kitchen & bathroom sinks. No Grace period for the rent past the first. Laundry room is very small & nasty,machines always broke. I would not recommend it.
