Management changes every 6 months, nothing ever gets fixed; systemic plumbing problems means you'll have leaks and water shut-offs monthly at a minimum.

We are working on several property improvements, including plumbing. We try our best to notify residents in advance if we need to turn the water off for any reason.
On first glance the amenities and property seem nice. Once you have been here a while you realize it's not. The maintenance is lacking majorly. I have had multiple leaks with days to respond if any response at all. The pest control isn't a real thing, the trash valet that you pay for monthly hardly ever gets picked up. There is trash all over the complex. Mail boxes are regularly broken into. If you have a question or need to speak to someone it is impossible, the office changes hours regularly, no one answers the phone or replies to emails. Labeling it as a "gated community" should not be allowed. The gates are either always open or broken so anyone can get in. The parking lots in the building are horrible. There are hardly any lines, huge pot holes, and there isn't enough parking compared to the number of tenants. Lately I have noticed my bills are increasing every month. If I try to call or email to get an answer I am ignored and I can't go to the office because of my personal work hours. Many people say to ignore the review or that they have a great experience, but I haven't met one neighbor who can speak well of this complex.

I don't usually post reviews, but... With several potential residents, Alexus gave out quotes for currently posted rates that were good for 48 hours then gave an appointment to come back in two days. She then says that the quote is no longer good and issues a new and higher quote. After having difficulties completing the application online, she gave some lame excuse about technical issues which further delayed the application process and gave paper applications. Now she claims that the unit is no longer available and wants to issue another higher quote on another unit. Shady! The other leasing agents were giving same day and next day appointments. Giving a 1-star rating until I see how they remedy the situation.
Here is the list of issues that we have had (so far) within the first month of move in: 1. Cockroaches. They're outside. They're inside. We are taking care of them as best we can. 2. Leak in the living room upon move in. A puddle formed in the living room and nobody was sent to fix it or look at it. There hasn't been one since, but still concerning. It's only been 3 weeks in this place. 3. Floor is cheap and coming up. Slabs are torn off of other parts of the floor. 4. Toilet tank needed fixing. It was an easy fix. The stopper had torn off from the hinge, so the toilet would constantly flush. After 3 weeks of waiting, I went and fixed it myself (even after the manager said she would send someone over... 2 weeks after the initial request...). 5. Garbage disposal does not work. Has not been fixed yet (though the request is more recent than the toilet, to be fair.) 6.Leak from the ceiling in the bathroom. There is a bad patch job on the ceiling in the bathroom and there was a leak. It hasn't leaked since, but nobody knows what caused it. It's only been a month, so I'm assuming it will happen again (but they were quick to send someone over for this issue. I give props for that.) 7. Defective key cards. We still don't have access to the onsite gym because of the key card. When I called they said, "Sorry. Lots of people have that problem. Hopefully we can fix it one day." End of conversation. 8. Wrong mail box given. Fixed this problem by walking. It more exemplifies the lack of attention to detail. (how do you write down the completely wrong box?) 9. Closet doors in the apartment are pretty much all cheap and busted, except for the master room. Some of these aren't big deals, but you add them all up and you realize the apartment was not ready for move in and it seems like a lot of laziness here. They're more interested in quantity over quality here. Be warned. It's not the worst place to live, but it could (and should) easily be better.
This property is unsafe, unclean, and uncared for. Just stop by today and drive on in because the entrance gate is broken and has been since May (its August) and be sure to pass by the broken trash compactor full of trash, furniture, rats, and racoons, then continue past the dirty pond water that breeds mosquitoes, snakes, and other dirty animals. At night, you can enjoy random gun shots and weed smoke from your neighbors that quickly turn into all night arguments. Finally inside of your mold infested apartment the ceiling may collapse because of water damage.
I’m writing this from the leasing office. The only reason I gave this apartment complex a star was because you have to in order to post. I’ve had an on-going toilet issue since I got here last year. The knob breaks and it continually flushes, so as you can imagine, the water bill is high. At this point I’ve submitted 5 maintenance requests, the most recent being 3 weeks ago and it’s taken 3 weeks to fix it. I have contacted the leasing office, and emailed the property manager twice. Even contacted First Communities which is their managing company and I still haven’t gotten a response. TODAY I’ve sat in the leasing office for an hour and counting, and he just walked out. The property manager literally walked passed me, and 3 other employees without saying a word. I’m moving because I can’t look past the unprofessionalism any longer. I assure you they are not worth the money. The maintenance men enter whenever and never leave notice that they were there. My doors were put on backwards when I moved in and my tub started to peel after one month. The couple under living under was experiencing flooding they thought to be caused by my washer and dryer, but the catch is I didn’t have either. Sleeping in your car and buying a gym membership to shower is less stressful and more sanitary. (Sanitation is another issue within itself. It is roach infested because we pay for valet trash they pick up whenever they feel like. The lake was blue-green when I got here. Drive by and see for yourself, it is now brown. I have NEVER seen them clean or power wash the breezeway and the pool was sanctioned by the Cobb Department of Heath.) Before you move here, ask yourself if you wouldn’t mind getting in your car and driving to the leasing office to use the bathroom, because that’s what was suggested for me.
Hidden Gem for sure, yet affordable. The most special part about this property is the leasing manager Latrell Polite, too bad she is leaving. She is definitely deserving of high praises, as she worked with me during the devastating times of 2020. She is very professional and knows her job, she will go above and beyond her duty to ensure the residents are taken care of and I truly appreciate her for exemplifying true customer service. If I could, I would follow her to the next property. Overall, it is a quiet neighborhood and convenient to everything. Nothing to complain about, especially for the price.
Very rude, got hung up on twice, this is one of the rudest places that responded to my inquiry. I’m moving from out of state and have to say finding a place in metro Atlanta is hard ppl are so unprofessional it’s sad! What happen to southern hospitality! Only far out places area professionals smh
I will be moving to this community 9/6 thanks to the help of Jewel who helped me initially over the phone and in person. The tour was great she was on her last day before she went on maternity leave and I did not feel rushed or anything. She made me feel comfortable and then she told me Kim would help me and it was such a smooth transition. Kim introduced herself the same day and assured me she would take care of me going forward and she did. Very nice extremely helpful and followed up with me in a timely manner. So far I have been impressed with the level of service I assume everyone is treated this way. Thanks Kim!
We have lived here for a year and half and the complex is a maintenance nightmare. First we were without hot water for a month and half, than our bathroom ceiling caved in (took them over a week to fix and said they would come back and paint and never did), than our kitchen disposal backed up and flooded our kitchen counters and floor twice (took them multiple phone calls to finally get someone out there), than our AC went out (they said they would replace the unit while we were out of town and all they did was put Freon in it which lasted two days), called them again because it wouldn’t get below 78 in the apartment and the maintenance said well it’s summer it’s hot in my apartment too. We are forced to pay for pest control, I have never seen a pest control company but I have seen cockroaches almost every day. I once caught the maintenance man in the parking lot to explain an issue and he said not my problem and walked away. The complex has nice landscaping and they tried to update them but the whole infrastructure of the complex is awful. We thought with the new management that things would change and they haven’t. It’s nice to live in Vinings, but its not nice to live at the district.
I’ve been here for just over a Month and I’ve seen a cockroach almost everyday since I’ve been here. I’m thoroughly disgusted I haven’t even cooked or eaten in my apartment since I’ve moved in Management has assured me they would take care of this problem and as of today they have not They have pest control company come into your apartment each week and just 2 days later I saw a cockroach on my ceiling BEWARE
I lived here February 2018 through February 2019 and the experience was awful. I moved in and immediately had dishwasher and disposal issues, as well as valet trash issues. I also had holes in the wall that took months to fix in addition to the tiny two in one washer and dryer that was removed and left the floor of my bathroom ripped up. It took a month or so for that to be fixed. The renovations were shoddy and the walls are super thin. Don’t waste your time being fooled by the model tour, go elsewhere. If you like bugs then this is the complex for you. Sometimes pest control showed up and sometimes not. It’s best to handle it yourself which you shouldn’t have to do since you pay for pest control. Lastly, the complex had gas leaks and issues and the water was constantly being turned off. We didn’t have hot water for a month and about a week after that. Even when hot water was being restored it was still cut on and off. I wasn’t on the email list and didn’t know so if you do unfortunately decide to reside here make sure you’re on the email list to be updated.
Moved in August 2018 of this year. Following, we had a terrible apartment where we found nails sticking out of our carpet delaying us a week to move-in. The pipes in the complex then had issues for over a month where all residents were out of hot water. Since then, we have had to reach out numerous times to get service requests on things that are still broken or continue to break. The location is the only thing good about this complex. Take it from a current resident and don’t give this place the time of day.

Run, do not walk away from this community! The only good thing about these apts is the location. I live in a loft and the walls are paper thin. The floors squeak. Not only can you hear everything your neighbors do, the worst for me is when you and your neighbor are in the bathroom at the same time. For an entire month, the property didn't have hot water. The solution was portable showers which also conveniently didn't have hot water once because the gas wasn't replenished. The "secure" mail center was broken into and mail was stolen. Parking is a nightmare so is lighting at night. The current mgmt team Stonemark is horrible. They don't prioritize the tenant's needs at all. After they've made a mistake, they're great at apologizing but not actually fixing the issue.

I would like to say I am highly pleased with my decision in moving here. Not only is the location great, but the scenery is amazing. The greenery along with the lakes makes it a wonderful place to live. Most importantly, I would like to bring up the staff here. So far, everyone is great, they communicate and are honest about everything. I would like to send a SPECIAL shout out to both Windy and Aida. Both of them work up front and have been nothing but helpful. I feel like I am selling them short by just saying that, but honestly, they’re friendly, warm, and resourceful. They answered all my questions right away, followed through with everything they said they will follow through with, and are hospitable with the water and candy upfront. They made my decision on living here an easy one, and since I been here, it has been nothing but a smooth transition. Thanks to them!

We never moved here, but if their correspondence is any indication of how they run the facility then they're in trouble. I ended up calling on more than one occasion because I couldn't understand what they were trying to communicate in email due to spelling and grammatical errors. They ended up taking so long to approve us (a week and a half) that we went with another place. Still never heard back for final approval. My wife and I have a great rental history and credit. This process should've been a no brainer. Ended up at a nicer spot and they approved us in less then 48 hours. No one was rude or mean, just poorly run.
The apartments are nice but I've lived in better apartments. Came from Florida in the summer of 2015. The office staff is nice. When we first moved in Trinity owned them and they seemed to be fixing them up. Now they're managed by Stonemark and you can really see improvements. The cons in these apartments are the thin walls, you can hear when people walk around on the floors, not sure what causes that, the pool parties the college kids throw in the summer after the leasing office closes, and you have some inconsiderate pet lovers that likes to walk their pets without leashes, I've had to tell a neighbor or two about their pets running up on me. The pros the place is quiet, nice neighbors, diverse community, the apartments are spacious, the community is clean. Great location. I'm on my third apartment because I'm down sizing and I enjoy living here. Haven't had any problems so far. Maintenance staff handle repairs in a timely manner. The only thing is they can't see to get the A/C working properly during the summer but that's not really a big issue for me. These are the only apartments I've lived in since moving to GA and don't really plan on moving out of them until I purchase a home. Overall I would recommend these apartments.
I moved in last November and couldn't be happier! I have one of the townhouses along the lake and I LOVE it. Management and the Maintenance Techs are AWESOME! They're friendly, personable and clearly want the resident to have a good experience living here. I've had one maintenance issue since I've been here and it was address in a very timely and efficiently manner! I couldn't ask for better service! Stonemark, you ROCK! Keep up the good work!
I've lived at the property for almost 3 years and until Stonemark Management took over, it was...less than pleasant. This isn't the WORST place I've ever lived, but it was pretty bad. With ZRS Management, the leasing/move in experience was great, but went downhill very fast. Maintenance was terrible. Our hot water heater went out for over a month in December 2014 which is completely unacceptable as this is definitely considered an emergency work order. Other work orders (severely clogged drains, appliances, etc) went completely ignored. When they sold to Trinity Property Consultants, things improved for about two months and then went right back to how they were with ZRS. Our AC went out every time the temperature exceeded 80 degrees outside and maintenance would either totally ignore the work order, or recharge the AC only to have it stop working again a month later. My husband and I stopped putting in work orders and fixed what we could because they were completely useless. I'm posting all of this because Stonemark has completely turned the property around! Beverly and the other staff members are not just nice, but they also solve problems instead of brushing them under the rug. The District at Vinings is a BEAUTIFUL property with the character of older construction and the modern finishes that everyone wants in an Atlanta apartment. I never would have written a positive review before, but now that management has things under control, I definitely suggest checking them out if you want to live near the city. TL;DR: Definitely worth a look! You will fall in love!
this place is the slums of Vinings.. it's currently first week of October.. we had 32 break ins since August.. the apartment changed names 2 times in 3 years.. and they changed management 3 times within 1 year.. when ZRS had this place, they cleaned it up and gave great customer service, they cared.. this new Trinity Properties want to overcharge you for this place, and act as if they were the ones cleaning it up and fixing.. I'm moving because my place had a flood.. what a joke!

I just relocated from Columbus, Georgia in June, 2015. I moved from a 3000 sq ft. home to a 2bd 2ba apartment. The location is prime... with restaurants, shopping and all the amenities. Upon arrival, I was greeted with a very efficient, warm staff. I was shown several floor plans and chose one that would be appropriate for me. Due to unforeseen circumstances I was unable to accept my first choice. The apartment representative kept me abreast of future openings and I moved in a few months later. I was impressed with their competence. The complex is diverse, and the surroundings are great with the ducks, lake and clubhouse amenities . The only issue I have is with maintenance repairs being very slow. As a former airline flight attendant , I have lived throughout the country and would have thought that maintenance repairs would be priority. The delays could be because of new management taking over. I would still recommend this property with few exceptions. Thanks, Mary Robinson

You're shown the model or one that is currently empty but not the one you'll be renting. Lease is signed before your walk through completed. Property Manager to busy to meet with you or call you to follow up. If I had more time I would have kept looking, considered telling movers to forget about unloading truck, but was stuck at this point.
I've been living here for about 15 months now, and in that time there have been three separate management companies. First, the good: The location is terrific. I can walk to a lot of restaurants and shopping. The new management company seems to genuinely care about the property, which is a first. It's generally pretty quiet around here. The bad: Maintenance requests are never handled correctly on the first try. I still have electrical outlets that don't work and I've given up on trying to get my AC working better. Occasionally my bathroom smells like a sewer. The building has very little insulation - it costs a lot more than it should to heat and cool. I've had a couple of instances where I find a note on my door telling me I need to have my bathrooms or balcony totally cleared out by the following morning for some work to be done. The work may take two weeks to actually be started, which makes this extremely disruptive. It is a PITA to get a package - the office closes at 6 and the staff is always tied-up late in the day. The security gate is always broken, we may as well not have one. The cardio equipment in the fitness center has been out of commission for months. I really do think the new management is trying to turn things around but it will take a long time. When they do, I fear they'll raise rent so much as to make this place no longer a good value.
