Property Ratings at The District at Washington
Moved in a few months ago and have nothing but great things to say about this place. Staff and maintenance are super on top of running an efficient and well oiled machine. Special recognition goes to the amazing manager Brianna who made my move in seamless and enjoyable. Looking forward to using the pool soon, it’s the largest of any building I’ve lived in and going to all the cool bars and restaurants nearby.
First of all, I haven’t moved in yet but the leasing staff were very friendly, respectful and helped me work through the screening process to get approved. The manager personally helped find us a unit that fit within our budget and worked with us a bit on the price. Pool and amenities look well maintained and the lobby smells good!
The new manager has completely ruined this complex. I have lived here for over 3 years now but I absolutely cannot stand this place anymore. Since Greystar took over, there has been months with broken doors, lack of replacing basic functions within the complex (grills, dog bags around the complex, etc), and worst of all is the complete overbearing rules in place by their new incompetent manager. Not only are they trying to make it as difficult as possible to use basic facilities (gym, pool, community rooms, etc) but they seem to have lost everyone’s information about their pets and cars since they keep asking for this information. They recently are punishing all residents off of the actions of a few by limiting pool access and have completely disallowed music or alcohol at the pool. The reason a lot of us moved here was for this pool but the power tripping manager wants to get all high and mighty because of the actions of a select few people who were at this complex on one weekend. The hallways are dirty. The valet trash misses pickup sometimes but the complex decides to fine people for this. The parking is horrendous if you live on the south side of the complex. There is a cesspool of frogs, bugs, and other things growing in the courtyard. As stated before, some doors have been broken around the complex for months. The grills only work about half the time you want to use them. A constantly rotating staff clearly shows that the manager is clearly the problem. And to top it all off they will try and increase your rent by roughly $300-400 every year. I used to be able to recommend this complex to anyone but after the past 5 months I would highly recommend anyone to avoid The District at Washington at all costs unless you want to deal with the absolutely atrocious manager and her terrible decisions.
I have been a resident here for 3 years now and every year this place has gotten worse and worse. Now there is a new ownership group and they are very incompetent for anything the community needs. They fired everyone in the front office and now it's a rotating cast of people who are untrained so it's not their fault that the office lacks any sense of professionalism. On top of that, they are raising everyone's rent significantly even though they don't do a thing to fix things. Issues include: -Constantly broken doors to enter/exit the complex: Some are just open at all times (security concern) and some are completely unusable. They are broken for months without a care. -The garage door breaks about once every 2-3 months. This means you cant leave through the exit and when the entrance is broken it's just free for anyone to enter. -Security guards are at the garage maybe once a week at max and at night only. There was a long stretch of car break-ins, tires stolen, and an attack in the garage. These haven't happened in a while but it's only a matter of time before they happen again. -The 3 areas you can take your dog are almost always either covered in poop or waterlogged because of a lack of draining. Most of the time both. -The garage is very far from half of the apartments. Plan to add a few minutes to any trip if you live on the south side. -Hallways are gross. Covered in dust, dog poop, and sometimes the humidity makes it completely wet. -Lots of noise at the pool in the summer. Huge pool parties with 3 different songs blasting at full volume. I don't mind it since I don't live next to it but there are many residents who regret getting their apartment.
Lack of security and property upkeep has gone down. Hallway walls are dusty, walkways to apartment no longer get mopped or polished, areas need paint, the garage has dried spills near the doors, doors to stairways do not have proper latching.
Need to install security cameras in the parking garage. My Catalytic converter was stolen in January, and my friends truck was stolen last week from the garage.
The garage is always broken and you can?t get more than one fob which is a big inconvenience at times. It?s nice and cheap but the car break ins have picked up

My last apartment complex before I moved here had very, very slow maintenance responses. I was glad to have my maintenance request addressed in less than a day.
All of my maintenance requests have been taken care of in a timely manner.
Security is important and for something to be completely disregarded is unacceptable.
Every time I make a maintenance request it is always handled extremely quickly, and the maintenance guys are always polite and are in and out and never leave a mess. Probably the best Maintenance I've ever had in an apartment.
The street noise from 11 PM to 6 AM is annoying. Also, people walking around in the hallway makes loud noise in the night that' annoying too. I struggle to sleep everyday because of the street noise and people screaming
Safety not the best. Gates broken and open a lot, doors not locked due to being broken, has been like that for years
All staff and maintenance personnel I have interacted with have been very professional and nice. I have appreciated the quality of service and support.
I lived at D@W for approximately: 1 year/ 6 months. Firstly, the management team - Brittany, Reena - have no idea what they're doing. Customer Service doesn't exist. They will not take you seriously on any issue you're having and getting a direct answer, will never happen. I don't know how they've kept their jobs for as long as they have. What you will see: 1) Hallways has dog poop/urine and smells like weed constantly. 2) Drive slowly in the parking garage - other residents might run into you. No speed limit enforced. 3) You can HEAR everything from outside. I MEAN EVERYTHING. 4) Don't bother complaining about the noise from your neighbors - Reena would probably tell YOU to be more mindful. 5) The parties don't stop. If you have a stable job that requires SOME sleep. Good luck. 6) Security is almost never at the gates and the main doors are usually kept open. (By a rock or cardboard) Again, the unprofessionalism of the their management team. It is not worth it. There are beautiful buildings in the area (if it's location you're looking at) that you can go to!

Great location, good apartment size/space. Only big complaint is the ability to get a hold of the front desk for packages during this COVID-19 time. Calling multiple times per day to retrieve my package, but haven't had much success in getting someone to answer throughout the day.
I enjoy the peaceful environment and kindness of the staff specifically the maintenance team, mail delivery personnel, and leasing agents.
The apartment is beautiful! We feel at home. The community is friendly and welcoming. No complaints so far!
Originally I would have given this place a 5 star, because of the location, staff, residents, and community. My number one complaint is the noise level. The ceilings & walls are not insulated well. I can hear my upstairs neighbor stomping at all times of the day/night (it’s almost unbearable) as well as cabinet doors shutting (even with my TV blaring). I can hear my neighbors phone conversations. Every word. Every weekend and occasional weeknights you get the usual Washington drunk crowd that linger in the halls and outside usually from 1-3am. Besides all the noise that has made me decide to never live in an apartment again, I’ve had numerous issues with flooding, mold, and AC.

I just feel like the security issues were a little bit increased compared to surrounding properties. For this reason, I don't think I would recommend friends or family to live there.
Would recommend but give a warning about the past security issues — however y'all did a great job stepping up security.
Christien was absolutely the most helpful person through out this whole moving process. From the minute we walked in until the very end when we received our key!!
Gate and parking situation is the only but huge Issue
Some apartments finishes are outdated. Do not like the fact that the hallways are outside. Too hot for that in Texas! Office staff was great. Very impressed with Christian.
Originally, I'd have said 10. However, we've had a number of security issues that are very concerning and communication from management takes over a day to come out. I've noticed continued issues with keep the facility secure (broken access points, open garage doors) and for that reason, while I would still recommend DaW, I'd caution people to be very vigilant about their safety. As a single woman living alone, this is a pretty substantial issue to me. Further, the noise issues are pretty annoying. The ceilings/floors are very noise conductive so I hear everything above me, which is frustrating given that I work from home.
The building is in a nice location, insuring some privacy and serenity, while at the same time being close to numerous restaurants and a vibrant downtown area offering arts and entertainment on a large scale

The only reason I would not recommend this facility to a friend would be security is not taken as seriously as I would hope. First, the entire door systems need to be redone as they are easily defeated by residents and others. There should be a daily if not hourly walk around by security/staff to make sure the looks on the doors are not being circumvented and the appropriate action taken to resolve immediately. Whenever I reported a door lock that was being circumvented it was quickly fixed. However, I quit reporting because it was taking too much time to report the numerous locks that were not functioning. The fifth floor garage entry door at the very end of the garage was almost always not working from the date I moved in to the date I moved out so anyone could walk in easily.
It seemed nice enough but it didn't feel like home. I felt like the leasing professional could have been more friendly. Also, the shattered glass was not ideal or inviting. Seemed like this property has more units than it can handle and it wasn't any cheaper than other ones with similar features and the location. Overall I was unimpressed but the place seems nice and it was in a nice location.

Overall the apartment was fine. However, trash was always left out and dogs kept peeing and pooping in the halls. The District really needs to address this. For what I'm paying I don't expect to be in a college complex. Also I would look into what can be done to dry the floors in the hallways when Houston has heavy rain. It was sometimes really dangerous to walk down the halls. I never fell but did come close multiple times.
My in-unit experience is good but I feel like many residents are transient and therefore don't take care of shared spaces such as hallways, the elevator, the garageand the grounds. There is always dog poop on the apartment grounds despite the poop bag stands.
The maintenance request process is super easy and Edgar has been super friendly, helpful, and quick to respond to my questions
Great location. Long walk to apt. Parking for visitors was terrible. I had three vehicles towed the one yr I was there. There should be overnight temp parking stickers for friends and family.
Staff and maintenance were good. Security was not adequate. Broken doors, gates inoperable and poor pool policing as well.
I like the community as a whole, and the location is great. However, the recent break-in's on my floor and lack of security cameras or any effort to install more cameras in the wake of the events is concerning.
The amenities are great, the complex is QUIET (thank you!) and there is plenty of parking. I love the layout of my unit and the office staff is wonderful.
I would recommend this place to anyone. Feels like home. One thing I will say is to please fix the doors that don't shut/latch/lock.
The door on the fourth floor parking garage on the downtown side is always broken. The metal on the door and frame is quite mangled from people kicking it in.
I was happy living in this apartment, and this was my second year living here. However, with the experience I mentioned regarding my car being towed by mistake, especially the way and attitude the property manager handled it, I have to consider to move out, not to mention the recommendation.
