Downtown Greensboro is at once charming and historic and hip and trendy. They have really bad customer service, and they are see slow in maintenance while you can see them working for new apartments. The AC was not working in my room in May a, June , they fixed it in July. I thought that other people have the same problem according to what they said but one night it was really hot I came back late and the cold air in other rooms came through the door.
- After five months, I have not received my security deposit. They recorded the wrong address, then sent the deposit there. How do you write down the wrong town for your hometown? It's nonsense. - Room had dirty blinds, leftover ceiling panels, missing furniture, and no lighting when I arrived. -My bed frame had PVC shavings when I arrived. The sink was leaky; the repairs were shoddy, and the plumber didn't even finish cleaning up. - Hot water shut off at one point. - ALL water shut off, at one point, for a few days. - The kitchen was always filthy, and for some reason, the carpet floor right outside my room was wet at times and would stay that way for weeks at a time. +At least bathrooms had nice, bright lights. +The price to stay was low, no hidden fees. [ If the District is *really* trying, they need to either step up, or give up. 'Doing your best' doesn't cut it; good intentions don't change a miserable experience, nor do they get my $200 back. People have been complaining about this in Apartments.com reviews since 2015, this isn't new. It's a phenomenal location, but a better business deserves the space. ]
So I moved in about two months ago now, first let me say the staff are very patient and friendly. My apartment was ready in less than a week (renovations) and the price is great for what it includes. I had one issuey first day, by the time I went to grab boxes and came back it was fixed. My only issue is the game room isn’t open later (staff hours are 9-5). They’re a great community, since I’ve been here they have offered wings, sip and paint events as well as brunch bars. Nestled about three blocks from elm street it’s a great point of reference between A&T, UNCG, GC. I love my place and I love the price I pay for all that I get with it. It’s JUST WHAT I NEEDED.
I have been here for a while, no apartment is perfect, however for the price and amenities, i really dont think you can beat it. Being downtown at this price, and close to almost everything. I will say it was a good strategic choice for me.
The customer service has progressed since I have moved in due to new management, the communication with staff could be better. Phone calls and emails are rarely answered, and the alternation between cooling and boiling can be a long, frustrating process.
The district isn’t a bad place to live, however, there are some major issues i’ve encountered while staying here so far. the heat/air is a huge concern and needs to be fixed as it gets unbearably hot during all months the A/C is not available regardless of the season….especially if you live on the sunny side of the building. I had to buy a portable A/C unit just so I didn’t overheat in the fall/winter/spring and ran into many issues because of this. I would also say the management is only helpful about 50% of time, not being as responsive as they could. I believe this place could hold a lot of potential to be better if they would just clean up the building and improve how presentable it is as well as fix the heating/air issue. This is the only way I would continue to live here for more than a year.
This place is either deserving of 2 or 3 stars. During the hotter fall/winter/spring days it is almost unlivable due to the lack of AC. Management has also been wishy washy and made many promises that they didn't keep. The amenities and special events are why Im rating it 3 stars as those have been much better than I expected. For the low price its passable, but anything above that would be a bit of a scam. Maintenance worked pretty fast whenever I asked. Overall, for what I anticipated I was only slightly let down, but it has some upsides.
I have lived here around 1 year and so far it is good. The office is kind and friendly. When I have some troubles, they helped me very quick.
There are different amenities that make life here more exciting, along with the fact that it is right downtown. Just need to improve consistency.
I have been living here for a while and it has been okay, most of the bad reviews are exaggerated. There have been a few issues with the A/C and such but they fixed them. I love the free food they give too; it's very nice and convenient. Theyre doing their best
If i could give this place negative stars I could. Hallways smell horrible, amenities rarely work, the place is infested with insects, AC barely works and good luck trying to get it fixed because unless you know spanish you can not speak to the maintenance line. The positive reviews are all employees do not listen to them. This place is terrible and I can not wait for my lease to end.
The staff lie and put off completing work orders. You have to constantly call or email about the issue. They take 3-hour lunch breaks. The laundry and kitchen are constantly dirty. The halls of the apartment constantly smell of weed and mold. Do not stay at this apartment!
MOLD AND MILDEW is all you will get here. The amentities are always damaged. I know its cheap but dont be desperate and come here.

The property managers need to be fired. All the positive reviews were made by them. This place needs to be condemned due to numerous code violations. Surprised it has not collapsed already due to all the issues in the building. There is literally a BLACK MOLD infestation! PLEASE HAVE AN INSPECTOR WITH YOU ON TOUR IF YOU WANT TO SEE FOR YOURSELF!

This is literally the worst place to live. Management is inconsiderate and increased rent during the pandemic. They say that it’s remodeled but after living there for about 5 months my paint started started peeling on the walls and mold was growing. Not only that the pool hasn’t been open in over a year, washer and dryers suck, kitchen is always dirty, and machines are always stealing money and they have old sodas and snacks in them. The front office people are sweet but management absolutely sucks. They never answer emails and will up rent of people who have been living there for over a year. This place is not what it seems and these reviews to not equate to what actually goes on in the facility.

Also, we have been renovating the apartments, they come with great looking kitchenettes! We paint all apartments when residents have moved out giving all new residents a welcoming feeling. We have a great janitor that cleans the common areas everyday, counting the laundry and kitchen! Lastly, great news! The pool opened up this year, YAY! If you are a past resident, schedule a tour to check out all of our new improvements!
First of all, you don’t control the temperature in your room. There is no A/C or heat or even thermostat that you can adjust, they just turn a boiler on for the whole building in the winter and it’s hella hot or they turn it off in the summer and it’s literally freezing in your room. I actually got a heater for this reason and it still didn’t even help. Management doesn’t care about anything and if you want any maintenance work done, you gotta watch them type in a fake maintenance report 10 times before anything gets done. THIS PLACE IS FILLED WITH MOLD; BLACK MOLD! Since their A/C units are broken, the humidity gets so bad that mold grows on every surface, including clothes and shoes. And they “can’t do anything about it.” Please if you want peace of mind and to not be robbed by their incredibly high secret rates that they don’t warn you about beforehand, do yourself a favor and find somewhere else to live. Trust me it’s not worth it.
Please research before leasing! This place has a history of being condemned! This is the worst place to live. Honestly a last resort. They don’t fix anything and the hallways always stink of mold. Units have water damage and mold as well. They close the office early everyday so the office hours listed are wrong. They lie about amenities as the pool has not been open in over 3yrs. Kitchen is trashy. Laundry room is even worse. This place is such a rip off. Waste your money if you want. You have been warned.

Hi! I am so sorry that your experience was not as pleasant as many others who have enjoyed their stay for many years. Not only have we renovated the apartments, we also have completely remodeled the pool, which will open when complete and we have remodeled our computer lab and game room as well. We aim to complete work orders within 3 business days unless a part needs to be ordered. If this occurs, proper communication is executed with the resident and accommodations are made as well until the issue is fixed. There are no units with water damage and the halls along with the kitchen are cleaned daily by our on site cleaning staff. Unfortunately, there are times when we are not made aware of issues by residents until they move out. To add, we sent out a mass email stating that our office hours have changed in accordance to daylight savings time, therefore we are closing at 5:30 pm now instead of 6pm. Also, we do not tolerate retaliation with words by weaponizing their experience at our property because someone did not want to abide by policies and procedures while living on our property. We are more than happy to assist anyone with a pleasant stay with us, but without respectful and prompt communication from those who have issues, that makes it hard to rectify your concerns. Please stop by our office for further assistance with your specific issues. Until then, have a great day!
The staff writes fake reviews. When you tour the property you can see mold and mildew in the carpets, and it stinks terribly. STAY AWAY!
Everything breaks or is broken. I’ve had leaks in my ceilings in both of the apartments that I’ve lived in, in this building. The pool hasn’t worked, nor have residents been allowed to get into it for the past 3 years. IT ISNT SAFE HERE, their cameras HAVE NEVER WORKED. So guess what! if someone breaks into your car, hits your car, steals your laundry or stalks you and you request camera footage... Tough luck. I’ve been stalked in this building, which is supposed to be “secured”. I’ve had my underwear stolen from the laundry room multiple times. I’ve had work orders forgotten about and had to go back and create them for the same instance multiple times. On top of that on one occurrence that I did see a maintenance guy, I asked about a work order pertaining to my ceiling being fixed/patched after the leak stopped & I was met with a “it’s none of your business when we get to it” ??. Staff opens and closes the office whenever they want. There have been many instances where I had to get to class or catch a flight and go to the office at opening or in the afternoon for something important and was met with a “closed” sign or a “be back at ? Time” and it’s past that time. There is this thing about having to pick up your mailbox key and pay $20 to the post office to get access to your mailbox! I’ve never seen that before at ANY complex. Their reply to that is that a law changed that prohibits them from being able to give you direct access to your mailbox so you have to go to the post office. I’ve had maggots fall out of my air conditioning vent???!!!!!!. There’s a two inch space between my front door and the floor that has all the noise/light/smells in the hallway come straight into your apartment, to which they have no solution for. There’s a communal kitchen, which is usually filthy & there’s only one sink to be shared by ALL the residents in the building, which as you can guess, usually doesn’t work. The heat doesn’t work for the first month of winter & the air doesn’t work for the first month of summer!! Reason being that freezing or sweating temperatures have to be consistent for 10 solid days before the city of Greensboro will flip the switch on the boilers. You’re usually soaked in sweat or freezing with no relief unless you buy your own fan/air conditioner/heater for your unit. I’ve ran out of characters to add the rest. . It’s not worth it to live here, there are other studios in Greensboro with more square footage for less money & AMMENITIES THAT WORK.
I cant believe this student property! No roommates and I get the benefits of student living. Frontdesk is amazing and always ready to help.
The district is perfect for students that don’t have or don’t want roommates. 510 for your own studio apartment when other student housing charge more and stick you with two or three roommates. Plus the office has a lot of social events and giveaways and the have taco Tuesday almost every week
Great for students in the Greensboro area. Great studio apartments for a good price. Nice staff very helpful with a fun game room for events and a nice workout area. Everything is included so it’s worth it. Take a tour and get a place today!
Great for students. My school is within walking distance so it saves the gas. Nice studio rooms some with new floors which are very nice. Really cool game room and nice gym for working out. Overall pretty chill place with nice people

I really like this place. It's quiet and you find peace in it. I lived at the Vic in Chapman st. before here and it was the worst. Here the service is good, people are nice and, it's clean. The prices are a little high specially for the studios that have kitchen but still worths it i guess. The furniture is nice and the fact that all residents are students makes it a more pleasant place for students to leave :) I love the view and the fun gatherings that we have in this complex.
I don't like the feeling of needing a tape recorder every time I talk to the front desk. I moved in a month ago based on an ad I seen online. The ad mentions that they will pay for a class if I move in. I called the front desk and no one answered so I just showed up to ask my questions. I asked everthing from the promotion to a tour. Needless to say, I was told my application could get submitted early I just need to pay the app fees. I was then told I would recieve a discount on first months rent because I chose rennovated a room. TI then asked what is everything I need to do. The who process took almost a month because I travel for work and is barely in town. Needless to say, I started checking in on the process for the class promotion because I haven't heard about it since. I was told an email was sent out and to wait for one to come to me. Weeks went by and nothing. When I was finally available I asked again. I was told to wait some more. Finally, I was told to check in with another front desk operator who told me I had to mention it before I moved in to get the promotion. I explained I did and she said well they will 3 way call and see if she remembers. They did not call. Instead, I replied to a forwarded email about my mailbox key where they said once again I did not complete it before I moved it. It is not fair to disqualify me for a formality not otherwise mentioned on the website. A formality I completed on my end. Why would I want to renew my lease to get another promotion when they appear to be this shallow? I hoped they understood my predicament and was going to be fair about everything.
This is absolutely an amazing place to live. Staff is extremely friendly and nice!
This place is way better and cheaper than living on a campus. You get your own space and bathroom. The people in the office are really nice and work with you. Baclocnies offer a nice view and breeze. They are working on renovations and it keeps getting better!
The management here is clueless and does the BARE minimum for everything. Rent goes up every year-and for what? One studio without even a kitchen? Pool hasnt been open in 2 years, every hall has leaks, and if your clothes get stolen, they wont check the cameras. Horrible place to live, and on-top to spend this type of money when you could live in real apartments for a little more.

We have added a renovated unit as of March 2019 and this will be at a different market rate from the classic unit. For the laundry area, we do highly suggest that all items be removed from the machines promptly upon completion. When these items sit, we have an in house cleaner who will dispose of these items after a a notice has gone out and a certain period of time has passed. The leaks on the ground and 9th floor have been assessed and resolved under the new management company as well. We would love to invite you to stop by for a tour of our newly renovated amenities! This place is ok to live in but it has its flaws with owners, otherwise this place is worth the money.
The pool never works .. the snack machine is a joke and will just take your money .. Management doesn’t respond to your request .. only good thing are the people that work here .. not even worth it to many issues that aren’t resolved and the bug infestation!!

If I could give zero stars, I would. This place is horrible. Terrible property despite renovation attempts, fake staff who lie to you constantly, and absolutely nonexistent corporate owners who ignore you completely, that is when they aren’t also lying to you. I think maybe the worst part, aside from the central water that get scalding hot roughly 5 times per shower and the trash covered building and parking lot, is the fact that the building has central heat and therefore you do not have AC whatsoever October-May. I had 3 weeks straight of my unit being over 80 degrees and everyone just kept saying “that’s just the way it is”. And almost every “amenity” listed doesn’t work or was closed the entire time I lived there. This place was miserable, I don’t have a single positive thing to say from my experience here.

This place is terrible. Every time it rains the ground floor floods at least half an inch of water but no one knows where the leak is apparently. They no longer have NSA security so it is completely unsafe especially because management refuses to fix the doors to the outside. Anyone and their mom could come in the building whenever they want without a key and with the shooting that happened right next door, the broken doors definitely don't offer any type of security. If you have a complaint, management only offers a bunch of excuses and no solutions. I've lived here a little over a year and want to get out of here so badly. I only gave a star because this app made me I would give it half a star.
24 hour game room is not 24 hours. Management seems go care more about making money off of you with late fees and raising your rates than anything. I have been at the District for almost 3 years and this last term they decided they were going up on my rent but the rest of the residents on my level can pay less. They don't provide me anything extra for that money besides popcorn. You are constantly bothered by NSA security who is constantly rude and unprofessional. They will do everything in their power to shut you up in your small studio room because if you have been here for a long term and get a little loud that's not allowed. However let it be new resident they will basically let them do whatever and be how ever loud they want. Running through the hallways screaming running and laughing then they throw trash down from the balconies and spoiled gallons of milk busting all over my sliding glass window. The trash stayed outside for nearly the whole day before management made the cleaning lady get it up. The majority of the reviews on the social media sites if they are positive are from management and staff. Things used to seem like they were getting better but since the property manager left its continuing downhill. The pool isn't open when it is supposed to be and when they do open it you will find it closed right back up shortly after. They promised there would be restaurants and a store on site back when I first came here but that never happened. The vending machines here are outdated and high priced because District makes money off of them and the vending provider can't make decent money without raising the prices. The heating and cooling system is a seasonal deal meaning you cannot run AC during the winter until its turned back on in the spring. So when it gets hot they suggest you open a door. The trash cans in the kitchen and laundry room stay full because residents empty all of their trash in them. I suggest you highly consider other alternatives before you even think about signing a lease here. Things have definitely changed since I first moved here. I feel like that you don't really get the best value here if its not one thing its another. Be smart and think about it before you get locked in because Burkely Communities will not hesitate to evict you and report to National Evictions that way it will make it difficult for you to get another place.

This apartment is definitely a last resort if you're looking for something GOOD. It's great for loners and non family oriented people however; if you like to cook I wouldn't recommend staying here. You're basically renting a hotel room.
