Property Ratings at District Flats
I think their management style and the way they handle things is extremely unprofessional. I moved in from out of state and with without telling me I would be facing loud construction and forced to have to deal with being cat called from my balcony and the dog park. When I went to address these concerns they told me I would have to pay 750 to move across the hall. They offered new appliances 3 months later when I said I was unhappy. I was now just informed that I should be lucky my rent was not increased due to this. Remember I just moved in April why were the appliances not new to begin with. Their mindset is only about money and if you try to bring up wanting to move they proceed to bash other apartment buildings. Great company!!

We also make sure residents receive clear information on what to expect upon move-in, including any construction updates or community-wide changes. Accommodations are extended whenever possible to address concerns. We’re here to support each resident and are committed to a welcoming environment.
Warning ahead. The property management company should focus some time and attention to their current residents reasonable requests and abide by the terms and conditions of their own contract. While the physical property is pretty enough from a first blush standpoint, the way the management responds (or fails to respond) to the needs of the residents is shameful. They can advertise all they want but word of mouth of those with experience can make or break a place of business. They should think about this for a moment.
Let's start with the good, finish with the unfortunate: Good: Gym is very sizable for an apartment complex (could use slight updating), pool is nice, parking is gated and never an issue, location is great if you want to be near bars/restaurants (although someone was shot and killed two weeks ago a block away at Summit & Tryon). Bad: Noise within the building between units is bad. I hear every single footstep the person above me takes. This doesn't bother me in the daytime, but sadly I have an upstairs neighbor that some weeknights is up until midnight, and some weekdays wakes up at 4:30am. I don't consider myself a light sleeper and I sleep with a fan on, but I can't sleep through them walking around. I've also spoken to a half dozen tenants in the building, and ALL of them said they do hear steps above them or through the neighboring walls between units. I was waiting on an elevator the other day and right behind me I could hear the tenant chopping on a cutting board through the wall. Minor things- both elevator inspections haven't been done since 2017 (unless they haven't put the updated slips in the elevators), the electrical wiring work in the utility closest looks to be a bit of a nightmare. Random soft spots in the flooring (someone posted a review on another site with mold issues, maybe there is something moisture related going on). Sadly, I very specifically asked when touring the unit how the noise was between units, and was told along the lines of 'no, not really an issue'. Perhaps the office doesn't get noise complaints often, but every tenant I spoke to saying you do hear your neighbors is pretty telling. Not worth it to hear people walk above you all day for the high rental rates. Less than a month after moving in, I'm submitting my 60-day notice and paying a hefty moveout fee because it's not worth it to struggle to get more than 5 hours of sleep many weeknights for me. Advice: If you don't like hearing your neighbors, proceed with caution. Holdout for a top floor end unit if you can.

I've lived here for a few months and think it's been a great experience so far. The amenities are awesome! There is always plenty of room at the pool, parking garage, gym etc. The gym is huge! Sounds like the negative reviewer is a real sour apple and has a problem with everything. It's an apartment building so it will have it's occasional kinks to work out. Living in an apartment building comes with living with 10s or 100s of other people who cause issues. Anyways, my experience has been great, you can't beat the location! The studios have unbeatable city views!
With any apartment complex, you will always have a little bad that you have to take with the good. Over the last year that I've been here, the good is decreasing and the bad is increasing. The good - location is amazing! Close enough to uptown and in the heart of south end. Walking distance to all the breweries, panthers and knights games, and restaurants. The staff is usually pretty nice, although turnover has been fairly constant. The apartments look pretty, even though the longer you're there the more you notice that they were put together pretty sloppy. You're always going to have a couple bad eggs in the bunch but most of the people are good neighbors. The bad - if you live here, you might as well get used to things breaking down, malfunctioning, or being closed altogether. At least one of the elevators is breaking down every other week. One day, both weren't working at the same time, so I wouldn't recommend this place if you rely on elevators. One also malfunctioned when I and couple others were inside, fun! The pool was dug up for repairs in January, left alone for months, and then they finally decided to finish the work in April when the weather consistently reached the 80s. Our pool opened 3-4 weeks later than every other one in south end. Each week they'd tell us it's only going to one more week. The gym was also closed for 2 1/2 weeks for repairs that they originally said would only be a couple days, then a week, then another week.... So you better have a gym membership if you plan to work out. Or just go running in 95 degree weather, because no biggie, right? Now, it's Friday afternoon and the entrance gate to one of the parking garages is broken (because there's always something malfunctioning). So, if I want to leave the garage after 5:00 on a Friday or Saturday evening for dinner with friends or to run errands, I'll have to try to find street parking which is impossible on a weekend night in this area or circle the other garage waiting for someone to leave (which already has 10 spots blocked off for months). They boast their events, but realistically hardly anyone shows up to them. Is this the worst apartment complex in Charlotte? Absolutely not. But with so many option in south end, there are comparable places for the same price and less frustrations. Recommendation to the apartment - We understand you can't control things going wrong sometimes, but do something to make it up to us. It would go a long way.
District Flats is a great apartment. It is in the perfect location and conveniently located next to the light rail to go Uptown or to the other neighborhoods in Charlotte. They are close to many restaurants, bars, shopping, but it's also in a safe and comfortable location. District Flats is also a wonderful sponsor for South End Hops Fest in May.
Just moved in a month ago. Quiet enough (for an apartment) lots of good amenities. The front desk is friendly and helpful. The location is fantastic.
I am not going to write a novel because no one will end up reading this then. District Flats is the perfect place to live in the Charlotte area! The location is in South End Charlotte. For those who do not know, South End is the best location to live in the Charlotte area. anything you could image doing on your spare time is in and all around South End. When I say everything...I am not joking. Restaurants, Bars, parks, shopping, dog parks, live music, theaters, etc. Any generation would enjoy living in south end. I haven't even talked about the beautiful salt water pool, fully equipped fitness center, courtyard area, granite counter tops in every apartment, and valet trash. There is more that I haven't even mentioned. Overall, District flats will never be a wrong choice for anyone.
