Oklahoma City is a thriving city right at the heart of Oklahoma. The city’s thriving economy is complemented by its exciting nightlife and entertainment options. Downtown is home to the Myriad Botanical Gardens and the Oklahoma City Zoo, two extremely popular family-friendly attractions. The Myriad Gardens also include the Oklahoma Shakespeare in the Park production at the Water Stage.
The Oklahoma City Thunder has built a dedicated fan base, and things always get pretty wild around the Chesapeake Arena on game days. The arts community is quite active with galleries, museums, theater productions, and a music scene incorporating everything from underground alternative bands to the Oklahoma City Philharmonic.
The city has been expanding in recent years, and Oklahoma City proper is much easier to get around with public transportation than most other cities in the region, including rail service.

Property Ratings at District on 119
I lived here for 4 years. While the experience improved after the property was bought out by the current company there are several issues that should be noted. First, there is zero practical enforcement of pet waste pick up. There are little land mines everywhere all the time. Secondly, despite it being a 'non-smoking property' pot is regularity. Thirdly, maintenance is sub-par. It took literally 1.5 years of complaints, tickets, emails, phone calls, and eventually getting the county safety board involved to get a ceiling leak fixed. In addition to all of that customer service is iffy, and really depends on the day you interact with them. Lastly, the folks that live there are very dirty people that leave garbage just lying around regularly around the property and in the elevators. I should also mention that security is non-existent. Over the 4 years I lived there I came home form business trips to find my car had been hit and damaged 3 separate times. There's no surveillance on site, no access control, and the front gates that are supposed to be fully functional were functional maybe 3 months out of 4 years. Considering the price of the units and everything listed above I don't think this could reasonably be billed as anything approaching 'luxury'. Also be wary of the fees they charge on move out. They'll charge you multiple hundreds of dollars and claim you didn't clean, even though cleaning is literally part of normal business in preparing for the next resident and is not spelled out in the lease like some other charges are (which, if it's in the lease, fine you agree to it). In summary, I'd avoid this place if you're looking for an actual 'luxury' comfortable experience.
I should have honestly looked at the reviews before living here. It has been a rough 12 months. Where do I start? Management has no organization. Maintenance does not do any maintenance whatsoever. When I moved in, I had a broken washer machine & my kitchen sink was hanging to the ground. Management shows no sense of urgency when it comes to maintenance issues. Months will go by before anything is fixed. There are ROACHES. I could go on & on. The apartments have an amazing set up, but maintenance/management RUINED the entire experience for me.
This is far from a luxury experience. My neighbor and I have had to call 911 three times in a 2 week period this month due to domestic violence upstairs and another call for a woman breaking a car windshield and neighbors door in front of the building. The officer who contacted me about the situation said to contact corporate. The office management refused to give me a phone number for corporate. So expect to not get great customer service here. There is dog poop everywhere despite having a "poo prints" program. The parking is terrible in the evening. Expect to park far away from your apartment. The security gate rarely works. Packages get stolen and cars get broken into. The neighbors and I are frustrated with maintenance. The apartment office closes early some days without warning. No notification. They are terrible at returning emails and calls. Very poor management. Office staff is unprofessional. Unfriendly. Unhelpful.
For a "luxury community" this place is horrible. The gate is just one big joke, it's broken 90% of the time. And even when it does work, they leave it open for the entire day and just close it at night. So it doesn't really protect anything. The apartments themselves look nice but have underlying problems. Crappy paint on cabinets, screws just sticking out, things falling apart, rusty vents and light fixtures. The front office never answers you on anything, always say "I'll get back to you" and then proceed to never get back to you. Noise complaints at least twice a week, parties happening at 3AM. Recently, they gave us less than a 24 hour notice to clean everything out of our kitchens and bathrooms, so that they can spray pesticide where we eat. And the best part: when you want to contact corporate about your issues, it's almost impossible to get ahold of them. It took me 2 MONTHS of phone calls, emails, and bugging the office staff to finally get ahold of them, and then proceeded to get no apology and just got excuses for everything. Would get 0 stars if I could. I have never been more upset at any company in my life.
apartments are older than pictures would indicate. inside commo areas not kept clean. smells of dog urine and smoke. Walls are very thin so you hear EVERYTHING. Rental office personnel appear to be nice and amenable but in reality they are not and do not respond if you question them about anything. Overall its just not worth the money.

HORRIBLE PLACE TO LIVE! I have nothing good to say about this place. It is the farthest thing from a luxury apartment. They are very cheap. We had paint all over our floors and window panes, and multiple maintenance issues. Our electric bills were extremely high due to large gaps in windows and doors. The management team, Summer and Alyssa, are so unfriendly and unhelpful. One time Alyssa shut the office down early with no warning when I needed to get a package for my husband who was being deployed the following day. We had at least 20 complaints on my upstairs neighbors and they did nothing about it (including them letting their dog pee on their balcony onto all of my things). Nobody picks up dog poop, nobody leases their dog (which is illegal in OKC city limits), and the “security gate” hasn’t worked in over a year. When I moved out, they told me I could steam clean my carpets myself, which I did, and then told me it had to be professionally cleaned and charged me 50 bucks. They also tried to charge me 80 dollars for housekeeping even though I left it absolutely spotless. They said that I also needed to have it professionally housecleaned as well (They actually lied and it’s not in the lease and they owe me 80 dollars). They tell you the gym is “state of the art,” but half of the machines don’t work and they have iPhone plug ins from 2012. (They tried posting a picture on Facebook of a different gym-had to call them out on that). Valet trash doesn’t come on weekends, so on Sunday’s there is a mountain of trash at the entrance and it looks so gross. Do not live here.

The best part about the apartment is the Kitchen faucet has a removable head. Other than that the apartment has many downfalls. I lived on the bottom floor and the apartment flooded 5 times in less than a year due to rain, they did nothing to remedy the problem. They had to remove the carpet to replace the padding (which was done over a three week period) . Anytime I was away and it was raining I had to constantly worry about my things getting ruined. Every time my upstairs neighbor took a step I could hear exactly where they were walking. I was never able to park in front of my building due to a limited amount of parking spaces. The high ceilings increased the electric bill during the winter months. The dryers constantly underperformed due to horrible placement of the dryer hose. I'm pretty sure the person who was in charge of installing the wiring the electric lines didn't care about doing a good job. Light bulbs had to be constantly changed (three times in two weeks, from the same outlet) . The bad wiring ruined a brand new paper shredder. If you leave the blinds open you'll constantly see dogs relieving themselves right out of your back porch. (only a few people pick up the dog messes and the smell makes it's way into the living room) . If you have any issues that need addressing the front desk doesn't answer their phones. You'll always have to make a personnel appearance to get anything done. I'm pretty sure they screen phone calls.
I moved in about a month ago. I love it that my building has an elevator, which made moving so much easier! LOVE the granite counter top and vaulted ceiling! I am aware that there were several complaints about how the gate does not close after hours, but it does (I go to their gym almost everyday and can vouch for that!). The only problem I've encountered was roaches. Maintenance was quick to respond but it took us two weeks to figure out the source of the roaches and we are slowly getting rid of them. I talked to some of my neighbors and none of them have it so hopefully this can be resolved soon. Besides that, the manager and leasing agent are friendly and helpful. For the rate we pay, the privacy and amenities we have are definitely worth it. I would recommend this place to my friends.
Started off by paying double rent so we could lock in a lower rate. They proceeded to tell us a month later we had chosen a handicap apartment online and when we were required to switch, were no longer eligible for that rate. Dishwasher, washer/dryer, garbage disposal, air conditioning broke more times than I can count. Lights burned out within two weeks of adding new bulbs and had to purchase lamps for every room. Dog found a bag of meth during a walk. Involved the police and wasn't their first call related to drug activity on the property. Found a man sleeping in our hallway on several occasions that police said was part of domestic disputes in another building. Hallways always smelt like a dumpster due to valet trash. Tenants not held accountable to dog waste and cigarette butts. Parking is a disaster. Walls are paper thin and sounded like Moore High School's Bowling team lived above us. Charged us $50 for not "showing them our renters insurance policy" when the year was up. I have a roll-over policy that auto-renews every year and when shown the proof, they still claimed "they have no way of knowing we had insurance". Lastly, I can't believe no one has mentioned December 2016 when almost 50 water heaters exploded during the week of Christmas. Luckily, my girlfriend and I were there when it happened, but received zero assistance until 48 hours later. Water spewed from the vents, outlets, light fixtures, thermostat, and ceiling, mainly ruining carpet in the process. We sustained minimal damage, but others around us weren't as lucky. The cherry on-top that led me to writing this review was not receiving our deposit back in a timely fashion. You had 30 days, and managed to screw that up as well. I'm not surprised. Anyway, while discussing the deposit, I was informed they charged us for a large "stain" we left in the bedroom. Guess what it was? Mold buildup in the carpet from when the apartment flooded. It doesn't take a rocket scientist to tell you that blowing a fan on the floor will not extract all the water. The manager proceeded to blame us for the stain and said we should have "left the apartment in the same condition as you found it". Oh really? So should I have broken the dishwasher, AC, washer, dryer, took a poop in the hallway, smoked a pack of cigarettes on my balcony, splattered paint all over the floor, and run a drug-dealing operation?
We have lived here for almost two years. In this time he have seen two managers and a handful of maintenance men. With that said we have no complaints. In our experience the staff has been more than friendly and has resolved every issue we have had in a timely manner. There are always going to be appliances that need repairing, faucets dripping, etc ANYWHERE you live. House or an apartment. That can not be avoided. But knowing help is only a phone call away has kept us here.... I will give you an example of kindness shown to us. One of our maintenance staff Rick, has won the hearts of our visiting great nephews. As we swim, in a nice clean well kept pool, he always takes the time to smile and greet them. Even surprises them with ice cream or candy at times. To us that goes beyond ammenities that we pay for. That is genuine kindness and that matters to us. The staff in the office has always been kind to us and as I said stated above always eager to help us when asked!
I feel really taken advantage of at this apartment complex. I feel like the advertisements are misguided. When we first moved here, we found our door just open, and after we had moved all of our stuff in, we found out that our keys did not lock our door. As it was now after hours, we had to wait for someone to come lock our door and give us the correct keys. The air conditioning also did not work and they ended up moving us to another apartment, we had to move everything again during our busy work schedules. This place is not taken care of. Management is snide and slow to respond. Cleaning is nonexistent, they keep saying they are getting a new cleaning company, the carpets in the halls are full of dog pee, dead insects, and it smells of smoke (although this is supposed to be a smoke free complex). We had gross water and ice coming from our fridge that took over a week to be taken care of. The dishwashers do not work properly and our stove is angled even after repeated work orders. Management does not have your best interest at heart and this has been a frustrating place to live. There is constantly garbage right as you come in as the valet trash does not seem to work. There have been several times where our trash has not been picked up on designated pick up days. It is distressing and not a comfortable place to live. We are leaving and have been given many extra fees to try and get out of this mess. Definitely not what we bargained for.
We have lived here for over two years, and we even chose to stay here longer than our initial lease because we were able to keep our space clean. However, that is about the only perk to this place. Since I have been here I have seen on multiple occasions: trash heaps outside the dumpster, brown ice in the ice maker, sticky posts in the elevator that lasted for over 3 weeks (they only lasted that long because eventually I got tired of them, and cleaned them up myself), dog urine throughout the buildings, no pet wasted pick up bags in the dispensers (come to think of it I have only seen any bags once), broken gates to the apartment complex, beattles, roaches, and hornets for weeks at a time. Additionally, any interaction with the many managers we have talked to has never been pleasant. In the two years that we have lived here, we have seen at least 4 managers come and go, that should tell you about the quality of management. In the end, it was strongly evidenced that they do not honor loyalty or their customers. They set up the reminders system so that you are told that you need to renew 30 days before your contract ends, but in reality, you must renew 60 days before. They are hoping that you will forget, and before forced into a month to month contract. This is the worst living experience I have ever had.
Management has no idea whats going on. I was charged for renters insurance when I was covered and they stilled charged me $50.00 when my insurance agent called them and told them it's illegal to double insurance the apartment. We were told that the unit was insured in there name but that still means that it's double insured because surely they are required to have insurance also. As we went back and forth with them I finally got a email that said the charge was reversed then the next thing I know the charge is back and I was told that the supervisor over ruled want the property Manager had done and I still owed the money? So it looks like the manager is a glorified babysitter and someone up in Indiana is running the property. I'm moving as soon as my lease is up.
This place is a joke. You pay top dollar for a "luxury apartment" with a security gate you can drive around, cheap interiors, and a slow and incompetent management team and maintenance crew. They will stick you with every additional fee that they can think of just to try and squeeze every cent from your pocket they can. My apartment flooded while I lived at District and it took over a month for my carpet to be replaced, which I had to tell them still needed done. There are plenty of places in the area that will give you a better experience for the same price so I suggest taking your dollar elsewhere. If you do decide to live here, I witnessed at least a dozen wrecks occur at the front entrance in my year of living there so be careful.
I've only been in my apartment now for a month in a half. I've had so many problems already an management does not seem to care because they do not stay their. My apartment flooded Sunday morning of course they came to clean it but was very rude about it an told me " maybe if i was home at night it wouldn't have happened". I'm sorry i work nights. So not only was my apartment flooded , i have a two bedroom an can only use one room . Because the other one is all torn up until they come an fix it. Then last week the power went out for over 6 hours an they tired to blame it on og&e . All the food went bad in my house do you think they cared? No. I called once a week for a work order. If its not my air then its my washer , but its always something .If i could get out of my lease i would so fast. I've never been so upset an missed treated in a place where i pay over a $1,000.00 a month. They really need to see that your residents come first . I've had a couple neighbors tell me how bad its been for them also. So if you are looking for a place I am sorry to say but keep looking for your own good.

I am so sorry to hear of your issues with your apartment. We are more than happy to move you to another apartment so that we can get into the unit you are in and resolve the issues. Please let me know if this is something that you would care to do.
I moved in 5 months ago, and am thrilled. This is my third apartment since being single. The staff are very nice, and the complex itself is nice, clean and great as far as I am concerned. As far as any negative comments others have posted, I haven't experienced any issues. Some people just want to complain. But a complaint about this property is not warranted. I would highly recommending moving here to anyone I come across.
First off, I've always had a beef with people who complain about things that are out of their or others control. So I will venture to write a review that is impartial. After living here for 8 months, I would say that I have enjoyed living here. Sure, there may be problems, but what apartment doesn't. I have never had a problem with the management like some of the people have had on the reviews. Yes these apartments are labeled as luxury. While they arn't quite that, they are pretty good. I'll get into the details soon enough. One of the things that I will defend is the lack of promised amenities early on. If you didn't know, Oklahoma had a huge rain total over the summer. Because of that, a lot of the projects had to be put on hold to let the ground dry up. The pool area itself had to be redug at least twice for example. This goes for a lot of the other projects too. The apartment is smoke free and do enforce as well as they can (there will always be people who skirt around though). Speaking of which, I never had a problem with an individual yet here. Ya, you might hear a subwoofer or such, but never in the dead of night (at least in my building). About the room. Its an apartment that going to try and make money. There will be imperfections. Deal with it. For example, the paint in my bathroom isn't all that well done, but as I don't spend every moment in there it doesn't matter that much overall. The fixtures are all brushed metal and glass and look pretty good with a modern setup. The washer and dryer are standard HE and work well enough. The kitchen is pretty good, wish the range had a better top. The floors look good and are easy to clean. The carpet is rather thin. I have an overhead light that likes to go out often. Some more storage space would be pretty nice. Paint imperfections in quite a few areas. A better thermostat (programmable or just plain better) Would HELP LOADS. Heating and cooling does draw a bit of power. That's pretty much it. Without too much work, you can make this into a quaint little place to live. I give it 5 stars and recommend it to friends.
I wish I could leave a longer review. What a HUGE DISAPPOINTMENT and LOTS OF LIES! We were lied to about all the luxury amenities that would be available soon. 4 months later, none of that was provided yet we are paying for them. Maintenance staff do not do their job.Dog feces everywhere. We still do not have a manager overseeing. The leasing agents are rude and unprofessional. For the price of rent, it's completely not worth it.
Okay so let's start off by saying that when I moved in the person living below me started complaining that I was going to be too loud before even moving in. She always emails my roommate avout how much of a problem I am so that whatever... in the policy it states that you shall not smoke on the property, it states that you must pick up your pets feces if on the property. Which I still have my downstairs neighbor disobeying. And lastly my down stairs neighbor was walking her dogs, and yesterday as I was passing her... Her dog attacked me. She didn't say thing except she told her dog... "That was a bad dog you know you aren't supposed to do that." Not to mention I'm not the only one in this apartment to have been attacked by her dogs. And through my pants the animal left a lasaration in more than one place. At this point you probably think that is me just complaining about a regular tenant. NO its the MANAGER of the apartment complex. How can you expect your residents to abide by your rules if you can't yourself. I can't tell you how many times I step outside to smell smoke from her balcony. And I don't know why it's a minefield of feces as I step out the back door.
This place is awesome! It's brand new with updated appliances and the staff members are great! It's located in a very quiet neighborhood but is within walking distance of local businesses. After relocating from the east coast, this was the first place that we physically looked at and immediately fell in love! The pics on the website do not do this place any justice at all!
When I first saw the complex, I thought this new facility had some real potential. I was promised things verbally to me from management that swayed my decision to move in. After signing the lease and moving in I thought this was an awesome facility, however, things changed really fast and after things that were promised weren't followed through with made me very angry. These units are expensive for not having the amenities that were promised. Its been lie after lie from management and the delays with construction have been a headache to say the least. Multiple units have flooded from all the rain and west facing units as well as units that receive lots of sun can expect an extremely high electric bill due to inefficient AC units. The clubhouse is pretty nice. The Fitness room is average, nothing to scream and shout about. The pool and dog park is still not done after promises were made to have them done June 2015. There is still no security fence or gate around the perimeter of the property either. The complex has a river bed running through it as well as a drainage pond. All this standing water makes the mosquitoes super bad. If I had to due it all over again, I definitely would not choose this complex unless rent was cheaper.
I am looking for a new place to live and these apartments are the best I've seen, everything is updated, good use of space, open floor plan, away from the Main Street and very quiet, this place makes you feel safe and secure.
