Property Ratings at District On Baldwin Park
I did a lease here and it was always something. I have to pay additional for vinyl flooring (which they added too much glue, so it leaks), a screened patio (which everyone has on multiple buildings, valley trash (that was cancelled but still had to pay), and pest control (that never comes). At the beginning I was giving this place the benefit of the doubt. But it’s simply not it. I did not get a washer/ dryer in my apartment. The Parking situation is horrible and there are multiple cars that do not move at all and never get towed. So you have to park at the beginning of the property and some of the staff seem to hate doing their job. Very unprofessional.

This apartment complex I would give 0 stars if I could very rude and aggressive unhelpful always have attitudes when u have a problem and bring it to the office . (Renter beware) u pay for services in ur monthly rent that u don’t get. the trash located in the back which is ALWAYS dirty, and pest control there’s a million ants and rodents all over when they did come ONCE they sprayed two little sprays kitchen and bathroom and left I watched they don’t even spray before a new tenant moves in even the pest control people complain, they never answer their phone or emails when u have a compliment or problem. the water is off for hours and sometimes days for maintenance but u pay the full amount for the month. The staff is very RUDE and UNPROFESSIONAL they all have attitudes and lack empathy and customer service place is not worth the rent thinking because it’s in Baldwin Park it would have been in a great neighborhood but nope terrible place to live

Drove to the main office and they flat out said they didn't have any apartments to rent, called a day before and they said they did. Definitely don't want our business, look elsewhere. Also they used an outdated website with no real resident portal, pathetic.

I am here 30 days and have had nothing but problems. Roaches since I moved in, they cancelled valet trash but still charge you for it. Maintenance is unreliable. So disappointed.
INFESTED with roaches. Management is extremely rude and do not care about the tenants at all. We recently moved out and spent two days cleaning the unit. Denied us our deposit and charged a cleaning fee. Sent us pictures of dead roaches we didn’t clean up. The pool was closed pretty much the whole year. Power goes out randomly all the time. The one bedrooms have a washer/dryer in one. Takes two hours to dry one load. The dumpster area is always a giant mess. Definitely not worth the price. The only thing good I can say is that it’s in a good location.
First of all, my husband and I lived there for 1 year in 2019. During that time our upstairs neighbors were arrested 2 times, had people constantly in and out, and they sublet the apartment numerous times. During that time we complained about the noise constantly, the walls and the ceilings are paper thin, so we took into consideration the constant walking and stomping. When we did complain about the constant loud music that would shake our light fixtures and sliding glass doors, the constant dropping of what we think were exercise weights, and the screaming from the balcony, we were either told they would get a noise complaint letter (never happened) or received no response at all. Our lease was up we ran as fast as we could, walking carefully so we would not walk on the dog poop everywhere or the random dog that people would let walk without leashes. During the time of our lease our dog died, we paid a dog "fee" which is basically a way for them to get extra money out of you, per dog in the amount of $250.00, we also paid pet rent monthly in the amount of $30.00 for both dogs. We informed the office that our dog had died and were told that they would adjust our rent. They never did (shocker) I told them numerous times but they did nothing. However, we continued to pay our rent with the full dog rent until we moved out. We moved out owing our last month's rent and they actually knew this and agreed to it in an email. We received a letter from a collection agency demanding payment for the last month rent and other things such as late fees (oh by the way their late fees are egregious they charge you $150.00 on the 4th day at then $20.00 a day after that). So we contacted and stated that we wanted the pet rent credited (due to the fact that we told them and they said they would do this in October) and the prorated amount of the pet fee for the one dog that died (cause why am I paying a fee for an animal that is deceased). We were told they would do nothing. So all in all, this place is horrible, the location may look great but down the street is a methadone clinic where everyone hangs out, they do nothing about complaints, the good tenants are few and far between, they do not clean up dog poop, the law care is not good, parking sucks, the office staff is rude. So please run away the clubhouse/management office looks nice, the floors in the units are not wood, the tub peels away, and the walls and ceiling are paper thin!!

Terrible experience! Seriously, carefully consider. They will charge you for everything and you will wind up paying the same price as some of the other apartment complex's in the area in the end. They are at capacity now so they do not pay any attention to customer service or experience. Angry is an understatement for how they made me feel countless times.
My boyfriend and I just completed our 12 into lease. Honestly we didn’t have too many problems our first 6-7 months here. During our lease signing we had some issues however the gentleman that helped us is no longer there. The real issues began when around 8 months into our lease we started seeing roaches. At first it was just one here or there and then we found out just how INFESTED we were as we started moving. Before moving day we noticed that the bugs just didn’t care that we were there. They would just continue on when we came home and were even out and about during the day. During moving we must have seen 150-200 roaches. While moving the pantry, couches, and other furniture they just kept showing up and when we went back to clean after they were just hanging out on the walls and so on and so forth. All of this was after weeks of pest control. Please rent ANYWHERE else. The office staff never answers their phone and isn’t helpful when they do and our maintenance requests were never filled.
Pretty good if you have kids, they have 3 pools, gym, bbq zone I really like it here
Drug addicts and thieves live here. Me and my friend who also lives here were robbed on multiple occasions. Had my car broken into. When my husband works nights I never feel safe to stay alone at night so many times i go to my friend's place, who btw pays the same price but lives in a SAFE apartment. Staff couldn't care less about the tenants. I don't know what their problem is but they are ALWAYS rude and don't care about tenants AT ALL. Signing a lease here would be the biggest mistake of your life, so let me advise you to NOT WALK, BUT RUN!!
Gated community with broken gate. Dog park is a fenced in area with long grass taller than some dogs. Laundry facility that not only stinks and is sticky, but you should guard your laundry through to completion. Bugs inside dwellings are considered normal by office workers. Maintenance tool box has only gum and tape. Management lacks any type of follow-up.
My lease is ending next month, and I am so happy. This complex isn't terrible, but for the money, it definitely isn't worth it. The management team has awful communication. The front gate hasn't worked for the majority of my lease (and when the gate actually would close, the clicker I was given wouldn't work because there were "too many residents" in the system (even though it had worked previously)). I've had mice and cockroaches. My apartment doesn't have a washer or dryer, and the ones provided on property keep increasing in price. The pools are disgusting even though I've seen companies there to clean them. My apartment (which is a studio) has one of those box air conditioners and it is GARBAGE. I don't understand how something that works so poorly can be so expensive. Also the placement of the unit is awful for air circulation...If it's your only option, it'll be okay, but if you have other options, PLEASE keep looking.
my apartment flooded 6 times with sewage, I had to call codes to get the problem solved. my neighbors apartment also flooded, lots of water damage and not just to my apartment but the others I've looked at as well. they remove caps from sewage pipes out side when the tank is full so it just over flows , which can spread disease and is il legal, after reporting that the plumbing company came and pulled out a bunch of nasty stuff and threw it all into the grass where people commonly walk their dogs, great way to get people sick!!!!! building are old and have that old building smell, the walls are paper thin, porches are squished next to each other with nothing separating so if you're out side you're sitting awkwardly next to neighbors. the pool water is so nasty, went once, never again. no play ground! the kitchen cabinets are either super cheaply done or old damaged cabinets painted black, they all look pretty bad. lots of problems with this complex, can't wait for my lease to end!!
This apartment complex building's are not grounded properly. Lightening hit this complex 4 times in 3 months causing fires. Fire alarms went off all night one night because no one could get a hold of the management or emergency maintenance. BED BUGS!!!! ROACHES!! Great location, but the experience with the management was the WORST I have ever had
New management, ZMS, is a joke. Place is run down. One of their so called luxurious pools is closed down and has been since Jan. People that don't lease move in with those that do. Guess what? You pay for their water folks. Smelly dumpsters that look like a landfill. They have used the renovation card for over 3 years. Seriously overpriced!
Last year when we moved in, management was fantastic and helpful to any problems we had. Now ZRS Management has taken over and are the worst people to deal with. They never respond to my work orders and the folks in the office are rude and don't care. They even lost my rent check and blamed it on me. The apartments themselves are nice, but the management alone is enough to make me want to move. Don't live here.
These apartments are very old and falling apart! They are infested with cockroaches and bed bugs!!! The management is extremely rude and useless! The NOISE is awful and not from Semoran Blvd only but from the neighbors through the paper thin walls! DO NOT MOVE IN HERE!
The apartment itself had uneven floors. Where our unit was, the only abundance of natural light came from the bedrooms. This left the common areas fairly dim even at noon. No pest problems were encounter. Maintenance was slow on a few tickets, this changed after building a friendly rapport with them and the grounds worker. Had no problems with the front office they were very professional and accommodating the few times I had to deal with them. Neighbors were friendly, only once did I encounter a problem with another resident; this was over pet handling and dog run area etiquette. Very conveniently located just off the lake, through access through part of the Cady Way Trail. Three pool areas to choose from, one with the grill area would be fairly busy on the weekends. The one located closest to the front office has a spot for a hot tub; but it does not work. The new gate system works but everyone still abuses it and doesn't use it the proper way.
Location is great, right near a Publix, Walmart, and a Wawa. The new building management company is doing a good job with renovations. While they do come in to either upgrade something, or check on an install job, they always give at least 48 hours notice which is nice. Bedrooms are a good size and the layout is comfortable. Had to get used to no ceiling fans in the townhome, but we have adjusted well. Our patio area where we are able to store and use our grill to our convenience is a nice touch. Also, thank goodness for our own washer and dryer!
The apartment where I live is very close to everything I need. It is close to work, school, the Mall and grocery stores, as well as other needs. The owners are renovating and updating all the apartments. The amenities are very nice. There is a walking trail and a large lake near my apartment that allows for exercise. The area where I live does not have a high crime rate. There are daycares, doctors and hospitals in easy access. The area I live is close enough to the beaches that I can be there in approximately 45 minutes. Most of the neighbors are quiet.
Professional staff and calm friendly neighborhood. I really enjoy the apartment inside and out. The inside reminds me of a house and feels very welcoming because of the layout. Only reason I gave 4 out of 5 stars is because I wish there were more drawers or storage space, but besides that I have had a great experience.
I have lived in this complex for about 5 years now. It's gone through numerous owners and property managers, but quality of living has remained the same. The apartments are average in size. Maintenance has always been quick and to the point, although they do often go for the quickest fix (not high quality). The appliances are terrible and old, they work poorly. However, I have not seen the renovated appliances yet (so I can't speak of them). The complex its self has been pretty safe and has numerous areas to relax. However, the grass is rarely cut and people don't clean up after their animals. There is a large bug problem, mostly red ants (but for the most part they remain outside the apartments). The apartments are medium quality, but lately with their price increases I can honestly the quality doesn't match the price. I hope this trend doesn't continue, because if it does I will be looking for a new place to live. For the cost, I could definitely find a luxury apartment complex to make my money worth it.
Probably one of the best deals you'll find close to UCF. You have to drive to the back of the place to throw out your trash if you live in the front. All the appliances break constantly. However, maintenance is pretty quick about fixing them. It's affordable. They have done pretty good renovations. Not the best place, not the worst.
The apartment itself is nice and updated. Management is always helpful. Enjoyed the location. The only issue I have is value. I think the apartment is a bit over priced.
I lived here for a year. When I first moved in rent was 750 for a studio apartment. I left because they upped the rent to 890. The apartment was great, the people who work there were great; however, the price was just not reasonable for a studio apartment with 519 square feet! I now live downtown and have doubled my square footage for the same price that The District was asking for the studio. If you do choose to live here or go tour it, talk to Mary. Mary helped me numerous times and is the only one who can actually get things done. Happy apartment hunting!
Though at first glance this apartment seems like everything you want, you quickly realize it turns into a hassle. The people are nice when they want you to rent here, but once they catch you they seem to kind of not care. Thin walls, decent-ish neighbors, and I'm 75% certain the floors are a little slanted. It's eh. Pretend you climbed to the top of the apartment mountain and decided to rent here, then you tripped on the poorly secured weather stripping under the door and started falling down the mountain. You thought you caught yourself from falling any farther, but the ledge breaks when you find out there's a leak in the toilet that just can't be solved. You keep tumbling, then pick up speed once you realize the appliances don't work as well as they should. Then you bounce off a rock the first time you notice there are roaches all over your painstakingly cleaned kitchen that just won't die - that apparently exist in a lot of other units. You fall a little more until you look around a realize you've landed in a cave somewhere in the middle of the mountain. You realize you may have rented at the peak, but what you really got was a lackluster laminate lair.
The apartment I'm currently renting is in a great area of town but the rent is outrageous for 40 year old building that's literally falling apart. In the past 3 months I woul say that almost half of the complex has moved out and the people that are there are subletting from others & living 4 people - 1 bedroom apartment. I get sick to my stomach every month when I see how much I'm throwing away on this dilapitated apartment and I can be saving to buy a house
