Property Ratings at District Square Apartments
This this apartment complex actively avoids handling issues. They neglected to provide internet for 5 weeks with little to no communication and no compensation for the outage. During the course of my lease (1.5 years) I had over eight unannounced entries into my apartment that went unexplained and unacknowledged. There is still not active ADT monitoring no matter how often I contacted the office or the ADT contact point they provided me. Likely because they do not pay for it despite the alarm infrastructure being there. When challenged on the lease violations, they basically told me to just move and offered $25. Talk about a multi-million dollar company not caring at all for its low income tenants. Break lease as soon as you can! Even better, don't sign to begin with.
Maintenance isn't bad, they respond pretty quickly. However, their solution to mold in the bathroom was to just paint over it. And don't even get me started on management. Vanessa or Veronica, whatever her name is, gives you a hard time every call and she's not good at her job. They almost never reply to emails/calls. I have been trying to add my cat to my lease since September, it is now April. They did an audit a couple of months ago and had the audacity to say they were going to back-charge me for all the months she was living there. I had to threaten to get legal with them because I am not responsible for their negligence. I have now paid the fee and signed the paperwork and she's still not on the lease. I have contacted them multiple times since then. Make sure you keep copies of any email you send/get regarding an issue. They will most definitely try to pull a fast one on you. Ever since I moved here there have been 2 times that the city has blocked 2-3 main parking streets because of construction for at least 2 months at a time. You will constantly be fighting to find a parking spot even without construction. The roaches weren't horrible for us, but that's because we had a corner unit with nobody below us or beside us on one side. I had a friend that lived there as well and the roaches were atrocious (she was a clean person too). And if for whatever reason you decide to live there, be careful with the washer/dryer. It will tear your clothes to shreds. I would also anticipate buying gnat traps.

I’m living here currently, and I’ve lived through a tough bout of roaches. However, not all of my neighbors have had this problem, and they fired the old useless pest control guy that was using highly inappropriate methods. Levco management has redeemed themselves and has actual pest control now. My loft is pretty cool to be honest. The color scheme is nice, the kitchen is small and dated, but it is budget downtown Richmond living at its finest. Now that changes have been made, I would consider renewing my lease if I didn’t have different plans.

Roaches everywhere there is no way this apartment will be able to control the infestation. this building needs to be condemned. The building is also infested with Very scummy people who steal your mail, numerous times i have had packages stolen almost immediately upon arrival. my advice is to save yourself from this headache and save your money because this place is too expensive for what you get.
Wish I could post some photos on here because all of there apartments are infested with roaches! Our fridge, stove, oven, microwave, ice machine/bucket, bathroom.... Everything where! The apartment complex pest control will blame it on you, but this is a building issue. All or most units in the building have this issue.
