Es un condominio bonito y muy bien ubicado, pero el tema de las mascotas y la falta de responsabilidad de sus dueños a no hacerse cargo de el sucio que dejan es de verdad algo preocupante. También noto que no hay colaboración de muchos inquilinos en cuanto no lanzar residuos al piso o dejar desechos grandes en la sala de basura, esto sumado a las mascotas, complica un ambiente limpio en las áreas comunes. Otro punto es que hay gente que viene de la piscina y moja por completo los ascensores, haciendo que los pisos estén generalmente sucios.

We lived in the place for over two years. We have been through a lot. The first bit was fine besides the fire alarm constantly going off in the middle of the night, that seemed to be less towards the end . The constant A/C not working in the halls the water press issues and the tenants coming together getting a lawyer against the building and now the roof leaking and it coming in through the walls into the unit which is why they are repainting the buildings. roachs in the halls etc….all the terrible stuff you read on the reviews are true the worst is the move out process. They literally tell you nothing then when you provide written notice beforehand then a random $800 move out bill comes from a collection agency. I would stay far away, while other buildings may be a little more its worth it, the tenants are not vetted at the building with contestant, parties broken or leaking AC, weed smell and the police come more often than you would like.

If I could I will give zero to this place, at the moment we moved in all looked perfect, during the time everything start getting worse and worse. I will be short just with some points but I can list a lot. When you move out they will CHARGE you as much as they can, even though you leave you apartment perfectly clean. They charged me ALMOST $500 to clean a stove even though I paid for deep cleaning the apartment, they also charged to replace the carpet that was in the same condition when I rented. I bought an Apple Watch online and the package get stoled because the room where company’s (Amazon, Best Buy etc…) drops off your package is a MESS, there are no lockers, nothing, just shelfs with packages from both buildings and anyone can grab any package and take it out of the room… Besides that, Elevators and hallways always DIRTY with dog poop, mail room always dirty with trash on the central table and floor (supermarket newspaper and mails from people), fire alarm always ring, and will be a miracle when all 3 elevators are working.

The building is pretty new construction. Like any other building it requires a lot of good people working to keep up the place looking good.

Horrible building, pretty much breaking down, water pressure seems like your pumping water out of a well, took over 2 hours to fill my tub to be able to relax in an epsom salt bath, lobby has had a huge crater in the ceiling from numerous leaks several times, I’ve had numerous leaks and mold in my apartment, management made no effort to repair until it had gotten worse, walls are paper thin, elevators are always breaking down. Management is unprofessional, lie to your face, bait you into moving in, avoid moving into this building or Waterton by any means

Terrible and over priced. Don’t do anything you need in a timely manner but if they find something they want you to do they demand it be done with 7 days or they will fine you or contact a lawyer. Ridiculous

ES LA 1 am y la falsa alarma de fuego se dispara a un gran volumen, nos duelen los oídos y al mes esto ocurre más de 10 veces mientras llega la policía y los bomberos transcurre 1 hora. Es SÚPER SUCIO, nunca he visto que hagan aseo en mi pasillo. Basura y suciedad por todos lados. El elevador lleva casi 1 mes dañado. He visto homeless deambulando dentro por qué los gates del parqueadero están averiados. Alto consumo de drogas, todo el tiempo huele a marihuana.

As a resident since the building opened as Soleste West Gables, I can tell you the building has severely diminished in quality and customer service. I cannot give a favorable review of this complex, as I'm sorry to say, I'm truly embarrassed to call it home. First off the positives: it's well located, the apartment units are functional and well appointed, and the maintenance team is generally prompt and takes care of concerns. Now the overwhelming negatives: The office staff is condescending and patronizing, if, and only if you're able to reach them. Pre-COVID you'd call and call the office to no avail, show up to the office, and then find no one in the office or have to wait. Post-COVID, you can call the office for hours before getting a response. Emails are almost never acknowledged. When you do actually get a callback from management, he will acknowledge and admit fault to every concern, but blame it on discourteous residents or the absence of Waterton corporate funding or support. As has been well documented in other reviews: the non-smoking contract is not enforced. Residents smoke on balconies and inside units all the time. The hallways wreak of marijuana and smoke. Units repeatedly flood with heavy rainfall, as well the lobby area. Flooding remediation takes months to address, and all attempts to fully fix the issue have been futile. Hallways and common areas are constantly filled with excrement, which often goes days without cleaning. Petty theft is common. Fire alarms are a way of life. With only a few actual fire emergencies taking place there, there are usually near weekly alarms at all hours of the day. Hallway and common area noise is significant, as doors and thin walls do not muffle noise. COVID has left many common areas closed, though when open, most were either poorly maintained or used inappropriately by residents. The package system is an absolute farce. If you're in building one, you'll have to lug your packages a block over. The system is poorly executed. There's an absence of visitor parking and security, though amazingly neighborhood families manage to find their way in and use the property amenities. Law enforcement is often called to the property, including a recent drug bust. And finally, they charge a significant rental rate for the "luxury" they mention in all their advertising. Does any of the above sound luxurious? Imagine bringing a guest over to this--it's truly an embarrassment to call home.

Please don't move here. It's dirty, the alarm goes off in the middle of the night constantly, the people are disgusting, packages are stolen, there's no parking for visitors. Honestly, most awful place I've ever lived in.

Don't move to that place if you are a Family Oriented people, the building is full of Millenials, and University students, that means noise at night, and marijuana smoking that comes inside your apartment, dirty carpets on hallways, and dog's poo everywhere, rent is expensive for what you get, the staff is courteous until you move-in, they lie about real costs, many hidden fees.

Pros: - Location, close to palmetto expressway. - Security deposit. Cons: - Amenities: the pool, the clubhouse, the theater have been closed for months, kids park and dog park are commonly full of puu and mess. - Cleaning: common areas are usually dirty, (including elevators and hallways). - Fire alarm: It's kind of Joke, the alarm sound at middle of the night for hours (and if not cause there is an actual fire), they don't offer a solution to this just "they are working on it". - Parking: Is a complete mess, they give you 1 assigned parking and you can rent one additional, but there are many people there with more than 2 car, they have no choice so they have to use visitor parking or your spot. Never expect your guest will find a spot, they have to park at the store in front of the building. - Security: the building is completely unsafe, gates are always open or broken, many reports of robberies at parking garage and mail packages (they don't do anything if your packages were stolen). - Staff: They are courteous just when you are there to sign contract or move in related, don't expect good attitude when you make a request a repair or make a complaint. - TOTALLY EXAGGERATED EXPENSIVE RENT for what you get. This building looks luxurious but far from been it.
When they show you this place, they will make it seem luxurious. However, that couldn't be further from the truth. The walls are so thin you can hear tenants next door talking. The floors and ceilings are so thin, you can hear people when they are walking around in their apartment. If you live anywhere near or above the gym (including three floors up), you will be able to hear the weights dropping and it will shake your entire apartment. The maintenance is nonexistent. I have asked for them to fix my shower pressure three times to no avail. If you live on the poolside, expect to hear people through the glass at all times of the day/night and especially on the weekends. There is no peace in this apartment complex, and it only gets worse in the common areas. I once saw there was a huge mess in the elevator, but when I went to tell management they told me the cleaning staff had left for the weekend. Last but not least, the garage is terrible. The gate has been broken so many times, and each time it takes 2-3 weeks to fix. When this happens, they just leave the gate open for anybody to come in. They do have a security guard, but since there are no cameras in the garage, they don't watch for this. People will also tailgate you to get in, and I talked to management and they said to just let it happen. I truly don't understand how this could be considered a luxury apartment. I will be moving to Brickell for true luxury.

There is no security in the building. There are apartment break-ins and cars are vandalized. Management refuses to put cameras and hire security guards. The building give the appearance of being secure, but it is not. There are transient people walking the hallways. You never know who really belongs in the building. Anyone can walk in at any hour. It is not safe. Rents are very high and there is no security for tenants.
Yes, the building is brand new and beautiful. Brand new appliances in the kitchen, updated lighting, the works. I would love to say that this is the apartment of my dreams, but that's not the case. I honestly think those other amazing reviews are fake. - The pool is gorgeous but its not heated and since it gets direct sun only a portion of the day, it's cold. Freezing cold. In the summer months when the pool gets warm enough, get ready to fight for a spot in the pool. I'm not complaining about people enjoying themselves in a manner respectful to others, unfortunately pool guests get drunk and rowdy. (Local police have been called quite a few times) - Kitchen is beautiful with updated appliances. There is barely any storage and most units do not have a pantry. -No linen closets or any small storage spaces. -We have one of the larger balconies that are actually bigger than the living room. The area is absolutely beautiful and I love it; when it's not littered with garbage and cigarette butts. It's a smoke free building yet I remove a minimum of 10 cigarette butts weekly. Cigarette boxes. Lighters. Overwhelming smell of marijuana 3-4 times a week; with those butts on my balcony too. I've had glass candle holders fall from other's balconies and shatter, beer bottles.... You name it, I've had to pick it up. I have THREE large burns through my outdoor patio furniture from lit cigarette butts burning through them. The management does absolutely nothing about it. - Maintenance works Monday- Friday and they work promptly. - One parking spot per unit. $50 monthly per spot for additional spots. I could go on and on. The building is beautiful, but there is major room for improvement.
My apartment is perfect . It is located in the heart of the city , the neighbors are friendly and I am very happy here . I enjoy every part of the condominium and its surroundings. So I just moved in September to Soleste West Gables, the Solano model, which is a two bedroom, two bathroom, split floor plan. Despite the ongoing construction, the place is absolutely gorgeous. The kitchens have great appliances, such as an all black refrigerator with water and ice dispenser, along with a matching black oven, and microwave. The cabinets close on their own and the counters are a nice granite. Each room has sufficient lighting, to be honest, you really wouldn't need lamps because the lighting is perfect! This model has two full walk in closets, one in each room, as well as a shower/bath in each bathroom. The rooms itself are decent sized, my girlfriend and I have a queen bedroom set along with an entertainment center in our room, and their is still enough space. The other bedroom is around the same size, so it is like having two master bedrooms. Probably ideal for someone looking to move in with a roommate, or if you just want to have a spare room for a guest. We decided to make our other room an office, and it looks great! The balcony is a nice size, however a little too close to the other neighbors, in my opinion. The windows in each room are a nice size, and give you a nice lighting as well. I did forget to mention that we are facing Ludlam and I actually prefer it because the apartments facing the pool don't give you as much privacy. The pool is gorgeous, it has a beautiful fountain that soon will be active, right now as I said it's still in construction, but for the most part from what I see, I can't wait to lay out there very soon! This brings me to the gym, which I haven't worked out in yet, but it is very nice, has everything you would need, I quit my gym membership because of it. Very close to all stores, University of Miami, etc. Now to go on to why I gave it four stars and not five; The apartment has absolutely NO storage space! Besides the two walk in closets in the bedrooms, there is no other closets. No pantry for food, no closet for appliances. There are no closets in the bathroom, living room, etc. If you plan to move here and have A LOT of stuff like my girlfriend and I, make sure you either have lots of storage, rent a storage place, or rent a larger model. The parking spots are also extremely tight, it seems to me that they were really "hungry" for money because they made the parking spots so narrow, it's almost impossible to not tap the car next to you while getting out. No hot tub/ sauna. Hope I was helpful!

For anyone looking to move to Miami should definitely look at Soleste West Gables, they will surely be impressed!
