I love the location, walkability & amenities. Britni was great and so knowledgeable, she answered all of my questions before I asked them!
I would not recommend this apartment specifically due to management. We moved out in November 2023. From the beginning, there were very high application fees — more than anyone else in the area was charging. This management does not do any referral deals or really any deals/specials like most other north loop apartments will do. Lots of hidden fees — had to pay for our key fobs (mine ended up not even working) which you have to return and this is not a deposit/refundable expense. Other issues we would’ve looked past if we didn’t have a bad experience with management: dishwasher didn’t work when we moved in, dryer broke and took 2 maintenance requests and 2 emails before we ever heard from anyone — we were without a dryer for multiple weeks. Our names were never added to the call/ring-up system despite multiple requests throughout our time there. I WFH and there were multiple occasions where there was extremely loud construction without warning. Also many random fire alarms went on throughout the summer due to system issues. In the summer, running water wouldn’t get cold. During renovations, which were going on the majority of our time there, our parking spot was surrounded by boxes for months on end. Despite all of this, we still considered resigning because of the great location and the actual building was great. However, 5 months before our lease was up, management had us schedule a “yearly walkthrough” where we were given an “early bird special” which increased our rent and told us we had to make a decision while they were in our apartment. We declined and got multiple texts and calls trying to convince us, telling us they’re saving us so much money with this special, etc. This ultimately turned us away from Dock Street Flats. I’ve never had to make a decision to resign/get a rent special more than a couple months away from the end of the lease. It felt super pushy and we had no idea that’s what the “walkthrough” was for. Once we moved out, they also asked us for our forwarding address 4 separate times which felt really unorganized. Overall, we really enjoyed the building and location, and day to day living there was fine. However, the insane hidden fees and constant feeling like they were always trying to get more money from us made it not worth it to live there anymore. Have had much better experiences elsewhere in the north loop.
Research the Connor Group before ever signing ANYTHING. They bought the building in Nov 22 and ever since then it has been a literal nightmare to live here. Read and believe the negative reviews. Do NOT disregard them
DO NOT MOVE HERE! This place is unsafe, I have come home many nights to strangers sleeping in the common areas and buildings front vestibule. Living at Dock Street Flats is an absolute nightmare, filled with broken promises, deceitful practices, and charges for amenities and services that were never delivered. I cannot stress enough how disappointing and frustrating my experience has been. The management team made several promises during the initial leasing process that they failed to fulfill and questions regarding the updates are often ignored. They claimed they were going to update the community and make it an amazing place to live. They slapped a “Luxury Apartments” sign up and raised rent despite the community lacking a lot of features and amenities that most of the other apartments in the neighborhood have. They said that they are going to prioritize the current residents before discounting for new residents and then increased our monthly expenses over 20%! (Over $200 more in rent every month, $70 more for parking, an extra $100 in common area utilities that we are now required to pay, and it sounds like another $100 for their internet package.) Maintenance issues do not seem like a priority to them considering it took 4 months for them just to fix the hot water in my apartment. They struggle to keep common areas clean and the trash cans outside will be overflowing with dog poop before they are noticed and changed. Needless to say, I will not be resigning my lease. Funny how most of the five star reviews are just commenting on the tour of the property and not actually living here…. Seems suspicious. Not claiming they are fake, but are they real? I know I don’t typically review an apartment tour….
I'm going to start by saying the apartments itself is lovely and the area is great. We made a lot of great memories living there. The management, on the other hand, is absolutely horrible. We tried to resign but couldn't get ahold of anyone for over a month and all of us worked during their office hours. upon moving out - they tried saying we had over $2,000 of damage which was so far from the truth. They had originally told us they repaint the walls after every move in and to not worry about the walls, apparently they wanted to charge us anyways. We had cats so they tried to say our cats peed on the carpets when they have always been extremely well trained and have never had any accidents. (if you're a cat owner - you know that you would notice if your cats peed on ANYTHING that'd not the litter box) After fighting this bill for about 6 months they finally had their attorney call us to settle for $1,360 - we ended up paying it to be done with them but upon that conversation, he said this is a known thing this company does to almost every tenant they have. They charge an absurd amount, if you fight it - they'll lower it but it's still completely out of line. PLEASE NOTE - by signing a lease here, you will not get your deposit back, they will stick you with a huge bill at the end. They will not listen to what you have to say and they do not care about you. They care about money and that's it.
“Amenities” are fall below the standards set by apartments downtown, the leasing agent asks overly personal questions about your whereabouts, and good luck getting a straight answer from management on procedures that are listed in your lease. It will take at least two weeks and 6 follow up emails to get one reply and even then the reply is in explicit ignorance and violation of lease paragraphs. Not to mention the CONSTANT break ins and theft, lack of 24 hour security that was originally boasted when signing our lease, and full blast noise from the light rail when we were confirmed that our apartment was “sound proof”. Actual amenities like the pool and gym were closed when the staff wasn’t even wearing masks while speaking closely to tenants....Avoid.

I lived at Dock Street Flats for a year beginning Jan 2018. I loved every minute of my stay there, the tenants were very friendly and the location is very nice. The staff Jane, Carrie, Garrett and the maintenance guy Victor were very pleasant, always smiling and helpful and also schedule happy hour events for the tenants every few months (onsite and offsite). Coming from a different state they really helped with my transition. If i was going to stay in Minneapolis i would have definitely extended my stay.

The highlight of this apartment is the location. Walking distance to downtown, Northeast, all of the North Loop hot spots, the Cedar Lake Trail and multiple forms of transportation (bus, light rail, ZipCar). There is a skyway entrance across a parking lot from our door, so you can't beat that on cold, snowy days. The amenities are great, though similar to most of the new buildings in this area - pool, beautiful rooftop, communal grills, bikes that can be borrowed, underground parking, front desk staff, and dog friendly. The maintenance staff has been great and quick to fix anything I've submitted via the internal resident website. The cons I would offer include: -The building currently being built RIGHT next to ours, that will block off the view of Target Field - and possibly limit sun exposure to the pool. -I don't like that it's an additional $125/mo for a parking space. -There are only a couple of guest parking spaces for a building of hundreds. -The rent is pretty steep for any unit in the building. All in all, I've been here for 10 months and have been quite happy.
High quality construction and amazing staff. Love it.
