Located directly across the bay from San Francisco, Downtown Oakland extends from 12th Street north to Grand Avenue. We had a tour. Among the apartment we have seen so far, it is our favorite in terms of living. Just they have a long wait list for their residence parking space availability. I have not applied, but I will wait a little to see if their list go down.

I have been living in Domain Oakland for little over 18 months now. Here are few & not all of the bad experiences: 1. Pet litter all over the place 2. Elevators broken half the time 3. Bike theft and package theft is rampant 4. Management is rude and racist 5. Promised 4 months of free parking by old management and have it in written but not honored by new management

We didn’t believe the issue could be as bad as past reviews said, and now we seriously regret moving here. The alarms go off on average 3x per month. Sometimes, they’re blasting for the whole day every hour. Last night, they were howling starting at 1am and through the next day. Mind-piercing, insane alarms at 100 decibels that go on for 5-10 minutes until the fire department arrives. It’s damaging our hearing-- I can't imagine the permanent mental and physical problems it's causing for pets and children. And like firemen have nothing better to do.... The bureaucratic management team is incapable of fixing or communicating a solution. They are nice, but they just talk in circles and apologizing without actually getting anything done. This is the case with anything aside from the alarms too. For example, the new gym reservation system is discriminatory and confusing to navigate. Residents are complaining non-stop, there are TONS of reservation software solutions on the market, yet zero change. Just excuses, apologies, and useless emails. DO NOT MOVE HERE!

In regards to the alarms going off, we believe we have fix the issue, since it has been almost 3 weeks with alarm. However we are monitoring very closely and working with the Fire Department and our Fire Life Safety Contractor to ensure it is fix. If the current solution fails we do have a plan B and C. However all communication will be sent out via our online portal (If needed). In regard s the online reservation I would love to help you get a reservation in, we are obeying to city and county guidelines. Really bad experience living in this building for the past year. Fire alarm system is terrible and incredibly disruptive and would go off intermittently during the day, impacting our WFH schedule. More recently (ie last night), it went off 5x from 2am-9am!! This is not a new issue with the building, but it seems like the efforts taken by management are not going anywhere. No concessions made to ease residents who are overpaying for a very uncomfortable living experience wrought with anxiety. There's always an excuse and a half-hearted plan to fix it, but we end up just wishing for the best with no end in sight. Save your dime and look for another building with functioning elevators, thicker intra-unit walls, better trash management, and a more responsive and caring management team.

If you want a very bad quality of life, please select this property. I was woken up by the 4th false fire alarm of the night. This has been a problem on and off for 3 years and management has been extremely irresponsible

Looking forward to moving out next month. Before I go into a very detailed list of all the reasons we would not recommend this building, there are three positives: 1. The physical apartment is really pretty & modern. We live in a studio but it’s still pretty spacious. Guests are always impressed with the sleek design. We love that there is in-unit laundry, dishwasher, garbage disposal, etc. 2. Inside the building, it feels very safe. There is barbed wire above the gates ensuring someone couldn't potentially climb over. There are also a lot of places you must ‘beep in’ with your fob. 3. Parking. Only $100 a month & the lot is never full. You can always find a spot without trying very hard. And all of the negatives: 1. An absolutely rude, unorganized, unresponsive, unprofessional staff. You would think they hate their jobs. They sit with the door closed and locked with their backs to the residents. Never do we get a hello. The leasing office is the ONLY place with A.C. Does the building care more about themselves than their residents? 2. Bad neighborhood. My girlfriend gets regularly followed, catcalled, and harassed. There are also legitimate prostitutes on the corner (MLK + 14th). If you are a female - don’t plan on going out at night by yourself 3. Back elevators never work 4. Dogs constantly run off leash 5. Key fobs often don’t work/we get locked out 6. Packages go missing/stolen/lost 7. Fire alarms go off in the middle of the night and WHENEVER we go to use the oven. We’ve put in multiple service requests and while the repair man tried to fix it, the problem persisted. (I will say the nicest and favorite person of all was the service repair man. I’m unsure of his name but he was delightful and helped in any way he could.) 8. There is a building wide issue with water temp. Our shower takes at least 10 minutes to get hot. What a waste of water. 9. All residents pay approx. $70 a month for trash - that we still take out ourselves, to trash rooms that are regularly overflowing + dirty. 10. We’ve paid full price to live here through this pandemic and all our amenities have been shut off. Obviously, this is to comply with state/federal regulations. However, why should we pay full price when every good thing about the building has been closed for five months? I would discourage anyone from living here. There are A LOT of other places in Oakland that are nicer at the same price. We used to love it here, but the last six months have been pretty terrible.

Domain is an absolutely fantastic place to live - we live in a 2-story 2-bedroom, 2.5-bath on the top floor. The balcony is beautiful, the internet service is built in to the building (and insanely fast) and I positively love the place. Unfortunately, the building management is kind of ridiculous - for example, it took me 6 months to get added to the system that allows me to pay my rent or request maintenance. Additionally, the maintenance folks only do certain things... the dishwasher hasn't really worked since we got here, but the maintenance folks don't want to replace it because that's outside their scope. Great building, great location and great community though.
