Hi Readers, I applied for rental in the community with Dorian leasing office and paid 150 $ for application fee in mid June with my move-in date in mid July. I landed in the US first time, so don't have SSN and rental history. They took around 30 days to confirm my application and asking for additional 500 $ as fisrt time rental fee. I argued with them that I have provided my I94 already and my offer letter for proof of income. Both the amount is NON-REFUNDABLE. I requested refund for my 150$ application fee as it makes no sense if they are asking for SSN within a week of landing in USA, and if no SSN then pay 500 $ more to move-in.

The management people are really rude in their approach. For any problem the guy does individual discussions ,which are nit friendly at all The right way is to send an email ,if facing any issues with the residents however telling one person will not help. That to be being extremely rude. Building 7 has a lot of issues Specially cockraches for which they did pest control like endless times however no success Paying hefty amount & getting bad service for that is not acceptable.

Tribeca is overall a good, although not very good or excellent community to stay in due to the fact that the basic amenities such shops, stores, hospitals, schools etc. are accessible easily/nearby, Staffs are very good and service response time also overall good. However, Tribeca needs improvements inside community.
Maintenance is very poor, customer service is not friendly and I will not recommend anyone for this apartment.
TriBeCa is best Comminity with diversified culture families. It is surrounded by best people and is safe for family. I am glad that I have chosen TriBeCa for my stay. Thanks TriBeCa
I am very dissatisfied with Tribeca's management one example is one of the treadmills has not worked in 2 years and I have informed management about the situation; however, the treadmill is still not working. I was informed that the treadmill was leased, can someone please just call the exercise leasing company to have the treadmill fixed or switched out for a new treadmill so the tenants can have a good experience in the gym? Another example is there is a hole in the corridor hallway on the 4th floor and I informed management numerous times, the hole has been there now for 2 years. The hole was fixed incorrectly the first time; however, the hole is still there. The property location is convenient; however, it takes management a long time to handle issues. The two young ladies who sit at the front desks; sales representatives are very professional and courteous.
The leasing staff at Tribeca were very helpful and made the moving process very easy for me, everyone is always friendly when I see them including the maintenance staff. Love the apartment floorplan as well as the view, very convenient to shops and eating out. The trash butler is always on time and does a good job. I'm glad to have chosen to live here. I give Tribeca an A

If you’re looking to move here please look somewhere else , these apartments are extremely dirty my apartment was infested with ants they were in my bed my cabinets everywhere I had to Break my lease , these aren’t luxury apartments AT ALL ! The appliances are old the only , pro is the complex is next to Walmart and sams . You’ve been warned
Very family friendly environment lose to shopping and dining and many corporate headquarters. Even when others properties were increasing in rent to outrageous prices during the height of the pandemic Tribeca stayed affordable and made sure that tenure residents didn't have to leave a place they love.
We moved into our apartment sight unseen since we were moving in from out of state. There were a few issues in the apartment when we moved in that we were able to list out to the property management team. Since then, they have been amazing with how diligently they have tried and resolved almost all of the issues. Even for the issues that are a long term fix, we were always given options so that they could work with our timeline so as to not inconvenience us even a little bit. We really couldn’t have asked for anything more from the team here.
Great apartment building layout and courtyards. Comfortable and modest apartment units. The neighborhood is very walkable, with many options for long walks through quiet streets and shopping districts.
The worst move-in condition of any apartment I've ever lived in. About half of the outlets didn't work, no hot water, no washer, bedroom and closet doors couldn't close or lock, the metal on the bedroom window's tracks are broken which makes the window not liftable. The condition is horrible and I asked for compensation for the abysmal condition and got no followup.

Tribeca is a really nice community to live in. Everything is close by from shops to schools and any services you may immediately need. The office staff has been kind, helpful and available. The maintenance staff are always polite and helpful. Parking is never a problem. Tribeca is definitely a place to look into when choosing your next residence!
I have enjoyed living in the Tribeca community for over eleven years. It has always been family friendly. If something breaks, maintenance is usually at my door within the hour.
Tribeca is a wonderful and safe community. Grounds are well maintained and staff is polite and helpful.
Overall it is a nice experience for us. The staff in the leasing office is polite and they respond for the issues raised by us in a timely manner.
The management team is very rude and mean. Whenever we go to request urgent help for emergency situations, the management doesn't help out. They are outright rude and not empathetic to the customers. The rent is being increased every single month.
Dirty Areas, Weed smell, rats in the swimming pool, no response from Management, Bad Communication, etc.
By far the best apartment complex Ive ever lived in. A very close knit community living here, and wonderful staff. Facilities are well maintained and the security measures makes living here feel safe. I would highly recommend to anyone Looking to move in.

Nice layout on the townhome, but not worth it. I would not move back here
I have been here almost four years and every year it declines more and more. My unit has these awful brown permanent stains in the sink, I have to close my eyes while I use it. There are SO many rats around. Most recently, I had the unfortunate pleasure of speaking with the Jamie in the management office about my experiences and she basically told me to get over it and then issues me a warning for a “potential lease violation” for disrupting business. I was so confused and flabbergasted because she reached out to me, we talked over email, I did not cuss or use any foul language so how have I disrupted the business? She could not justify the notice with an explanation just basically told me I would get another one if I keep writing bad reviews I suppose. Well, something tells me it’s not legal to retaliate and threaten residents because they say things management doesn’t like.
Worst complex. We’ve had nothing but issues since move in starting with cockroaches everywhere, the employees didn’t check our apartment before move in, they didn’t tell us we needed electric before we could move in which delayed move in after we drove from Michigan and called them multiple times making sure we had everything, Washer flooded our apartment, There is never any parking. They don’t monitor it at all. The locks on the gates do not work EVER. Our mailbox was broken into. They are VERY BIG sticklers on the trash if it’s left outside they have a meltdown. The gym always has people’s trash left on machines. AND NEW MANAGEMENT IS THE WORST. They switched over online systems, cancelled our autopay and wouldn’t accept a check in the office and told us to vacate. DO NOT LIVE HERE. AND to the Tribeca management please look up what the word “luxury” means because you obviously don’t know it.
I am sure all these 5 star reviews are paid. I would give ZERO stars to tribeca if I could. Usually I don’t write reviews and I never did so far. But the way the tribeca management is handling my case, I am so embarrassed and felt obligated write a review so as to help other residents in the future. I just want to rise a red flag to let other residents know the process and alert them to be more careful when they move out. The management staff doesn’t know the meaning of customer satisfaction, instead they mastered bad practices to increase their revenue. I have been dealing with management staff (Marcia) who is reluctant to listen any of what I say, and she is just happy to see the emotion I am going through. Management staff is so ignorant and not letting me see the manager. The move-out charges are totally unreasonable, deliberate, ignorant and brutal. I will find every option to dispute them. Just like the way they don’t care residents; I don’t care them. They want to be dishonest, but I will fight honestly with every option I have.

Bad mannered staff. Went to follow up on a maintenance issue which was not addressed for 2 months, the agent at the rental officer walked away when I was talking to her. Did not listen to my complaint. Horrible service, dirty public spaces, lost packages. This is NOT a luxury apartment. It's the opposite of Luxury. Stay away. I will change me review when the issue is fixed and service improves. The one star is for the location.

I have been staying in Tribeca for almost 2 years. It’s been exciting journey. Decent community with wonderful atmosphere to live. Clean and maintained properly. Servicing team is co-operative with prompt service. Amazing staff, never disappoints, very kind and responsive. Especially Asst manage,. The Apartment is maintained very good and the apartment is located in very convenient location. The response for the work order is very good.
The Encore Apartment Building at which I am residing at is by far the best apartment building I have lived in. The staff members are very friendly and take pride in their work and are always willing to help. The rooms themselves are spacious with high ceilings and plenty of storage space. Its convenient location to many great shops and restaurants in Northern Plano add to the charm of the complex. The fitness facility and pool are great to have as well as they make it possible to relax and exercise without leaving the comforts of the complex. I couldn't have asked for a better apartment!
The location is excellent everything you need is either a walking distance or a short drive.Enjoyable common areas, BBQ , excellent business center&Gym ,the pool area is very attractive and clean, perfect for weekends. The buildings design and layout are unique , very good interiors...feels more like your own home rather than the common rental apartments. Family oriented ,feels safe,active area ..you can always run into neighbors walking their dogs or doing sports. The staff responds promptly.
This is what living in Encore like - The best interior you can get in a rental place,granite counters,hardwood floors in 1st floors only. - Very convenient location,Walking distant from Sams club,Walmart, a dentist,schools& fastfood . - In a close proximity to Galleria, Shops at legacy ,Gas station,Car cleaning and many company headquarters . -The pool area is beautiful, well equipped business center and Gym. - We had lots of roaches in June ,but the staff secured extra pest control the very next day I submitted a complaint. - Active neighbourhood, walking pets and running is very common . -The neighbors can get noisy sometimes. We would recommend a friend to move here.
These are excellent apartments for everything. Name a thing and they are within 2-3 miles radius. A perfect place for everyone and if you want a quick walk to the metro, great restaurants and outdoor space. The common areas are well maintained and staff incredibly helpful and cooperative. Unlike other apartments in this area, it has a large courtyard with a pool, lounge chairs and dining tables. I recommend these apartments.
Nice quiet pretty good price for the area. People are friendly in the office and seem to helpful. By frisco mall and pretty much anything you would want around you.
We are living in this apartment for 2 years. It as very good staff and maintenance is good. When maintenance is needed they will be there to fix it on the same day. Apartment as very good pool and BBQ place to have a relaxed weekends.

Have stayed here more than a year and extending my lease. Excellent apartment with good new appliances. Love the granite counter top and in unit washer and dryer included with the rent. Rent is cheaper compared to the communities close by. You get more value for the bucks. Good management. Very quick to address maintenance issues. Monthly social events and a bonus :)
My first apartment in US is encore. Even though I traveled from other country, I did not see a difference where I can memorize my home. That's the beauty of Encore.
