Property Ratings at Dover Hills Apartments
I have lived in Dover Hills on two separate occasions totaling 3.5 years. Currently living in a 2br 2ba which has large rooms with several large closets and tons of additional storage space. The apartments are very clean and any needed repairs are done quickly. There are several included amenities (pool, hot tub, internet, covered parking) that make living here wonderful. I highly recommend Dover Hills Apartments.

I lived at Dover Hills in a 1 bedroom apt while I was working temporarily in Kalamazoo for a year. I had a wonderful experience. The apt was new, clean, spacious and everything was functional. The office staff were so friendly and helpful, maintenance was carried out in a timely manner. The amenities were perfect for me, beautiful grounds, gym, pool, and hot tub (gym is a little small but I just needed treadmill and free weights so wasn't an issue). The best feature I think is the fact that gas, internet, covered parking (very necessary in the Michigan winter), trash, and amenity use is all included in rent price which you do not see everywhere. I also had a washer/dryer in my apt so all I had to pay was a monthly electric bill which was not expensive (avg $25-40 per month). My apt building was clean and well maintained. I never once had an issue with noise. My neighbours were friendly and I never so much as heard a sound from those living next door to me, so the walls are very thick. One thing that I really admired about the company too was that there was a misunderstanding when I moved in about the transference of my name to the electric and I was to be charged a fee, however, they waived it given the fact I wasn't aware of the timeline. They could have still insisted I pay. Another time there was an issue with rent paid incorrectly and fees accumulated on my account. Once I explained this to them, they were very apologetic and removed the fees. And when I left, I left the apt in excellent condition, they returned every cent of my security deposit to me. Its unfortunate that I am commending a company for doing the right thing, as I was entitled to my deposit and the fees incurred in the other situations were not my fault, but sadly, in today's world, many property agents are just trying to take whatever they can get from people. So kudos to Dover Hills for being a fair company. I would recommend them to anyone.

the $$ you pay not worth it. the apartment horrible...the buildings smell so bad not even had a good sleep for 1 night. i had to move. bad service,, they dont replace appliances no way ,,,prepare yourself receive violations either for garbage that they dont pick up, or for dogs waste,, either tow your new car ,,they find away to get something .....fees ,,fees,,over fees if you turn in the moving out notice before 30 days they tell u,,,no it has to be before 60 days ,,,make sure u keep copy for that because u will receive a bill later... the pool not usable with green water, it cost me 2 months treatment with a doctor..... find some others that are honest, and clean

Office staff is rude and judgmental! We had a leak from another apartment shower upstairs(gross) that took weeks to fix as well as cutting a whole in the ceiling! Our buzzer never worked the whole 2 yrs we lived there! When we moved out they charged us for a couple missing blinds and the stove drip trays which is normal wear and tear! They tried to schedule a plowing day where they would tow your car if it wasn't moved to plow; we live in Michigan it can snow anytime you can't schedule a plowing time! And people would be at your door with little notice or by email which is not a great way to contact people!Also very difficult when you work night shift and you're sleeping when they come in and you were not aware that they were coming! Security constantly changing around the property and our locked entrance into the building was inconsistent to when it worked or was just open!

Me and my wife were residents of DHA for 2 years from mid 2015 to mid 2017. First the positives: 1. We were in a 2 bed 2 bath layout. The apartment is very well laid out and spacious. Great storage space. 2. The management is prompt with repairs if you need them. The negatives: 1. We were blessed with Pot smoking neighbors. We were not bothered with what people do in their own house on their own time. However when the smell starts seeping into our apartment, that is a problem. The issue was ridiculously worse in the winter when you cant air the apartment on a regular basis.During winter, jackets stored in the closet, would start smelling like weed. It took a lot of effort on our part to bring this to management's notice. For close to 6 months no action was taken. Even later when the management got involved, the problem was not resolved. So on a positive note if you like weed, DHA management seems to be a 420 friendly. 2. The walls and flooring are ridiculously thin. Good luck if you have noisy neighbors. We had college kids living below us. They were LOUD !!! Another big reason why we left. 3. After we vacated, we were docked ~300$ from our deposit for carpet replacement. We are freakishly clean people and left the apartment in great condition. There was only normal wear and tear to the carpet. The carpet replacement fee was definitely unfair. So if you have a big deposit with them, make sure you are present with them in the apartment during inspection, so that you can argue your case.

Dear Resident: I am happy to hear that you enjoyed your large apartment and our maintenance service while you were here; however, I am sorry to hear that you experienced issues with your neighbors and noise in your building during that stay. Here at Dover we have a strict "Use of Premises" clause in our lease that prohibits any one from using illegal substances within the community. It is not an offense that we take lightly nor one that we tolerate, and we do our absolute best to prevent it/stop it. Unfortunately, the legal action required to eradicate those responsible for said behavior takes more time than one would expect. While we have had success removing guilty parties in the past, we don't always get quick results. I am truly sorry that you had to experience this while living at Dover Hills, as the comfort and happiness of our tenants truly is our first priority. I've lived in Dover Hills for about two years now...and in the two years we have experienced; the unfortunate ability of hearing every word and step my neighbors take; a constant clanking noise right above my head when I sleep, that clangs for over 30 min every time someone uses the water above me (maitenence has knocked holes in my bedroom wall TWICE to fix it..and it's worse than it was before); the roof in our building collapsed and we didn't have any hot water; and dumpsters never being emptied for days, leaving no room for trash..and yet residents get threatened with $25 fines for leaving trash bags on the side of the overflowing dumpsters... And to top it off we pay more this year than we did last year.. for more problems.. DO NOT LIVE HERE! Wish I didn't have to give it one star

My stay at Dover Hills was wonderful. Great place to stay for a college student or anyone who wants a quiet place to stay. The apartments are very quiet and relaxing. I really enjoyed the landscaping and the beautiful pond in the center of the complex. The office staff is exceptional and friendly with any encounter. Maintenance is very quick in responding, most of the time the same day. Night time security is visible throughout the night to handle any security issues. The floor plans are nice with open dining and living areas, which makes it great for accommodating a few guests. The clubhouse, spa, and pool are all great amenities that Dover Hills has to offer, which are also clean and inviting. If I did not have to move out of town, I would still be at Dover Hills. I would recommend this place to anyone looking for a place in the Kalamazoo area.

The Dover Hills area is a beautiful well maintained landscaped area. There's a giant pond in the middle of the area, which collects many birds of various types during the summer! The apartments are relatively generic, but the location is close to WMU and various hot spots! Low traffic area, bus spot and ice cream truck route included! The cost of rent is high for the area, but includes trash and water. Very safe area. I've lived here for 3 years and have never seen the police on the property.

Am sorry to say but this apartment is the pits. It wasn't what I expected. It wasn't clean. If it wasn't for my son's moving me I personal wouldn't of move here. The maintains guys are terrible. I need so many things that need repair. I wished that I would of look at apartments .com first.
I have lived here for over a year. I love the dog park and that they allow large breed dogs. Always very clean buildings and friendly staff. You can also rent out the clubhouse which is nice. Pool is great and hot tub is nice in the winter since it is inside. The only bad things are that the lighting outside isn't very good. Some very dark spots around the property. They never seem to stock the pet waste bags so make sure you bring your own. Rent is higher than most properties in the area. Overall though, I would recommend Dover Hills.

I have lived at Dover Hills for over a year now and absolutely love it!!! The maintenance staff is awesome, and finishes work orders within 1 day. I currently reside in the largest 1 bedroom and love all of the closet space and the size of the bedroom. The property is absolutely beautiful, and doesn't feel like it's in the middle of a college campus. The grounds are very well kept, and they have just started a Doggie DNA program that has helped to clean up the property even more. I am so happy with my home here at Dover Hills!!!
I have never been as happy with my living arrangement than I am now. Living at Dover Hills has made my life so much easier knowing that there is a staff that actually cares about their residents. Work orders get done in a timely fashion, they know me by name, and the amenities are clean an convenient. The property is beautiful and far enough from the University but close enough so it's not a hike. The staff makes me feel welcome and comfortable, and has since the day I moved in. This experience has taken a lot of stress off of my life and now that I'm getting settled into my new home I love where I live...finally.
This community has very friendly staff and the maintenance always responds very quickly to my requests, usually the same day. The layout of the apartments are well thought out giving you plenty of living space. If you're a student, the office has desktop computers in a comfortably furnished room to use. You can take a break and watch television or play the XBox, play a game of pool or pop in a DVD, all in the office. If it's a quick workout that you desire before heading to work or class, the fitness center has all you'll need, complete with dry saunas and a Jacuzzi. They also bring a plus to the outdoor life with a nice sized pool with umbrella tables and reclined chairs, a volleyball net in sand, grills and picnic tables in the common areas. You're close to the bike trails, shopping, restaurants and the highways. You could walk to most of the places in the area just to enjoy the sunshine and fresh air. Everything in close proximity.
I love my apartment complex. I've dealt with a lot of different types of apartment complexes and alot of different types of landlords, some I've worked for and some I've rented from. I love the atmosphere this community gives off and how quiet and respectful the other tenants are. They have so much to offer for great prices and all the staff is friendly and actually cares about you and your needs. Everything from the grounds to the extra amenities are always clean and well taken care of, as well as the staff always being professional when you talk to them. Will rent here for many years and also telling others about this awesome apartment complex.
