Property Ratings at Downtown Dadeland
Downtown Dadeland is a decent place to live if you live by yourself and have no friends. Plenty of new buildings at similar pricing being built in the area, look elsewhere. Rented from the company instead of an individual owner for the "perks" but it was sold off to someone else as soon as I moved in. When I went to ask for my second spot, I was told by the leasing company that they don't rent to "private owners" even though I originally signed with them. Come to find out, its almost impossible to get a 2nd parking spots. I have a 2 bedroom but it only comes with 1 spot. Even the 3 bedrooms only have 1 spot. A private company owns almost every spot around the building leaving no extra parking. If you manage to find someone that is renting their spot, get ready to pay $175-$250 a month. Not to mention you'll only have it for a couple of months before they need it back and then your back on the street. Having friends come over? Better tell them its $12 to park. I've been to other near by buildings that offer ample guest and resident parking, even in Brickell this wasn't a problem. Amenities are lackluster, upkeep is poor, and I'm not really sure what security is for since the only thing I've seen them do is tell you only water is acceptable in or around the pool.
apartments are nice size, brand new appliances, granite countertops, hardwood floors. only downside is lack of closet space. pool is nice, gym is big and nice but could use more machinery, weights, etc. located above many stores and next to dadeland mall, dadeland station, and the metro makes the location VERY convenient. good security. need a fab to get into the building through the garage and through the the first floor lobby. parking is in a parking garage underneath buildings with assigned parking spots. only downside to this is it makes it difficult to have guests stay extended periods of time because there is not much free parking around.
