Property Ratings at Dry Creek Ranch
Will not accept student loans as proof of income. Doesn't matter, automatic no even if you have a side job, and you're in professional school.
We have lived here for over 3 years, going on our 4th lease now. Weve lived in 3 different apartments here, in 2 different buildings. The newer phase is beautiful but can be noisy if not on the 3rd floor but the trade off is beautiful wood look floors that are easy to keep clean! The older phase is still great and you cant find a better price for the square footage anywhere in this area! Weve only moved to upgrade to larger apartments. The pools are both clean with great landscaping and grills, very busy in the summer but no complaints there, people are just having fun. There are many dog poop stations throughout the community, if the pet owners aren't cleaning up then they are bad neighbors. The office attempts to reach out to all pet owners when complaints are made about poop. They keep us well informed of fire marshal checks and any events happening in the clubhouse along with multiple food trucks visiting each month. There is a walking trail/greenbelt area at the back of the complex with full access to a stocked fishing pond (even has ducks and a fountain!) Any issue weve ever had is always quickly handled. We especially love Jeanie but all of the staff has always been super friendly with us, including the maintenance staff!
Management charges excessive fees. New manager here dishonest. Poor record keeping. Building 14 was dirty had bed bus ad roaches when we mved in October 2018. Manager keeps your depsit they charge 14 water trash billsin 12 months.Apartments poor nosy uess you on 3d floor. Grounds full of dog droppings. Trash is littered all over. Your trash and water bills 65-100 mnth. Manger lies always get everything in writing. Dont sign bed bug amendment. Before you move i pull out fridge check for dirt. Apartments not very well maintained. Tis should be your last choice.
I was denied at this community. I paid $450 and $250 was supposed to returned in a timely manner after getting the run around and or no returned calls I finally called corporate to find out the check was never mailed. This is a beautiful community but after you are denied you are treated like trash and handled in a very unprofessional manner
If you’re looking for a place to call home, I would have recommended this place last year however with the new management team I wouldn’t recommend this to be an overnight stay. Bugs, rodents everywhere. With construction, rodents are WORSE Moving out at the end of the month as soon as my lease is up. Work orders are never completed even though they say they are. My children are treated with disrespect when they are up in the office. My dog is constantly getting attacked at the dog park by three little Chihuahua’s, and teenagers are bringing their dogs to the dog park and never managed or picked up after their dogs. Children, I say children, a young girl, however in 20s come in with cigarette vapors and sit there and Vape in the middle of the dog park and they don’t have a dog After countless conversations with Renee the manager she says that it will be taken care of, the walls on the outside of the dog park say no aggressive dogs, and no children under the age of 16. However that role is broken daily. After countless conversations with Renee the manager she says that it will be taken care of, the rules on the outside of the dog park say no aggressive dogs, and no children under the age of 16. However that ruleis broken daily. Whenever you walk into the office to speak with anybody you need to wait till their conversations are done because you, the resident, the one paying the rent, take second to what they are ordering for lunch. Or what they did that weekend. Or best one yet is what a resident was doing, that’s what I like to hear Management gossiping about residents. Or what they did that weekend. Or best one yet is what a resident was doing, that’s what I like to hear. They used to send out text messages when animals were missing and when things of significant matters needed to be addressed. However DCR had a major major problem come up about a month ago a text was sent out to everybody and an email was sent out to everybody. Wait for it… A movie was missing… And it needed to be returned immediately… My.. what a major major catastrophic problems going on in that office.
Lived here for 2 years and unfortunately our time here has come due to rent going up and new job. The only complaint I have are the amenities. I recommend everyone should have their own washer and dryer at their own apartment PLEASE because going to the laundry here is a disaster. They have 4 washers and 4 dryers and 1 out of 4 washers are currently working right now and the 2 out of 4 dryers leave your clothes half way damp. Other than that, I've lived here for 2 years and we never had any issues with anyone. No stealing, no breaking in issues. I wish rent didn't have to go up. Everyone here is SUPER friendly, so you don't have to worry about anyone being suspicious. Warning: They are currently building fast food places around this around too, so do expect some traffic.
I have lived in this complex for almost two years and it still ceases to amaze me. The lack of communication and care the staff displays is nothing short of disgusting and disgraceful. We have had several work orders placed and were marked “completed” without anyone even stepping into our home. We’ve encountered error after error with scheduling of inspections. We will not be renewing our lease when it is time. We were very hopeful with the new management, but they are far worse than the previous team. They sit around and talk whilst the tenants wait for them to stop their conversation and do the job they get paid for. I’ve had mail get “lost” a few times and packages that were opened with no response as to how/why they were. We pay much more than the apartment in worth to live here and get very little effort from the staff and management team. It’s ridicukous. Do not live here.
Pros: I love the floor plan it’s has everything I was looking for it all the right places. I have 2 small children’s so I wanted the rooms together not split. Walk in pantry huge kitchen and storage on the patio. Brand new carpet plus all the staff super nice and friendly. Now here come the cons ... We hired movers which charge $160 an hour and are apartment wasn’t ready on are move in date. I’m talking the carpet wasn’t in, closet doors hanging out on the patio, dirty, and thing just plain not up to par. Examples: the paint was done very badly, super sloppy and in a hurry. My kitchen sink sprayer doesn’t work, we can only use one toilet currently, the AC is out. The bathroom mirrors have black stuff all around them. They did say they would fix all this but for the most part I’m still waiting. Management needs to manage maintance and house keeping better because their job proformance is falling very short of acceptable standards. I was told the building we are in was built in 2007 so it’s one of the older ones. I’ve lived in buildings that were built in the 70s that were maintained better.
This place had a lot of promise but the grass is super high so there are bugs and it smells like a swamp in some parts with tons of mosquitos right out your door. Bugs crawl all over you if you go for a walk forget taking your pet, the lights to the stairs of my building do not light up at night (one is ripped off), this scares me cause my gf sometime has to work late and now walk through the dark to get to the apt. The hallways are littered with trash, spider webs, bugs, and clutter. When we moved in the apt was filthy hair, stain, black gooby dust, (stained and caked on sauces in the fridge), and the carpet hadn't even been done yet so we moved in late. The viewing apt is great but man after you move in you see the real side. I suggest you stay away.
Staff are good. Price is okay. Tenants (litter everywhere especially smokers) and apartment quality not at all. God help you if you don't live on the 3rd floor. Otherwise you will literally hear every footstep and sound above you for however long your lease is. Garbage piles up daily on days it isn't picked up. Do yourself a favor and don't live here. They went cheap on the construction of the walls and ceilings. I can't wait until my lease ends. But at least I get to know my neighbor's routine above me. They never sleep past 6am :(
While I was only here temporarily while my house was being built, this was the best choice I made as a temp home. The office ladies are sweet and so were my neighbors. They're were two pools to choose from! How cool?! My favorite thing was my little study! Perfect for nights I had to bring my work home. They have lots of events for tenants and nice amenities. I wish dogs were regulated better but it's not too bad
Worst place I've ever lived. WAY over priced. On any given night (all seven of them) there is no parking after 9 pm! I've had to park my car in front of the leasing office which is outside of the property gates and outside of my view. I'm in the old part of the complex too paying just as much in rent as the people who live in the brand new buildings they added on...who are in the same floor plan as me. The structural quality of the buildings is awful...walls are paper thin. My walls shake every time anybody on my side of the building shuts their doors and all day whenever my upstairs "neighbor" is home. This girl treats this place like it's her sorority house. I've complained multiple times to the police and to the leasing office but it doesn't do any good. This place and their staff are worthless. Do not waste your time.
and friendly staff these are the loudest & most expensive apartments we have lived in. Thankfully we are here temporarily. Between the two large dogs that race above us & bark sometimes for hours, the neighbors that like to fight, the other neighbors that like to party, the conversations we hear in the apartments above & beside us(honestly it's creepy & much of the time inappropriate for little ears), those who never pick up their dogs business, our family is ready for this contract to be up. We aren't old fuddy duds & we have two children under eight so we make some noise too. My complaint is that the owner of the property went cheap on the basics (We live next to the speedway, plus a major highway for Pete's sake!) & they decided it's worth top dollar. :(
The staff here is amazing and took their time to awnser all of my questions. They have even stayed past closing hours for me when I was late getting home to pick up a very important package from the office. I have lived at 4 other aparments and have never had the staff go out of their way to help me like they do here. They also have a great referral program that has saved me tons of money on my rent. I love that they have differnet events scheduled each month like free breakfast, dinner, chili cook offs, zumba or yoga. I've met and made many new friends by attending these events. I have and will continue to recommend this place to everyone I know.
This is place is extremely disrespectful to there customers. They have a nice complex with a lot of amenities. However, they will pick every single penny they can out of you. I lived here for 6 months and decided to leave because of how rude and uninformed there leasing agents and staff were. They basically give there tenants no rights and expect you to know the lease forward and backwards. The leasing agents gave us false information numerous times and that information ended up costing us over $900. They would not consider any of there own faults and treated me and my wife very disrespectfully. They basically say too bad and pay up. I would advise everyone to stay away from Dry Creek Ranch. Not to mention that the traffic is about to get super bad around that location. Overall, if I could go back, I would NEVER have lived in this apartment.
This complex is in a great spot. Especially if you are a race fan or like shopping. They are building an outlet mall nearby. Also you have easy access to the highway. Dallas is about 40 minutes and Fort Worth is about 20 minutes.
Too close to the pool for noise but other than that great location and amenitues with nice staff
I absolutely love my apartment here at the Dry Creek Ranch. Landscaping is well maintained, the interior is well kept (granted the one we got was newly built and we are the first tenants!), and the staff are all nice and helpful. They have awesome gym, probably rate it as a 8 compared to ones I have seen, could keep up with the equipment though since tenants can't take care of it themselves. They have 2 beautiful pools with gas grills, a clubhouse with shuffle boards and pool tables, a pet park, and a man made pond with fish! This place is just beautiful, people are friendly, courtesy patrol, great amenities, located right next to 2 gas stations. CONS: the new buildings have wood floors on all 3 floors which cause people below you to complain, so if you want carpet choose the older buildings. This place is located right down the street from the Texas Motor Speedway so you get to deal with all the crazy traffic during Nascar events. They only have one entrance and one exit gate which can be a pro as well for security reasons but not very convenient. These cons are just nitpicking. Everyone who comes over absolutely thinks the place is beautiful on the inside and out!
NASCAR fans may like the fact that Texas Motor Speedway comes alive across the Interstate now and then. Everybody else here likes the newness, the amenities, the floor plans, and more. Convenience may drive your choice—42 minutes to Downtown Dallas, 23 minutes to the Stockyards in Ft. Worth via I-35, and about the same, or less, to North Texas in Denton, and less than ten minutes to the famous eateries in Roanoke like Babe's and Hard 8. The lake is minutes away and a half dozen golf courses are in easy reach. We love the pools, yes that's plural. We have two to choose from. The strolling path around the pond is great for us joggers and for the dog lovers. The staff has been great at answering questions and solving even small problems you expect in a new building. Maintenance is top notch. Shop and compare, or take our word for it. It's reasonable too. We love it!
Amazing place to live. Decent Prices, Great Workers, Very Clean, and awesome pools!
I like to live live for many reasons. We are closer to an important highways. Excellent schools, Good management with a lot of activities every month. Gas Stations around the neighborhood and Good shopping center. I love to live here.
Can't wait to move in today--- the place is amazing with great affordability and great square footage- the office staff has been amazing and they seem to have a great little social gathering calendar - love that it has families of all ages
Beautiful, updated apartments in a great location. The staff is so helpful and friendly, and awesome amenities to boot. I am so glad I chose Dry Creek Ranch!!
We just moved here 2 weeks ago, and we are loving our new apartment home. The apartment is clean, with new carpet and stainless steel appliances. We have spacious closets, a nice patio and a storage room off of the patio. We are only here for a few months while our new home is being built, but I could live here permanently with no problem. Staff is very friendly, business center is convenient for printing or faxing, and the clubhouse is amazingly luxurious with granite countertops and full kitchen for entertaining plus a media room for watching movies. You won't be disappointed if you move here.
This community has great amenities, friendly and helpful staff. Good location, close enough to stores, banks and gas stations yet off the beaten path a bit.
My wife and I just moved here after selling our house. We downsized by 1500 sq ft, but these apartments feel like you're living in a house. The crown molding and open floor plan is perfect. The gym is by far the best gym I've ever seen at an apt. And the back running/walking trail around the pond is beautiful. Location is awesome!! 10 minutes from pretty much everything you need and want. Look no further, this place is home.
I have lived here 5+ years now. I can now say that i made a superb choice on where to live. Nice area of the metroplex, more laid back and less hetic, but close to anything being located at the crossroads of 114/35W. Apartments are constructed very well and have great size closets and larger bathrooms than most. Nicely laid out kitchen also with ample room. Staff is always there to help you in any way they can. Landscaping is very attractive. Nice pool, excercise area and indoor basketball court. Attractive clubhouse also with a western flair. The complex is not too big, just the right size. Trash pick up at your door 5 days a week. Look no further you have found the perfect place.
I have lived at Dry Creek Ranch for just over a year and really enjoy it here. The office staff are nice and help, the maintenance guys are very prompt and professional, and the community is quite and friendly. It's definitely not an inexpensive place to live, but it's the kind of place that you don't mind as much to pay a little extra!
This place is awful! The staff is disrespectful. I wouldnt not recommend this place EVER!
