Review: Disappointing Experience at Dublin Square My experience at Dublin Square was far from satisfactory, marred by a series of issues that have significantly detracted from the quality of life here. Despite the initial promise, the reality of residing in this complex has been overshadowed by numerous shortcomings. One of the most glaring issues is the inadequate exterior lighting and lack of security measures, leaving residents feeling vulnerable and unsafe. Coupled with poor exterior cleanliness and the overall maintenance of the premises, fall short of acceptable standards. The management's failure to prioritize resident satisfaction is evident in various aspects. Renewal rates are unreasonably high compared to new lease rates, and there is a distinct lack of effort to accommodate residents' concerns. Passive-aggressive emails and an adversarial posture towards residents further exacerbate the situation. Total lack of effort on their part to create a positive community spirit of any kind. Communication with management is another significant challenge, with slow and often non-existent responses to emails. Furthermore, the forced Xiber Internet Service, with its questionable security and reliability, is an unwelcome imposition, especially considering its recurring cost of $60 per month. The lack of options for choosing utilities suppliers, coupled with inconsistent and exorbitant costs under PEM's utility reseller contract, only adds to the frustration. Also, something to note is the lack of ventilation in the bathroom leading to reoccurring black mold issues—a possible serious hazard to your well-being unless you constantly keep up with it. In conclusion, my experience at Dublin Square has been defined by disappointment and frustration. The management's failure to address these issues in a timely and satisfactory manner has eroded trust and confidence in their ability to provide a conducive living environment. I strongly urge anyone contemplating moving here to read the reviews from only the past two years since Birge & Held purchased the property. Beware of the positive reviews and carefully read the negative ones for recurring problems. As such, I cannot recommend this complex to prospective tenants.

You’ll pay over $300 for electric and water in winter months in a one bedroom apartment. There’s constant car break ins going on with limited external cameras facing the parking lots. Xiber “fiber” internet is forced upon every resident for $60 a month. A new valet trash service has been added to increase rent prices. The walls are paper thin, I can the people above me when they are having a conversation. Do not recommend.

Staff : Unfriendly staff are bringing bad reputation to an otherwise decent apartment complex. Staff will outright lie to you and go back on their promises and commitments. Before you move in, have everything in writing by a senior manager because staff will simply feign ignorance on what they committed. They have not given me the promised referral bonus and they say that this is because of staff changes. They again miscommunicated (not sure if deliberate) about terms of breaking the lease which made me have to pay an extra month of rent. Amenities: The gym equipment has not been fixed for over a year. The pool tables are in disarray with no maintenance done on them. There are never any coffee cups when you need them. Maintenance: It was atrocious when we moved in. Another friend who lived here had their dishwasher broken and the staff didn't do anything for about a month later. BUT it has improved a lot now that they got a handle on the situation. The maintenance folk are really good and fast. Forced Fees: You cant opt out of their default internet provider Xiber ($60 per month). Xiber internet is bad and cant handle two work from home adults and their devices. You are forced into using utilities from PEM and PEM charges are outrageous to say the least. You are also forced to pay for Trash valet service ($35 per month) Other maintenance fees add up to $50 per month although as stated above, they don't seem to fix anything in the gym. You So, whatever "Rent" they are advertising online, add ~$145 to it every month. Talk about false advertising! Stay away if you can.

Hidden fees for maintenance, pest control, force placed Xiber fake fiber internet that is spotty and lacks security. Maitenance of property for that fee is sketch. Breezeways filthy walls dirty. Nothing has been powerwashed in over 2 years. No landscaping to speak of. They offer limited amounts of coffee cups and are constantly running out. They charge you to replace a light bulb with 10 foot ceilings you can't reach, or offer you a ladder to do it yourself. No upkeep on HVAC systems. Outsource electric and water through PEM you pay for the facility water and electricity too. Bills for a 2br are rarely under 300.00 per month. The office never answers the phone. They send misspelled passive aggressive emails to residents. The new parking passes are equivalent of a 2nd grade art project cut and laminated complete with a handwritten number and don't even stick to your car window but are supposed to be displayed to prevent towing.

I understand the current economic environment doesn't allow a Company to hire A players anymore, but this property management team fails at everything except for selling future tenants on signing a lease. Noisy neighbors are a problem here because the floors magnify the sounds of upstairs neighbors. Management has not corrected the problem for six months. Property management is not forthcoming with important information related to the property. I witnessed the clubhouse getting broken into a couple of months ago. I asked management about it and they first pretended it never occurred. Amenities, per the lease, are to be available 24/7. You will not get coffee most of the time and workouts are only allowed when workers arrive each day up until 10 pm. Theft rings have settled into the community. Almost every other day a crime occurs i.e. cars get hit in the parking lot, vandalism, car theft (too many to count and some at gun point), car breakins, tire theft, clubhouse break-in. Management says they can't/ (won't) do anything. Use discretion when contemplating signing a lease here.

The property is everything you need... good amenities. However, since last year the place has become a nightmare. Before moving make sure you are not under birge and held management, you will regret living here. Management is unprofessional and rude. There are burglary every week, now we see police with gun in the community. There are car vandalism every single week. After three years, we are moving. It's sad but for the security of my family, I have to make a decision.

I recently decided to make a career move and relocate to Columbus, Oh. I really had no knowledge of the area, but it is where my new job is located. I found Dublin Square Apartments, very close to my employer, and Reilly and the team made it very simple for me to move right in! Also, any issue I had during the process was quickly resolved. Finding Dublin Square apartments was really a load off of my mind for my relocation process! Highly recommend! Awesome amenities and staff too!

We moved in about a month ago and let me tell you this place is amazing! Everyone is super friendly and helpful and there are so many amenities. You can tell that the community wants your apartment to be a home.

My experience with Dublin Square has been a great one.  From the moment I walked in with no appointment to getting me into a place that met my move in needs and apartment preferences, the staff has been great.  They are very friendly and knowledgeable. The place is in a good location, close to stores and highways but nestled in a quiet area. Pool, fitness center, and free Starbucks coffee are nice perks as well.  I've had no issues parking near my apartment as some reviews mention.

We just moved in last weekend and it was seem-less (thank GOODNESS!). The leasing office has been helpful and everyone who lives around here seems super kind and down to earth. Plus the location is great. (: We moved from another apartment complex because of the high cost there and the minimal space. This place is the exact opposite - it’s wonderfully affordable (compared to my last place) and the units are HUGE. We are so looking forward to living here. Special thanks to Olivia and Kristen @ the leasing office who have been extremely kind and helpful through our move-in process. You guys ROCK!

The staff are friendly and very helpful. Especially, Jennifer is awesome! She has help us a lot when we moved in to the apartment from out-of-state. She promptly answered all our questions via phone and email. I highly recommend Dublin Square. The location is great and it has nice facilities.

I just moved in but have had a great experience so far. Olivia has been helpful and answered all of my questions. There have been a couple of miscommunications but they have been resolved quickly. The apartments are nice and spacious with large closets and utility rooms. I have a dishwasher, washing machine, dryer, ice maker, and garbage disposal. I really have no complaints so far!

I have lived in several apartment complexes, and Dublin square is the best hands down. The property is beautiful and very well maintained. It’s very quiet and in a great location close to everything. I moved here from out of state, and the staff was so incredibly helpful! 10/10, you will not regret moving here.

I had to relocate on short notice and Korri made it absolutely seamless! I decided on my unit the first day I visited, as the units were very well maintained, modern and had everything I was looking for! The property is very well lit and I don’t have issues finding parking, no matter what time I am looking for a spot! I am very happy to be living at Dublin Square!

I have not decided where to live yet because of LOCATION but Korri has made the experience a 10/10. Not only has she gone above and beyond what any representative has ever done during the leasing process, but shes actually shown that she cares about who she sells to and connects with people above and beyond anything I have expected. She deserves a huge raise, and I hope she is not taken for granted. She could be a millionaire in sales/relationship building and I hope she is treated that well. I hope management does not take a skilled employee for granted, and sees her worth to make sure she is compensated for her amazing customer service and overall contribution to making this such a great experience! The main reason why I would choose this location would be because of her. I recommend everybody works with her, you will not regret it!

My wife and I moved here recently and we couldn't be happier. The team here truly cares about their tenants and will make sure / go out of their way to help out. Just yesterday we adopted a Kitten and she ended up getting stuck in a tiny crevice in our kitchen - the maintenance department and the leasing team came within minutes to help get the kitten out and seal up the hole! Outside of this they have answered all of our questions prompty and have helped us out tremendously during our move in. We will definitely be recommending Dublin Square to our friends and family :)

This is by far the best apartment and complex I have lived in. We are always impressed with the level of service, speed of maintenance, and flexibility of the staff. They are always happy to see us, and help with any concerns.

Very safe community. The staff are so friendly and helpful. The apartments are spacious and the landscaping is beautiful! We couldn’t have asked for a better complex.

I absolutely love Dublin Square and the apartment I live in. I've only lived in this community for a couple months, but I have no complaints. The location is great, there are plenty of amenities, and the staff is always very friendly and accommodating. Having recycling come by once a week is nice too. Bobby and MacKenna were super helpful with my move in, and I would highly recommend getting in contact with them for any sort of inquiries.

The ladies in the office are very sweet, but there are problems in some of the buildings. There is a certain "group" of residents who make it a bad place to be - especially at night. They are up all hours of the night - bump & bang all the time & no matter how many times you tell the office, it stops for a minute & starts right back up (it is happening RIGHT NOW & has been going on for a half hour -- I am so tired of this after work). They are on their cell phones on the public decks right outside your door in the am hours of the night talking very loudly. You are told to call the police about it, but since it is on & off, by the time they get there, it may stop. There are lease violations that are not addressed, basically ignored - trash strewn about the dumpsters, but you get a quick violation over little stuff you may not have known about, when a call may have sufficed initially. I got some of my mail returned because when I moved in, no one put my mail on the mailbox. I am so glad to move so I can get some peace. Oh, the maintenance staff is fantastic and very on top of things. On the flip side, they really do try their best with the things that they do well. Cory & McKenna are generally very professional despite the issues.

Such a great place to live. Staff is super friendly and helpful. The move in process was extremely easy and I'm very pleased with the overall complex. The apartment is nice, clean and updated. The grounds are always neat, and maintenance is quick. McKenna is great! She makes you feel right at home. No complaints!

MacKenna has gone above and beyond. We are currently on the wait list for an apartment and she has kept us informed with every step. She has answered every question we had and made this process so stress free. We couldn’t be happier to be moving in soon!

I relocated from Argentina and MacKenna and team made it super easy for me. They contacted me with the furniture company and arranged the apartment and services I needed before I even landed. The apartment is more than I had expected and for a really good price. Overall I am very thankful and happy with Dublin Square facilities and administration :)

BEWARE..!! BEWARE..!! BEWARE..!! Before you Sign a Lease with Dublin Square Apartments (a.k.a LivewithChampions LLC); Please fully understand their lease terms so you won’t feel like you’re trapped like me. I’ve signed my lease on Oct ‘2018 and due to my job moving I’ve ended up with my lease break in April 1st and my lease which is ending on Oct’2019. I’ve to relocate on April 1st. So On April 1st I ended up paying $8460.00 as a Lease breakage. How?? Let me explain you. 1) If you are signing up lease for 1-yr and before 6-months of your lease something happens and you want to come out of this apartment; you won’t be able to do that. Minimum 6 months they keep you to stay here then only they’ll accept 60-day Notice period. Which is totally ridiculous; I’ve never ever seen such terms and conditions except this Management company. So, You must have to stay atlease 6-months before you terminate your lease and before that you want break than it’ll rip your bank account completely. And unfortunately, they didn’t explain me this one and that’s where I feel like I got cheated. You Must have to stay 6-months if you've signed lease with them. Such Kind of terms i never seen anywhere. 2) you’ve to give 60-day notice period; which is normally 30-day notice elsewhere. 3) Two Month Rent which is quite OK. But on top of all this They are charging another $1000.00 for penalty. (This does not make any sense). 4) While signing a lease if they are giving you some concession that also they’ll take it back. So, In-Short If you’re Breaking Lease with livewithchampion Management LLC, You’ll end up paying on average 11-months of rent. (WHICH IS VERY HORRIBLE BUSINESS PRACTICE.) TOO TOO BAD. This Management company designed their contract in such a way that will be benefit to the company only; NOT TENANT. I’ve been in so many places due to work and I never so such kind of contract. PLEASE DON’T FALL FOR A TRAP. UNDERSTAND COMPLETELY BEFORE YOU SIGN ANYTHING.

I moved into Dublin Square at the beginning of the year and I could not be happier. MacKenna was extremely helpful and hardworking when helping me find the right floor plan. The grounds are clean and very well maintained. After every snow, plows and ice trucks came out the very next morning. The maintenance crew are polite, hardworking, and always on time. The office staff are always available for any questions or requests I may have. I never have an issue with finding a parking spot (unlike my last apartment complex, Sawmill Village) and there is ample visitor parking on both sides of the complex. The amenities of Dublin Square are unparalleled and I can't wait to use the pools (yes, TWO pools!) this summer. Thank you, Dublin Square! I found the perfect apartment!!

Dublin Square is an amazing complex and the staff is wonderful! They will work with any questions or needs you may have. I just moved to Ohio from California and they have helped me every step of the way to make sure the moving process went smooth. Everyone in the office is super kind and helpful. Plus, there's free coffee! I absolutely love my apartment as it feels very homey and safe and this complex is close to just about everything! I am so thankful to have found Dublin Square!!!

My husband and I moved into Dublin Square about two months ago. I had just started a new job and we were planning our wedding when we first moved in. They made everything so easy and helped make the process stress free while we had enough other stuff going on. When we came to move in they had a sign up in a front row parking spot that said reserved for our new neighbors and have made us feel welcome from day 1! They make the application process to move-in so smooth. We absolutely love it here and the community we are now part of! The management team here is amazing!

We are getting ready to move into Dublin Square next month, and could not be more excited. We have been looking at apartments for 6 months around the Columbus area after leaving a popular, well-known apartment complex. The moment we walked into Dublin Square, we knew we found our home. We were greeted by MacKenna. MacKenna has been the greatest help for us, and we could not thank her enough. She helped us secure the apartment we wanted, even though it was months in advance. When we were accidentally told the wrong price due to a typo, she corrected the incident right away. She even managed to get us our keys a weekend early, since it would be a big help for us. Great management isn’t the only thing Dublin Square has to offer. They have two pools, as well as two gyms that we can’t wait to use. We cannot wait to move in here for a month!

I was searching for some available apartments in the Northern Columbus area and somehow stumbled into Dublin Square's office. The two women working the office Jordyn and MacKenna greeted me with beautiful smiles and friendly attitudes. I toured the complex and probably asked a bunch of annoying questions but they answered them with no issue or attitude. I am also sure I was a grump since I don't like many people anymore but long story short they got my money and I moved in a few days later! After I moved in I didn't/forgot to sign paperwork for my garages. I work a boatload of hours every week and nothing is more annoying than an apartment office/landlords blowing up your phone and email to get paperwork signed. They didn't do that at all! These sweet ladies left a note on my door and I took care of it at the end of the week. A service!

I moved in to Dublin Square in July and I have loved my experience so far. I love my apartment. I have the best view of the sunset every evening off of my balcony and I wouldn't trade it for anything. The staff is incredible. Seriously A customer service. I requested maintenance once for my dryer, they were out the next morning and fixed it quick. I love the free Starbucks and plan on using it a lot as it gets colder! The 24 hour gym is also amazing! It's never too packed and has all of the equipment I need. There is also a fire pit by the poolside that is just amazing. I feel like I live at a vacation resort. Parking has never been an issue for me, which is great. I have no problem paying rent each month because I am truly enjoying my stay at Dublin Square.

I have been promising to do a review and never have so here it goes. Having moved here by myself and not knowing anyone the staff at Dublin Square made me feel right at home. The property is already amazing to look and live at but the staffs customer service has been absolutely amazing. Kendra,Mackenna, Kenny, and my boy Evan are a pleasure to be around and do whatever they can to help me with any needs. I hate to see Kendra leave since she was actually the one that I dealt with when leasing my apartment but I know she is moving on to better things. I would recommend this property to anyone especially because of the location to restaurants, bars, and the highway. Glad I chose Dublin and even happier to have chosen Dublin Square. We Will all miss you Kendra aka WB.

It has been a great place to live in! Staff at the leasing office is so kind and always willing to help. During my move in process, they supported me with every question and request I had, since I am new in town. Both gyms at Dublin Square have great equipment and the pool is awesome as well!

Such a great place,first time when I came here to see my future apartment I couldn’t wait to finally move in. Apartments are very nice and super clean. This area is very quiet without any outside noise. The pool and gym are at your disposal.Thanks everybody from leasing office for your help,very nice people who will help with everything.

They have switched to a new water service provider in Jan 2018 and the water bills have sky rocketed since. It's $120 for a family of 2 adults (yes just the water & sewer). Inspite of repeated complaints by few residents, they are not taking any steps to address it. Rooms are spacious and they have 2 gyms. But for the high rental and utilities, you could find a better/bigger place.

I have been staying here for 3 years. Recently (couple of months ago), they have installed new water meters and I am ending up paying close to $100 per month for water & sewer. It used to be $30-40 previously. But $100 for water bill is way too much. There are quite a few disappointed residents, but unfortunately the management is not doing anything about it. I don't think I will continue to stay after my lease expires in few months. I certainly love(d) this place, but not anymore.

Dublin square is an amazing place to live. I just moved to Ohio in December and the apartment complex has exceeded excellence. The staff truly goes above and beyond to make moving and apartment living a great experience. The property managers Kendra, Kenny, and Evan have continued to make me feel at home. Adam went above and beyond in helping me find my place and signing my lease. Maintenance staff respond to work orders immediately and are very helpful! I couldn't imagine living anywhere else and will be renewing my lease! Thanks so much Dublin Square!!!!

We recently moved out of Dublin Square and we loved it there. All of the upgrades are really nice and the staff was always really quick to respond to our requests, and they made sure to check in afterward to check that everything was to our liking. We will miss it here!

My Fiance, and I recently just moved to the Dublin Square in November and couldn't be any happier with the complex. Great space on a 2 bedroom, updated features, the management and leasing agents are so nice and friendly to help with anything or questions we had. Prices are fair for the convenience for everything around you. Which we both love for work. Cant wait for the summer to check out both pools to choose from. Gym is great, having two, too choose from as well. I would recommend to anyone if they were looking. Korey and Kelly

I've been here just over a week now and have been impressed by the helpfulness of the staff and the sincerity with which they ask how things are going so far. They have checked in with me a couple of times now just to see if I've moved in ok and if anything is not to my satisfaction. They responded to my maintenance requests (for a couple of minor things) really quickly, and maintenance was very polite and quick in fixing those couple of things. Pretty satisfied so far. Should definitely consider this place as it far nicer than some of the apartments in Dublin area.

I was moving to the area for a new job & was instantly sold by this place. It was the first place I visited on my list, but no other apartments compared to Dublin Square. The staff was very helpful and respectful of what my requirements on a place were & never made me feel as though I was pressured into moving in.. but I must say Kendra was AMAZING. I had a short time span to move to the Columbus area and this apartment complex went above & beyond to make my move-in comfortable. Their maintenance staff even help direct me on how to park my car in their garages when I was clearly struggling. The apartments are big and well worth the money. The only downfall would be that it's hard to find parking & the walls are a little too thin. I can hear my neighbors watching TV & simply talking in the evening from my bedroom. I had viewed my "Top 5" of 10 when I was moving to the area, and DS truly gives you a lot of space for their prices. The gym is amazing, saves me money on a membership. The pool will be great for the summer! The access to I-270 is awesome for those who need to get on the highway for work. DS is surrounded by EVERYTHING. Shopping, restaurants, etc. Overall, really happy with this place so far! Office staff remains very helpful, Evan has bent over backwards to help resolve any issue I have come across. Keep up the great work!

I've been here for 2 years now and have no problems at all! The workers always listen and answer questions and will always follow up to make sure things are going ok. Walked in the other day and was offered a coffee by Evan right away. I love coffee. They make you feel right at home and you will get every dollar worth being here.

I have got to say out of all my renting needs over the years, Adam and this property did everything and then some to make our relocation easier. Nothing is perfect but this is as close to perfect As it can be. Thank you Adam and staff. We really appreciate the hospitality and honesty. We love it here!!!!

My husband and I have been apartment hunting since May. Not only trying to find the right area, but ensuring it's in a good school district. The other apartments we looked at before Dublin square, we did like some properties we looked at, but we weren't completely satisfied. It was either too small, not updated, too expensive for apartment living, and some of the leasing consultants were not very welcoming. We gave up looking for a couple of months, then on Black Friday we decided to start our search again. The first community we tried was closed, then we found Dublin Square, which we thought would be closed too, but they weren't and we were very warmly greeted by Kali. Kali was very genuine and so sweet. She showed us three different units and we fell in love with one of the floor plans. Kali was very helpful, patient, and hospitable. She literally made us feel like we were "home". We will be moving in very soon after the new year, and cannot wait to be home at Dublin Square! Thank you Kali and Champion for hiring someone as special as Kali, we are forever grateful!!!

Hello my name is Robyn, I am relocating from Cleveland the end of August. After looking at apartments on line for about 6 weeks something kept bringing me back to Dublin Square and now I know why. I am doing everything remotely via email and phone calls and KALI has been nothing short of amazing and so personable. KALI went way above and beyond! She took me on an actual FaceTime tour of the apartment that I will be calling home and put my mind at ease since I was not able to actually be there to tour the complex. KALI has made this daunting task a lot less stressful! She took the time to listen to me and helped me every step of the way. Thanks to KALI I can now be excited to move to my new home! I am looking forward meeting her in person along with my fur babies because she said she has treats and they are going to love her. Champion/Dublin Square made the right choice when they hired her because she is what customer service should be, people could learn a lot from her on the meaning of customer service. My name is David L. and I am a perspective resident of Dublin Square. I cannot say enough good things about the staff. Kali, Mike, and Tara have been great to work with. They have been more than patient with me. They showed me every floor plan (all great by the way) and I decided not to take the apartment. Then a month later, I call back and let them know I and interested and they were patient enough to still let me see several of the apartments. I decided on a 2 bedroom 1 bath apartment and am anxiously awaiting to move in! I would definitely recommend this location to anyone looking. The apartments are spacious and modern. Clean, quiet and well maintained. Kudos to Dublin Square apartment staff!!

My husband and I have lived here for going on 5 years. This is the third owner we have lived here with and they are amazing. Kali knew us by unit and name within a couple of times of meeting her. She always goes above and beyond. Champion is great and has really brought this property back to where it should be.

I went to tour this property on Saturday afternoon after months of "shopping around" for a new place to live. Kali greeted me immediately with a smile and showed me a 1 bedroom that blew me away. I felt at home already. Dublin square has everything I wanted in a new home and exceeded all of my expectations right away. That was just the beginning.... even though it was a holiday weekend, Kali was able to get me approved and find my new apartment for me today! She has been wonderful and very thorough in the entire process. Even texting me back right away to answer all of my questions. Amazing customer service. Cannot wait to move in :)

The management and staff at Dublin Square are amazing. The 3-month lease was exactly what I needed before moving into my house. Kali was very helpful and understanding throughout the lease process and my residency. The online resident portal and website are very user friendly. Continuous improvements abound - the grounds are well manicured, the clubhouse was newly renovated, the exterior of the building were painted, and my unit had brand new carpet, paint, and light fixtures. The ceilings are high, noise is minimal, the apartment is well insulated, and the neighbors are friendly. One even gave me a vase when I moved in! I wish that I could live here longer, and I know that I'll miss it here. Thanks Kali, Dublin Square staff, and Champion Real Estate!

Great location & nicest apartments for the price. The staff is the best! Friendly,attentive, & handle any issues immediately. I recommend it to everyone.
