This is not a place you should live if you value your dollar. The apartment is very cheaply made. My car was stolen 8 days into living here. Walls are paper thin and floor carpet doesnt have padding.

I have lived at Ducharme place for almost 2 years now. I have referred a lot of other residents to this complex also. Ducharme is great. What stole my heart initially was the open floor plan and the amazing kitchen. You know a girl loves her kitchen. The floor to ceiling windows are also a plus. From my apartment I receive a great view of the sun rise and fall. It is very close to a lot of the happenings but far enough to not be effected by crazy noise or street traffic. I have literally walked from my place to Comerica Park or Little Ceasars arena. Also, the spot is pet friendly with dog parts 5-10 minutes away for them to let loose or an open park right next door for a nice walk.

I just moved to the area from the west coast and I was a little hesitant about moving to Detroit for work, however I am so happy that I picked DuCharme Place to live. The staff has made the transition super easy for me. I have had so many questions and requests and they have always promptly responded to me and helped me every step of the way. The property is super clean, smells very nice, and I absolutely love the workout room. For a place this size they have an awesome work out area. You really should come check them out, especially if this is your first time in Detroit!

I have been living at DuCharme Place for 2 years now. I love so many things about this apartment complex! The location is ideal with easy access to the highway, about a couple minutes away. I love the hardwood floors and modern look to my apartment too. Lots of natural sunlight with plenty of windows, which is such a place. The staff is very friendly and quick to respond for maintenance too. I would recommend DuCharme Place to anyone moving to Detroit!

I am new to the city of Detroit and spent a lot of time picking out an apartment. I made the right decision with Ducharme place! I love the inclusion within the community. There is a community of outgoing nice individuals who are welcoming. On top of that, the building itself is brand new with amazing ammentities. I have used the grills outside in the beautiful terrace many times, and the appliances within the apartment are brand new and amazing. Great staff, overall a 5/5 experience for me.
My family loves being close to the action of downtown Detroit without being inconvenienced by it. We're a close walk to most of the places we love and avoid the heavy traffic that comes with sporting events, festivals, etc. Furthermore, the property is clean, well-maintained, and offers all the amenities we were looking for (secure parking, in-unit laundry, pool, fitness room, beautiful grounds, pet-friendly). The property management team has been responsive to any concerns we've raised, and maintenance issues are fixed promptly. Of course there are challenges, like any other apartment community; however, the staff here have a track record of swift action. I have a toddler and would never live anywhere that was too loud or didn't feel safe. I've been here for over a year and proudly recommend DuCharme as your next place to live. Come check us out!

I recommend Ducharme Place as a place to live especially living so close to Downtown Detroit. For what you pay I would say you get a great deal of loft style living space compared to other properties. I’ve been a resident now going on 2 years and I can honestly say I have no complaints since my move in. The staff is always around if you ever need them and any issue you may have they will address it. In addition there has been some changes and security added to ensure residents wont feel violated. I heard and seen what others have to say about their experience living there but please understand it’s NOT everyone’s experience so come see for yourself and make your own judgement.

I moved into DuCharme Place several months ago and have fallen in love with my home. In addition to a lovely, light-filled apartment (thanks to the floor to ceiling windows), I also enjoy the open-concept/loft-like living area, spacious bedrooms and high-end finishes. The staff has been wonderful, welcoming and responsive since I have arrived and always greet me warmly when I go to pick up large packages from the office or when I call with a question or request. I appreciate the quiet and laid back vibe of my building. It is like an oasis in the middle of the city. I am happy that management recently decided to bring on security to patrol the area at night; it has provided an added sense of safety. If you are looking for a beautiful space to live near parks and enjoy the convenience of downtown living - I would highly recommend DuCharme Place!

I have lived at DuCharme for a little over a year now, and I can say with absolute confidence that I would not recommend this place to my worst enemy. This place is a lawless land, that will leave you exposed to dangerous situations on a daily basis given it’s close proximity to the MLK projects. There is no onsite security at DuCharme so it has become a hot spot for car thefts, illegal parties, and violence in and around the property. The units are very cheaply made, with zero storage. Ownership has advertised countless things that they have not delivered upon, such as, secure bike storage in the “secured parking lot”, dog washing stations, car washing stations, and onsite self storage units. None of this exists. The most important thing that I cannot stress enough is the lack of safety at Ducharme. I have had numerous encounters with individuals attempting to steal cars, bikes, and anything they can get their hands on. The scariest part about this, is that the majority of the theft happens within the “secure” parking lot which you will pay $150 a month for, only to have no guarantee that your car will be there in the morning when you attempt to head out to work. The price combined with the pictures may lure you in for a viewing where they will put a big smile on their faces and show off the property as the place to be, but I assure you it does not live up to the hype. DO NOT RENT HERE!!!
My, and many others now, car was stolen out of “secured parking garage.” Managements priorities do not align as they are focusing on other minor issues of the complex like locks to the fitness center and pool to control times you can use the facilities. I had to beg for them to email all residents warning them of what happened to my car. They would rather protect their reputation instead of us residents. Overall, not a safe and secure environment until they get 24 hour security on premise.
Very loud every night. I've seen this kind of reviews and initially though some people are sensitive to noise. But this is no joke. People are screaming and yelling every night that you can hear from the end of hallway. You can hear everything from outside and hallway even when people are passing by, so imagine how loud it can be if your neighbor is partying everyday. Good place to move in if you like to be awake all night. Staff are also very slow and rude. You usually need to send at least 2-3 emails before things are finally taken care of. They also always complaint about residents/visitors being too annoying. I complained about my neighbor being too loud and their response was "no one else is complaining about it". Be prepared that whatever issues you have will not be addressed.
I used to live here a couple months ago but, moved on to greener pastures. I had some colleagues ask if it was a good place to live. I gave them a resounding NO, but after having to go over my story a few times it became apparent it would be easier to write a review and just point future curious minds too it. TLDR: The place only lives up to half of what is promised, and the regular living experience is similar to living with an RA at college, or a Warden of a "luxury" prison (if that makes sense). (2 out of 5 stars) THE LIVING SPACE: The apartment looked nice but in less than a year it became obvious how rushed and cheap the apartments were put together. Outside of the nice fridge and oven, the cabinets were not cut properly so a few of them do not shut all the way. There have been too many occasions of flooding from the sink and too long of a wait for the property management to fix it. I basically learned how to be a plumber just to make it until the end of my lease. They claim the floors are "hardwood" but they are actually vinyl and the reason I know that is because windows by the deck leak so much during rain that I constantly have to mop and dry that area and some of the vinyl peeled. They use the cheapest light bulbs that go out in a matter of a month or two (the building is not even two years old so I am certain I was the first resident), and the bulb management "replaced" again went out in a month. Management wouldn't do a second replacement resulting in me having to buy new bulbs for the whole apartment after being there for about four months. Again, they bill these as luxury apartments, but they fall short of it. Walls are paper thin too, so good luck with whichever neighbors you end up with. THE COMPLEX: There is a pool, community room, and work out room. The pool has a jacuzzi that is broken just about every other week. Management is big on "peace and quiet" except when one of the residents they're friends with decides to throw pool parties. Out of the three times it has happened the building only got a notice once, other residents couldn't use the pool because it was a "private" event. And the noise lasted from the morning almost until late at night. I guess some people get special treatment although everyone pays equally here. (Part 1)
I have really enjoyed living at Ducharme and am renewing my lease this year. It’s convenient to the highway, a very easy walk to Greektown and awesome access to Dequindre cut where I really like to go on runs. The gym is great- I’ve never had an issue using the equipment I want and they just added a few more pieces and technology so we can invidually hear the TV audio from our phones. The space inside the apartment is big compared to other new amenity buildings around Detroit for a lower price than downtown proper or midtown. The area is generally quiet at night and while I can sometimes hear my neighbors walking in their living room or a muffled sound of a loud movie scene it’s not normally an issue and I’m notoriously sensitive to sound.
I have really enjoyed my time here at Ducharme Place. I moved in last summer and have only had good experiences. love being in downtown Detroit and this is one of the best apartment buildings in the area for the price. I don't agree with most of the negative reviews for Ducharme Place. I personally haven't had a problem with thin walls, but honestly, you will think that the walls are too thin in any apartment you go to. I also don't have a problem with the management sending too many emails. They're not babysitting you, they're communicating relevant information. I appreciate that they're so open about what is going on. They are also very attentive to addressing your concerns and having maintenance issues fixed quickly. I also haven't had a problem with guests parking on the street either. None of my friends cars have been broken into or stolen, and my boyfriend parks on the street a few nights a week with no problem. The pool and fitness center are great. I really like hanging out by the pool in the summer and having friends over. They have all of the advertised amenities now. I don't know why people are still mad about amenities being ready later than expected. At the same time, the management was extremely transparent with the progress and expected dates of completion. The fitness center and community room are complete, and the parking gates are reliable. The fitness center now has treadmills, bikes, a rowing machine, 2 benches, free weights, exercise balls, resistance bands, kettle bells, mats, and more. I think that it is more equipped than most apartment fitness centers. The parking garage is also really nice. Sometimes it can get tight because some of the spaces are small, but generally I haven't had an issue with getting into a spot. I love that I don't have to clean my car off in the morning after it snows. I also love that the apartments have in-unit washer/dryers and a dishwasher. Overall, I think Ducharme Place is an excellent place to live. The amenities and apartments are excellent for the price, in this area. I plan on staying for at least another year, but hopefully more.
The property was built "light-frame" style. This is a construction term for being built with nearly all wood. The down fall with light-frame is that you can literally hear everything above/beneath and to each side of your apartment. Don't plan on sleeping-in because your neighbors dog beneath you will wake you up... but don't go to bed either because your neighbors above you are having a party and you can hear their music and every footstep. Just plan on being awake for the duration of your lease because you will never get peaceful enjoyment of your space. The amenities are not bad i.e. the pool and work-out space. Other than that DuCharme doesn't offer much. Oh and don't forget to make it to the management office before they close or else you're not getting your packages... The property is aesthetically pleasing and Lafayette Park is a fantastic community. Perfect starter community for young professionals. Not recommended for kids.
What a wonderful surprise the finished product was when I moved in. The property is completely unlike anything else in the city of Detroit. You cannot even tell you are in Downtown Detroit with being on the rooftop areas. The swimming pool is seriously awesome!!!! Sitting in the pool and soaking up the sun one day, relaxing during the sunset and watching fireworks the next. I enjoy relaxing in the hot tub and most of the residents I can say are friendly. I've made at least eight new friends after moving to the property and have had a couple of my neighbors over for dinner. There has been a wedding proposal on the terrace area that was something out of true romance novel. You had to see it to believe it (of course she said yes, who would not in this type of setting). Walls do appear to let some noise in, but I am used to apartment living coming from a couple of major cities. Some of these reviewers seem to have been living their whole college life in a cement block style dorm room. I've had many guests park overnight and have had no issues with thefts or their vehicles getting broken into. Have your guests clean out their cars and do not leave any bags or backpacks inside that give the impression you have items ready to be stolen, this worked well for me and my friends in Chicago. Detroit is a large city just like New York, Chicago, Los Angeles, etc. Management is so friendly and nice, and they always have suggestions and recommendations about where to go in the city. This is a huge benefit for me since I enjoy having a friendly staff that I can talk to and makes me feel like I am at home. I was told additional amenities were coming online once the construction team was finished, again, I do not know why this slipped some of my neighbor's minds. It was clearly communicated. Management has fixed the issues with the gates. YAY!! My bike has never been stolen from the garage, but I invested the money to put a nice lock on my bike and not a lock with a metal cable on it. I also kept my bike inside my apartment home during the winter. I will be renewing my lease after hearing about what DuCharme has in place for this year. I probably will stay here another two years for my employment contract.
DO NOT move in here. Rent seems pretty standard for the area but honestly these apartments are not worth it. The walls are so thin I can hear my neighbors every conversation, I can hear every step they take and I can smell everything they cook - and I'm sure they can hear/smell me as well! The management is terrible, we get 3-10 emails a week about everything. There is no guest parking and when asked about it management literally advises to have your guests park at the casino. There is free street parking but multiple cars have been broken into or stolen. The "secure entry" is a joke too. The parking gates and doors are constantly broken or not working. They have completely given up on one being fixed and simply piled up snow by it. Multiple bikes were stolen (as in a whole bike rack with locks on the bikes) and managements response was that we should use a certain type of lock because that will be harder for someone to break. The management also lied when I moved but that could be as isolated incident. This place is not worth what their charging.

This place has been a complete and utter disappointment. After 8 months the “amenities” are not finished. The gym is useless. The parking gates are ALWAYS broken.

Worst of all, management NEVER EVER leaves you alone... in and out... in and out... for one reason or another and non-stop with emails every day for this petty thing or that. I had more autonomy as a freshman in a dorm than I do here. They leased the apartments before construction was complete and still do not have advertised amenities in place. Bikes are getting stolen from within secure parking area and gates are perpetually broken or left open. Moving out as soon as lease is up if not sooner.
