Located around the intersection of Broadway and Main Street, Downtown Dunedin extends from the marina west for several blocks. Pioneer Park, located off Main Street, provides a shady gathering place for residents and is the location for a variety of festivals and events such as Films in the Park, held in April and October, and the Downtown Market, held from November to June. Other festivals held in Downtown Dunedin include Wine the Blues and Taste of Dunedin.
Dunedin includes two state parks: Honeymoon Island State Park and Caladesi Island State Park. Considered among the country's best beaches, these two islands provide miles of natural shoreline. The white sand beaches and calm ocean waves attract millions of visitors a year. Other great destinations include the 49-mile Fred Marquis Pinellas Trail, which runs perpendicular to Main Street and leads north to Tarpon Springs and south to Saint Petersburg. This paved trail is popular for bicycling, walking, and skating.

Thank you for your kind words! We strive to provide exceptional service and a beautiful environment. We're so glad you've had a positive experience with us!
I like the food trucks offered once weekly! They always have something going on in the clubhouse. The office staff is friendly and helpful. The pool makes me feel like I'm at a hotel!

We're glad to hear we delivered such a great experience. Experiences like yours really keep us motivated! Have an awesome day!
Went today to get a tour of a unit- barely made it inside the unit with the manager before having to watch a large dog take a dump on the grass and then have to be held back by the owner because he was aggressive and trying to attack! I really thought the owner might lose control- does management realize how much of a liability this is?a dog attack equals a large lawsuit! Pet friendly as they say but not friendly toward people who are actually paying the bills … goodbye
As a woman living alone I get very anxious about my own security and feeling safe in my apartment. Staff can just come into your apartment whenever they want for whatever reason usually for some random inspection or maintenance issue. You could be naked in your bedroom or in the shower saying hold on when they are knocking and they will just use their key to open to the door. I honestly wonder how many times they do that when I’m not home. Thankfully none of my stuff is missing to the best of my knowledge. There are some pet owners that let their dogs sit on the balcony and they will start barking at you very loud and it makes me jump every time I walk to my car. For the most part everyone is very polite and the area seems okay. Definitely wish I knew these things coming in.
Apartments are beautiful and so are the grounds. But the management (which is new since March) has no respect for the residents. Manager refuses to take calls from anyone and you can only reach her by E-mail, which you rarely get a reply. Unless there is money to be collected, then they chase you down. The apartments are poorly constructed so it is very noisy.. I have been here over a year and am sorry that I signed a new lease in February when the old management was here. I am looking for something else and would be happy to pay to break the lease. If you're smart, you will not rent here....go somewhere where management works for a living. and respects their residents. All you will get here is lip service.
I have no idea how this site lists this as a 5 star review apartment complex. Look at the reviews. The place is HORRIBLE You will regret moving in as soon as you get done unpacking. The place is dog friendly, however they took it to the extreme. 2 dogs, most have more, no size restrictions and people take advantage of the situation. Dogs should not be allowed in the elevator period. I do not know how many times I have had to step over dog waste left in the elevator. The least you can do is clean it up!!!!! Managent is pathetic. They do not manage anything. They sit behind their desks get a pay check for doing nothing. There has been soo much turn over in the two years we have been here and it's all because of misty. How her corporate office allows it is beyond me. Oh wait she's fake and lies to them so they think she's amazing. Amazing at pissing people off i have discovered. As of late she's never at work. If you go in to look at a apartment look at how miserable everyone looks. That speaks volumes. No one cares about anything. The brochure shows a beautiful pond out front along with a gated community. The beautiful pond went from a mud pit to a frog pit back to a mud pit then a French drains installed and is now a crappy grass patch No gates still. No one in the business side. I want to know where the dog park is. There's a dog walk that's supposed to be safe. Ha it's not. Just avoid this place.
There is no sound insulation and we didn’t get a moments peace. We heard dogs fighting every day in the hallway and the man upstairs stomping. Our toilet seat was broken when we moved in and we notified the office but it was never fixed so we replaced it ourselves. Two of the lights in the kitchen didn’t work when we moved in and it took months for them to be replaced. The dryer didn’t work the first three months we lived here, the outlet had been wired incorrectly so it didn’t get hot. There were many nights that the trash didn’t get picked up and we had to take it out ourselves even though we are disabled and this was one of the main reasons we moved in here. The hallway flooded every time it rained and sometimes water came into our laundry room. The elevator was frequently out of order, one time for five days straight. Thankfully, we were on the first floor. Although the sound of upstairs neighbor stomping made us wish we lived on the top floor. After we moved out we were charged to replace the carpet in both bedrooms even though our dog never set foot in the master. If you live here be sure to document when you move out so you don’t get ripped off like we did.
to the person below, who writes: "...anywhere is better than here. The leasing office staff has turned over numerous times since I have moved in all because of the manager. I use that term loosely as she manages nothing except to put her makeup on. She cares nothing about concerns and complaints and tells you to deal with the issue yourself." YOU ARE 1000% RIGHT! The place is a dump and the "Manager" is horrible--lazy and useless; the staff keeps quitting because of this incompetence and poor treatment. A former staff member who left confirmed this fact to me on her last day and everyone living here has seen this with their own eyes. How the corporate management company allows this place to be run into such disrepair is beyond me. The 5.0 rating here is bogus and they continuously pump the site with FAKE reviews that the staff writes. To anyone considering living in this horrible mess of a place with ZERO MANAGEMENT, HORRIBLE MAINTENANCE, AND DEPLORABLE LIVING CONDITIONS.
We have been living at Dunedin Commons since June and so far we really like it. What I like is that our neighbors are generally friendly and quiet, the staff and management have been friendly and responsive to any issues that we've had. It's nice having a parcel package room included in the rent so that packages aren't sitting in front of your door or are not delivered. And so far we haven't had any issues finding parking. Plus internet and cable are included which is a nice bonus and helps offset the cost. There are no massive downsides. It's an apartment complex so if your neighbors are noisy then you will hear it, but hopefully your neighbors will be considerate. The apartments are listed as luxury, and I would categorize them a very nice, but I personally wouldn't call them quite luxury. That being said it has become an almost meaningless marketing term and you'd be hard-pressed to find any decent apartment complex that didn't advertise itself as a "luxury" so I wouldn't let that sway me if I was considering renting here. While internet is included, it is through Spectrum Community Wifi. This means that you have a shared wifi with the whole complex, but with an adhoc network for your own apartment. This provides some privacy and security, but the passwords for accessing this network are apartment specific and cannot be changed, so the previous tenants may be able to access your network if you don't use vpn. While a little bit on the pricey side, I do think you get you get good value for your money with comfortable apartments, good neighbors, and friendly helpful staff.

My experience living here was the worst experience. The management has no idea what they are doing and will lie just to cover up issues. Moving in all elevators in every building were broke for 3 weeks and every time residents followed up to see when fixed they kept telling everyone different stories. The construction is so terrible that after the fact of moving in they have had to re-do a lot of construction causing a lot of noise. You can hear your neighbors even using the bathroom the construction is so bad. And when moving out they will make up lies about taking $ out of your deposit.
I mean it Anywhere is better than here. The leasing office staff has turned over numerous times since I have moved in all because of the manager. I use that term loosely as she manages nothing except to put her makeup on. She cares nothing about concerns and complaints and tells you to deal with the issue yourself. I do not pay rent to deal with issues myself that's her job. The curtosy officer never does anything about complaints so do not listen to her response that they do. The walls are so thin here you can hear EVERYTHING and I mean EVERYTHING. The appliances are a joke. How great is it when a washer doesn't even have a softener despenser? It is very dirty in the halls. And grounds are not well maintained. I wish I could attach a photo, they have a contest going on right now to give a review and take a picture and submit it to the office for a chance to win a gift card. What a way to get great fake reviews!!!! Corporate office really needs to reevaluate the management here.
I normally do not write reviews, but because my experience was so amazing I had to. Misty helped us pick the perfect apartment she knew exactly what we wanted and we couldn't be happier. Our neighbors are so nice, we LOVE hanging out at the pool and Barbecuing we have already met so many nice people. I love that they put on fun little events for us all to mingle. You do not feel like you live in apartment when living here and that was our biggest fear moving from a house. I am so glad we chose to move here. Also our dog loves that the office is always stoked with dog treats. You will not regret moving here.
We have loved living here this past year. In a brand new property this large and with so many new people moving in, issues are bound to pop up here and there. The property manager, Misty, handles it all so diplomatically and effectively, and she patiently guides everyone towards a solution. We have lived all over the country and that kind of management is really commendable and rare. The building engineer, Rob, approaches his work with great professionalism and care. The groundskeepers are conscientious but always make time to pet our dogs and say hello. Highly recommend.

Thank you, so much for your kind review we are happy you enjoy living here! We appreciate all of our residents!
I have been living at Dunedin Commons for a little over a year now. There are an assortment of pros and cons. Pros- -Location!!! It’s quiet around here, I never hear traffic, and you are still close to Clearwater,Tampa. -The grounds are very well lit, I generally feel safe walking my dog at night. -New construction, the layout of the apartments, laminate in the main living area. -Ability to rent 5x7 storage closets, nice because I didn’t need/want to pay/ for renting a full garage. -The support staff and maintenance are very friendly and helpful. -Nice pool area, nice area that can be rented out in management office area. -Nice gas grills to use. -TONS of Kitchen cabinet and pantry storage -I do get a community feel living here. I like most all of my neighbors and it feels like a small town. Cons: -The closet in the master bedroom is VERY small, I have struggled to make it work. To whoever designed these units, WHY the small closets!?!? -There are heavy doors that are in the breezeway/staircase spaces and if people don’t shut them themselves or if the wind catches them, they slam VERY loudly. When they were designing this property I don’t know why they didn’t think to put non slamming doors in these spaces. -New construction. The units themselves weren’t built to the highest standards. The shower bars to hold the shower curtains weren’t installed at the appropriate height. I have had various issues with outlets, breakers. Maintenance is good about coming to fix them in a timely manner though. -Management. Reading the other reviews, and from personnel experience, a lot of issues wouldn’t be issues if management was better skilled at handling said issues. -They hosted I believe 2 or 3 events for the residents in the beginning but haven’t done any in months. -No dog run/park space, I wish they would have put one in where the boccie ball courts are. I think I have seen people use the boccie ball courts one time, the whole time I’ve lived here, such a waste of space. The trail wraps around this property but isn’t the same. Overall the pros have outweighed the cons for me, I love living here and will continue to!

So we have lived here for just a few months and are so beyond dissatisfied its not even funny--this is pretty much the way many residents that I have spoken to feel. There have been endless issues here like not being able to get the management to pay attention to concerns, the neighbors with uncontrolled pets, and especially gross: an incident where there was human waste found in the hot tub and management and maintenance did not even drain it because they felt it was not necessary. There are regularly young children left to play in the gym, which is a hazard. We have been actively looking for a new apartment and are considering breaking this lease because my husband is at his end with all of the disgusting issues. Also, there are non-stop problems with the mail delivery because they didn't get a dedicated mail carrier here and our building gets mixed with the mail from another one. Also, there is absolutely no security here and there are wild drunken pool parties in the evenings which police have been called to on many occasions! From other comments here seems like it will be costly for us to leave, but we are almost ready to just pay the price. I can't say enough how much we would not recommend this place to anyone considering living here. We travel quite a bit and every time we return there is a new issue with the community. The grounds are already looking in disrepair and dirty. The trash area is often overflowing and jammed. There is trash and broken furniture that just sits on the ground and when I called the office about it they just blew me off. Looks like there has been some change over in staff, so good luck getting someone here to take your issues seriously. I think the property manager is completely unequipped to deal with resident complaints since all we get are rude responses when we bring anything up. Finally, the noise/disruption by other tenants makes it impossible to relax in our own apartment. On a scale of 1-10 I rate this place at a -4. OVERPRICED and AWFUL!

Dear Resident, We take pride in our community and keeping it a beautiful place to live. If you have experienced anything less please give us a call so that we can discuss further. We clean the buildings on a daily and weekly basis and as needed with spills and other issues. As to the spa situation, we investigated and it was determined that it was a candy bar. The maintenance technician is EPA certified and we tested the spa in addition to adding the appropriate chemicals. We have a courtesy officer who patrols the property daily and responds to any complaints of loud noise or rule violations. We want all of our residents to have an enjoyable living experience and we encourage you to please call the office at 727-351-4888 or stop by so that we can address your concerns. Thanks, Your Team at Dunedin Commons Apartments
Horrible—as a former resident, I can tell you what I CAN ONLY WISH someone had told me BEFORE I signed a lease here: LOOK ELSEWHERE—there are many other NEW properties in the area that are a much better deal! The office staff is rude and inept—it will take you weeks to get a response from them if you have any issues at all—and, when you finally do, they are rude and unhelpful. The “community” aspect that I was sold on upon viewing the property is s farce. On-site management is disorganized and unprofessional. The buildings are cheaply constructed—cheap appliances and finishes (black finish—NOT STAINLESS and the refrigerators in ALL UNITS do not even fit into the wall—someone didn’t measure OR they bought a cheap one that someone got a deal on, AFTER construction). You can hear the conversations of your neighbors through the walls and floor/ceiling. BEWARE OF this place—-if you come to view the property during “business hours”, chances are the door will be locked to the office and staff will be nowhere to be found anyway. Facilities are already in disrepair: elevators routinely break (have expired certificates of inspection in them), common areas are filthy, etc. This is not a cheap rental, so save your $$ and look at somewhere worth the price!

The only thing good about this place is the location and it’s new. Management is horrible very rude people! You can see they don’t care about the renters only the money you give them. Don’t bring guest to the pool because apparently you aren’t aloud. I would NEVER recommend this place to live!!!!! It is over priced and once you moved in you have to pay a crazy amount of money if you are unhappy and want to leave! Don’t believe these other bogus reviews that the employees leave!

Dear Resident, We strive to provide amazing customer service to all of our residents we would like the opportunity to discuss your concerns with you. Could you please reach out the property management office at 727.351.48888 so we can help resolve your matter.
First, these are NOT luxury apartments. They are new construction in Dunedin, which is difficult to find, but does not on its own meet the standard of luxury. Second, READ YOUR LEASE CAREFULLY. There is nothing to protect you if you are unhappy with the living arrangement and Dunedin Commons will NOT work with you. Third, INSIST ON A FINAL WALK THROUGH WHEN YOU MOVE OUT. Take photos of everything when you leave or they will retain your deposit with no walk through, no explanation and no opportunity to remedy the situation. We were so dissatisfied with the complex that after only 3 months of living there we paid over $3,400 to break our lease because the property manager did not feel that we had endured enough to justify the removal of the penalty for early lease termination. During our time at Dunedin Commons we dealt with multiple construction issues including: 6 days without AC (this resulted in us sleeping on the floor of the vacant apartment next door just to have AC), noise issues due to lack of proper sound proofing, a broken ceiling fan (over 30 days), a shower curtain rod that was not adjustable and was hung too high to accommodate a standard length shower curtain (basically rendering the shower useless because water would splash all over the floor - this was never repaired), excessive dust in the bedrooms due to the carpet being installed over floors that weren't swept free of construction debris, multiple aggressive breed dogs under the guise of "emotional support" pets, nails in our tires (in keeping with the shoddy construction theme), a bedroom door that NEVER latched after multiple requests to repair (never repaired), and the list goes on and on. If you choose to lease from Dunedin Commons, read your lease and understand that poor construction, a broken AC, overall dissatisfaction and lack of sound proofing does not meet the standard for breaking the lease. Apparently a sound night's sleep is not something that is required per their lease agreement. Be prepared to pay 2 months rent or be prepared to stay there for the duration of the lease. In our case, it was worth every penny of the $3,400 we paid to get out of there, but it was a costly lesson to learn.
Beautiful on the outside, poorly constructed, loud, u can hear just about everything from neighbors, footsteps, doors, snoring , i mean everything , good amenities, good location, good management, bad soundproofing.
I'm really looking forward to my new apartment at Dunedin Commons. Michelle was so nice! She was also very professional and informative and I thoroughly enjoyed her tour. I also enjoyed meeting Sharon, the Assistant Property Manager, and know I will be very happy there.
I can’t say enough how much I love Dunedin Commons. My husband and I moved here about a month ago, and we are so happy we did! From the moment we took a tour with Michelle, we knew we had found our new home. Michelle was honest and caring, and took the time to show us each unit available so we got the exact one we wanted. She was always very professional, and we knew with staff like this, we would be well-taken care of. The apartments are brand new, offering an open and welcoming floor plan. The amenenities are incomparable with a resort-style pool, brand new workout equipment/room, yoga studio, and cycling studio. My puppy also loves walking on the dog walk every day. You can’t go wrong with renting at the Dunedin Commons! Michelle is one of the best customer service representatives I have ever worked with. Just ask for Michelle and she will take care of you!
