Property Ratings at Dunwoody Crossing
I have lived across the state of Georgia over the years, with various degrees of success with apartments. While I will admit that my experience at Dunwoody Crossing may be an anomaly, I feel it pertinent to advise potential residents about these challenges. Front Office: Completely incompetent at handling day to day matters. There were constant complaints filed with them from various other tenants, with no effort given on fixing said matters. Triple emails that were a month out of date, no consistent phone number that could be called to reach, and overall lack of care for tenants general well-being. After my lease ended, I have been reached out to by collections agencies over "past due fees" that front office assured were to not be applied. Community: Little to no respect given by other tenants as they did not abide by general rules (driving too fast in parking lots, no respect for others vehicles, loud music, police constantly being called for domestic disputes). Constant trash in not only the parking lots but inside apartment vestibules, as well as the main driveway and entrance that was never cleaned. While it was easily walk-able to various locations such as Publix, Starbucks, and a nearby brewery, it was never a comfortable walk. Apartment: Out of date, with minimal thoughts given to functionality. Doors were not hung properly, locks were not adequate/in working condition, and while it was nice to have a small porch, the lack of modern doors and windows that sealed properly meant that bugs (spiders, flys, pill bugs (aka rollie-pollies), roaches) were constantly invading the apartment as front office never sprayed for bugs despite requests. Neighbors were incredibly loud, as there was no sound proofing or modern use of insulation to deaden any (and I do many any) daily living activities. Floors were uneven, no lights in the main living area, bedroom with no main lights or ceiling fan, with cheap materials and general lack of build quality throughout the apartment. Amenities: When the pool was working, it was constantly over-run with disruptive tenants. Tennis/Sports courts were in blatant disrepair, with no other source of activity for tenants or children to use. Fitness center was inadequate, small, and only available during "normal" hours (closed 8PM-8AM). In summation, I strongly urge potential residents to look elsewhere. For the price paid, you are most certainly better off at any other apartment complex in the area.
I’ve twice now lived at Dunwoody Crossing Apartments over the past few years, and if it weren’t for relocating out of the Metro-Atlanta area again: I’d gladly live there yet again, and without hesitation. My most recent lease started right before 2020 (which needless to say was an unchartered time due to the COVID-19 pandemic) - with this also presenting evolving challenges for residential properties, management companies, and their staffs worldwide. With this in mind, it’s important to consider the deviation from a standard leasing cycle review with standard mentions of amenities or room dimensions; highlighting what made this experience stand out, and hopefully bring insight to future residents considering the property. Dunwoody Crossing pressed forward during the pandemic; managing to deliver consistency and reliability to their residents - during a year where such traits were often far from the standard operating order elsewhere. Many would find themselves spending considerably more time at home: and the peace of mind received by those living at a residential complex being capably managed, still striving to provide accessibility and assistance (while also exercising great courtesy with safety to all being a priority), was invaluable for myself and others. Throughout this time of great uncertainty, I have no doubt that many were beyond thankful there still existed a modicum of stability and professionalism in their daily lives. ?The aforementioned traits displayed along with commitments to character and service demonstrated during my stay have me confident in saying there’s no doubt that this excellence will continue on behalf of the complex (and its phenomenal staff) throughout the time ahead. There’s no doubt to myself that things possibly may have been more problematic in my own experience if the challenging global pandemic had occurred while I was living at other properties which were less capable, adept, and resourceful in regards to their management’s commitment for their residents and property services provided. I am exceedingly grateful to have resided yet again at Dunwoody Crossing Apartments during this timeframe; and thankful to have such a positive experience while leasing.

After my 2nd day here, the fridge stopped working. I had to make an emergency call to maintenance and they sent someone to look at it. The man came and basically determined it wasn't working, and said he would call his boss to get a new one. Today, the same man brought me a "new" refrigerator. I don't know where this man got this fridge from, however, the outside was filthy. Me trying to not make a big problem out of it, I cleaned the fridge and put my food in. Fast forward a couple hours, I open the fridge and notice a roach inside. I immediately grabbed cleaning spray and killed the roach. As soon as I do that, 40-50 tiny bugs just start crawling out from the rubber insulation inside the fridge. I have never been more disgusted. I called the emergency maintenance number, only for them to tell me they couldn't help me until the morning. So, now Im forced to live with these bugs crawling on my floor and counters for the night. In addition, all of my food had to be removed from the fridge. I will be looking in the next few days for a new place.

It really couldn’t get any worse than this. Save yourself. It doesn’t matter how clean u are, how much money u spend on products.. they are there to stay. They live in the walls. Nothing is sealed properly. It’s horrible! The walls are so thin u can hear ur neighbor snore, pee, everything. The office doesn’t care as long as they get their rent!

ALSO! There is a HUUUUUUGE bug problem. Every day I find more and more bugs because the place is not sealed properly. I have requested extermination services multiple times, but I still acquire multiple species of spiders (had a Brown Recluse in my shower!), beetles, and cockroaches (both German and American). I bleach my place weekly and still find dead bugs in my kitchen and bathroom. Oh! and someone left a cupcake wrapper RIGHT OUTSIDE my door and ants are covering it...THEY BETTER NOT COME IN TO MY PLACE! The patio is not well secured. A lot of us have pets and when the screens come out, that results in either a pet escaping or hurting itself. Thankfully living on the ground floor, my cat FELL out but did not run because she doesn't know how to survive in the wild. Again, I had to take care of it myself. The staff is really nice but they for some reason cannot do their job for their current residents. I am so happy to not renew my lease and it was a mistake to renew it this past year. I saw they have a breed restriction while signing the lease but I think they don't really care. My dog looks like a pitbull mix but I have definitely seen Pits and German Shepherds (Love me some Pitties though :) ).
Hi, I lived here for two years and had bugs for the entire last year that I lived there. I asked multiple times for help with resolution and never got it. When I moved out, I had the entire house professionally cleaned and now, three months after I moved out, got a collection notice that my house was dirty and I owed money. No one answers the phone when you call or ever emails you back. Do not live here, they don't care about the people who live in these apartments.
At first I thought this was going to be a great apartment - the staff seemed unbelievably friendly, the landscaping was nice, and, though old and unclean, the rooms were fairly large. But soon after, it was a NIGHTMARE. Termite- and roach-infested apartments that are filthy and falling apart. When things weren't working the staff took MONTHS to come repair and were unapologetic about the wait. We're very clean, but the roach problem was unavoidable. Every morning and night I'd find five to ten roaches swarming the apartment...literally every day: in the dishwasher (after cleaning the dishes before putting them in!), on the floor, on the living room walls, in the bedrooms, in the bathrooms, INSIDE OF THE FRIDGE!! On top of that, despite having smiles on their faces, the leasing staff was TERRIBLE. It's clear they're only interested in squeezing every penny they could out of their residents. DO NOT MOVE IN HERE!! YOU WILL BE TRAPPED IN A TERRIBLE APARTMENT!! And most importantly do not trust the high ratings!! If the ratings are typically one- or five-stars, question the five star ratings! They are not authentic, resident-written ratings - don't let them deceive you like they deceived me.
I have lived here for over ten years and I have seen the transition of the community. The landscaping gives the community a nice curb appeal and makes me proud to call it home. My apartment went from being very basic to having nice countertops as well as stainless steel appliances. The office staff is very courteous and pleasant when ever I call to place a work order. They take care of my apartment on the same day. I have read some of the reviews about other people having pest issues but surprisingly enough that has NEVER been an issue in my apartment. I must be doing some right :) . I would advise people to come out and check the community our for yourself. My experience so far has been nothing but the best.
I just moved in over the weekend and I love my apartment. It is all that I need and more. The staff is awesome too. They were very helpful with giving me the contact numbers to get my utilities connected as well as keeping me informed about all the wonderful activities that sandy springs has to offer.
I just moved here over the weekend and I am completely happy. My apartment was clean, the staff was nice and the size of my apartment works perfect for me.
At first I loved this place the layouts are lovely. But the staff and apartment upkeep slack. Instead of properly fixing issues they cover it up. Bugs galore. When looking please pay close attention to walls and ceilings especially in the bathrooms and laundry rooms. Make sure you have a mold/ mildew reading kit. I wouldn't trust what they say. All they want is your money. Keep that in mind!
The property overall is average. Being that there's lofts and apartments, they show pictures of the lofts rather than the apartments. I've been here for about 5 months but I don't plan on being here a minute later after the lease is up. I'm upset because I read the reviews before moving in but my boyfriend signed the lease anyway, saying that there's always going to be some bad reviews blah blah blah. Yeah that's true but not when all the bad reviews are the truth. The staff isn't bad at all, they do a pretty good job. Maintenance is okay, they could be better if you ask me. The walls are thin, I hear the people next to me arguing every week. Since we live on the bottom which we requested not to we can hear everything upstairs including with the patio door is being opened and closed. There is an issue with bugs which that was a HUGE request that we didn't want to deal with and were told we wouldn't have a problem but we do. I'm afraid to bring my newborn here when it's time due to the problem with bugs that they think they have control of because they have terminex come out every week but they don't even do anything if you ask me. We try our best to mange the bug problem but it's beginning to be too much. The bathroom in the apartment style are very small. They tried to paint the tile of the shower/tub but it still doesn't appeal to me. I will never sit in the tub no matter how much bleach and hot water is used. Another con is there's only one dumpster site so it can be a commute getting your trash to the dumpster especially if you stay in the back. They sell you on that the property is small i.e. how many units so it's better to assist everyone and accommodating the residents but that's just to get you to move in. If you want to move here just be careful what you get yourself into.
My experience at Dunwoody crossing has been amazing. I moved here 6 months ago from Florida with out seeing my loft. The office staff made my transition here seamless. I love my apartment
I moved in about 10 months ago after being referred by my co-worker that also has a loft apartment here. The loft has a very unique setup. I like my nature view and I thank the office for meeting my request to have my apartment to face the woods. This was my fist time applying for an apartment alone so I really appreciate the office being patient with assisting me with my move in. They were able to answer my questions regarding utilities, monies due, recommendations, etc. My experience has been professional and nice. The ENTIRE team has been good with assisting me with my request. The best features are the space and the cleanliness of the property. I have enjoyed the pool area in the summer and I have enjoyed greeting cards in during the holidays. I think that this was one of my favorites because I have the option to drive or use Marta and the place seems to be organized the price was reasonable, the feeling that I received was inviting. I have had a pleasant experience so far.
I have lived in my apartment for 4 years and I have nothing but favorable things to say about my community. The community is older but we'll presented. I have not had a bug problem of any sort but the fair thing to consider is that it is next to woods. I also have had no communication issue or problems with my rental office. As a matter of fact, I have been treated very well. They have treated me great so far.They even follow up with services once completed. I simply pay my rent on time, enjoy my apartment, call in for assistance as needed, and I'm done. The view on my apartment is very becoming and pleasant.
While being in communication with Irish almost daily for months via email, she was in the process of sorting out my account balance. She also took off $200 rent for the inconveniences (which was not enough as she had copies of receipts that shows how much money Dunwoody Crossing was costing me, and let’s not forget about my time which cannot be taken back) and also added a charge of almost $300 without explaining what the charge was for. For the first 2 months, I’ve had to pay more than the monthly rental fee but never had an idea beforehand that I had a balance until the day that rent was due. Numerous times I have asked why is it that I was not aware of a balance if we email each other on a constant basis. I have explained to Irish how it is unprofessional since she is personally “fixing” my account and how it affects my budget to not know what is going on. Instead of apologizing or making the situation right, the only response is that she can provide a ledger that breakdown the bill for the month. Does it make any sense that she would tell me that she will take off $200 for rent but not communicate that I would still have a balance afterwards and where did the balance come from? Brian in the office told me via telephone that they had calculated my move –in amount incorrectly so Irish added it to the December bill. Do you see the issue? Last month, before rent was due, I went to the office to let Irish know that I cannot make the full payment of the month’s rent until I get the back pay or next paycheck from my job. I also reminded her that I am a filmmaker so if I’m not in the union, some things I cannot control, the best I could do at the moment is to be upfront and her let her know what is going on so we work things out. When I told Irish that payroll had a hiccup which delayed checks (this was before I knew when we would get the paychecks) she asked how soon I would have an answer on when the checks would be issued.

I also reminded her that I am a filmmaker so if I’m not in the union, some things I cannot control, the best I could do at the moment is to be upfront and her let her know what is going on so we work things out. When I told Irish that payroll had a hiccup which delayed checks (this was before I knew when we would get the paychecks) she asked how soon I would have an answer on when the checks would be issued. I explained that I had been asking for a week but I would have an answer by Monday (her and I spoke on a Friday – and again, she does not work on weekends). On Monday I visited her again and told her that we would not get our checks until that Friday night at the end of our shoot day so I would pay the rent on Saturday. She told me that usually the cut off time is Friday at noon and she’s okay with getting it on Saturday but she would email accounting to double check if it would be okay, which she never did (I know she did not contact accounting based on her statements via email the following week). As promised, I was able to pay rent (plus 10% of rent for the late fee) by Saturday. When I went to drop off my money orders on Saturday, I got another surprise that I had to pay the $150 court fees with the month rent and I have to pay it all together. Because I was behind on other bills, I did not have the full $150 to pay at that moment. While I was in office, I told Eric that I was not informed that I had to pay court fees so he called Irish on her work cell and told her that I only had the rent plus late fee. Without being on speaker I could hear her yelling at him about me having to pay the court fee “today” and that I should “read all emails”. I asked if I could speak with her in order to sort things out, again while yelling she told Eric that she is on vacation and don’t want to speak with me.
Days later on the 20th of January, I received a letter stating “You are presently under eviction. I need to speak with you today regarding your intentions to pay!” Did she not make it clear that she does not want to speak to me? Did she forget that I intended to pay the same day she yelled about not speaking with me about a work related issue even though she answered her work phone? Two days later she sent another letter stating “Please be advised that if your January’s full payment is not paid by Jan 25th, your February’s rent will be due as well. Eviction will not be cancelled?” (Side note, I paid the January’s rent, the late fee and the court fees on the 23rd, but she never cancelled the eviction as implied in her letter that she would cancel if everything is paid before the 25th.) Not only does this not make any sense, but is it even legal? She tells me that if I cannot pay by the 25th, then on the 25th I would have to pay for January and February. Here is the icing on the cake, remember when I said that she sent a letter on the 20th of January saying that I am presently under eviction? Well I went to the office on a Friday to get a copy of the eviction since I paid $150 for it. Irish was not in office at the moment so Brian told me that she has it her office (in my file which could not be accessed) and she will give it to me Monday. Instead of going back to the office, I emailed her requesting the eviction papers. Her response was “we do not process the paperwork or serve/deliver them ourselves”. Her email was sent on the 25th. When I received my eviction paper, it says that it was processed on February the 2nd. Not only that, the template on the sheet read January, but it was marked out and handwritten so that it would read 2 (for February). This means that Irish served the eviction after she told me that I was already under eviction (Jan 20) and after I asked for a copy of the eviction papers more than once.
As you can see, I can go through a lot and just deal with it, but I have reached the point where I do not want to stay at this complex even if rent was free for the remainder of my lease which ends in October this year, I have 8 more months! My biggest dilemma is getting out of the lease without paying the company another dime. After the sorry excuses of the complex being over 30 years old, I realize that Dunwoody Crossing is not worth the money, the headache or the energy. I do not work 16 hour days to go home to a rundown apartment with a highly untrained, unprofessional “Property Manager”. I am also finding out that many people here are breaking their lease to get away from Dunwoody Crossing and all because they refuse to deal with one person, the same person. I have yet been able to feel at home due to the unfortunate circumstances which I would not wish on anyone, ever. Did I mention that this only an overview of what I have been through here at Dunwoody Crossing? This last incident happened while I am typing this email, I got home Saturday afternoon around 4:30 pm and within an hour I started smelling fumes in the entire apartment but mainly in the master bedroom and guest bathroom. The smell was so strong that it gave me a massive headache. I opened the bedroom windows and the living room windows hoping with would help but it got so bad and worse that at 1am I had to leave my apartment and stay the night my cousin’s apartment. On Sunday when I got back to the apartment I could still smell the fumes so I went to the office and spoke to Eric and asked if they were working in another apartment, he responded yes but that it wasn’t their varnish and it had to be another tenant doing some personal work. He also informed me that the fumes in my apartment was not an emergency plus maintenance does not work on weekends and they are only called in for emergencies and he doesn’t see the need to come by to spell it for himself but he will do a work order for Monday. It is now Tuesday night and my apartment is still filled with fumes, I have to keep the windows open day and night in the cold weather and no one has turned up to check it out.
I'd like to say shame on Apartments.com for recommending this place. The only pros is that the apartment is spacious and the community. Cons that are not listed in my rant below: the place is falling apart, thin walls and connected vents throughout the building (you can smell and taste what your neighbors are cooking and smoking), tiny bathrooms (you can literally roll off your toilet into your tub - I would post a demonstration video of me doing so but it does not give me the option), there are no seals on the doors and windows so the place is drafty even when your heat is on blast, bathtubs are filthy (I would never sit in my tub, no matter how many times I bleach it - it still has a layer of filth and their idea of fixing it is by painting it over), speaking of paint, they painted my stove burners black because there was a bucket load of grease on them when I moved in - I demonstrated to the maintenance guys and property manager how filthy it was by scrapping of some of it and showing them the grease as they claim that it was normal wear and tear. When you complain to the property manager she says "bear in mind the property is over thirty years old so nothing is going to be perfect." Since November 3rd, 2015 I’ve been at Dunwoody Crossing. I have a 2br 2ba and my experience here has been a constant inconvenience. Please note that I have email documentation between the property manager and myself of the incidents below including other incidents that I have not mentioned below. For starters, my move in date was October 31st, 2015 (Saturday), but I was not able to get into my apartment until November 2nd, 2015 (Monday) due to the lack of communication and being proactive in office. This forced me to sleep in the moving truck each night which also forced me to extend my rental period for the truck. The employee (Brian) felt that it was unnecessary to contact the property manager (whom does not work on weekends) and also lied about the property manager saying she does not have a work phone. I emailed the property manager about the incident as she apologized and promised she will take care of the situation.
Cons: APARTMENTS ARE INFESTED WITH ROACHES! Walls are thin. You can literally hear your neighbors conversations above and across from you. Bathrooms are extremely small. The toilet and the shower are 6 inches apart from each other!(explains why there are no pictures posted of the inside of the bathroom on their website) Laundry room is filthy and only consists of 6 washers 6 dryers for a 200 unit complex. The gym has about 4 or 5 machines and is as small as a shoe box. No joke. The trash has been piling up 3-4 feet high since the holiday season. Absolutely disgusting! Stray cats and dogs throughout the complex. Pros: Apartment is near a mini mall. Gas station is opposite of the mini wall, very close by. Extremely close to public transportation. Swimming Pool. Friendly Neighbors. From the outside you would never be able to tell that these apartments were built in 1976, but on the inside it shows! The pictures posted on their website were obviously taken with high definition cameras and altered to make the complex look more appealing. Oh, and don't fall for the appearance of the model apartment either. This place is a joke!
I moved from Chicago to Atlanta Georgia, and I got married, so my husband and I was looking for a 1 bedroom apartment, so we road around in the sandy springs area, I was working with promove and they gave us several apartments in the area, but only one was in our budget. Legacy Keys was perfect for us, we are near Marta train station, great grocery stores. And Sandy Springs Middle School, I even got my first job at North Spring Charter HS, love it!! We liked rhe area so much, we moved from 1 bedroom 544 sq. Ft. Too a 1000 sq. Ft. We only been in the area for about three years, but I recommend you to move to legacy keys, its a quiet and clean apartment complex.
When I first moved in these apartments, I was astonished by the location in comparison with its cost. The complex is always clean, the maintenance team will react in a hurried and concerned manner when catering to a tenants need, and the complex is relatively quiet. But, management has changed several times and it seems like no one knows how much you pay for rent, despite what your lease says. They're quick to say that there's an increase in water and that reflects the amount you pay in rent, but since when since that isn't the amount you signed your name in the lease. For the amount I'm paying to rent an apartment, I should just go and get a house, which is on my list of things to do. I will not be renewing my lease this year. It was good while it lasted.
I been Living at Dunwoody Crossing for 2 years and I love it the staff is wonderful and caring. Maintenance is always on time and fix the problem the first time. I love living here and plan to be here for a long time.
Lived here nearly a year & can't wait for it to be over! Apartment is bug infested-fleas, millipedes, spiders, roaches. Office staff is never in (one person on a Saturday?! C'mon guys!). Place is old & falling apart. They put in a new fridge, stove, & dishwasher before we moved in. Which would be great except they're the cheapest models you can get and they are terrible. First people to use them in this unit. The dishwasher only releases the detergent if you wash it on heavy, the freezer has a gap somewhere in the seal that lets air in to melt ice constantly, the oven fills the apartment with a heavy smell of gas when you turn it on(and when brought to attention of maintenance, they said it was normal).They do NO upkeep maintenance and so it's extremely possible for your AC to go out in the dead of summer because there is no coolant, the air pipe is clogged, and a handful of other things. When people move out, they go in, spray paint over everything -including spider webs- glue down the carpet in the corners because it's probably come up since the last move out, and spackle holes in the walls-without painting over it. If you walk around the woods of the apartment, behind the dilapidated tennis court -that has lights to be used at night that are never on- you will find a creek between the tennis court & the next set of buildings of the complex. The people from that building & the other couple around use this big creek to dump their trash in so their lazy butts (can't curse) don't have to walk aaaaall the way to the giant dumpster. It's never been cleaned. At least not in the near year I've been here. There's been a shopping cart laid down in there for MONTHS. All in all, there are nicer complexes in the area for way cheaper. Stay away from this complex & all others managed by GCS. Horrible company. And their rates change every single day. It's ridiculous. Since they manage so many different complexes right in this area. STAY. AWAY.
I have been here 2 months and it is too noisy, neighbors play their music loud all hours of the day and night. I would move if I could get out of my contract. I have complained but it doesn't do much good. The apartment itself is nice. Would love it here if it were quieter.
