Property Ratings at Dunwoody Village
The manager doesn’t care about ANYONE. She won’t take responsibility for anything and pretends to care. Maintenance came into my apartment and left all of my lights on including ones in my closet. I’m a young woman that lived alone and was extremely uncomfortable especially since there was no reason for them to go into my closet. The issue was in the bathroom. Completely separate from the bathroom. The issue was taken to management and absolutely nothing was done. Water was always off, trash compactors never worked, but there was always a reason to have unnecessary community parties. I’d give them 0 stars if I could. Would not recommend
I lived here for 2.5 years and I have literally no idea where the good reviews come from. No one I spoke to had a good experience here. On my move in day, an hour before they were supposed give me my key, they tried to push it back a couple days. No offer of abating my rent or anything, just can’t move in for 3 more days. I have so many horror stories of living there. They have increased rent a ton with less amenities in return. Every summer I had to go constantly back and forth with them about the pools. One year I posted a respectful and truthful post on NextDoor about my frustration with them not opening the pools, and that finally prompted them to send an update which included them complaining about people posting TRUTHFUL things on NextDoor. Just sent out a scolding to hundreds of paying residents like we were children. It was ridiculous, unacceptable and unprofessional. Staff will straight up lie. Don’t move here.

Over the past few years they will cut off the water throughout the day but recently it has been cut off for 2 weeks!!!! Water is included in the rent as an added on bill. We have put in multiple maintenance request and cooperate and still NO WATER!!!! We are not able to shower, flush toilets, wash clothes. It has been a complete nightmare!!!! We have contacted authorities hopefully they can help.

Thank you for taking the time to leave us a review. Unfortunately, we had to shut the water off due to some plumbing upgrades, but we have been sending out updates regularly to let our residents know when shut-offs will happen. Please reach out to us at Angela.Smith@bridgepm.com if you have any other questions or concerns.
Very distasteful staff with horrible attitudes. Leasing office doors are LOCKED even while people are inside looking you in your face. Would not suggest giving them your money.

I am living in 2321 D now, and DON'T RENT 2321 D. There is electric shortage problem, and the AC was broken more than five times in THIS SUMMER. Not only AC is the matter. A computer and a washing machine were also broken, and I need to buy new stuff with electric generators. The manager said it is not their fault because they just manage contract. Although there is electric shortage and it made problem with lots of my stuff, I can't move out early without penalty. If you rent a apartment in here, you are going to get bunch of problems.

Our service team would like an opportunity to properly address your service concerns. When you have a moment can you please call or stop by the office to discuss with our new Community Director? We look forward to hearing from you soon.
Decent units, large complex with a great location. But, if you are sold on there being 3 pools, kids water center, and being gated... you’ve been bamboozled. The pools haven’t been opened and its past Memorial Day weekend. Multiple management companies have come and gone over a 3 yr period. It’s a huge property to maintain, so it’s understood. But they should not mislead people with the up-selling of the amenities offered.
Property Manager at Dunwoody Village, Responded To This Review
Hello, thank you for your candor. It's good to know that the location and apartment homes suit your needs. We can understand your frustration with the pools not being open, especially during the summer months and will be looking into this as soon as possible. We have been working with our contractors to investigate, diagnose, and repair the problems with the pools. Two of the three are currently open and the final one will be open within a few weeks.
ITS NOT SAFE! Management has NO concern for your safety or cares to help in any way! We got our car broken into on the property and my keys were stolen out of the car. So now a thief has the key to my apartment, so we are no longer safe. They told us it would be $50 to change the locks even though we were broken into on their property, which is completely ridiculous. Yes, I understand that if I lost my key that’s one thing, however, not when the community isn’t safe and they have people breaking into cars and stealing my keys. I had to deal with my car being towed to get new keys and the cops that we were not able to get to it that day, which was Friday. On Saturday I call to get the locks changed and pay the $50, but now apparently there is only one maintenance worker on the weekends and tenant safety is not a priority. The fact that there is a thief, who probably lives in this complex, that has a key to my house is not a concern for them. Iv called multiple times to voice my concern and no one cares. It’s embarrassing. We also explained how we were planning on extending our lease another 3-4 months and asked why they couldn’t take care of the $50 for us since our things were stolen on their property. They continue to not help and we said well I guess we won’t be extending our lease and the manager said “sorry you feel that way”. So, they are sorry that they would rather us pay the $50 and leave the apartments rather than get another $3,600-$4,800 from us for the next couple months....? What a horrible business model these people run. They don’t know how to manage and they just lost the company thousands of dollars over changing our locks from getting our stuff stolen on their property! They are LAZY and don’t care to get up and help out a tenant who is very concerned for their safety, as I should be! It has to take no time at all to change a lock on a door and they just refuse to do it. It’s disgusting. DON’T MOVE HERE! YOU ARE NOT SAFE AND THEY DO NOT CARE ABOUT YOUR SAFETY!

Thank you for reaching out, David. We understand how valuable it is to have peace of mind in your home, and we're so sorry if the situation with your car and our response has made you feel uncomfortable. I'd like to listen to more details so that we can help improve your satisfaction, so please contact me at info@HighmarkRes.com. Remember to refer to this review and the apartment name in the subject line or body of your email, so we can expedite our response. I look forward to speaking with you.
I like this community and feel safe. I'd like to see a little better upkeep of the grounds ( specifically near the entrances of the ground floor apartments that have not been mulched or pine strawed. They track alot of mud). My unit also needs to be pressure washed. I was told that was coming back in Aug 2017.
The maintenance staff has always been prompt and professional. My thanks to all of them. This is a great community. The only complaint I have is the gates. I would be happier if they weren't there at all but thank you for leaving them open during the work week when it's time to come home from work. This alleviates a lot of stress and traffic backup into the street. Also, I am happy with this new management company. Thanks!
Based on the visit I would. However I went home and read the reviews and I have a concern about the pools not being open last summer and complaints about rats and mice. The pools and kids water park were a selling point but the reviews said they were never open. Even though it is cold out now, every other apartment complex we toured had pristine pools. Dunwoody Village pools were clearly not clean. Hard to imagine how they would pass inspection any time soon.
This is an older complex, and I think someone can get a little more luxury and better amenities for the same price elsewhere.
I recommended my sister because I think the space would be great for her and also I wanted a family member to live near by.
I was pleasantly surprised by the professionalism and warm attitudes of the staff here. This complex offers affordably priced apartments with awesome amenities.
The gates are a big issue. Since many in the complex have lost their scan cards and the price for replacement has gone up so high that drivers will rather break the gates than pay. In addition, the main screen on the call box is overtly confusing when all that is REALLY needed is to punch in the 4 digit code. We've talked to pass owners about either and amnesty for current residents to get a FREE replacement card AND re phrasing the main screen on the call box but nothing is done. I hate that folks will break the gates rather than pay the too high fees for a card.
These apartments are very old and need updating. During the last cold snap my appt was so drafty I was under a blanket 24/7
The amenities and environment are very pleasant and homey. I love the unit I will be renting but am still lamenting the fact it's smaller than what I am accustomed to. I'm just spoiled on that aspect but will adjust. Looking forward to calling Dwdy. Vill. home.
I would recommend the apparent because pricing is not that bad. The community is friendly, quiet, good for families. I would not recommend the apartment if the person works in Atlanta like I do. Traffic was stressful. Also the bug problem.
Great location, prompt with maintenance requests, unfortunate that the bridge isn't salted during colder months/when there is snow. Also would like for the pools to finally be open to public!
This community has definitely improved within the past year. The increased office hours are great. However, if another summer goes by where the pools are not useable, I will be leaving.
I’ve had to wait months for this to be fixed the work was left uncompleted and I had to come and request it be finished
Rents are a bit expensive to not have the latest upgrades. Apts nearby are much nicer for around the same prices. Excessive mice and/or rats in several apts and around trash compactors and mail huts; heavily wooded. Location is convenient to stores, schools, employers, and transportation.
I'm in the land surveying and property law field and have worked with a lot of apartment management companies. Yall are ddoing a great job as far as I am concerned.
We almost always receive timely, efficient and friendly service. The Maintenance personnel are typically the most positive part of living here.
I have always really appreciated the maintenance team; the new mgmt was wise to keep them. At the same time that I value the superior maintenance staff, I give a C- to the communications effort made after the first communications flyer.
It is conveniently located in the metro area. So many ownership changes & the landscaping need to be consistently maintained.
I would recommend this apartment for the low price than other apartments in the area. I would not recommend this apartments community as there are lot of cockroaches and centipedes in the units.
The only thing I don't like is the landscaping, it's kept up at the front but if your apt can't be seen by the street you don't seem to care if anything is done!!!
Great community, lots of cool amenities and good atmosphere. Again, great service at the office and everything. Apartment is clean and good carpet and everything.
This complex is quiet, clean, and reasonably priced in this area. I hope to one day call this place home!
The leasing office staff at this apartment is one of the most pathetic & unresponsive folks you will ever find. They are arrogant, unfriendly and useless people who don't care for their residents. I have lived at the apartment for many years & have tried multiple times to stop by and speak to their property manager Stephanie, but have had no luck. Every time I am given a run around by their staff telling, she is on a call, she is away from office, she is busy, she is out for lunch and every other lame reason. I have left my mobile number with the staff to call me, but no response. What is purpose of a property manager if she is not available to meet with residents to address concerns?

Overall, I like the community. I love the staff, their attitudes are great! The maintenance crew are good and fast to respond to service request
Buildings are out dated and not well maintained. There is also a constant bug problem due to the lack of upkeep with the lawns. There have been tv cables expo

PRO: I like the area. It is nice. Maintenance is pretty quic CON: So many dogs and the tenants do NOT pick up poop. There are dogs allowed that the contract strictly forbid. The "gated" community is a farce. It has gates where all of them never work at the same time. Rent is WAY too high.
I have only lived here for a short time. It is quiet so far. There is no place to place my outgoing mail as of yet... I would like to receive packages here rather than drive to the P.O. I also think the bugs are a little excessive for just moving in.
The only negative thing I felt about the apartment was that it was dated. The outside of the apartments need to be pressure washed.
I would recommend it. It's a good place to live in a good area with good value. There are some small things that could be better but for the most part so far it's been good.
I moved to Georgia this week to relocate my family and I rented this apartment site unseen. I am impressed by the excellent customer service I received from Jonathan, the assistant manager, and the rest of the staff I have interacted with during the transition. The only draw back is the galley-style kitchen feeling small, but the rest of the apartment makes up for it with plenty of space for my small family. The garden room is like a getaway with awesome views of forestry. The apartment complex is huge, and you do not feel like you're moving into a typical apartment, but more like a home. I love it here and plan to stay for as long as possible, and the community is very inviting and makes me optimistic that this is the best property I could have chosen for my young family.
I would recommend based on the home, the community's neighborhood feel, and location. I would not recommend based on availability/helpfulness of office staff.
I feel like the activities and kindness off the staff are a band-aid for the issues and a veneer. If they were professional and kind while on duty at all times, I would've stayed and definitely recommended the community. It is a nice place and convenient.
I had to relocate in order to keep my job. Luckily my lease was expiring at the time of relocating. I search using this awesome website and make it easy to find my new home for me and children. I was able to use the map and see what street were near and found my children s new school. Thanks to apartment.com for this fantastic, practical and convenient way to find a home. I love where I live. I have everything I hoped for and apartment.com helped me find it! I loved all the pictures, contact information, competitor prices near by or in the area I was looking for. Thank you, thank you, thank you. Now I am closer to my new office, kids just blocks away from home and life is getting better!
As with any complex, there are both positives and negatives. No place is perfect. Here are my feelings about the complex and apartments. Pros: 1. Convenient location- Easy access to 285, 85, 141 and 400. All within a few miles 2. Many different floor plans 3. Property is spread out. Lots of trees 4. Fairly quiet complex with respectful neighbors 5. Quick maintenance response time Cons: 1. Gate is usually left open 2. Smells come through the floor to upstairs apartments 3. Landscaping is nice around the entrance and leasing office. Not well maintained around the rest of the property. 4. Old windows let in a lot of cold air in the winter. 5. Definitely not "luxury" apartments as advertised. Old appliances and hvac units= higher utilities. 6. Hit or miss leasing office. Goes to voicemail a lot of times. 7. Kids "splash area" hasn't been open in a year and a half. Overall, not the worst place to live but definitely not "luxury."
Been here about 2 months now. So far loving it! The new fitness center is to die for! Everything I need and want in a fitness center is right in here. My leasing agent, Darien, is the bomb and always there to help. The community is friendly and overall feels safe. The location is great too. Right off 285 with lots of shopping and convenience in the area. I was worried about this place due to some past reviews. Yes I saw a mouse but not in my unit, it was near the dumpster. I've seen two waterbugs in my apartment so I'm hoping they just somehow snuck in. It is a pretty woodsy area so naturally there's going to be more spiders and things hanging around. That doesn't bother me as long as I catch them before they catch me. But if I see a cockroach my euphoria will be over. Noise level is pretty good. Every now and then I can hear my upstairs neighbor's dog but not for long. The only major disappointing thing is that my unit doesn't look exactly like the model (surprise surprise). I wasn't' allowed to see the unit before I said yes (luckily I had no shame to peak through the windows lol). I could have sworn the model had a gas stove (mine is electric :( ) and the bathroom wall is still out of date with some textured thing plastered to it. But the sink faucet looks new. Although minor, these things mean a lot to me and the value I feel I'm paying for. But you can't beat the price for the huge floor plan!
This apartment complex has issues just like anywhere but the staff has been SO wonderful in working out any problems we have promptly and with great attitudes. We love the location and it is wonderfully priced for being inside the perimeter. We will be here for many years to come!
The worst ever this Elijah guy in the leasing office needs to be fired , completely lied and wasted my time I asked him the price prior to visiting and he quoted me 160 more when I got there ,then told me they only quote the base price to stay competitive , I recorded the conversation and I am forwarding it to the BBB. they fail to explain or post online that you have to take a washer and dryer and cable service which is added into the base rent ,and advised me it's not optional ,what if I have my own washer and dryer or cable provider which I do . That should be something Mentioned initially , and he actually said they purposely don't list that to make there pricing seem more competitive online his words . I'd give 0 stars if I could
Dunwoody Village is an older complex that is currently attempting to update its property. It is one of the more spacious apartments in the area. The landscaping for the apartments not located upfront could use an extreme makeover. The buildings need pressure washing more frequently. Now it only happens once a year. The space is the best thing for this property. The property needs more frequent garbage pickups. The trash is always overflowing which is causing a rodent issue. I witnessed a rat the size of a small dog taking a swim in one of the pools. The playground is wonderful for kids. This is a gated community but the gates are always opened.
Been living here almost a year and have had a lot of maintenance issues. When we first moved in the air conditioning unit was not working and had to be replaced. We had window air units for about a week. The water heater also had to be replaced. There seem to be a lot of plumbing issues with our building. Again, when we first moved in, there were some days when the water was shut off because they were working on the plumbing. On the bright side we have not had any problems with rowdy neighbors, or any crime that I have noticed. they've recently switched over to new management and they seem to be taking care of a lot of the landscaping and building issues.
I've lived here for almost 2 years and haven't had a single complaint.
Well I must say that the location is good, quiet, and feels pretty safe. Unfortunately since Dunwoody Village has gone through a change of owners in the past 8 months management is a bit slower about dealing with complaints. My main complaint is bugs such as pill bugs and spiders. Management has sent pest control out to spray them but they keep coming back and also some nearby facility recently closed off a local stream that runs through this apartment area so it sent rats to our area and they have been working on the issue because they have been out of control at the garbage dumps which is not too far from my place. So although I haven't seen any rats around my place I hope they will get it all taken care of soon because I have lived here for 1 year and 4 months and I do like my place so I really hope they will get these issues resolved ASAP. I would really love to be the winner of such a lovely gift of this financial gift from Apartments.com! I always enjoy the commercials and I thought why not take a chance to be a winner because not taking a chance to be the winner would be my loss. So I could truly use this blessing. Kind regards, M. D.
I am in a refurbished unit, therefore it is decent looking. The updates are a little sloppy (ie. blemishes in the paint on the walls, places in the kitchen where the old flooring can be seen under the vinyl 'wood' flooring, etc.). But my unit is a decent size, the landscaping is nice (although the many trees attract A LOT of bugs and vermin), my immediate neighbors are nice, and the area (Dunwoody/Perimeter) is really nice. However, because there is a bus stop directly outside of the complex, there is a lot of foot traffic. There also seems to be an influx of noisy tenants moving in. I've seen the police in the complex more times than a few, and I overheard someone in the leasing office say they were waiting on repairs to be done to their apartment since it was burglarized last week (but I never received a notice about that). I would be willing to overlook all of those things (even the burglary) if the office staff was not so bad! They rarely answer the phone, a number of them are not very professional, and they are not timely. However, maintenance was timely the couple of times I've needed them. Therefore, as much as I HATE moving, I am currently looking for another apartment.
Katie and Rebecca have been excellent. They areare looking to make many improvements. We had some issues and these ladies addressed them promptly. Thank you.
