Wappingers Falls is a small suburban village positioned just south of Poughkeepsie on the banks of Wappinger Creek. Property Ratings at Dutchess Falls
Be careful when renting here. You have to pay a security deposit before you can even see the unit. Guess what if you decide you don’t want it the money is non refundable! So think and plan wisely!!
I have enjoyed living here for over 10 years until now. The new landlord Tower Management is absolutely the worst management company I have EVER interacted with. The property manager Laura is BY FAR the nastiest person my neighbors and I have ever come across in this type of setting and Samantha is running close behind. So many of us have been in this complex for many years and were always treated and spoken to with respect by the previous owners. Now let's discuss the property itself... I'll be honest, despite all that's wrong with these units I have personally stayed because of my wonderful neighbors, the location of course and the rent was fairly reasonable. However, the rent has drastically increased while the quality of the units deteriorated. For example, the foundation under the house I live in is in such bad shape that my neighbor and I both have huge cracks in our walls and to my knowledge there are several units in this condition. There's no insulation in the walls and no separate zoning areas so when Winter comes, your downstairs is very cold while the upstairs is like a sauna. I have asked the new property manager if they were going to be doing any improvements within the units themselves and was told flat out...NO! But there's a silver lining to all this... we have new mailboxes, locks and fancy numbers on our doors now! Lucky us huh?!! Like I said, there are several issues here but has been tolerated because up until January of this year our management companies have been so wonderful and really cared and showed an interest in the tenants here. But to be spoken to and treated like you're a worthless individual makes things unbearable now, so much so that 11 families have left since late April and early May. Just know what you're getting into. Visit the complex and speak to any of the tenants you see so that you can get a true sense of how this Tower Management treats their tenants. My apartment isn't set up the same as the usual apartment complex or building. It is one unit which is half mine, and the other half is my neighbors. We both have separate entrances. Also, these apartments have an upstairs with two bedrooms one bathroom. Downstairs is the living room, kitchen, and also has a bathroom off of the kitchen (just a toilet), but does have a washer/dryer hookup. No playground, pool, tennis court, gym, but does have a private driveway and the local gym is in walking distance. Also, it is close to the local mall where a bus runs to including many other stops all week.
We moved in our apartment in April and couldn't be happier with our landlord, the area and our neighbors. Great schooling, friendly people and all around clean and nice area, great security and we always feel safe.
