Property Ratings at Duvall Westside
If you shop online LIVE SOMEWHERE ELSE. Countless packages stolen. To be fair there is an Amazon locker system that sends a code for packages. This is mostly used by Amazon. If you shop anywhere (FedEx, UPS, USPS) they will leave the package in the OPEN AIR MAIL ROOM. No security, no cameras. Its a free for all, people grab what ever looks good and walk away. No ones stopping you or guarding it. No check to ensure your name matches the item. No cameras either. A thief's dream and a residents nightmare if you plan to have anything sent to you and actually get to you. Oo yeah, if the packages don't fit in the Amazon locker they're dumped in the hallway/OPEN AIR MAILROOM making the Amazon locker useless. I MISSED THIS VITAL RED FLAG WHEN PICKING PLACES TO LIVE AND YOU SHOULD NOT. Good luck finding your stuff
I recently left Duvall Westside after a year of living at the property. After moving to a new place, I received my Final Security Deposit Disposition Letter from Sage Ventures. From my $1,000 deposit, I was charged $296 for “damage to the floor” and $225 for an “extra coat of paint.” I understand that there are always disagreements between what is considered damage and what is considered normal wear and tear, but I found this to be excessive. Frankly, to charge someone $225 for an “extra coat of paint” is ridiculous. Typically, apartments are repainted before being handed over to the next tenant, but apparently not in this case. When you sign your lease, there are a number of items listed that, if damaged, the management will charge you for. Unsurprisingly, “an extra coat of paint” wasn’t one of them. Regardless, I was charged with it anyway. Attempts to reach out to the company have gone nowhere so far. And my requests to see invoices for the repair work or my offer to compare images that I took before moving out with theirs, have been ignored. It is a shame that the management company has resorted to things like this in order to squeeze every nickel out of departing residents. Finally, I would like to address the most common complaint held by residents, the trash problem. The grounds of the complex are often littered with garbage. The likely problem is that once the garbage is picked up, the dumpsters would fill up almost immediately. When this happened, residents would be forced to leave their trash near the dumpsters or placed it outside their doors, or just anywhere around the complex. The management would send an email almost weekly to remind residents to pick up their trash, but pick it up and put it where? Sadly, this seemed to be the only solution that the management had for the problem. During my year of living there, the trash problem never improved and the result was a complex constantly littered with trash. Needless to say, I won’t be doing business with this management company ever again.
I moved into the Duvall Westside 4 months ago and have yet to have an unpleasant experience! Not one with the staff, the neighbors, or the environment. The Maintanence crew is super responsive and extremely knowledgable on their trade. Shout out to their leader Mr.Ly. Another Shoutout to the leasing office lady Ms.Ashley, for always being diligent and genuine . Thank you Duvall!
I've been living in Duval Westside for the past year and I have to say I am pretty impressed. Firstly the staff never makes me feel like what I'm asking about doesn't matter. They are very attentive. Love how quiet the apartments are. The gym area is probably the best that I have ever experienced in an apartment complex. The bedrooms are spacious and the appliances are whirlpool good quality.
Has not been a good experience as the wood panel flooring mixed with the non stop stomping from the apartment above is enough to drive you crazy. I have attempted to contact management, but no response so far. Also, residents have the lazy habit of sitting full trash bags outside of their door until they are ready to take their trash to the dumpster. This habit is drawing mice and who knows what else.
Not a bad place..the one rooms are def decent for the rate, BUT whats currently making this place a nightmare is my neighbor above me who does non-stop stomping full weight as they walk on the hardwood floor above me...after a few weeks its enough to drive you insane. Wont be renewing my lease for sure. PS. Get a top floor apartment if you can otherwise its a gamble.
DuVall West has been a breath of fresh air considering we were paying the same rent for a 2 bed in Columbia and we now have a 3bed. I love the open floor plan and how quite my unit is. The office staff is wonderful, whenever I get deliveries Dante always carries the packages to my car he is such a gentleman. Ms. Terry is awesome and very professional she has been great even before we moved in. The maintenance team is always present and keeps the property very clean. The office team gave a top of the line Meet and Greet for the tenants and many more events are planned. We are very happy to have chose to live here because you get what you pay for and so don’t mind spending money and I get quality in return.
After almost a year of paying rent on time, we were 2 weeks late due to Duvall switching over to a new system when property ownership changed hands. Without notifying me or my room mate of our late rent, Duvall instead went straight to court to attempt to evict us. We have had no other issues or complaints and I am honestly shocked that this has happened.
I had to move from the apartment where I used to live because of the poor living standards and the high rent * Outdoor you could see raccoons around the garbage trash, foxes and frogs could be seen around the apartment. * Inside the apartment you will see mice and maintenance did not know how to resolve the problem and you refused to cooperate with us. * The gates to enter the compound are broken and remained open making the property insecure and unsafe for residents * Laundry facilities are very small compared to others. * There is limited parking, and the parking spaces are so narrow that it’s difficult to open your car door without damaging the car next to yours * The rent is too high for these apartments with the poor standard of living.

-The apartments are poorly planned: -Lighting is horrible-kitchen lighting is WORST. See where the light switches are. Kitchen-by front door...dumb... -No drawers in Bathroom -Barely drawers in Kitchen -Bathrooms have ONE towel rack and NO hand towel holder. -24 hour amenities: FALSE. Game room and TV room are NOT 24 hour. They are best part. -parking is HORRIBLE and only about 60% occupied -Security gates always broken -grounds dirty (garbage area is BAD, garbage on property and yard mess around) -Laundry is SMALL, they are NOT full size, they are tiny (From Whirlpool website). It takes YOUR MONEY to make these apartments useful, lighting, storage etc. VERY EXPENSIVE. -with all the vouchers and free rent, the clientele takes HORRIBLE care of the place. WAY overpriced. Only come here for the 1-2 months of free rent. -Yes they are new and look nice. But that does nothing for you day-to-day. MONEY is what makes these apartments bad.

Have been eyeing these new apartments for a few months now since they finally opened. Dropped by today and DeVoughn showed us around and pointed out all the amenities that come along with living at Modera. I love the fact that it is a planned community that is envisioned to be Maryland's Tysons Corner someday! The washer and dryer are fine. You stuff the clothes in it which creates frictions which in turn saves a substantial amount of water which saves you money. The Nest thermostat is defiantly cool! You can Synch it to your smart phone so you can control your heating and cooling remotely. The little things like USB ports in the kitchen and bedrooms provide a nice touch! The building is wired for FiOS and Comcast. I love apartment communities that give you a choice between providers. That helps foster competition. The elevators in each building will be an asset for moving among the building depending on what floor you reside. They even have storage rooms you can rent. You also have the option of renting a garage/carport or have the standard parking space included as part of your rent. DeVoughn was super responsive to emails and I am excited to get to move in September 1st! Lease process was painless. They provided documentation on balances due on move in day etc which is helpful so you can see on paper what is going on and numbers just aren't being thrown at you!
