Property Ratings at Dwell at Naperville
I would not recommend living at Dwell. The maintenance of the buildings is extremely poor, with broken appliances and fixtures that are not fixed in a timely manner. The small maintenance staff does what they can, but they're overworked. The hallways, gym and common areas are often dirty and unkempt, and there is a constant presence of pests near the garbage. Mostly Raccoons. Last year Dwell switched waste management services with the promise that garbage/recycling would be picked up more frequently. I thought this was odd, because it felt like things were being taken care of in a timely manner. Instead what we got were smaller garbage bins and more recycling containers. Great! I thought. However, as time went I on figured out that the recycling was being picked up bi-weekly and the new smaller garbage bins have been overwhelmed. Because of this residents throw their trash where every they want. As a result, the garbage men typically only take what’s in the bin and leave the bags of trash that surround the bin. It's pretty disgusting. Speaking of disgusting, dog owners have a habit of not picking up their pet's waste. We had a problem with someone leaving dog poop at the back door of our building. When we mentioned it to the office staff, it seems as if the offender found a new spot to let their dog poop, which was in a patch of grass out in the parking lot. Since switching to Inland lawn maintenance has also taken a back seat. Today we just had our first lawn mow of the year in the second week of May. Weeds have been growing everywhere. Like noise? Great, because you'll be able to listen to the humming of 1-88 and the motorcycles that cruise up Warrenville Road all summer long if you decide to sleep with the window open. I blame myself for this though, I should've used my ears when taking a tour of Dwell. To make matters worse, the management engages in price gouging at lease renewal time. This year our renewal went up $210/month. When trying to negotiate they wouldn't budge despite there being 8 of the same unit available. They hike up the rent to exorbitant levels without making any improvements to the building or the living conditions. It feels like a blatant money grab, and it's extremely frustrating to deal with. Long story short, you don't get a lot for what you pay for. Overall, I would not recommend Dwell to anyone. The poor maintenance and unfair pricing practices make it a difficult and unpleasant place to live.

Pros: beautiful property, pretty views, nice apartment layouts (huge closets & lots of storage!), updated finishes (the nest thermostats are amazing), great location (close to Herrick lake forest preserve, easy highway access, and downtown Naperville), awesome dog park, friendly residents Cons: Unfortunately, our challenges started right upon move-in. Right before we moved in, the hot water heater in the unit above us broke, which caused flooding & significant water damage to our apartment below. Management did not tell us this until after we signed & paid our final deposit. While I understand that accidents happen, full transparency would have been greatly appreciated. Once we were in our apartment, there were dirty rags everywhere & nothing was being done to remediate the water damage. We had to request multiple times to have the water damage that caused humidity & mold remediated. To help fix this, they brought in a large, extremely loud fan & removed part of our drywall. Due to this process, we had to find alternate housing for our first two weeks. The drywall wasn’t replaced until a few months later, even after we asked multiple times. We also had mice in our garage, which I was told is to be expected in first-floor garages in the winter. We had to remove some of the mice ourselves. My garage door also broke, and I had to submit multiple maintenance requests before it was fixed. Also, we had a few packages stolen. To update the thermostats & lighting, the maintenance team entered each apartment to do the updates. Unfortunately, they shattered our light fixture in the kitchen. Mistakes happen, we weren’t upset. They said they would get it replaced. Upon move-out, we were charged for the light fixture. I called the office to explain how the maintenance team broke the light fixture on accident & said they would replace it. A lady in the office accused me of lying & said the maintenance team didn’t document anything, so we would be responsible for the fixture. I calmly explained how there is no way we could’ve broken the fixture as it was on a high ceiling & we don’t own a ladder. She kept asking for specifics about which guy broke the fixture, and we didn’t remember since there were 6 men in the apartment. Luckily, a gentleman on the maintenance team finally remembered the incident, and they removed the charge. My advice: document everything.

When I originally moved here, this was an elite property. Higher-end, well cared for, Etc. The maintenance of the property has been allowed to go downhill. None of the outdoor Landscaping is cared for or replaced when it's dead. They do not clean the gutters or take care of the downspouts, so in a heavy rain everything floods around the buildings. The maintenance crew does not do a prompt job of cleaning after the garbage trucks come and debris is left blowing around. I hope the new owners will realize that if you want to attract high-end clientele, then you need to have a highly maintained and respectable-looking property. The change in office staff, under new management, is disappointing as well. They are abrupt and not approachable. Update 01/22 - generally, the maintenance guys have settled in and are very nice to work with. They seem to complete work orders quickly after they are entered on the website. I am perplexed by this company's pet policy. They SAY they have the carpets cleaned, however, after living here almost 10 months, I am still vacuuming up kitty litter and cat food from the PREVIOUS tenant. So disgusting, and when the weather is humid, you know what cat urine smells like ??????

A new management company has recently come in and I think the quality of service is getting bad. Landscaping looks terrible, I've probably picked up more blown around trash than anyone, had a service request for leaking water and received back an email saying it was "under review". Most of the familiar faces are gone, lots of new charges (use your debit card to pay rent now costs a service charge), service fee for your utilities.

I recently stayed at the Dwell for a short term period and received very good application and move-in services. Lauren is a Rock Star! Starting with the application process Lauren's customer service skills were exceptional. John, the Maintenance Supervisor was also instrumental in making my apartment move-in ready and worked well in tandem with Lauren. Bethany, the manager came over to my apartment on move-in day when a glitch occurred and saved the day, superwoman style! The efforts on behalf of the entire team at move-in were superb. Well maintained property with many amenities The Teton model has ample storage and walk in closets. The best apartment community north of Ogden. While living at Dwell for 2 years there were many updates, roof, parking lot resurfacing, exterior light fixtures upgrading and painting to name a few. The pool/patio is well maintained.i could easily live at Dwell a few more years. Maintenance team very professional and responsive.
This is our 3rd month there and we LOVE IT from the viewing of our beautiful place to date they have not stopped doing things like cleaning the hallway and glass, commutating with us for maintenance via email, 3 day turnaround before their in your apartment getting it done, emergency maintenance on site 24/7 "Lock Outs :) and too much more to mention. Lauren & the front staff are amazing all the time "not only when they show apartments" but all the time every time they see us and the maintenance team last but not lease the maintenance crew ALL of them are always moving around like a well-oiled machine like I never have seen this before at an apartment complex. Very disappointed with management, no respect for or communication with residents. Recent incidence was the final straw. Management scheduled for parking lot to be resurfaced and notified residents on the Friday afternoon prior to the holiday weekend that all cars would need to be removed by 7:30am Tuesday. My husband and I both rearranged our schedules (last minute) to accommodate removing our cars by this time. We returned home today to find out this was rescheduled to 7am Thursday so that we again have to be inconvenienced. Luckily we are in town this week or would face towing at our expense per notice from management. Other issues in our 2 years of living here: -Misleading showing of apartment, we were told that we would have a pool view without any views or sound from neighboring Warrenville road. We asked to see the actual unit but were told it was still being remodeled but we would be shown a unit with identical upgrades and position of apartment, which was not facing Warrenville road. After we signed and moved in the apartment and patio face directly onto Warrenville with a single window of 8 facing the pool and does not have several upgrades such as stainless appliances we were promised. When we contacted the office they told us the agent who showed us was "not informed correctly" and had been let go -furnace unable to keep the apartment above 65 degrees for several weeks in winter -furnace going out and apartment in high 50's with maintenance unable to fix over 12 hours and only then after multiple follow-up calls and need to stay with family due to conditions -mice on patio multiple times -multiple infestations of bugs (ant crawling through vent from neighboring apartment, stink bugs, etc.) -toilet leaking on floor, have made three requests for repairs with little change -washer overflowed on two different occasions -Dishwasher leaked -Garbage disposal broke
I have moved into dirty apartments before and been greeted by staff that didn’t care, and that is just absolutely not the case here! Jana and the staff have been friendly and helpful and made my move in experience very positive and easy. I moved into an apartment that was flawless and so clean it looked like it was built in 2019. Thank you ladies and I’m excited to be a resident here!
I shopped around all over the area. This was the best bang for the buck. It’s close to a ton of restaurants, shopping, the highway and downtown Naperville. The office staff and maintenance team are very friendly and handled any issues I’ve had (which were very few) in a professional and timely manner. They have any size apartment that you and/or your family would need at a very reasonable rate! Very clean and comfortable with updated everything! Plus the neighbors are great and it’s also very quiet. So stop wasting time and gas shopping around. Just come here and you’ll see what I mean. I love it here!!!
My place is okay, but I would NEVER renew here. The maintenance staff entered my apartment THREE TIMES without my permission, even after I complained personally the second time, the first being a warning to the guy himself. The third time left me fuming. I made the request online, which asks "Do we have permission to enter?" to which I checked "No," and guess what? As I am ready to get into the shower in the morning, he comes in! He looks at his notes sheepishly pretending it didn't tell him no permission to enter. They even have an abbreviation for it, PTE, because it is their lingo, they say it so often. And then they put in high speed bumps after I lived there for over six months! They were SO HIGH, they had to call the company back and have them come lower them! They used butane torches to burn off asphalt and scrape off several inches! These high speed bumps scratched the mid piping in my brand new 2017 vehicle!!!! I took it to the dealer and got a repair estimate, and they refused to pay!!!! I told them I would take them to court, but I don't even want to go to the hassle of doing so. The scratch on my NEW 2017 vehicle piping is very upsetting. I am 28 and just bought the car I wanted after many years of saving and hard work, and their carelessness and blatant disrespect for my property is disgusting. Very shady dealings. The manager was especially evasive at answering any of my questions, and quite rude. Not a pleasant team once your lease is signed!!!

You are correct that there is no excuse for the actions of members of our staff who, though well-intentioned, entered your apartment without proper permission. We’d like you to know that the situation, and the personnel involved, were dealt with appropriately. This is not a practice we would knowingly allow to happen and you obviously have a right to be upset and frustrated. As to the issues with your vehicle and the speed bumps, both the property manager and the regional manager did speak with you but unfortunately we were unable to reach an equitable resolution. I consider myself fortunate not having a lease directly with this incompetent property management company. At least, I know there will be end in site and currently have Corporate housing with them. The following has occurred at this property, three times ceiling leaked and one time it triggered the fire alarms. The maintenance staff and/or contractors do not have any clue of what is going on. They did roof replacement and after this found 10 roofing nails on my garage driveway and filed a complaint, than found 6 more nails after this, plus shingle debris on my 2016 car parked in the driveway, long after they completed the roofing. Well it gets better, after notifying the leasing office and corporate housing provider of these incidents, than found white paint spots all over my car. And everyone has been giving me the run around and Dwell management indicates no painting was occurring in the building and told them saw the painter come out of the building with 2 5 gallon buckets just that morning. I was given an apology by the management, due to being unhappy and referred to the Corporate housing company, back to the leasing contracting company back to the Dwell property management. I have gone full circle to resolve this issue and now going to pursue legal action and hopefully this might bring some resolution. Luckily I was able to remove most of the paint spots through a basic power wash, however had small specs/residual spots, which took $200 from a detailing company to remove.
So happy with our decision to make Dwell our home in Naperville. Love our apartment and all the amenities. We made a move of about 900 miles and the management team here was so great in every aspect!! Jessica was the one that helped make the move less stressful and helped in any way she could. Best decision we ever made!!

My girlfriend and I recently moved into a 1 bedroom and have nothing but great things to say about Dwell. The staff is extremely helpful and friendly (shout out to Jessica). We live in the smallest apartment available but it does not feel like it. Our bedroom still has plenty of space with a King size bed and the living room has plenty of room for activities with a big couch, love seat and kitchen table. We love it here and could not imagine living anywhere else!

The contract states that they will allow you to sublet given their "approval," however, once you want to exercise this right, they claim that their parent company does not allow subletting. If you still are thinking about living here, get it in writing beforehand to allow you to sublet. What type of company preys on their residents once the want to leave, even after the contract states that they merely must approve before allowing this to occur. It is a complete fabrication and give themselves an escape from their own contract. Absolutely ridiculous if you ask me.

The place was pretty good. But once you leave they will rob you. Be careful and get EVERYTHING in writing. Don't let them have a penny without getting a copy of an agreement, no matter how small the item is.
Lincoln At the Parks has been a wonderful place to live! The apartments are pretty spacious and have beautiful touches inside, such as high ceilings with crown molding. Most of the apartments have very pretty views with a balcony (mine overlooks a pond). One thing that's really impressed me is how quick thry respond to mainteance requests and take care of any problems. Anytime I've ever needed anything, it's always been done by the next afternoon. Overall, I can't say enough good things about this apartment complex and my experience here has been nithing but positive.
