Property Ratings at Dylan Apartments
Living Well Homes does not manage the place well. To sum it all up they are a sea of empty promises. The list can go on but just to name a few major ones: A few months ago the building caught on fire causing a few to be hospitalized. Although they never disclosed the cause (as they promised to), one of my friends shared that the firm alarms (which they supposedly checked a couple months prior) were not going off. Allegedly there is a lawsuit happening with this. Some residents only woke up to those outside honking their car horns to wake everyone up. A second fire incident was clocked a week ago, when a car caught fire. The car did not belong to a resident and likely entered from the gate that has been opened 24/7 for the last three months (at least). But they are supposedly "fixing it." Not to mention they straight up lie about renovations, as my friend had toured the place, I told her to ask about the gate and when it was fixed, they gave the impression it had just broke and will be fixed shortly. Additionally, due to the gate always being open a resident got their locked car stolen in the middle of the night last night out of the "gated community." However, there is only one camera in the whole complex and likely did not pick up on either the car arson or the car theft. Not my definition of safe or a gated community. To top off safety concerns, a couple weeks ago it was very icy and the complex failed to salt (on the stairs that are not up to code), I slipped down the stairs and broke my finger. However it is written into the lease that they are not responsible for salting the property, so really nothing on my part could be done. The list of their empty promises and grievances goes on, but I would also caution to any future residents, outside of the clear safety hazards, the pool has not been open for over a year and my friends have little hope they will open it by summer time if the trend continues. The root of the issue is that Living Well Homes is not prioritizing general maintenance and tenants needs/wants but rather focusing on renovations to hike up rent prices. The final gripe is despite the overall loss in quality rents got hiked up so high. If you are a lawyer, this seems like a walking lawsuit. Also, never count on the pool being open, they pretend to fix it but has been closed for two years.
Such a change from previous place we lived. Misty is very approachable & made me comfortable. Emily is rocking it too. Good Team. Previous apt. under total remodel for least a year. Wont wanna leave. No elevator so 2 flights stairs to 3rd floor sucks but apt. was freshly painted plus carpet & vinyl floors redone within week b4 move in. Big & roomy lots of storage space. Residents friendly

I have lived here at Rainbow Ridge for 3 years, and as many of the other reviews have stated, this used to be a good place under the previous management with Becky running it. It is now under Prism Real Estate and everything has went down the drain. They have consistently increased rent prices despite any changes. The "gated community" is a lie. The front gate has been broken now for 6 months and they repeatedly tell us they are "working on it". In addition to the broken gate, there are constant trouble with the lighting in the parking lot making the place even more unsafe because it is pitch black dark at night now in our parking lot. This area is not overly safe and the only reason we live here is because we work/school at KU Med. There were 3 medical students from KUMC that were robbed at gun point inside the apartment parking lot and security footage showed the guy came through an open gate. Just a week ago my wife's car was broken into and they attempted to hot wire and steal the car! I know the location seems appealing if you are going to school at KUMC, but I do not recommend living here at all. The new management is strictly out for profits and have no concern or respect for their tenants. Just to add to the list, their advertised pool was unable to be used all summer and now the fitness center is out of commission too and they say it won't be open until spring time.

We have the new gate being installed very soon as it had to be custom made which took some extra time. Although crime can happen anywhere, we will definitely be addressing the concerns you mentioned to put more preventative measures in place. Unfortunately, the hospital parking lot had improper drainage and ran down the hill flooding our pool and office unexpectedly. Understandably, this is an act of nature out of our control and we are acting vigilantly to get the amenities back up and working for you. I have been living here for few years and since change of new management everything is horrible, including higher rents. New managers change policies and never update tenants. He is very very rude, not helpful at all and doesn't give any information if you need one. Maintenance is always late,don't cleanup their own mess and manager let them in your apartment without prior notice. Manager doesn't have any clue about the apartment lease and rent policies. He is very slow in getting work done. Nobody I talked to who live here is happy with new management. I am moving out of this place. Don't recommend at all.

Everything went downhill after Becky left last year. The new mgmt changes things w/o letting anyone know. Every time it rains there are mudslides into bottom apartments which the mgmt tried to pin on a resident when mold grew everywhere. Our pool has been closed half the summer and they take forever to clean it. Right now it's a cesspool and breeding grounds for mosquitos. The floor is so thin I can hear the person below me yawn and hear everything they say, all music, TV.

First off, if you see any positive review about this complex it is probably from before the new management company started here. The old manager, Becky, took great care of the tenants and was always friendly when faced with concerns. Since she's left, I have not had a single good encounter with the new management (GAYLE). She has consistently been very rude, and always has an excuse as to why something has gone wrong or has not been fixed yet. She is condescending when you speak to her, and promises to "take care of it", yet things go unfixed for weeks at a time. These are important things, such as the walking gate, and the main gate, that keep us safe in the complex. Also things like gas leaks, flooded apartments, and mold. In addition, rent has been increased on two separate occasions for "utilities" such as trash and water. They have it in the fine print of the lease that they are allowed to increase rent any amount they deem reasonable at any time during your lease. Basically, the only good thing about this complex is the proximity to the med center. They advertise a gated community, but that is not even true half the time since the gate is often broken...A great apartment complex turned sour by a rude manager, 0/10, would not recommend!!!
I moved into Rainbow Ridge on the basis of some good reviews from past years. The management company has since changed, however, and it's awful. They're rude and not in anyway helpful or accommodating. In particularly, they aren't quick to fix problems that affect the whole complex like the entry gate or problems within individual apartments. I had a flood in my apartment within the first month because a pipe broke due to their neglect, and wasn't compensated in anyway for being displaced for a week. Furthermore, they did a terrible job with the cleanup and we were dealing with mold for months. No one I've talked to in the complex is happy with the situation, and most people intend to find somewhere else to live next year.
I've been living at Rainbow Ridge Apts for almost 3 years now and have absolutely no complaints. Becky, the site manager/realtor is amazing and all of the maintence guys are extremely nice and good at fixing anything! All of the residents are great - there are a lot of medical students since the complex is a short walk from KU Medical Center. Overall, I couldn't ask for a better place to live in KC!
