Property Ratings at Dylan at RiNo
Don’t move here unless you want to hear every single step your upstairs neighbor takes as if someone is stomping. Additionally there is always people parking around the garage door making it unsafe or inconvenient entering and exiting

wow - not even a full month living here and the first big issue. Dylan apartments charges anywhere from $125-225 for parking per month. if you pay that amount - you will still be towed with no notification or heads up. let me say that again - if you pay for your parking pass they will still tow you. I have both payed for parking permits and had my car registered with the apartment complex and YET they will still tow your car without any notification - text - call or email. They can do this because tenants pay an ADDITIONAL ParkM subscription that they DO NOT tell you about - communicate to you even when you are directly talking with them on the phone about parking - or even send emails about. They do however clearly remind you to pay for your parking fee - which is payed for in your portal. SO just to recap if that got confusing - you pay for parking fees which do not expressly allow you to park somewhere and a parking permit on another location they do not tell you about. It's insane to me that there are more materials posted in the apartment building and in my email about the apartments comedy night than there are about registering for parking. So - let me follow up about this for all my on-call guys and gals who work at hospitals or airlines or generally any job where you are on call. if you live here you can pay for your parking permits and be towed without any notification - you will be unable to get to your job without warning. I'll follow up with how the apartment complex sees fit to rectify the situation for those who are interested but let's keep expectations low. Maybe i can spin this into a joke at the comedy night which somehow i know is September 24th @ 6 pm but god forbid i read too much on how to register my car for parking

Over the years management has improved and made adjustments making dylan a great place to live. Taylor in maintenance always responds to my requests and gets the job done whenever there is an issue! Very respectable and professional employee

Maintenance makes it breaks a property and the maintenance team here always seems on top of it. I have put in 3 requests since living here and maintenance is at the door within the hour. My microwave stopped working while making hot-pockets and I kid you not Taylor was at my door and replaced my breaker to fix the microwave before the hot pocket was cold! Great team and great property!

The management of this building is so rude and not helpful whatsoever. It feels like they are out to get their tenants with surprise charges and their complete uselessness when trying to work with them on any issue.

Never had worse management. Their job is to accommodate and provide excellent customer service. Rarely did I feel that management was on my side. I'm relieved to part ways with this company.

Hello Anonymous! We regret to hear that you had a negative experience with us, but would appreciate the chance to turn your experience around. We know your time is valuable and if available please stop by the leasing office so we can discuss this experience and make things better.
The apartments are average at best and very overpriced. The finishes are only cosmetically nice and do NOT wear well. The walls and floors are really thin and will hear everything. Most times when I tried to talk to the people at the front desk, they seem really annoyed that I am interrupting their conversation and then are not helpful. Be wary of the smells from the way too strong clean chemicals and the trash from the concierge trash in the hallways. The garage is fine except that they have way too many reserved spots for the number of people that use them. I assume they want you to pay for a reserve spot, which is not surprising as this apartment complex will try and nickel and dime you for everything. They just started construction next door, so plan to deal with a lot of trouble getting into the building and noise. Granted not the apartment building fault but still a real big pain that will be going on for a while.

WHAT A NIGHTMARE! Do not live here, there are plenty of other apartments to choose from. I've never been subject to worse customer experience in my life, the pool is nasty, the hot tub is nasty, they change management companies every other freaking month because they can't get organized and provide a better experience, and worst of all they charge outrageous fees without giving you heads up or notice. I can't wait to get out of here, it's almost worth breaking my lease. YOU'VE BEEN WARNED.

Hi, we're disappointed to hear of the negative experience you had at our location. Unfortunately many of these comments are untrue, such as the fee structure which is laid out in your lease and change of management company each month since there has only been two companies since Dylan opened in 2015. Our manager would really like to speak with you more regarding this matter. Please reach out to us at (303) 557-0945.
Dylan is amazing inside and out. From the finishes in the apartment, to the amenities, resident events. The Dylan team made my move in as seamless as possible and are so friendly when I see them!
Property Manager at Dylan at RiNo, Responded To This Review
Hello, thank you for sharing your positive experience! We love our community and try to make it the best home possible for everyone at Dylan! It is great to hear you enjoy all that our community has to offer. We look forward to continuing to offer more resident events throughout the summer. Also, it's great to hear you found our staff to be so supportive during your experience here at Dylan. Thank you again for leaving us this response!
I moved in with a special and both the Dylan and I signed a lease agreeing to my monthly payment. After I got the bill for the first month it was $150 more than what we agreed upon. I tried to pay the price on my lease but the system would not let me pay less than what was online. After bringing it up with them they gave an excuse about forgetting to add the parking. I've tried emailing a few more times to see if we can work something out as we both signed the lease agreeing to the lower price, but no one is getting back to me. Be careful what you are signing on for!!
Worst apartment complex to deal with and I never lived there. They allowed someone to commit fraud with my name live there and when I brought it to their attention nothing was done about. Their equal housing agreement extends to criminals and felons so beware.
We have lived here for 3 months. Initially, we were charmed by the eclectic decor, the bearded hipster mural sweeping the Denver horizon line, and the leasing agent's enthusiasm about our dogs. After, digging a little deeper we realize that this is all canned corporate market research to appeal to twenty-somethings moving from out of state. You're so enamored with the Alice in Wonderland motif in the lobby, you fail to realize that the salvation army is less than a block away. And the river where you envisioned nightly strolls with your dog is dotted with tent cities making it unsafe to travel after sundown. You're so excited about a community where dogs seem to be embraced, but the receptacle where we dispose of dog waste outside is neglected until it is overflowing with colorful poop bags. Keyless entry to the building with a fob seems like such a modern convenience, but often they don't work and you're forced to take massive detours into your own building. I pay $75 a month to park in the garage and last night my car was broken into. I guess that money is not going towards adequate security. Not to mention the fact that a car is of no use in this neighborhood with all the construction. And then a week ago, I found a furry friend scurrying down the hallway. I would have just rode out the remainder of my lease and chocked it up as a loss if I had found management to be hospitable or receptive to feedback whatsoever, but they have been neglectful at best. There are tons of residential options available in Denver right now. I wouldn't roll the dice with the Dylan.
I always give credit where credit is due: I had been looking at various apartments from about January until now. Dylan being one of the top choices. The original plan was for a two bedroom until sudden circumstances forced me to then start searching for a 1 bedroom. I dealt with a handful of people over the next couple months picking the right room, going over pricing, taking tours and narrowing down my choices. I even spent over an hour with the construction manager Mike as well as another sweet young lady who was just filling in from another property that day. Most apartment tours last 20 mins, this one was close to two hours lol. Coming from a place in which I will leave nameless that promised to deliver and failed, I was a little more on edge and "picky" if you will about finding my next place to call home in which actually "felt like home." From walk-in to move-in the team at Dylan has been prompt and responsive. Maintenance requests fulfilled usually day of-and with credibility. I've only been here a couple days as I signed my lease and flew out of town for work and have only since returned. Only thing I have noticed is that the couple times I went in the hot tub it didn't seem to be very warm, but I'm sure that will change as I think the building is still undergoing some final check marks. I want to give a huge shout-out to Christina, Mike, Daniel, and everyone else in-between. Although this is a beautiful facility, after having toured countless properties, it's the people to me that make the biggest difference, and the team at Dylan is what sealed the deal. You continue to go above and beyond even after I signed my lease to ensure I am satisfied. I hope that continues through the remainder of my stay, and I look forward to seeing what else you guys have in store this year. Kalib Steele
