I just moved in and I wanted to thank E6 for the incredible move in experience! Dee at the front desk is so helpful, welcoming, and sweet. Willie the maintenance guy is also wonderful. Very smooth move in and I had one issue with slow water pressure, Willie came up and fixed it within 15 minutes. The residents have greeted me with smiles and helped open doors while I moved my stuff. All of the amenities are clean, new, and nice. Looking forward to getting to know the community here.

I moved to E6 Apartments in February 2022. I was traveling most of the Spring and didn’t notice anything was wrong until the summer of 2022. I started feeling sick and the symptoms kept getting worse. At the same time, I began noticing mold spores surrounding the air vents in my apartment. I also found noticeable mold spores on my clothing and furniture in my apartment all within a few days. I alerted apartment maintenance immediately (8/3/22) and went down to the leasing office to explain the situation. There was zero sense of urgency from the staff and when maintenance finally showed up to “handle the situation”, they washed off the mold spores surrounding vents and marked the maintenance request as "completed" (8/5/22). It was clear that I needed to take matters into my own hands. I hired a mold inspection company (Austin Mold LLC) to come out to my apartment on 8/9/22. After conducting the inspection, the results came back with mold levels that were off the charts (even the air samples). The mold inspector said the HVAC system was circulating mold throughout the apartment and I had been breathing in large amounts of mold spores which “seemed to be caused by water damage." I presented the report to E6 Apartment management and they assured me the mold had been taken care of by maintenance. I continued to feel sick and symptoms kept getting worse. I finally checked into a hotel and scheduled an appointment with my doctor. My lab work came back and I was told I had “mold toxicity” which I learned was an illness caused by exposure to mold spores and mold biotoxins. Management at E6 agreed to release me from my lease early if I agreed to sign a NDA. They were unwilling to reimburse me for my hotel, moving costs, damages, or the two months of rent where I was unable to live in these harmful conditions. I refused to sign this agreement and moved out of the apartment. It was confirmed that pipes had frozen and burst during the big freeze in Austin in February 2021, resulting in water damage and ongoing moisture issues. I imagine a lot of rentals in Austin are experiencing mold issues from the 2021 freeze and it’s unlikely that management is conducting proper mold remediation considering how costly it would be. What’s the need if they are able to keep their units occupied relatively effortlessly with the influx of people moving to Austin? Hopefully my story helps you make careful decision in choosing where you rent.

E6 has decided to change its parking policies to make guests/visitors of residents pay. There was no mention of this when we signed a lease. Very disappointing

There is a cost associated with this however we do still offer parking at no cost with the following option: guest parking allocated on the 1st floor closest to the Leasing Office notated by signage. Do not move here unless you are the type of person that likes it noisy or has no respect for neighbors. All walls (including ceiling and floor) are paper-thin. You can hear every footstep of your upstairs neighbor. People blast music in their apartments and it's heard all the way down the hall, from the floor above and the vibrations are maddening and from within the pool area which is enclosed in a courtyard so the sound just bounces and amplifies. There is no front desk person/concierge so you cannot deal with any issues in real-time. Instead they tack on fees on top of your monthly rent and make them sound as if they a personal valet services, but are mainly just ways so they do have to deal with anything. Packages cannot be sent directly here (because no front desk person) so you have to send them to a service elsewhere (which costs us money) and then schedule a time for them to drop it at your door, but make sure you are home in that delivery window because if you don't grab it right away it will be taken. Security doors to keep non-residents out are almost always propped open. When it comes to neighbor disputes, since there seems to be a heavy college crowd here, once again you cannot deal with something in real time with a front desk person, you can either send an email to management (which they have yet to respond to any. Partially because they rotate management so frequently. I believe we are on out third sets of mangers in less than a year) or call the security service to dispatch someone (maybe) and cross your fingers that anything changes. You have to pay for "valet trash" which is someone coming by to grab trash bags weeknights to just put them in the trash compactor in the garage. This can be convenient for those far away form the garage area, but they don't do pickups on weekends and if you try to do it yourself the compactor is most likely red because it's stuck so a pile of trash just accumulates on the ground on every level of the parking garage. Smells great in the Texas heat. The newest caveat of our experience here is the resident that decided taking their dog down one floor and out to the lawn area was too much, so they are having their dog do its business just outside the garage door entrance. Last e not least, the fire alarm goes off about every 3 weeks and it is loud. The only thing the complex does well is have this portray as upscale apartments and the sales team is good at selling it. Do n't fall for it.

Avoid this building at all costs repeatedly stolen packages right from your front door they do not disclose any information regarding the trains in the utility train that goes every night and shaking the entire building they provided me with an apartment without giving me any of the promises like video tours pictures measurements or any indication regarding where is this unit located they intentionally did not disclose the fact that this is right on the train tracks Super unprofessional assistant manager Maria and Roger do not answer any phone calls any emails The only communication they will do is for rent due was promised to sit down with the manager it’s been four months and still nothing even though I went to the office three times repeatedly asked for a date for the meeting, multiple emails and phone calls and still nothing . I am very disappointed and very upset with how they treat renters and how they lied about the unit I received and intentionally missed information that was crucial to make this living situation even worse than what it is right now Avoid this building at all costs

This complex is gorgeous. Not to mention a great location. Easy to get to downtown, and other areas of Austin. The Apartments themselves are gorgeous, all with all the features and appliances and the community amenities are also great! I would definitely refer a friend here.
