Property Ratings at Eagle Flatts
I've lived here for a couple years. First off, the price and location can barely be beat for college students. No complaints there. However, the security, visitor parking, and upkeep leave much to be desired. In terms of security, l've seen people straight up squeeze themselves through the bars of the fences. The fence and entrance gate are pretty much to give you the illusion of security and nothing else. The sidewalks are covered in decaying dog poop and l've seen multiple possums walking in the bushes outside my balcony. The visitor parking is horrid, leaving maybe 20 spots at most for everyone to fight for. If your family members don't make it to parking in time, expect them to be towed off the premises with haste. I also put in several maintenance requests over the years, all of which were marked complete and ignored. The random man they hired to install new balcony lights was the first one to show any interest in the broken balcony door, and he fixed it for free when I asked. Lastly, the staff regularly enter apartments without knocking first. I've had experiences with staff only knocking once they enter the apartment, and once they came in while a family member was changing. Eagle Flatts is better than nothing, but it definitely has room for improvement.

Regarding cleanliness, particularly the sidewalks, we agree this is unacceptable, and we'll work with maintenance to address this immediately. We understand the frustration around visitor parking, and we're actively exploring ways to improve the availability of spots and better communicate our towing policies to avoid issues. The lack of follow-through on maintenance requests is especially troubling, and it's clear we need to improve our system for ensuring requests are properly handled. I’m glad the balcony light installer was able to assist, but this should have been addressed by our maintenance team earlier. Finally, your concerns about staff entering apartments without proper notice are very important. We will address this with our team to ensure that all staff respect residents' privacy and follow correct protocols. I moved here right out of high school and I’ve been here for three years now. The staff and maintenance is super helpful. And the community is friendly and well kept. Plus they always do little giveaways and fun activities!

I love how close Eagle Flatts is to campus. On nice days, I like that I can walk to class if I want to. My apartment is really cute and can’t wait for warmer weather to go to the pool! Only downside is there is limited visitor parking, but I’ve never had a problem finding parking for myself.

Good place for my senior year. Glad I finally found a decent apartment in Hattiesburg. Pool and lawn area was nice. The only downside was that my microwave handle kept breaking. They finally replaced it.
Do NOT live here. Simple as that. This is the worst experience I have ever had with an apartment complex. Management is nice, but they do absolutely nothing. This place is disgusting and nothing ever gets fixed. I have had so many work orders for maintenance and half are still not working. Tenants are loud and their “security” is an absolute JOKE. I cannot wait until my lease is up.
I moved to eagle flatts back in February/ March and I've had nothing but bad experiences since I arrived. Because of the renovations I have moved four times (since March) and when they tell you you have to move, they give you a weeks notice or less. They told me last week that I was going to have to move again due to my roommates who complained about me, but they gave me a 48 hour notice. They also don't look at the roommate sheet that you fill out because they have not match me with anyone that I am similar with yet. At this point I think they are just throwing me around the complex. The gates are good, but people still get in anyway because security sucks. It's trashy. And the office never actually helps you with a problem, they just send you to some other person in the office. Please do not live here it sucks! Save yourself! And your money! I wish I had just paid a little more for a better place.
I didn't want to give them any stars, but it was the only way I could submit this review. Eagle Flatts/University Edge are the worst apartments ever. Sadly I wasn't told the negative comments&failed to evaluate the google reviews before moving here. Eagle Flatts called my room mate and I at least twice a week before moving in,because they continue to change the deposits &rent prices.Also the compatible form for room mates is a waste of time because we specifically asked for a person that was in college and had no animals.They gave us exactly what we didn't want in a room mate. The gate is useless, there is litter behind the buildings, the officer workers are unprofessional & maintenance never completes anything on time. Last week, half of the apartment complex went 5hours without electricity.Not to mention, I am a work-at-home agent &have to hear loud construction workers and barking dog next door throughout the day. 2months ago the workers damaged the apartment beside mine &caused a bad flood in my room which left a unacceptable odor in my room. They left fans in my room to dry the rugs for 4days. In addition, the rug had to drain, so they left a long cord taking up my bath tub. No emails apologizing for the inconvenience. There is intermittent leak in the front of our door that runs into our apartment and on top of everything we get a 2day notice informing us how a 4th room mate is moving in & we need to clear majority of space to make room for her. I can't wait till lease is up, the experience will definitely make you want to pay more for a better apartment
It was a great quiet place to live. I love how they have the gates don't never have to worry about theft. I would recommend this place to everyone.
