Highland Acres South, also simply called Highland Acres, is a small suburban area about three miles south of Downtown Dover. Nestled between Moores Lake, Issac Branch, and several parks, Highland Acres South blends small-town living with a pastoral feel. This predominately residential area features affordable to upscale rentals in a variety of styles including apartments and ranch-style houses. Residents take full advantage of Highland Acres’ natural beauty spending their free time outdoors at Tidbury Park, Hunn Nature Park, and Brockneck County Park. There are a few small stores and restaurants in the neighborhood, but residents flock to South Dupont Highway for a wider variety of options. Highland Acres also lies about four miles west of Dover Air Force Base, so it’s also a good choice for families and military employees looking for a home close to base.

Property Ratings at Eagle Meadows Apartments
My AC unit was not working for over a month and a half in the dead of summer in 2023. I kept reaching out to the staff but nothing was done. After telling the Kristy that I was well within my right to withhold my rent until it was fixed all of a sudden there was a sense of urgency. When I pressed the staff about it the maintenance man explain to me that the unit was leaking freon and that he’s been trying to convince the owners to replace them but they refused to spend the money! Then the lady at the front desk (Kristy) tried to make me feel better about it not working by saying “mine doesn’t work too”. Even a staff member couldn’t get a properly functioning AC unit? Her, that statement, and the situation were all ridiculous! Don’t rent here!
Property Manager at Eagle Meadows Apartments, Responded To This Review
Thank you for sharing your feedback. We’re sorry to hear about your experience with the AC during the summer of 2023. We understand how uncomfortable it can be to have AC issues in warmer months, which is why we always offer window units as a courtesy while repairs are underway. Since your move-out in September 2023, we’ve brought in a team of specialists dedicated to timely and effective maintenance across all units. All HVAC systems are now operating smoothly, and we currently have no outstanding AC or heating service requests. If you’d like to discuss further, please feel free to reach out to us directly.
Bait and switch. “Furnished pictures” aren’t real.

I liked the grounds, feels like more of a house than an apt, no stairs. I quickly sent a deposit and moved in 10-26. Unfortunately, this apt was not ready, the exterior is filthy, privacy fence an eyesore, no front light, things broken, missing, etc. I gave a quick list of the issues, unsigned. I followed up this week. NOTHING THING WILL BE DONE. I went through time and expense to move here. I planned on getting a w/d. NOW WHAT? I have to move again on 10 months?

We just moved here and so far we love it! The homes are good size and great value. The office staff is very helpful and maintenance is quick and professional. Neighbors are friendly and community is well kept. We are happy to live here and are already recommending this community to everyone we know! Couldn't be happier here
It's been a horrible experience living here.... I had lived here before years ago and it was a similar experience. I thought that since it had been 10 years since we had lived there things might've gotten better. First off in the 2 years we've lived here they have changed management companies 4 times, lost our lease, lost our pet information 2x, Tried to pull one over on us and re-sign a lease when they put more addendums in, like zero smoking on the property when all the maintenance guys smoked outside all the time. It also took them forever to respond to some of the maintenance requests. Our attached neighbor took them almost a month to fix their AC during the heat of the summer! Then they tell us we have to discard our kids toys (because we got them a bunch of outdoor toys since covid shut everything down). Our place was not dumpy at all so I could understand that if it was dumpy looking. But no the new property manager just had a power high and decided to go around and tell a bunch of residence that's they had to remove items that have been there for years some of them. More recently there was a lapse in yard care for almost an entire month. We pay for that included in our rent, the place looked like a jungle and our poor dogs had to wade through the grass. One of the 2 little kid friendly playgrounds has been closed for months and no update as to why or when they will open it back up. Then to top it off the new leasing company lost our rent payment's. We were paid for 4 months in advance. Now they will not renew our lease with zero reason why. They gave us less then the 60 days required by law to move. When we tried to call and work something out Vanessa refused to talk to us and said they didn't need to give a reason and our lease was not going to be renewed. Would not recommend to anyone while the property and location are nice it's not worth the headache.
We recently went to take a look at the housing for sale here because we have a growing family and we were not impressed at all. 5 years ago it may have been nice but it's a far cry from what it was. It looks outdated/dated. The apartment siding was covered in moss, the sidewalks are dated and turning black, and the grounds are covered in rocks blended with grass which are poorly maintained. Inside the apartment is small. The hallway is barely passable by one person and the bathroom is coming apart in areas. I like the vinyl flooring but that's about it. Also, very small yard space for the price. Appliances in the apartments are outdated. I noticed a lot of areas in the apartment that were poorly spackled/ maintained. If it were true to the photos we might have moved here. In all, utterly disappointing.
Me and my family have lived here for 3 years. We have had some problem neighbors but lately things have been good. The problems seem to be gone, at least off of our street. Management could do a better job making sure the community is kept up with such as emptying dog bins and trash receptacles but overall, they are doing a fine job. The new manager Melissa is a good fit for the position and she is supported by a good staff. They have addressed my concerns in a timely manner. If you reach out to Elbert about problems, he will do everything in his power to get them addressed. Considering the recreation options such as the playgrounds and track that goes around the entire rental community along with the fitness center, good schools, all utilities included... the place is a decent value for the money.

Hello! Thank you for taking the time to review. We are happy to have you as part of our Eagle Meadows family!
Eagle Meadows is a great community. Rent is reasonable, especially since electric, water, sewer, and trash collection are all included. The staff is very friendly and responsive to service requests. A paved walking/bike path surrounds the community, as do several playgrounds, a pet park, and even an on site fitness center. Two and four bedroom units are available. We've been here almost a year now and are thrilled with the decision to live here.
