Property Ratings at Eagle Mill Lofts
I BEG you, do not move here! The building is not kept up at all. Very bad smells, people always soliciting in and around the building, homeless people sleeping in the hallways, the roof leaks when it rains and the management does not fix anything unless you constantly ask them to. As a woman, I do not feel safe here and I am ready to move as soon as my lease it up. I was persuaded to move here by the rent cost and accessibility to downtown BUT I truly regret this decision. Please save your time, money and heartache. Do NOT move here!
Eagle Mill's location is great, in heart of VCU. We had no problems at all with management. They responded to service requests and fixed whatever we needed fixed. We did have to wait a couple of days for a part to come in, but that's not management's fault. If the location works for you, I would recommend living here. Price was reasonable, too, for our apartment.
DO NOT MOVE HERE. DOOOOO NOT MOVE TO ANY PROPERTY PONDAK MANAGEMENT OWNS. They will ruin your life, they “automatically” renewed my lease even though for months now I have been telling Ebony, Rebekah, and Kayla that I want to TERMINATE my lease and get out early because I moved out of the apartments due to my job. They told me I couldn’t terminate, I could only get a “sublet”. So they emailed the sheet on what I need to do in order to sublease on November 22nd. This again, should of been showing them I had no intentions on renewing my lease. They told me I had until January 13th to let them know if I want to renew or not. They also said they left me a “courtesy” notice on my door, which again is a lie. I was showing my apartment to a potential sublet on December 27th, January 6th, January 9th, January 14th, and January 20th. I check my mail every weekend and have stopped by at my apartment and HAD no note. According to the leasing stage laws in VA, they are required to hand deliver a notice or USPS it. Eagle mill knows I do not live at the apartment anymore because my co signer and I have both informed them about this since November. I have been trying to find ways to terminate my lease, which they have made extremely difficult. Also note this if you’re looking at renting from them ( which again, I am telling you DO NOT RENT FROM THEM) there is mold in the apartment complex’s, people are loud all the time, at 1400 W Marshall st, THE ENTIRE COMPLEX CONSTANTLY wreaks of weed, and there are people there who have sexually harassed me, AND my mail has been stolen several times. Electricity is expensive as crap for a little apartment. I moved out in sept and my last electricity bill was 380. I have informed eagle mill I have made it clear since November I moved out, wanted to TERMINATE my lease that after May 13th 2020 I will no longer be paying for the apartment. I will lawyer up if needed. Screw you guys. Again, please do not move here. Please take the time to look at the reviews see how many people they have screwed over. Look elsewhere that will be worth your time/money. Don’t move into a place where when life hits you, and you need to move, the leasing office will be awful and non helpful with terminating your lease. Everyone My co signer and I have spoken to, are rude & don’t want to help. Eagle mill is incompetent.
This place just finds any way possible to take your money. We waited two weeks after move in to finally get our apartment cleaned (it was filthy at move in with bathroom stains, cob webs, dust, etc). At move out date we made sure to leave it in a clean condition so that the next tenants would not have the problem we did. However because we forgot to clean the inside of the oven they deducted $50 from our security deposit. Not the first time something like this occurred over the two years we lived here. Highly do not recommend living here -FB.
I have never been more disgusted with an apartment property or with the people that manage it. Besides the fact that the staff is completely incompetent and negligent, I found mold in my apartment and after they ignored the issue, I sued and WON. What does that tell you?
Run! The staff of the Pondok Management is the horrible. They are lazy, disrespectful and don’t know how to run a realty office. They make up new rules that didn’t exist in the contract before and then reverse it if it serves their purpose. They don’t answer phone calls or emails or if they do it is always late. Be careful to read the contract word by word. The contract gets renewed automatically unless you give them plenty of notice time. Basically, the management is made up of crooks and the staff are incompetent idiots. The apartment hallway floors and elevator are stained, dirty and smell bad. The front door security system is usually broken. They don’t take care of maintaining the building right. I will not recommend them and their apartments.
This was the worst place I have ever lived. Their doors did not work. I was towed at the smallest infraction regardless of me paying for a parking pass. I was robbed and they have failed to get video footage to the police after a month. I went a week without AC as well. I was overcharged as well. Terrible place
This business solely conducts on the basis of taking advantage of college students. They completely manipulate you to extend your lease without your knowledge. Now we are having to pay legal fees to even try and break the lease, because surprise, theres no way to leave this place!
Where do I even begin with this place? There's just so many flaws that it's impossible for me to put them in a short review, so I will summarize: - They are quick to take your money whenever they can. A few days late on rent? Expect to be served a court notice. - We paid our security deposit using a money order and they lost our money order. So we had to pay our security deposit twice or we would have been evicted. -The walls are PAPER thin. You can hear EVERYTHING on the other sides of walls, including just normal chit chat. -Maintenance requests take MONTHS in some cases. -The washing machines will eat your coins -The running water smells like sewage. And it doesn't taste any better. -They make you give a FOUR MONTH'S NOTICE in order to move out. That's insane and to me it seems like a tactic to trap students. -The garbage chute on the fourth floor is always breaking. -The rooms are way too small for the amount of rent being paid. -They never pick up the phone. -The elevator breaks often and it takes a while for it to be fixed. Just look at these other reviews, they speak for themselves. And instead of figuring out the root of all these horrible reviews, Pondok Management insists on defending its crappy tactics. Please, take your money elsewhere.
If you manage to keep your profile low, have miraculous luck and pay rent in person no later than the 1st of every month, you may manage to go a year at a Pondok Management property without incurring massive fees added to your rent and can enjoy the thin walls and filthy hallways in peace. Make sure to wear shoes indoors, there's a lot of glass.
The walls are thin and you can hear everything, the kitchens and bedrooms are tiny, everything is overpriced. The absolute worst part about my experience here has been dealing with the arrogant people that work at the leasing office. They don't care about their tenants and treat us like we are stupid college students. Absolutely terrible customer service- very rude. Can't wait to get the heck out of here & never deal with them again
