Positioned right on the banks of the Columbia River halfway between Portland and Mount Hood National Forest, Troutdale is the perfect location for folks who desire easy access to the best of everything that Oregon has to offer. The community itself is fairly small, featuring a quaint and attractive downtown district along the Columbia River Highway.
The drive into Portland is only about thirty minutes on Interstate 84, making it easy to get into the city for work or leisure. The river is great for boating and world-class fishing, and the trails around Mount Hood and the Columbia River Gorge offer folks up-close-and-personal access to the state’s phenomenal natural beauty.

Property Ratings at Eagle Ridge on 242
We lived here for two years. Didn’t have to talk to management to much but when we wanted to they seemed to never be available. Rent and Utilities were two separate payments and Utilities were due sooner then the rent was due and in beginning we thought these could be paid together until we were charged a late fee for the utilities being late and lates fees here are not cheap. The Utility bill was never due on same day of month just whenever they decided to put out. One month it’s due on the 26th next month could be due on 3rd. The 2nd to last month we were there was told the Utility bill was due same day as rent not sure if this was something that changed or someone was new giving us wrong info but I didn’t take a chance of paying late again and just watched for utility bill to come out. Our Rent partwas never late in two years we lived there. We were quiet tenants no issues or complaints with us. Time to move we cleaned the apt very thoroughly moved all appliances cleaned and mopped everything wiped everything down. In my opinion the apt looked pretty good when we moved out. Was almost sure we were going to get a portion of our deposit back, I could count maybe a few small things we might of got charged for a tiny dent on wall in bathroom, a small scratch on a cupboard from another corner cupboard door touching it, the drip pans and that was it. But getting our final paperwork from them we were charged over 1200 in damages. They claimed they had to replace fridge, stove and microwave parts due to a scratch and or dent. Charged for carpet cleaning and stretching two separate charges and paint on 50% of apt. So they repainted only 50% of apt and charged us? 500 in replacement of microwave because of scratches. There was no scratches and the microwave was in perfect working condition. I made the mistake of forgetting to take a video or pictures of the apt after cleaning it. The Apts stay vacant for some time before being rented I noticed so I’m guessing they are trying to make whatever money they can in mean time. There isn’t much closet space, two small closets in bedroom and a utility closet in hallway where you can’t hang anything just a shelf above. No pantry, limited cupboard space. We rented the one bedroom and it was very small perfect for a single person maybe but I don’t think it’s big enough for two ppl. Moving from here was best thing I did. Money spent was not worth the apt we got. First time I ever regretted my choice in apt.
It's not a bad apartment. Decent sized and brand new, so no real issues other then some shoddy construction here and there, like paint on doors that is only one thin layer and wipes off when you try to clean them, visible shoeprints on the flooring from the construction process that doesn't come up no matter how much you scrub, and terrible water pressure thanks to cheap fixtures. The biggest issues however are the lack of communication from the front office (unless you want to rent one of the storage spaces). Many times direct questions go unanswered, or if (like me) you asked for clarification on some items needed for move in, you may think everything is fine until 4pm the day before you are scheduled to move in when you receive a call from the office stating they don't have the one thing that you asked for clarification about 2 weeks previously. We sign a release for the office to accept packages on our behalf as part of our lease, however the Post Office states that the office has refused to give them release to do so. The office manager's response, "We don't want ALL the deliveries just being left at the office," even thought that's exactly what the addendum is for (and the post office is the ONLY delivery service that won't just drop at OUR doors. So on the off chance you get a delivery that is too large for the package lockers, sent through USPS, be prepared to have to go to the Troutdale PO, which is not open on weekends. Also, the rent keeps going up, though we have no idea why considering there really aren't any reasons for it. And since the complex offers NO cleanup after weather events (except for the office walkway and around the mailboxes) - when we get snow and ice we just have to wait for it to melt from all the sidewalks and the parking lot (so sorry you folks with accessibility needs), though this last time someone put salt on our stairs - could have been one of my neighbors though, not sure where this extra rent is going.
this was the smallest kitchen I have ever seen hardly in room to store groceries and dishes in unless u plan to shop weekly and have minimum way over priced housing for what your getting
