The rental office here is terrible. They never pick up the phone and are very rude. When I moved into my place it was much dirtier than in the pictures. It seems like nobody made any attempt to clean it after the last tenant left. In addition to that, my dryer did not work. Really just a horrible place all around. One of the worst rental experiences I've had.

If I could give no stars I would- I recently had the unfortunate experience of living at Eagle Rock at Malvern, and I must say, it has gone downhill since the management changed hands. When I first moved in, the property was managed by a company that cared about the property and residents. The grounds were pretty well-maintained, maintenance requests were handled promptly, and the staff were always friendly and helpful. However, since the new company took over, it's been a complete nightmare. The staff, who were once welcoming and professional, now seem uninterested and unresponsive to residents' concerns. Communication has also become a major issue. Important notices are either not sent out or sent at the last minute, leaving residents scrambling to comply with new policies or deal with unexpected changes. The new management's lack of organization and care for the community is evident in every aspect of the property. To add insult to injury, rent has increased significantly at renewal for residents who have lived here for years. While incoming residents are at an all time low because the company cannot rent out the vacant apartments because of the revolving door of employees. The quality of living has plummeted here significantly, with the new company we were promised an abundance of new amenities and perks- we have yet to see anything significant besides a sloppy coat of paint, cheap carpet in the halls, cut down a couple dead trees and did away with some parking for residents without providing more- clearly there isn't enough parking spots for residents. It's disheartening to see a place that was once a community become so neglected. I would not recommend Eagle Rock at Malvern to anyone until the management situation improves. Save yourself the frustration and look elsewhere for a place to call home.

We don't get any response from management if we send any email regarding any priority things. Earlier, we didn't have any appointments to talk about rental policies, but now we need to make an appointment, and if we try to get an appointment , staff is not giving appointments to talk about any issue. Along with these, we are facing so many other issues, We lost parcels that were in the community office, and they said they are not at all responsible for them.
Nice clean gym. Pool is nice and rarely crowded. Good amount of open space. Tennis courts are nice.
I recently moved into Frazer Crossing which I knew was the old William Henry Apartments. My experience with the staff and maintenance has been nothing but great! I had a small leak under the master bathroom sink and the response was almost immediate., They were very professional, polite and courteous. The leak was fixed and everything was cleaned up and left as clean as they found. it. A couple of weeks later, the air conditioner in my living room had stopped working - I called the office and again everyone was great - the response time was appropriate (they had to order the air conditioner), I was given no hassles about replacing it and the work was completed in the same manner as the sink repair. Management/maintenance have been friendly, respectful, courteous, and professional with each contact.

This is really William Henry apartments. Don't let the name change fool you. This place is absolute garbage. Rent hikes every year. Forcing us to pay for services we didn't even want, and then removing the services but not reducing charges after they were removed. Everything. Literally EVERYTHING leaks. Good luck getting maintenance to come fix anything. You'll be waiting for months. My neighbor's building had one washer for the entire building for over 6 months. Don't even get me started on their absolutely draconian late policy. 5% of your RENT is tacked onto your utilities if you are late, making a $100 utility bill turn into a $500 fee that must be paid within 72 hours or they evict. This place is literal trash for the price. DO NOT LIVE HERE YOU WILL REGRET IT! LOOK UP REVIEWS FOR WILLIAM HENRY APARTMENTS ITS THE SAME PLACE!

All this place has going for it is it’s cheaper than average rent for the area. The community is mixed, no sense of culture, and lacking care. The management has turned over 3x in 5 years. They have terrible communication skills. They will back date paperwork and drop it off late. It took 5 months for a community washer machine to be fixed. Heat in winter does not work, they will not doing anything about it. You’ll get an excuse and a space heater if they still have one available to loan out. Amenities cost extra. Communal Washer / dryers need to be upgraded. Landscaping / maintenance needs improvement. Overall, if you can afford it to live elsewhere, do it, you will much happier.

I have had an excellent experience living here! The staff and maintenance department have been wonderful! They are both friendly and respectful! They have always responded very quickly to any issue that arises. I would recommend this complex to anyone!

When William Henry was stilled owned by Home properties everything was on point. But since they new owners, and new management for their offices everything went down .For example, I put a complaint that our neighbors are smoking indoors and the smoke is coming into our apartment, we were told that it's their right to smoke in their apartment which I do not have a problem with, but when I wake up to a strong smell of smoke in my apartment, which I am paying rent for, then something should be done, either fix the vents or do something. Their service has gone down.

If you do not have any choice then you can consider this apartment complex. But you are going to face falsify information given by staff which may cost you $1300 as it happened with me. Plus there is heating problem which never got fixed. I changed the unit and I end up with 7 year old smelly carpet which got changed after directly complaining the Home properties and calling leasing office many many times. They never agreed that there is problem unless I push harder. Monthly sewer, heat bill is over $100. Staff speaks very polite but never ever try to help you and after visiting one or two times a person just stop going over there as he/she realizes that staff wont help and try to resolve the problem. I was being very optimistic before and really wanted to give 3 stars but this last lease break is costing me more than $1300 and the notice was given by confirming all the things before hand. I know there are few choices around here but I will say look closely before moving to this apartment complex.

My apartment was infested with roaches. Things broke frequently, yet maintenance was unreliable. I often would have to contact them several times before I got a response. On more than one occasion, they began a job and left it unfinished for several days. One time, a maintenance worker left a major appliance dis-assembled in the middle of my kitchen floor for three days. The office staff was incompetent and untrustworthy. Management does not ensure basic safety features: a front door to a building was broken and unable to be locked for nine months and counting.

The grass is always greener... the gym is actually useless since it's so small (a selling point for us) and people think it's also a day care, and no- the wall A/C unit absolutely does not cool down the living space of the 2 BR apartments. Maintenance will come if you have a leak, but otherwise, good luck. You can hear a pin drop in your neighbors' apartments, which are filled with screaming kids and barking dogs (often pit bulls). [There are screaming kids everywhere pretty much, including the middle of the street]. Rent leaped now that we renewed...we had to because we cannot afford to move and our wedding overlaps with the when we'd have to move. Also, our building is sinking. No joke- can't play records because the floor is so uneven that the record player sounds warped. This is just what I can think of off the top of my head. Find some place else to live!!

There are some challenges living in a multi-family environment and, unfortunately, noise can be one of them. That said, we do have rules and regulations that provide for each residents' quiet enjoyment of his/her apartment. Also, our pet policy does strictly prohibit pit bulls. Squirrels in the ceiling all winter. Bees in the apartment all summer. Property management did nothing. Energy bill through the complex is a scam. William Henry Apartments doesn't care about its residents.

We were, however, short-staffed for several weeks this summer which, unfortunately, effected our service levels but the good news is, that has since been resolved. As to the energy bill, it is not billed through the complex. The meter readings and billing come from a third party vendor.
