Turn the faucets on in the tub and bathroom sink before you rent. The water coming up from the drains was BLACK which left a black stain in the tub and sink. Could have been from the water main break. Of course they charge for cleaning the tub and sink, even though it was stained when we moved in. The heat broke in winter during one of the bad cold snaps, and while maintenance tried to fix it, the best they could do was give a space heater, which in turn caused our electric bill to go up. AC went out multiple times because the units are old. Oven stopped working and never got fixed despite multiple maintenance requests. Rent is decent when you first rent, but then it gets higher with each lease you sign.

Lots of issues with this apartment complex… Indoor pool is freezing, only usable in the summer, hot tub is always out of order, sauna does not work. Heating and cooling units in the apartments are so old your bills will be sky high!!! Summer months your air conditioning will not keep up with cooling your apartment. The car ports are falling down and not being replaced or repaired. Maintenance requests go unanswered for 2-3 weeks. They can not keep maintenance staff. The office staff is rude and couldn’t care less about the people in the community, they only make excuses and speak to you like you do not matter. Last summer three motorcycles were stolen from parking lot, no cameras, no security. The mailroom has been broken into more than once!! Very sorry I moved here!!!!! Save yourself the nightmare and rent elsewhere!!!!

The leasing staff was extremely helpful with all my questions and concerns, and they were able to get me into an apartment with super short notice. I've had some maintenance issues that were quick fixes and haven't had any problems since. The maintenance staff is very friendly and seem super knowledgeable. My lease is up soon, and I plan on renewing for another 12 months. Would definitely recommend!

This place isn't worth the price. Gate doesn't work, carports falling down and not being replaced they just take up prime parking with debris. They can't keep maintenance staff at all and they like to cancel the requests you put in online. They don't care about making your needs a priority. With an average of 400,000 a month in property income they should be able to get maintenence needs met for the property as well individual units.
Maintenance is a joke and office staff is completely incompetent, especially MANAGEMENT. They have gone through so many leasing agents in just the past year no surprise… if you want HIGH ELECTRIC BILLS OVER $200+ a month then go ahead and live here but I do not recommend. These were built SO LONG AGO THEY HAVE NOT FIXED ANYTHING. They just keep doing band aid fixes. The criminal activity here has increased significantly. No security on site and cars are always getting broken into or stolen!!!!! Save your money and sanity! Go elsewhere this place is trash just like all the people that work there.
These are the worst apartments of all time and mangement is even worse plus rent goes up $100 bucks every year and every year living here gets worse.
Even with our updated apartment, our electric bill was $200 from December to March. We didn’t get a security deposit back even though our apartment was almost perfect other than a few holes we patched. Office staff is awful and rude, and there is zero communication from them unless they want money

I came in this past weekend to tour an apartment and Selena the leasing agent was super sweet and helpful. She let me know what she had available for my move in time frame and explained the application process. I got approved pretty quickly after submitting my application! I am so excited to call this place my new home!

I recently visited Eagle Rock and was struck by how friendly the staff was. I encountered Bri (spelling?)initially and she was extremely kind. Then I met Jennifer the manager. Boy do you guys at Eagle Rock have a gem on your hands. What a wonderful, pleasant lady. With your great management staff and all the amenities you offer, it'd hard not to want to move here. I highly recommend this place
Not only does this apartment complex have amazing amenities but the office staff is extremely kind and caring! They recently got a new property manager who is so sweet and the other ladies in the office have always been so kind since I moved in last year. I absolutely love my apartment home and don’t plan on moving anytime soon! I highly recommend this property, oh and did I mention the washer & dryer that comes already in your apartment when you move in!!!! No laundry mat trips here!
I’ve lived here for a year and there’s been a change in management. Things are much better than they were before and I feel like our new manager actually cares about us!

We lived in this apartment complex for 8 months. We had everything from mice (9 we caught) before they fixed the large hole in the wall, broken front door that would lock you out. Mold from the leak in the window that took 2 weeks to repair. They never cleaned the blinds afterwards. The slider doors had paint spray on it so you could not see out. The gardeners would blow grass trimmings on your cars. They lack of care and consern for tenants is lacking. Lets not forget how thin the walls are and no water for hours. The pool, hot tub and work out room was closed for months, even after the pandemic restrictions were removed, no reduction in rent was offered even though you pay for these amenities. This is a poorly run apartment. Needs major repair and new leadership.

While all that is available to use has been pool and jacuzzi when working we no longer have that. No amenities offered to residents. You live here you are on your own no help from management or maintenance

We moved into this complex due to amenities offered. There is nicer apartments for lower monthly cost but no amenities. The amenities listed at this apartment are misleading. The exercise equipment was taken out a year ago. No replacement. The sauna has not worked since we moved in and was told they were not fixing it. The jacuzzi for the last month has worked. However now not the working. No heat to jacuzzi or pool. Renter be ware

The office staff is the worst I’ve seen by far from the times I’ve rented. The management is childish and don’t know how to handle situations. Maintenance never gets to anything and leave things unfinished. Don’t waste your money much less your time here.

I thought this place would be great- great location, washer/dryer in-unit, and pool. However, the office staff is a NIGHTMARE, the area outside the apartment was dug up for MONTHS, the sidewalk was a sheet of ice during the winter, and the units are not maintained well. Do yourself a favor and go somewhere else
At first I had a hard time and almost went against it due to my beginning issues, I put down a deposit and the office refuse to hold an available unit for 30 days. Said they couldn't hold it that long. Lol what's the point of a deposit right. Its purpose is to hold a unit usually for a 30 day length right...so after going back and forth and requesting to speak with cooperate. They agreed to hold my desired unit for 30 days. But after moving in I've had no issues and the unit is everything I wanted,its quiet the property is beautiful and well kept. And i hope to be here longterm!!

Lived there for a year and it felt like forever. Major water leaks/water shut offs on a regular basis which caused high water bills. High electric bills due to inefficient heating and air. I moved to a home over twice the size of the one bedroom apartment I had here and my electric bill is significantly lower. Heat stopped working in the dead of winter several times. Floors are horribly creeky, I felt bad for our downstairs neighbor. Appliances are old and would stop working all the time. Water pressure is terrible and could only get about 10 minutes for a hot shower before the water was cold. Staff is rude and not at all helpful. Such a disappointment.

If you are looking for an apartment in this area, go somewhere else. I have lived here for just over a year and the maintenance response is terrible, if anything is messed up they will not tell you what is wrong or communicate with you to ensure it is fixed correctly. I went with out A/C for a week during the middle of the summer because they couldn't figure out what was wrong with my A/C unit and refused to consider replacing it. If theres a issue that needs to be looked into and you call the office, don't expect a quick turnaround. If you put in a work order but request for the office to notify you so you can be home while they correct the issue, they won't abide by that and will come in whenever they please, whether you have pets or not. If you live in a 1st level apartment expect to hear every step your neighbor above you takes, as well as the vibration from their alarms, and phones. With everything combined and the constant rudeness from the office I HIGHLY recommend looking at other apartments in the area. Since I'm only here until the end of the semester I stayed, clearly I should've taken my own advice and left.

SAVE YOUR MONEY and TIME! DO NOT LIVE HERE!! From the moment we moved in it's been awful! Front desk women are sweet and amazing. Management team however needs to be fired! Nicole is rude and could really careless about your concerns. She'll roll her eyes at you and talk to you like a child. She also will not give you corporate's number because I'm pretty sure if that happened, she would be out of a job. I complained about the wall in our bathroom peeling and I was told to just spray clorox on it. Our sink and dish washer both stopped working and maintenance never came to fix it. There was also a water leak from upstairs and the maintenance men never fixed our wall, even after telling the front office for weeks!! I've never been so happy to move out of an apartment complex!!

I've lived at Eagle Rock Village multiple years. I love the complex. It's a nice property in a quiet location that is close to grocery stores, shopping centers, restaurants, and the highway. Maintenance is always timely, and the leasing agents are incredibly courteous and helpful. However, I go out of my way to avoid speaking with the Assistant Manager at all costs. She's very abrasive and comes across like she thinks I'm absolute trash every time I interact with her. I don't think I've ever had a single positive interaction with her. Her customer service skills definitely need some help. Pros: Affordable rent, covered parking, fast and efficient maintenance, courteous leasing agents, clean and spacious apartments, washer and dryer included Cons: Assistant Manager. I've left previously (partly because of her) and moved back. If I'd've remembered how awful she is, I probably would've stayed away!
Yes by looking at this place you would assume it was a nice place to live but I can tell you firsthand it's not. The maintenance is the worst maintenance I've ever experienced as a renter and the front office will treat you nice until you signed your contract and after that beware. And how they won best place to live in Wichita is beyond me they must have paid someone off. I have been waiting for things to be taken care of by maintenance for months now. Do yourself a favor don't make this your home.

Eaglerock Village is a Overpriced poorly maintained apartment community! Their grounds are by far some of the worst everything from not mowing the grass often enough to having random holes and piles of dirt everywhere. Also when something breaks anywhere outside of an apartment expect it to be fixed slowly if ever. A car ran down a section of fence months ago and still nothing done. A car port collapsed onto someone’s car and stayed like that for MONTHS! The sidewalks and parking lots tend to retain water so I hop you life always stepping in puddles or mud. Basically pay a little extra a month and live somewhere that’s actually taken care of
The communication between, management/front office, the maintenance staff, and to tenant is terrible. Had to call/go into the office 7 times to even begin to get to a solution started for the issue. My calls and concerns were not being addressed to anyone. Going on a month of trying to get heater issues looked at or even fixed because we were sure it caused ridiculously high electric bills and after confirmation that heater is to cause for high bill, they are unwilling to provide any credit regardless of the fact that it’s the heating system as a whole that is putting a burden of an unaffordable electric bill on us and how inconvenient all of this has been... ceilings are now going to be ripped out and we will be living in these conditions until they decide to get it all fixed... AND among all of this chaos, I just felt like they were very dismissive of the issues we were having...

This has been by far the worst apartment I have ever lived in. It was filthy and riddled with dead bugs when I moved in. Among other issues, the carpet had obviously not been shampooed since the last tenant and was badly stained. After addressing this with the assistant manager, who was rude and unsympathetic, she reluctantly agreed to have just the living room shampooed. If you choose to live here purchase a good broom because every day you will be sweeping up dead beetles and other bugs that crawl out of the carpet and onto the tile. Rollie pollies and other bugs will also commonly crawl up your walls from the carpet in all rooms of your unit. On two separate occasions the incompetent staff lost their key to my apartment to be able to perform routine air filter changes and sprays. They only realized this problem after I had separate issues arise and were unable to access my apartment. There is typically nothing wrong with old apartment building, however, here it is apparent they have not been taken care of or even cleaned between tenants. Read your lease extremely carefully. They require 60 days’ notice to vacate not 30 as you would expect. Also, there is dog poop absolutely everywhere. Beware of positive reviews on some certain website as the management often gives cash rewards for writing specifically positive reviews about Eagle Rock. My experience here has been horrendous and the management is deceitful.
For the price this apartment is not bad. The office staff is very friendly and will try to help you get things worked out to the best of their ability. The apartments have outdated appliances and it takes a lot to get them replaced. One instance we went through 3 appliances and the most recent is in working condition barely. We decided to live with it rather than continue the hassle. Right now it seems like there is a lot of turnover in the apartments. The maintenance staff is slow to act unless there is a major issue and more puts a band-aid on things than actually fixes them. Be Aware Readers: Any recent high marks review that contradicts what other people are saying should not be trusted. The complex has twice in the last year offered incentives to the residents to come on this website to leave positive reviews. All in all you get what you pay for and this is one of the cheaper apartments in the area.
Overall the apartments are good. Little noisy from the apartment upstairs but you get used to it. The neighborhood is safe and has lots of stores and restaurants close by. Only bad thing is that the appliances and fixtures are a little outdated and break a lot. I have to call to have something fixed almost every week.
Moved into the area from out of state and the management here was great working with me, and sending me pictures of my unit before I moved in. They are very responsive to all maintenance requests and concerns. Tons of storage space in the closet and I barely ever hear my neighbors. The only negative is that the gym is only open from 9am-9pm. I'll be staying here for a while!
Staff is great. They truly understand their residents and that life happens. Maintenance work orders could be completed in a more timely manner butni understand they get busy. Just a great place to call home.
We are coming up on the end of our first year lease. Overall the apartment complex is nice and quiet most of the time. Jane and the maintenance staff are wonderful. All of my issues have been resolved relatively quickly. I will say that the information on the "Free Trash Removal" is bogus, they add an additional $5 to your monthly bill. I will also say that they make a big show about restricting certain breeds like huskies. I have seen a woman around the complex with an aggressive husky that has been turned in and still has the dog. The apartments are all electric, which is convenient for bill pay, but there is a lot of loss through the door and backdoor. A few months after moving in we had a pipe leak and they fixed it quickly. We were told that repainting would occur, but it never did. No mold inspection was also offered. Living on a lower level apartment we hear a lot from our upstairs neighbor, which was expected. Overall, it is typical apartment living. The apartment itself is spacious and we never feel cramped, my neighbors are all very nice and have been a joy to live around.
Just moved in 3 weeks ago under the impression that these were nice quiet apartments. So WRONG. I'm on a lower level unit and whenever my neighbor above me walks, it literally sounds like the whole apartment is going to cave in on top of me. I never hear him stomping or anything like that. It's the floorboards that makes the whole apartment creak. I can't just turn my TV up to drown out the noise because I hear it everywhere. I emailed the office to notify them of the noise and it took a week for them to finally get back to me about it. They told me the noise was somewhat louder than the other apartments but there wasn't anything they could do for me. They did however give me the option to move to another unit only if I paid $300 for a transfer fee and a completely new deposit which I believe is $150. I've been here for 3 WEEKS! The last thing I want is to move again and have to pay for it when there's an issue with the building. I'm up until midnight and awake at 7:15 every morning because of the noises. The community as a whole is really quiet and not a lot of kids. I like that it has washer and dryer. Jane in the office is very nice and has been helpful. I've gotten the run around from management. I definitely would not recommend this apartment!
Older units but well maintained. Price is comparable to the area. Move in was a bit shaky. The W/D had large clumps of animal hair stuck to the sides, the dishwasher had food debris clogging the entire drain. I advised the office but nothing was done to remedy the situation. Had a water leak that was quickly addressed however no follow through for mold treatment and the repainting I was told would happen, never did. Grounds are nicely established and well kept, office staff is always friendly. Nice indoor/outdoor pool that is heated in the winter. Easy online payment options. Fantastic location to shopping, highways and walking trails/parks. Overall can't complain.
I like how quite it is and there's no foot traffic. Trees are really mature and apartment is a great size. However, if anything goes wrong in your apartment it takes a week at the earleast to fix and they usually leave a mess. The pool is always dirty too. I actually like living here though. It's bright and safe and everyone minds their own business.
