So many things wrong with this place. First off the management is anything but helpful. They genuinely do not care about the tennants there. We have had a ton of issues. The most recent one was the water out of our faucets sputtered brown water randomly for a good chunk of a day. The place and common areas do not get cleaned. The common bathrooms I have seen poop built up and plugged more than a few times. The laundry room actually makes your clothes smell worse and are covered in gunk and mold. Do not live here whatever you do.
The management here is awful and can really make your life difficult at times. The employees are always on different pages and give you all different answers. They never follow through with issues they say they are going to solve. Do not recommend living here!

If I could give this place 0 stars I would. I have seen this apartment building change in management from Doran to East Bank Communities and the results have been disastrous. I continue to be more and more disappointed, and just when I think it can't get any worse it does. There used to be security onsite during the night and on the weekends, and east bank communities management took this away. This was helpful, especially on the weekends, but now if there is any trouble with noise the only option is to go through the police. The garage door breaks down very often and there is no compensation for these down times. Just $150 per month to park in the garage and you might still have to pay to park it somewhere else when the garage breaks! Let me reiterate that the staff is not helpful. You will end up feeling like you are doing their jobs for them for simple things like following up on rent payments or coming home to an incorrect eviction notice because they made a mistake. The management also does not care whether you have lived here one month or six years, so if you're planning on staying in a location for awhile choose somewhere that will properly reward you for the money you are spending as a consumer. Also, if you plan to sublet the fees are astronomical. Each subletter has to pay $190 per person, in addition to the vacating residents paying $300. In my case, it cost $680 for what should be a simple summer sublet. This cost all goes towards "processing paperwork." With the ongoing boom in the apartment industry, please do yourself a favor and spend your hard earned money elsewhere.
Avoid any properties managed by East Bank Communities. They're nice buildings in good locations, however the property management is absolutely appalling. At my current building, exterior doors are constantly broken, with the door handle unattached, or locking mechanism not working. Garage door has shut on top of my vehicle, and the elevators routinely malfunction (state inspection certificates are expired). The list goes on and on. Recently, they didn't give reasonable notice before entering my apartment unit. Also, my roommate transferred her lease, and East Bank Communities refuses to furnish the unit properly, despite the fact they advertise as "Fully Furnished". Avoid East Bank Communities. If you choose to lease with them, read all binding documents carefully, and be prepared for the management.
The Dinkydome building has great ceiling heights... The laundry room smells and is never cleaned. They claim the cleaning crew comes around every day, but this is a lie. You need to walk far to throw out trash. You can get better amenities at all the other buildings on campus. Also management is never here and terrible at fixing problems and responding.
I lived at the Edge on Oak the year that management shifted from Doran to East Bank Communities. The building is nice, and the location is great. Doran's management wasn't great, as they're a big company with a lot of power, but they were at least responsive and fairly reliable. When East Bank Communities took over, it was noticeably worse. Thankfully I am no longer living there, but it is now April 2016 and I STILL haven't received my CRP from 2015 (which by law should be sent no later than end of January). Despite filling out a forwarding address form when I moved out, I haven't received a single thing that was mailed to the Edge after I moved, and multiple times had to contact senders and have them resend to my new address. When reaching out to East Bank Communities about this they are unresponsive, and on the off chance they do respond, are unhelpful. All I can say is DO NOT LIVE HERE. You may think, "The worse that can happen is bad management for a year," but I moved out over 7 months ago and still am haunted by needing to deal with their poor management.
1. Not-so-impressive management. You don't know when your packages arrived, especially Fedex. The management does not have responsibility for letting you know the arrival of your package, according to the staffs. They are not good at communicating with tenants (no advance notification & not using E-mail for notification). I just found a sticky note on the elevator door this morning (03/31/2016). The elevator is now being under Preventive Maintenance. 2. One elevator in a 7-story building: It occasionally does not work and it was frustrating it did not work in 12/22/2015-01/14/2016 without knowing the timeline to fix it. No compensation was offered. 3. Chipotle and Yogurt Lab use the same dumpster tenants use. The dumpster is inside the apt building. The odors are unpleasant in the hallways, especially during summer. 4. Fitness room is really small. I've been living here for the past 2 years, and I'm going to move out this summer. As the other reviewer said, there are many other student apt buildings available around campus and they are newer and nicer. Personally, I do not feel being cared and respected by the management staffs, and I do not recommend the Edge on Oak and other properties owned by this management.
When I moved into The Edge on Oak near the U of MN campus in August of 2014 it was owned by Doran Company and I was very impressed. I never had any issues. In February of 2015 Doran sold the building (along with a few others near campus) to East Bank Communities and the management has been less than impressive. They aren't responsive to emails and phone calls and the staff at the desk are often unhelpful. Speaking of people working at the desk, when Doran owned the building there was always someone there during the listed business hours but after East Bank Communities took over the desk often went unmanned. This was really frustrating because you never knew when you could pick up packages or ask them questions. It was just very inconsistent and the staff was very unhelpful. The apartments themselves are in a great location and they're very nice. I lived with three other girls in a 2 bedroom, 2 bathroom and it was a little small but the quality of the apartment was good. If you don't mind dealing with frustrating management and staff then The Edge on Oak is great, but personally I would look into buildings owned by other companies. There are plenty of them that are really nice around campus and owned by companies that actually care about their tenants.
