About SouthGate Inn
Each of these 40 units have one designated covered parking space with additional parking for all. Each unit is equipped with modern appliances (including dish washer and microwave) and central heat and air. Other amenities include keyed mail boxes, outside trash receptacles and laundry facility available to all residents. Residents also get the benefit of water being paid which helps with already low utility costs. One bedroom units are $450 per month. Two bedroom units are $550 per month. A one year lease agreement is required with an approved application, $350 security deposit and a signed "NO PET" policy agreement. My mom had an apartment here. During the last day of her lease (today), the property manager, Dave, let someone move into her apartment. My mom went there after work to collect the last of her belongings to find out that a man was already there and sleeping in a sleeping bag. She got the rest of her things including her laptop to find that this dude was on her laptop all day and had downloaded music illegally and had access to her personal documents and access to her bank account among other important accounts. He has been using the utilities in my mother’s name as well all day. Dave the manager didn’t even check the apartment and LIED that there was going to be a cleaning crew coming in after my moms lease was up to determine if she was going to get her deposit back. My mom lives very clean and the apartment was spotless, compared to the nasty cabinets and bathroom that she had to clean upon moving in last year. Do not rent here! We expect a full deposit AND they are responsible for paying for my moms laptop to be cleaned ASAP! This is so unprofessional and must be fixed immediately or we will take legal action.

These apartments are under new Management and I do my very best to assure everyone's apartments are cleaned professionally and carpets are cleaned or replaced before new tenants move in. Had a friend who lived there for a while, and they had the worst departure of their life. Rude owners and was not even given a 30 day eviction notice. We actually heard that people were being evicted due to having broken their lease. Which they broke their lease due to hiring an incompetent manager who didnt complete the tenants application processes and had allowed for more than two people to sign the lease. Afraid that they would get the same "be out by the end of this week" treatment, they actually went to talk to the daughter (who was the temp new manager since they fired the previous one). They explained and the daughter gave them 30 days and even prorated the rent for them. They were all very grateful that she was understanding and was given 30 days. But then one day after they came back from looking for a new apartment, the owner spotted them entering the apartment and then followed them to their apartment. One of my friends opened the door and he started threatening them to pay their bills (which they had been very good tenants and was never late on rent) and leave before the end of the month (which gave them less than 2 weeks to find a place to live compared to before when they had the 30 days) or he was going to take them to court. My friend stated that he said, "The court is right over there, we can take it there if you want". Not wanting to cause problems, they complied even though they had already made prior arrangements with his daughter. It was not until recently that I talked to another apartment complex's manager that I was informed that they could have taken him to court and won. The tenants did not deserve to be immediately evicted because the manager that HE hired did not do her job. The least he could've done was give people their 30 days. Maybe it has changed now due to new management, but with my friends' experience I do not reccomend living in a place owned by this man. P.s. They were just one of the many who were evicted with less than a 30 day notice.
I noticed that the people that have caused a lot of issues in the past are no longer living at this location, and with the permanent manager in place now I believe that it will continue to get better and better. How can any Manager deal with four or five people living in a two bedroom apartment with one bath and only one or two people on the lease and no one paying rent, violations of lease going on, and leaving the apartment in horrible condition, and causing problems with their neighbors and the community in general. So in that regard the management has done good to help clean up the community

We appreciate the recognition that we have had issues that have been addressed, and will continue to do so in the future. We always prefer to work things out on an informal level if possible, but some situations require formal action to resolve matters. We have a great community at our locations and we plan on keeping it that way.
Do not live here. Too expensive if you are a college student who does not receive financial help. It is only one person per bedroom so rent alone for a person living in a 2 bedroom apartment is 225. Way too pricey for a college student.

The policies of this Apartment complex maximize the occupancy of the apartments to two people. This is done to enable an appropriate learning environment for the students who live there. It also speaks to the available parking, and quiet environment such polices support. We stand by our polices for these reasons. In regards to the level of rent, our rent is comparable to most any other apartment complex in the area, and most likely is more cost effective as we supply water, trash and sever to the tenants. Additionally our apartment complex are adjacent to the NSU campus for a short walk to classes. I honestly don't think anyone could expect to find rent less than $225 dollars a month in a decent living environment.
My roommate and I are so thankful that the owner has brought in new management! Under the owners new direction, other tenants who have been taking advantage of the lease terms are now having to clean up their act and follow the rules. These apartments are very nice and conveniently located to NSU. The new management is making summertime renovations and repairs to make this complex safe and affordable for everyone. I have lived here several years and there are international students from all over the world living here; many of which appreciate the new management who are already making them feel comfortable and home while away from home. They are big RiverHawk supporters!

We thank you for the support you expressed to our new management. It takes hard work and effort sometimes to correct issues, but in the long run it is worth it it to everyone when the apartment community works together to resolve issues and help make their living environment the best it can be.
Management was recently changed and the new management is rude and disrespectful. Had friends that were evicted with less than a 30 days notice even though rent was ALWAYS paid on time and apartment was kept in good condition. Only two people could live in a two bedroom apartment, but that was not stated in the contract with most residents. Some were threatened to be taken to court due to the fact that more than 2 people were living in an apartment. It is not the residents fault that the old management did not do their job correctly and gave residents false information. The new management should have given the residents the courtesy of a 30 days eviction notice instead of forcing people to leave by the end of the week.

Our Apartment complex has since the beginning of its existence, a policy of maximum occupancy of two people per apartment. This is stated in the lease agreement that everyone signs. We will always support our policies and enforce them when we believe there is no responsive communication with the tenants involved. Our purpose of having such polices is to support an environment of learning and safety of its residents, to the best of our ability. As always, our last resort is legal action against our tenants. In most cases the tenants fail to respond and never attempt to correct an issue when given the opportunity. In some cases the residents are just non-compliant and there is no other choice but to take legal action to resolve the issue at hand.
This place have very terrible management. The owner of this place is very racist to international students. There are molds in the corners of the wall. Also the place is not safe. People get their valuable things stolen. Very disappointed at this place.
