Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

I’ve lived here for a year, and the staff has been super accommodating. The apartments don’t have big bug problems unless there’s a reason for it(i.e. dirty living and trash out) I would recommend it!

I moved here in 2019. My first year was incredible - the staff was great, the unit was clean and in excellent condition, and as a single young female I actually felt safe here. This past leasing year has been the exact opposite. The unit in disgusting, almost everything was broken in some way, theres a constant roach problem from neighbors leaving out trash, multiple drive by shootings and fights in the parking lot, cops here multiple times/week, drugs everywhere, and complaints are not actually handled unless you consider a “sorry about it” as fixing the issue. This complex is not safe for any young student, let alone any single young female who seeks a safe living environment. Please spend the extra $ living elsewhere, your life and safety is worth it I promise.

This place is no SAFE. Personal experience someone stole my car and crash my car. Tge security is always asleep. The management don’t care about the security of the residents. Shooting also happened in the parking lot.

My oh my, where do I begin? I lived here for the last two semesters of my senior year at Baylor with my boyfriend. Let’s start with Move In. We needed to move in 2 days early because of my job. We paid $40 to move in early and they had a month of notice, also keep in mind we moved in, in the middle of the month and still paid full month's rent plus the early move in fee. When we got there to move in the appliances weren’t hooked up yet and were still being put in. There was a construction crew in the apartment. We told the office and our consolation was a DQ and Starbucks gift card to get some lunch. When we came back the apartment wasn’t cleaned. There was dust and dirt everywhere, light bulbs out everywhere, dirt socks in the dryer, gum stuck to the refrigerator, and a paint job that looked like a two year old got a hold of a paint brush. I tried to get over that nightmare, until our safety began to be compromised. The gates that they claimed would be working never worked for the 9 months we lived there. NEVER. Despite many promises. A car was stolen from the building across from us and we were never alerted, I knew from reading the police blotter. My bike was stolen while it was chained to our front porch railing and management never cared, didn't even respond to my email or call and never alerted other residents. A package was ripped open on our porch and another was stolen, again no response or alert to other residents. An assault happened at the building next to ours and it took them two weeks to alert residents and the gates were still never fixed. I know bad things can happen anywhere but why not tell people to be watchful and try to take some preventative measures? The apartments are lipstick on a pig. They’re from the 1980s (complete with popcorn ceilings.) The paint job is awful and everything is falling apart. We were promised a renovated apartment with new cabinets and just got the old ones with a coat of awful white paint. The A/C went out a couple times, once when we were moving out in the heat. The balcony deck boards were rotting and falling apart. No one ever came to fix them after they said they would. The front office took an act of congress to get ahold of unless you walked over there and even then they blamed their management company or could give no help whatsoever. They take advantage of vulnerable naive college students that have not rented an apartment before. They care about nothing but money.

Do not live here ! they will make mistakes on your payments and make it seem like its your fault and youll still have to pay it even though it was their fault! They are poorly put together it is gated but the gate doesn't close so whats the point ? the waters always turned off ! they fee you 500$ just for a dog or a cat then 25 monthly for the pet! then they will put it in the system wrong and make you pay even more even though that is their mess up ! they are a JOKE!!!

Let's see where to start: -Cons- Water is shut off several times a week for repairs. Without warning they tore down the laundry facilities in my area (like it mattered anyway since none of the dryers ever worked). Pool is closed most of the time even during the summer Some kind of yellow residue collects in the kitchen and bathroom...idk what it was but no matter how hard I scrubbed it never went away. Water changed from hot to cold when showering due to units AROUND you They have gates, but they never close ever Kitchen super tiny Very murky water out of kitchen sink as well Changed offices like 5 times and the online payment system was down for 7 months -Pros- They DO have a pretty nice new gym they just built, it's pretty big Bedroom is actually bigger than living room if you like that stuff Big bookshelves as well ...and that's about it Lived here for 2 years, got worse and worse over time even though they were constantly renovating.
By far the worst management I have ever dealt with. The woman that runs the office might be the rudest person I have ever come into contact with. The contractors that the management hires to do renovations are careless and rude. Yesterday when coming home I witnessed a worker peeing on the front porch of the apartment next to mine. Seeing this I called the police and spoke with management the next day. They told me that they knew of the incident and had contacted the company.. Did they bother to follow up with me? Did they bother to apologize or even have a conversation? No. I was told it was handled. Stay away from this terrible managed property at all costs.
