Property Ratings at Eastside Heights
The good reviews that are posted are very deceiving as most of them are posting in the first few months of residency. You’ll pay for the trash fairy for them to not pick it up half of the time, stinking up the hallways. Sometimes you’ll also run into excretion of animals in the hallways and the sidewalk around the building. If you get a pool/courtyard facing apartment, the noise travels fast as if the people are outside your door, which is an inconvenience when people rent it out at night and it’s loud. Allowing people to rent out the amenities defeats the purpose of every other resident paying the fee(which you can’t opt out of)to enjoy the amenities provided(pool, courtyard, rooftop, etc.). We should’ve listened to the reviews before sighting the lease because they’re not lying when they said there are insane things they will charge you for when it comes to moving out. Which we found out they do not throughly clean the carpets when move out happens, only replaces them which we were shocked by the bill we received. Overall I do not recommend this apartment, I’ve told everyone that asks that it’s well worth paying the extra to live in another building that has the convenience to downtown. The 1 star left on this review would be because of convenience to downtown and maintenance has a good response time.

i lived at Eastside heights for about 10 months since October. Tyler who use to work there was amazing at getting my application done and sorted. The apartment was very good value for what your paying and the location is great for downtown. There were a few hiccups though. One being the A/C on the unit going down a few times but maintenance was very fast every-time. Also the parking garage was an issue and many residents such as myself just wish it wasn't so tight as the spots are small which causes frequent accidents and even had my car directly hit. Everything about the apartment to the pool looked very close if not as close to the pictures. The only other hiccup was the constant parties that are planned on the 4th floor because the sky lounge has a beautiful view of the city. People tend to have birthday parties, baby showers you name it. So you'll have these loud obnoxious usually drunk people roam back and forth from the sky lounge. My advice is if you stay home a-lot like i do just pick a different floor. Again if you're just moving to Nashville where ever you live I find there are parties constantly so just be aware of that. Besides that the office management is about as good as it gets. They took care of everything and were very accommodating even to my complaints.

While I ended up choosing living arrangements in the heart of downtown, I had submitted my application and paid the fees. I leave an outstanding appraisal to both Kelly & Tyler as they were so quick to help with not only giving all the details and being ready with the lease but they stayed in contact with me as I changed my mind on living there. They were so kind, helpful, and available. 5 stars for this staff.

I know this place has beautiful photos, and on google it has great reviews. This is what initially attracted me to the property. The safety here is an issue, as maintenance isn’t a priority after there were multiple break ins, broken doors and broken windows. Over charging residents for cleaning and repairs when this wasn’t given as an original courtesy during move in. The property is dirty. Pet mess everywhere.

I had to move into Eastside Heights last minute as my other housing plans fell through after relocating from across the country. I lived in this building on the ground floor for 15 months & can't do enough to advise others against living here. -Someone shot directly into my window. The bullet lodged into my door across the living room while I was asleep at 3 am. I lived with a shattered window during the height of summer for over a month until it was replaced. -Someone tried to bust down my exterior door & windows for 30 minutes in the middle of the night. I had myself barricaded in the bathroom while I awaited the police to show up. They arrested the man- apparently, he wanted to murder me because he assumed I had parked in the bike lane (I hadn't). -After these attacks, I asked the PM for the footage from the security camera facing my stoop steps that matched their other security cams around the building. The camera on my stoop. Well, it turns out they had no idea who owned that camera. -I watched as my neighbor was physically pulled out of his vehicle as someone tried to steal his car. When they couldn't, they retaliated by kicking his doors in & throwing rocks at the car & his head. -There is a constant stream of housing insecure people walking from the encampment under the nearby overpass to the park down the street. If ever I was outside on my porch, I was approached by people for money. -From the months of April-August, there are fireworks from the neighboring public housing community. They set off fireworks between 11 pm-3 am -My shower spigot broke twice & I was left several days without a working shower. -None of the windows in my street-level apartment locked. -Utilities are billed through your portal, but you're never emailed or notified what they are, so your autopay may not cover it. If this happens, management will not call/text/email to let you know that you owe $17.00; they will post a three-day notice to pay or quit to your door. -Because I was in a time crunch for my move-in, my unit was not cleaned, painted, or carpet cleaned prior to my move-in. This was fine by me. I did not clean or paint when I moved out, and they are now charging me $600. -The sidewalks are absolutely covered in dog poo all year long. My friends & family fondly referred to my home as the "murder apartment." For your safety & sanity, I strongly advise you living elsewhere.

The management staff has been extremely helpful even with small stuff, maintenance always comes very fast, the building feels very safe and my apartment is very spacious with high ceilings and a great layout. The gym, pool, clubhouse and rooftop are always clean and fun to use. On top of everything, the view of the stadium and city are unbeatable!

I do have things I like about this apartment complex relative to my previous rentals, but for this rental specifically I believe the overall lack of security is a major negative. No cameras in the garage to record accidents as well as a general lack of building surveillance is concerning.
The rate and parking restrictions are the only thing stopping me from suggesting this place to everyone.

The projects down the street are the only reason why i wouldnt recommend.
I think this apartment community has good amenities and isn't too expensive.
Leasing agent was so great, however, cleanliness and shape of building amenities and hallways weren't great considering the price point.
There are lots of amenities and the location is excellent. Plus the property manager was wonderful.
The apartment and amenities and location are fabulous. Our experience with a main office worker was ridiculous and is what we would tell anyone who asks for a reference to the apartment.
I would absolutely recommend the community to anyone looking for a comfortable, luxurious apartment in East Nashville with nice common areas and a good fitness center

Safety at this time is a concern. Unfortunately, there have been car break-in and non-residents soliciting around the apartments.

I really love it here! My only real frustrations have stemmed from parking and neighbors.
It is a lovely community and everyone is very nice. I am just not used to rent being as high as it is for the space I am getting. However, I do get access to a lot of well maintained amenities, such as the pool and workout space/gym.
The leasing agent was so nice and friendly, she made feel comfortable as if I was already home.
Management is always great and communicative, the only problem I have had is timeliness of maintenance requests.
I have been living in a one bedroom for a few months and I have yet to find something that I dislike about this place (even the slightest bit). Residents are extremely friendly and the staff is great. They are very helpful and pretty quick to respond. The amenities are beyond what a person needs so there is always something to do, whether it is to relax by the fire place, play some pool or darts, swim or go for a round of cycling. They are also always kept clean which is a BIG plus. Location is perfect. Downtown, restaurants and grocery stores or only a few miles away. ESH meets/exceeds all my expectations for an apartment complex.
Everyone loves my apartment when we get together and hangout here. Again, only downside is that I work late hours and never really have access to amenities. I can confidently brag about the quality of this complex, though.
I like it, but wanted to be closer to the city.
We just referred and moved another tenant into the building. We own a business downtown and have clients who also live in the building. My husband and I are like ESH mascots lol. Hopefully some of the issues the new property management is displaying can be fixed moving forward. We would hate to see reviews/community go downhill. We have already had 2 clients who live in the community come in for haircuts and complain about the new management, cleanliness of the building, etc. just a heads up!!
I would recommend this apartment for anyone looking for a nice space close to downtown and East Nashville without being in a crowded, noisy area, especially if I know they would like the amenities here. I would not recommend this place for my older friends who are looking for more space and would be happier in a more suburban setting.
The water filter in the hallway outside of the gym has not been changed for months. I have told the management staff multiple times and put in a maintenance request but NO SUCCESS. :( We don't have clear water filter for the water fountain.
It's a very convenient location where you can walk to Downtown and parts of East Nashville, yet far enough away that it's quiet. The rent is somewhat pricey and sometimes neighbors can be loud and dirty.
Dog waste does not get picked up by fellow residents, residents leave trash in the hallway during the weekends (bad smell)
Little bit pricey for anyone living alone, totally worth it with a partner or roommate though.
It's nice to be in east nashville and close to downtown and germantown. The building and the amenities are all really nice, but enough residents treat it poorly that it can sometimes ruin them. There's plenty of dog poop everywhere (both outside and inside) and sometimes the common areas get trashed. The maintenance team does a great job picking up after those people, but it's a shame that they have to. The walls are thick but the ceilings are really thin, so you can hear your upstairs neighbors' every step and movement. Parking isn't good.
Great amenities, great value for the location and the accommodations, Security was a big plus!
Overall the apartments are beautiful and the building and amenities run well. Don’t live by the pool if you’re not used to a dorm type environment, but they are getting it under control. The new manager, Jessica, is AWESOME and the staff overall gets you what you need.

I would because of the community. There were some things I didn’t like such as the parking garage and price of the place but the location can’t be beat!

I would definitively recommend ESH. I feel safe here, the people are nice, I'm close to downtown where I work, the amenities are cool, and my place is cute.
I am leasing without seeing the property in person. I was sent photos of the actual apartment I will be leasing and communication via email was efficient and prompt. From inquiry of floorplans to signing a lease virtually- the process only took 48 hours. Incredible customer service!

I would because everyone seemed friendly an i loved the apartment. Only reason why i would 2nd guess it is because of prices.
The staff was great, but the building and community was not what I expected. The residents could be very disrespectful, and the location was not as convenient as I expected. People would smoke in the garage, and on the balconies, speed through the garage to the point of being unsafe, move items from hallways, and be incredibly loud after hours.
Overall this is a great building. I would just temper my recommendation to anyone that if they have a loud walker living above them (as I do) it can be really frustrating and ruin their sleeping pattern. Also with a pet-friendly building, they might live across the hall from dogs that bark all day and/or find droppings in the hallway.
The pool could have been open longer, especially considering it took longer than expected to complete. There are no stairs directly into the different floors of the building from the garage or off woodland, which is tough when the elevators are so slow and we have to walk our dog several times per day. We?re locked out of many common areas after 11pm and the key fobs are a pain to have to use so often (in areas that don?t make a lot of sense). The water heaters are very small especially for a home with more than one person. The package room is always in disarray and heir is not a drop box for USPS for items larger than paper envelopes, which means I have to go to the post office every week. There should be a buzzer to let guests into the building so we don?t always have to go down (including during leasing office hours). And each resident should receive a guest parking pass so guests can visit without having to park far away. Just not a lot of convenience in this apartment community. The people that work here are nice though.
Service with Eastside Heights has been great! Everyone is very friendly and professional. Maintenance came and got the job done in a timely manner.
I would definitely recommend based on the location to interstate makes all of Nashville easily accessible and the complex has extensive amenities for us and our pet.
