It took me several phone calls and quite a bit of time on hold to reach an Acento representative to schedule a tour. The representative scheduled my tour and told me no further action was needed on my part. When I arrived for the tour, the leasing office was empty/locked. I called Acento, and again it took me a while to reach the actual leasing office. The leasing agent told me the office would be closed for the next half hour and that sometimes the Acento reps do not tell the leasing center when they've scheduled tours (?). I read the reviews of this property while I waited and ultimately decided that it was not worth the tour. FYI: the property does not look nearly as nice as it does in the photos.
let's start off with, It took me 4 weeks from start to finish for me to sign a lease. yes, I lived out of state, but I provided everything right away. so I don't know why this whole process took so long. It has been a bumpy start, but now that I've been here for about two weeks, it's better. I had to downgrade to a smaller unit because my original unit had a major pest problem. but the price of my lease didn't change, although I'm getting a smaller unit ?? not sure why it didn't go down. Anyway, the new unit is good. everything works. the leasing office seems to be doing the best with what they have been given. the area is pretty quiet, and the grounds workers are pretty good about cleaning up everything. I think they wouldn't have to work as hard if the tenants would clean up after themselves. So for the negatives, theft of packages is a on going problem. everything in the units are old or refurbished, and the walls are a little thin. (but not enough to keep me up but you can hear walking around), and lastly, there is only one location for trash, so it's too bad for those who live far from it. I can see myself only living here one year until I can get on my feet, and then I can move into something a little newer. overall, it's a good place to stay if you just need a place to call home until you can find something better.
First, listen to the reviews. They're all true. Incompetent and lazy staff. Trash at the dumpster is piled as high as the fence because people are too dumb to put it in the actual dumpster. There's trash outside people's doors because they're too lazy to take it to the dumpster. Rats, roaches, mice, they're all here. Beer bottles in the parking lot and lawns along with trash every weekend. High police presence. You'll see why if you live here. Crazies all over. Loud music blaring and weed smoking in the units. Good luck if you have a job in getting any rest. They respond with some bs of "our 5 star service" blah blah blah but never actually do any maintenance. Took 4 months to get a dryer fixed. Had no hot water for nearly a month. Only way they fixed it is with a formal complaint to the city. Disposal broken and the replacement was installed wrong so the dishwasher had about 3 inches of standing water for about a month. Place stinks even though they "cleaned" the carpets. Entire hvac system failed. (This is all in about 6 months) Water goes on and off with no notice as well. If you call they will not answer the phone. They will not tell you willingly who the manager is. They will either not answer emails, or answer it but not answer your question at 5 when they close. Also their phone blocks non local area codes. So if you have a non local area code, you'll next a different number or an app to call. On call 24 hour maintenance for emergencies is not actually here. They'll get to you in a few days, even if you don't have water or heat/ac on a weekend. They will refer to you by the wrong name even though you have corrected them about 57 times. About 1/10th of the parking is reserved. They give it out selectively. Good luck if you need two spots for one apartment. The other parking spots are full after about 7pm. And I have never seen a tow truck here even though half of these people don't have parking stickers. They even parked in my reserved spot several times. Nothing like coming back from a work trip at 10pm only to find your parking space you pay for is taken... Needless fees. They charge around 50 dollars to process a debit card payment for your rent, every single time. Don't ignore the complaints you see in these reviews unless you're willing to tolerate the living conditions. I don't know where they get 4 stars on here from. It's actually about a negative 5.0 stars.
I’m not sure how they have 4 stars. This place is a dump. Stained carpet that smells, shoddy work done on the apartments, and best of all…packages get stolen, homeless people sleep in the hallways, they smoke weed, and leave trash. The outer doors are NOT secured. You cannot have ANYTHING DELIVERED-it will be stolen. You will not feel safe here. Don’t do it!!!
If you value your peace and your mental health well-being, please stay away from Eaton Square. These apartments are infested with rats, mice, roaches, and worse of them all BED BUGS. Water will get shut off without notice, the AC/Heather units are old and it will get broken weekly, carpets are old and damaged, hallway lights are broken, and there is trash out in front of units because other tenants would not take their trash to the dumpster. Once you sign the lease, you have sold your soul for a year, the leasing office will not hear your pleas for help in repairing anything that is broken, gets broken, or stops working, they will refuse to treat any infestation even if you are paying the pest control fee every month, they will try to charge you for any type of treatment, the general manager at this place does not care about the tenants, don't be fooled by the altered pictures in their website or promotions, this place is falling apart! Every single review here describes how bad it's, they are not lying about it, please go somewhere else. Living here is HELL.
Infestation of rodents and poor building quality. Maintenance requests to address theses issues go unanswered for 30+ days. Know your rights as resident and don’t bother.
Perfect example of a place that shows well on the internet, but not to live in. Dirty, crowded, cramped, and ancient. And I don't throw this word around lightly, but: bedbugs.
Its took over a month to get my leaking roof (which had an opening with hanging debris) to be fixed. We lived with soaked carpet and buckets in the living room to collect the rain water pouring into our home. Since the new management took over, its been down hill.
DO NOT BE FOOLED! This place is a DUMP! NO parking available unless you get there before 5pm and reserved parking a extra $100/month, unexpected and multiple crazy fees on your account, you have to pay for each visitor parking pass BY THE DAY, the trash is NEVER picked up and POLICE are ALWAYS active in the neighborhood, the management office cant keep up with anything happening on the grounds, pest and mice are running around crazy, I could go on and on. The rent they charge is no where near worth what they give you! Do yourself a favor and keep looking.
5 star reviews of this place? Who are you guys kidding? This complex has so many issues that we laugh about how ridiculous living here is. Firstly, are mice and bug issues. Maintenance have tried patching up holes, but numerous requests and visits have not solved the problem. Mice are still coming into units. Secondly, there is only one dumpster in the property for trash. The dumpster is usually overflowing. Residents make matters worse by leaving their trash outside the dumpster. You also see trash on the parking lot and sidewalks because people dump their trash where they feel like it. Thirdly, as numerous reviews have mentioned, there are undisclosed fees that you pay on top of your rent. Residents initially complain after they see it on their first bill, but most (if not all) give up. Also, there is a billing fee. Yes, you actually pay them to prepare your bill. There are also residents who don't make the environment any better. Aside from leaving trash outdoors, there are residents who shout in the parking lots, play booming music in their units, and crowd into apartments (who we highly suspect exceed the max number of residents per unit). Decent tenants, who can afford to live elsewhere, always move out. We're not surprised why.
This place is awesome. You can’t do better in terms of price for this location. It’s 15 minutes from downtown DC, 10 minutes from Pentagon city, walking distance to charming Del Ray. The buildings are old but renovated, so consistent maintenance is expected. However, the maintenance staff is quite efficient, and the ladies in the leasing office are very sweet and always ready to assist in any way they can. The neighborhood is also very safe and the community always has events planned!
I have lived all over northern Virginia - Fairfax, Arlington, Alexandria, falls church but this one was the worst experience.
This has been the worst apartment experience of my life. DO NOT LIVE HERE. My A/C broke multiple times in the summer--once for 11 days!!! It was absolutely miserable. I can never get in contact with the office staff or manager. They do not care and are absolutely terrible at their job. Now, we have been dealing with BED BUGS which have contaminated multiple buildings. DO NOT LIVE HERE. I cannot wait to move. I hate it here. Rats, mice, roaches. Seriously everything you do not want in an apartment is to be found at Eaton Square.
While the rent is definitely affordable for this area and you get a decent bang for your buck with the space and in-unit washer/dryer, you may pay in other ways. I've lived here the last two years and there are ongoing pest control issues (roaches and mice). Buildings are often in disrepair and maintenance is extremely slow to address any issues that are going on. For example, I had put in a service request for them to unclog our kitchen sink which was pooling with water and it took five days for someone to unclog it. It only took 5 minutes to unclog. Parking is a nightmare after 8pm if you hope to find a space within a quarter mile of your place. The entry way to our building CONSTANTLY reeks of urine- this has been an issue for the last two years we have lived here and management does nothing about it. These issues were noticeably worse when new management took over in 2018.

They have the local city police to monitor their parking lot after midnight for any parking violations while on their own "Private Property" to be towed while you are sleeping at night!!!! I must commend Natalie and Maribel for being very responsive to my apartment needs at all times. They were attentive and resolved my issues at all times. They are both friendly and customer service oriented. I am thankful to have them in rental office.
I have caught three mice in my kitchen! Now there is one that chewed through the ceiling. The tech pasted a sticky glue trap to cover the hole. Now I hear another chewing through the ceiling.
While the apartment to live in is fine, it's the surrounding environment and staff that make this apartment complex less than desirable. There is absolutely not enough parking. Good luck coming home after 8pm and finding parking on your street. I've often had to park in other complexes in the area that don't have permits or in neighborhood streets. And often the reserved spots are empty (trust me, i come back after midnight all the time and the same reserved spots and lots are almost always empty/half empty). Good luck getting a reserved spot. They've always told me there's a wait list...2 years later.... There's only one dumpster for the entire complex. Very stingy on guest parking passes. No where for guests to park after 8pm. And their maintenance crew is a whole other story. Hope it's nothing urgent to repair or you'll be waiting a week to get anything fixed. Not that a week is a long time for something small, but when your fridge breaks and all your food spoils because they take over a week to get you a new one after trying to fix it the first time and it didn't work, that's annoying. Also have had a request to get my dishwasher fixed because it's not cleaning well and they've cancelled my request twice now in the past month. Also, be careful walking around late at night. Some men like to hang around on their steps on the apartment and watch you walk to your apartment or cat call you. Carry pepper spray just in case. This apartment complex just doesn't seem to care about the people that live here. No wonder I see people moving out all the time. Trust me, I'm sure there's better in the area. can't wait to move out in the next few months.
Ongoing roach problem for the past year I have been here. They spray every single week - so I haven't been able to use my kitchen at all for the past month since you have to have the cabinets empty. They are extremely slow to respond to service requests and incompetent maintenance team. The buildings are in horrible condition with holes everywhere. Also, no security my unit was broken into and robbed last summer. If the price looks too good to be true, it is. Lesson learned. Unfortunently I'm stuck here for 6 more months.
The parking here is ridiculous! There is no designated parking for guests, so they're allowed to park wherever they want. If you get home after 8pm you could wait up to an hour to find a parking spot, and it likely will be far away from your apartment. On the weekends, it's even worse because that's when management gives out overnight guest passes so your guest will likely be able to park closer to your place than you can. And since there are a ton of kids in the community, expect your car to get hit by flying soccer balls etc because they just play wherever and their parents aren't anywhere to be found and kids run in the street at night. If you live on Florence, and have an apartment that is closer to the residence one street over, be prepared to hear loud noise, talking, music etc. til 1:00am at the earliest. The community is poorly lit from the main streets, to within the alcoves of the community. Also, tons of men just sit on the stoops and leer at you when you walk by and it's just really gross. There is only one dumpster for the ENTIRE complex, and is constantly overflowing even though management says they're going to fine people who leave their garbage outside of the dumpster or elsewhere. They won't, because that would require the management to actually care about the residents. There is a gym at the residence, but good luck being able to use it because teenagers use it as a hangout place and no one stops them. If you put in a maintenance request, it takes FOREVER for them to fix it even when the office is open. I had an overflowing toilet one night and called the emergency line, left several messages, and never heard from anyone. I've also had requests I put in the resident portal cancelled. Management also decided receiving packages was too much work for them so instead of accepting packages, they asked UPS, USPS, FedEx etc. to just leave packages at your door. However, if they don't, they will still take them to the leasing office, where they will sit for weeks. They used to email you when you had a package, but again, that is too much work for the staff so you have to check with them to see if you have a package. And if someone sends you something and you don't know it's coming, it'll sit for weeks or will be sent back. Don't bother complaining to management either because they don't care. I've sent emails, called, had in person meetings and it's all fallen on deaf ears. I honestly don't know how any of these people keep their jobs.
While leaving the apartment, I had left it nice and clean, and they charged me $500 for pet pee stain. I don't even have a pet. I explained it 1000 times but they didn't listen and sent me a bill.
I have to say i don't do this very often cuz who reads these things anyway. But in case someone does. I worked with the manager of Eaton Sq, his name is Francisco, i have been having issues with my apartment, he was very understanding and helpful. I understand that there are things that are out of managements control, as with everything, stuff can go wrong. But his attention to my questions and concerns really made all the difference. He is the kind of person you want to deal with when you are having a really bad day. I give him 5 stares but 3 to the building itself which is why i rounded it to an over all 4.
Why cant you pay rent online. Its so much easier when youre busy. and may i make a suggestion regarding visitor parking? It would be nice if you had more spaces for family to park so that they dont have to go so far away to find a parking space. especially for some of my family members who have disabilities but don't have the placard for parking
-One trash receptacle for the entire apartment complex -Numerous mysterious "fees" and "charges" on your monthly bill. -No solidified parking for residents, which allows the tow truck companies to have a field day on the premises (Property managers allow it). No street parking after hours for blocks and sometimes miles. -No visitors after 8pm and visitor passes almost non-existent & completely disproportionately unavailable for the # of residents who live on the property -Random people loitering around the property (frequently) -Shovel your own snow...and the parking lot area you live in
The price the apartment was listed for was not what I recieved when I got my first months rent notice. After the utilities,sewage, maintenance, trash and boilers fees, rent went up an additional $200. Should have mentioned charges before handing over the pen to sign the lease, I probably would have changed my mind. The plumbing system is terrible. Every three days having to unclog your shower, your sink and your toilet always runs. The appliances, washer, dryer, dishwashers are put in half-assedly that you have to constantly call for repair. And last but not Least.. Towing! My husband and I were towed multiple times. The last time my car was towed the towing company bent an under arm causing $400 worth of damages. When I brought the event to the rental office they were very nonchalant and could have cared less. They have changed the parking regulations so many times its hard to keep track. Ridiculous.
Don't stay here. The apartments have issues with bedbugs. They also have issues with rodents and mold. The property manager is all about money and not fixing the problem
The wall have a nice paint job although they have the same density of cardboard as you practically claw them apart. The roofs are small and somewhat cramped and we often have appliance issuses such as dishwasher, sink, shower ect. This is not the place I hoped to raise my child as a single mom.

Please inspect the apartment before moving in you don't want to find unexpected quest running across the counter.. Creepy brown roaches...but the good thing is the staff will do best to fix the problems. The place is cozy, but it needs more closets space. Close to DC, Arlington and mainly 395. The area is a bit noisy , lots ofchildren but other than that is not so bad.
