Property Ratings at eaves Columbia Town Center
Avoid Eaves Columbia Town Center at all costs! I experienced severe flooding due to their negligence, and despite reporting issues beforehand, they failed to take responsibility. The management was unresponsive, dismissive, and even sent me an insulting letter blaming the damage on rain. The lack of enforcement of policies is staggering - it's clear that your safety and well-being are not a priority here. Be warned: if you value your sanity and living situation, look elsewhere!
We had a rat in our unit. It crawled across my wife one night in our bed! The only thing Eaves did was have someone come to put in little scouring pads in the holes it created into the unit. Eventually the rat, or a different one, died under our kitchen sink. Eaves refused to get it out and it decomposed under there for three months, smelling awful and I suspect making my kids sick in the process. A rat also got under the hood of our car and chewed through the wiper motor wire and relieved itself on stuff under there. People who live there just leave their garbage right outside their door, or if they do take it to the dumpsters, they just throw it on the ground outside of them. Eaves occasionally will send a sternly worded email that gets ignored. Some folks like to have gatherings in the parking lots or outside of their apartments, making noise until well after midnight. Again, emails are sent and ignored. The slotted door to the AC unit when we moved in was blocked with globs of old dustballs that they had simply painted over, causing them to get hard and block the flow of air. Gross. The floors and walls are thin and you can hear everything below or above you. One unit I was in had a vent in the master bedroom closet that goes somewhere into the building internal area. It lets your heat or AC out of your unit, but worse, it lets marijuana and tobacco smoke from other units into your closet and bedroom. On top of all this, the rent increased almost 50% in 13 months after the pandemic. So glad we were able to move out, but then we get billed $200 for "tub re-glazing" and $200+ for "Miscellaneous" so beware about that. We were there for less than 3 years and there's no way we could have damaged the tub in that amount of time to require re-glazing. It was a very negative experience and I'll not rent from AvalonBay again.
If I could give this negative stars I totally would!!!! We saw a so called ADA apartment there and it was awful. Looked NOTHING like the photos above. It was extremely tight, incomplete kitchen, literally piping under the sink with not enough room for a roll under, a white small microwave on a counter at desk height and they put the refrigerator across the box of a room away from its original space because it blocked the entrance! Only 2 tubs and one had 2 parallel grab bars on the back wall above the tub? How is anyone to getting out? No shower? There was no maneuverability for a wheel chair because it was so small and the bedrooms might be able to hold a bed but not much else! Very discouraging for the price they were asking. They boasted how it would be perfect! Do not go by what you see online! Go there!! I hope this helps someone else who is handicapable who needs a living space!
SO NO TO THIS. What way to exit from this Community. They charged me such a huge money for CARPET, apartment cleaning. The same thing had happened to another guy whom I knew. They will welcome you and you are in TRAP WHEN YOU EXIT. I think after 3 years of staying there, they were expecting a MINT Condition house. Not co-operative at all. They will say, they will find customer for u when u exit.. ultimately, you will end up paying lease termination. Be prepared to lose HUGE money when you exit in terms of some reason you left your apartment with.
It has everything you need, fitiness room, swimming pool, Car wash (yes a car wash. Let talk about the staff OMG, they are friendly and so helpful. I wish I could give them give them more then 5 stars. Fast service when you have maintenance response. Clean community, my home feels like a condo with having to deal with anything but me. Thank Eaves Columbia Town Center.
We had moved to this property approx. 6 months ago. Initially, we thought this would be a great place to live after reading most of the reviews on web. Later, after living at the property, we are waiting to just get out of this property ASAP. Office staff is RUDE, non-professional and BIASED toward some residents.Most of the time they won't greet you or acknowledge your issues so would not try to assist you. Forget about professional courtesy once you are a resident!!! Trust us.... Maintainence team is better than the office team and would try to help you at times but still do not expect professionalism for the price you are paying here! Building is old (30 yrs, 1986). However, some apartments are renovated and look nice. Parking is a serious problem. If you come home after 6:00pm, you would have difficulty finding a parking spot near your apartment. Maintainence- Usually landscaped and looks nice. Main concerns- BIASED, Non professional (treating you like you OWE them something)management team. There are some very nice apartments around. If you can adjust your commute (for job or school), please look around. Thanks
Apartment is split into two communities, which I believe at one time used to be two different complexes. I've lived in the community that has the office and the pool for over 3.5 years and loved the property. The openness of the community has a nice appeal and feels safe and secure. Parking sometimes can be a problem but you can generally get a spot near your apartment as long as you don't come home too late. Management is always friendly and helpful and I haven't had any major problems during my time here. Any issues were address very fast and professionally. I think this is a great property and I wouldn't have moved out if I didn't have to relocate.
